    thanks for the clarification. but i think the price for new 2 storey terrase house (20×70) there should not more than 300K. it is not worth for the price at the moment, as the Pearl City is not yet there!!! and someone the Pearl City is just a PLAN from the developer!! and no one (the developer) can guarantee that the city can be built successfully in next few years… maybe 5-10 years.

    The developer should NOT use the “Pearl City” for advertising this new housing project, as there is no so called “Pearl City” yet, and it is just a PLAN like someone mentioned above. come on laaaa…. go build the “Pearl City” first, and then only sale the houses in higher price.. 365K? it is toooooooo much de!!!

    for me, the selling price for pearl garden/villas is considered high already, but understood that they included the cost for building the facilities and the gated. so ok no comment on this further.

    But for Pearl Indah, it has NO facilities and NO gated. BUT, the selling price is higher than pearl garden/villas…

    “Pearl City” is just something the developer is using it for advertising their housing projects. one of my friend who bougth a single storey from ex-developer BTM in year 2000 i think. BTM developer told him the center land will be the commercial center, and it will get built in the next 10 years, which mean we should expect to see something built for the so called “commercial center”. but until today, it is still an empty land like forest.

    Today as what he got to know from Tambun Indah. the “commercial center” will be the “Pearl City”, and it will get built in another next 10 years…what? another 10 years again???? this is kind of nonsense…and some more the current developer can not guaranteed the so called “Pearl City” to be built within next 10 years… maybe few more 10 years we all still need to wait….

    my thought is the housing price for all the Pearl (garden/villa/indah) projects here are kind of over priced, unless we see the so called “Pearl City” has been built there, else the new houses there are not worth for the price.

    Actually. the current pricing is around 288K to 328K after 20K discount, the response quite good but they are still units available, the developer might be testing the market before they increase it to 365K.

    thanks Deal. I knew about it actually, as i called out them to check again the price before i posting comments here. think about this, the 20K discount might be selling approach the developer use to sale the “no good” units. u believe it or not? :)

    what most of us think is the selling above 300K is not worth for the houses there, as the “Pearl City” is not the real city in that place yet, and no one can guarantee that it can be built successfully, even the developer!!!

    this was the advertising way used by the BTM last time (the so called “Commercial Center”, and now still look like a forest land instead of commercial center after more than 10 years), and Tambun Indah now is just using the same selling approach to advertise their new houses there with the so called “Pearl City” and also the so called “Good Feng Shui” land. Last time, BTM never mentioned the land is a “Good Feng Shui” land…:)

    about the 20K, this might be one of the developer selling approachs again. it is given to so called “early birds” buyers, but do you all noticed only left the “no good” units for now. this might be the way they use the sale the “no good” units first. so unless the buyer dont mind to get the “no good” units, else the 20K discount for early birds is just a nonsense and bullshit, and now some more they still intended to increase the price to 365K???

    “Pearl City” and “Feng Shui” are just something “unreality” they use in selling approach. think about this, if really the “Pearl City” is not going happened somehow, do you all think the new houses still worth for 365k in that location? if we dont look at the “Pearl City”, the new houses are not worth for the price…

    so message to developer, please make something “reality” first, before considering selling the new houses at this sky price!!…:)

    ahh… quite agree someone’s comments.

    my friend who bought a 2 storey terrase house (20×70) from BTM in year 2005, the price was just 148K.. and the Pearl Indah is just walking distance from my friend house, but the price for the new terrase house (20×70) is 365K….wahhhh!!!! nearly 150% increase in 6 years!!!

    so i also curious here, the 365K is it really worth for the new houses at Pearl Indah. If the pearl city has been built there, then it is reasonable for that price. But now, the center land is still nothing, like someone mentioned. :(

    and again if the lower price at 288K (after discount) is also nearly 100% increase from 148K, a same size of 2 storey terrace house bought by my friend in year 2005 from BTM… and if you know the BTM phase 8 houses, they are just walking distance to Pearl Indah….:) but now seem like the price is increased a lotssssssss… :)

    curious…curious and curious…. can someone tell me whether the new houses at Pearl Indah really worth that price? if yes, then my friend ho sei liao….wahhahhaaahaaaa…(happy laugh on behalf of my friend)….:)

    so now, to the dearest Developer Tambun Indah, if you see the comments here. you are more than welcome to share with us the reasons of selling the new terrace houses at this sky price. :)

    Please do so, as we all really hope to see feedback from you. If you have valid reason for the price, you should dont be hesitated to share with everyone here. So….Please….. we all are waiting… remember a lot fo buyers will see the comments here… it would be good if you can come here and share something valid…. :)

    for me i won’t buy this property cause it is too deep & the area is under develop, but as long as ‘not so smart one’ keep buying their property the price will never down but continue going up.

    ya, we all know the smallest unit starts from 288K (after 20K rebate).

    But i think the so called “rebate” is the selling strategy from developer to sale the so called “no good” units to so called “early birds” buyers…. :) :)

    and remember, after the “rebate” and “early birds” periods, the price will be 365K… our question here is… is the new terrace house at Pearl Indah really worth 365K??

    nice to see the Indicative Price changed from 365K to 288K.

    BUT….

    all future “buyers”, please remember that 288K is the discounted price for those so called “no good” units and “early bird” buyers. after that, the price will still goes to same, which is 365K.

    so my message to the developer, please dont try to misleading the buyers here. If the new housing price is 365K after the “early bird” period, then just put it as 365K, ok?

    aiyooo… don’t need the rebate laaaaa… if the developer is confident enough for their houses, then just sale the houses at the most honest price… why need to play this kind of selling strategy… 365K is kind of over priced for the house..

    it is true that it is hardly for us to get a good thing that comes with rebate :)

    if the Pearl City is really a city that they will be building future in that location. they should at least make some small step.. maybe give a very best deal to offer a hyperstore like tesco or other to be located in that area. if the developer can make this small step happened, then i believe they would be much much more easy to sale their houses at higher price, and dont need to use different kind of selling strategies (like rebate, early birds…etc) to sale their houses…

    actually buyers does not really concern about buying the house at higher price. but now the concern here is…there is still no real “City / Bandar” there after so many years… what i notice now is, the developer just focus on buildling and selling houses. BUT where is the so called “Pearl City”?

    BTM failed to build the “Commercial Center”, now the hope is put on Tambun Indah for their “Pearl City”.

    Tambun Indah, we know you are a realiable and good developer, so dont make all of us disappointed again after the BTM. Please make it happened, just go and make a small move first. If the city failed again, then i think everyone will know what to do if they see new housing launch by the Tambun Indha future. good luck!

    I think Pearl City is just a English name translated from the name of “Bandar Tasek Mutiara”.
    The whole place there has been named as Bandar Tasek Mutiara (by the BTM developer) long ago since before Tambun Indah is there bring in the Pearl Garden Project.

    the new 2sty terrace house 22×70 in sungai bakap is selling above 300K, the location is further down from simpang ampat. 365K for Pearl Indah 22×70 is still reasonable. the new houses in pearl city is still consider cheap and reasonable if compare to other projects, like alma, sungai bakap, etc. for location wise, pearl city is still better location compare to others, as the place is very convenience to go to 1st or 2nd penang bridge. and there are two things are on the plan now… the Pearl City and Jit Sin shcool. these two things will definitely make the house price there goes up a lots in future. so now is still the good time to buy the houses there.

    the 2sty terrace house in penang now is nearly 1M, and demand the still very high…personally think the pearl indah price still considering cheap and reasonable and have very high confident the tambun indah can make the city successful.

    268k that is early bird package. Now no more, the price now is starts at 318k for Pearl Indah II and 338k for Pearl Indah I, both with 20k rebate.

    Yes, because Pearl Villas is Gated&Guarded community with facilities. The price is higher. But for buyer not intend to own a G&G or facilities property, Pearl Indah is a choice fpr them.

    Wow! thanks for the comments everyone. Seems like a lot of negative comments on this pearl indah projects.
    I work at bayan lepas area and wish to buy a landed house nearby tambun area because of the building of 2nd link bridge.
    Any landed house which the price is reasonable and worth to buy? Sorry, i’m not local, so need you guys comment! 😀

    y feel sad for comments u read here? this is a free blog and everyone can say whatever they want.
    I started to read most of comments here, after I bought a semi-D in Pearl Villas.. enjoying reading them. But never affected w the negative comments.. at least I try not to:)
    I take the comments as sharing.. to see how ppl feel abt the various housing projects and how ppl make use of they $.
    see if this can make you feel better:
    I have been staying in Simpang Ampat, the place that most ppl labeled as ” smelly and lots of flies” area for the past 10yrs. And I work in PG. It is indeed a lots of flies here in the past. But it has improved so much now with more and more housing projects. U need time to get rid of the smell and flies.
    I choose Pearl villas again as I find it affordable for middle income earner like me and I prefer G&G for the security of my young children. This place is also convinient to PG as near to the B.Tambun highway. It isnear to my children’s school. And it is less crowded.. so it is less traffic. And never flood in my 10yrs here :)
    There is always a balance in the choice you made. Unfortunately you cannot have it all.

    in near future, the housing price in simpang ampat will be going up much higher than the price you bought today. you have made the right decision to buy the property in simpang ampat. dont need to worry about the farm smell and flies. these all will be getting away in one day near future. if you just wait for the day where everything are good, then believe that you will never able to buy a semi-d at 539K.

    in fact, i dont think the comments posted here are negative. what i understand from the comments posted by ppl here are mainly hoping the developer put more efforts on building the “Pearl City”. Pearl city is really a good development plan, and really hope that the developer can implement the plan flawlessly and timely.

    by the way, i am very agreed with Pearl_Villa_2’s comment. :)

    simpang ampat is one of the property hotspot in penang. the housing price in this area will be setting to boom in the coming years. it is still a good time now to look for properties in this area.

    if you just wait and seek for cheaper price property, you will most probably end up paying even higher price. the property price in penang will be going up very fast in these years, and it maybe going a bit slow afterthat but it is very hardly going down again.

    not sure you all noticed that actually there are not many (in fact hardly to get) existing properties for sale in surrounding area in BTM. the selling price for those properties for sale also quite high actually.

    U can see the sale person very fast jump in to defend the pearl project price, definately for those bought this project r overpriced n u wont get sub sale so easily bcos of those negative factors n many vacant lands available to b developed

    The price goes up already, personally i suggest those buyers shd go for other better projects instead of this overpriced project. Remember simpang ampat is not penang where limited land, simpang ampat still have 40000 arce over football field of land bank awaiting to b developed

    @meiling As long u avoid the tambun indah projects, u will b find better fair price, u can try gtm developer there or wait for ijm project coming soon. I bet we can get better fair price projects there. We shd be a smart consumer. Tambun indah just too greedy already

Always remember the golden rules ” when ppl rush into it, we stand aside to watch;when ppl start to sink, then we go in” then only term as smart consumer. MNC will hit 2nd wave of slow down, b prepared. Here is not penang, u will nv missed the boat

    Go ahead n do some survey on the properties pricing. I have been observed and surveyed various semiD price around mainland area. semiD at BM area already hitting >500k+(starting price) w/o G&G. Latest pricing for guarded, non-gated semiD is selling at 550k onwards. Bear in mind that’s the starting price, usually the cost will add up by another 50-80k for choosing a nice and fengshui plot.

    To me, gated and guarded community are extremely important with the rise of crime and break-in rate that used to happen in Malaysia now. Not to say bkt minyak area that has been flooded with bangla ppl who work as operator at bkt minyak industry zone. Nth is perfect in this world, so try to strike a balance between it and choose whichever option that meet your top priorities.

    Act fast as properties price is increasing at an exponential rate with respect to our salary increment. I have been observed the properties pricing in mainland for the past 6months, de average increment rate is at 10k+/month..Imagine how terrible it was? Developers will only keep on increase the selling price instead of pulling down the market price.

    @AngHae_lov_p.Villas I hope this is not scare u, penang r pretty much depend on US economy which the sign has come. Most mnc here r slowing with volume n hiring. When i mention when ppl start to pull out means they have short of money n start to sell of their property, tat will b a good time to bargain at lower price. N u will nv mias the boat because bw/bm/simpang ampat have plenty of lands yet to develop awaiting for u. Y rush in now when there is a indication of economy slowing down? Read US news everyday to get uptodate info, dont listen to the sweet word of developer or those already bought tge units, they just want u to sink together

    in 6 months time from now till jan’12 u will c thr impact of mnc sloedown, demand for houses will cool off, tat will b good time for late mover. Drfinately not now which the rate too high yet they r plenty of land banks surrounding.

    yes, global economy recession is there. some more the pearl indah price is expensive.. there are nothing in the area of pearl proejcts… oh ya, i think there are three things there actually…the forest land (so called the pearl city) in the center, the chicken farm’s smellssssssss…and the fliessssssssssssssssssssssssssssssssssssss…

    My house is nearly finish, left the roof top only . I think it is quite expensive at the first time plus it is very smelly after the rain. But i believe after OC, the resident in pearl villas will voice out about the chicken farm. I think the Chicken Farm will move out from this area….this is what i hope so far…..I will fight until the chicken farm move out no matter what it costs. I heard the Tambun got a lot of flies because of those chicken farm. I don’t want the Pearl villas became the second tambun . So i hope the developer can do something on it . As the the fly problem gone, i think Pearl Villas will be the best place to stay in Mainland.

    Have your guys see the G&G at Pear Garden. What your feel? Does this meet ur guys expectation on the quality provided. Does this fufill the amount that you paid?

    Recently, i found out a lot of Pearl Garden buyer complaining on their fencing and they decided form up a community to complaining.

    So, dnt expect too much else will be disappointed and sad later…

    FYI,

    Your guys can visit there around 5pm (or pig take bath time) or raining time. U will smell a good perfume which you cnt forget in your life. For moving the farm, it may need taking longer time which more than 10 to 20 years from now.

    Those farm owner not decided sale thier farm due to internal family argument issues.

    Somehow I see the fence from Cari, feel like we been cheated. We pay so much for getting those cheap fence ? We really need to negotiate/fight with them gao gao.     As for the farm, I wish developer can do something on it, and take it seriously……I wish to have a healthier environment and community in Pearl garden and Pearl Villas. As you know, the new mutated virus of H1N1 which is H5N1 is coming back. Begins affecting the poultry and birds, The new strain has been detected in Northern and Central Vietnam. According to a report in Asian Scientist, could threaten other countries in Asia.( included Malaysia) . So having a chicken farm near by our Taman is like having a ticking time bomb beside our Taman.

    Government always have the right to shut down watever thingy that causing environmental pollution. But, residences really need to work hard on filing complains to Jabatan Kesihatan until action is taken. So, those are going or already stay in Pearl City(aka Bandar Tasek Mutiara) really have to work closely to resolve this issue.

We are look seriously to all problems occured, critisize in forum cant help anything, no response is not means we dint do anything.     Went to the construction site to check out the Pearl Indah double storey terrace houses…. listed below are just my own observations…..

    Pros (good points):
    – design of the house is very space efficient….and practical… with 4 bedrooms and 3 bathrooms and 1 + 1 living room (downstairs + upstairs)… the 3 smaller bedrooms are relatively spacious…..the house design can accommodate a medium size family
    – design of the house is copied directly from Pearl Villa double storey terrace house…. with the exception of the balcony…. it is half the size of Pearl Villa’s balcony…….
    – and some backyard space……

    Cons (not so good points):
    – house face either the morning rising sun or the evening setting sun….

    Price……
    – all the intermediate units have the same land size….but surprisingly, the price can be very different……yup…. we are talking paying different prices for the same intermediate units with the same land size………hehehe….. the RM288k is more like a sales gimmick – upon enquiry, the cheaper price is for the units facing the road…. (bad Feng Sui)………while the more expensive intermediate units is priced higher….
    – also, the intermediate lots are priced according to phases…..
    – the sales lady told me the last two rows are still being held….. not to be sold to the public yet….. upon further enquiry….. they want to hike up the price for the last two rows……

    Conclusion:
    The better lots worth buying is priced at least from $318k….. I love how they price the lots…. all ending with an “8” [eight]….. huat arrr…..huat arr…..

    I think I am better off buying Tambun Indah’s shares….. if hold long enough……huat arrr……

    This developer always buy rubbish land. Middle of farm, isolated land and no infrastructure area. At 1 side i respect this developer coz willing to develop this area. At 1 side I think that would give a bad name to the developer when people complains. Not easy to kick out existing farm. . Best example can see from Juru Heights development, their farm still there, their road still narrow as village roads and still single road coz not connected to Bukit Minyak or Batu Kawan, now plus another problem that not expected is crowded with foreigners. Yes logically the developer has no power to solve surrounding farm, infrastructure and etc. But if developer not together with residents and MPSP to solve the problem, developer will still be blamed.

Actually I do a survey n I had to read this forum by last year. Somebody said y not waiting a global economic downturn n the price should b decrease but rite now the housing price increased from last year RM288K to RM338K. Im scare the price will increase again bcz the 2nd bridge will complete by next year n the double track station oso nearly by the pearl residence. Anybody know the actual location of the double track station? I hear my friend said MNC factory start to move “down” by this year. Izit posible the econimic downturn will affect the penang housing price? But look back to 2007 economic crisis, the price still increased almost a few hundred thousand ringgit compare with now.     I am also been looking for investment but I found price in BM areas are way too expensive now…can you imagine RM 288k to RM 338k in about 1 year? Ask yourself, is this the actual situation or just some smoke screen? or are there real buyer? If you purchase last year, your may make some money by selling off the unit, but can you sell it so easily? You may just make money on paper….

    I also wanted to invest but my sense tells me, to wait and see, because all the sky high prices are result of manipulations of sales / developer and some guys who just try to make some quick money….

    So, invest smartly and don’t let the greedy sales, developer to ripe off your blood and sweat money.

    Value your money.

    everyone said…big economic storm is coming soon….I believe so, as it has strong basis to support this storm theory.

    Remember, invest carefully and save some cash….

    Cash is king when times are bad!!!

    even fortune teller also unable to predict when the price of property decrease, those people seem waiting & pray for “tua pek kong” to wait for price of property drop then purchase. If that particular property is your favorite, ideal location & within your budget or afford to buy, just go ahead. Buy a house for own stay is priceless ! If u wanna invest, think twice, nowadays price of property is too high for investment, better don’t follow what investors did, if economic dowturn, they are people first to suffer.

    tat area is goreng by the developer which totally not worth for the price, it already up to future peak already. 288k is facing road, now 388k for terrace. if shop around the semid d surrounding stil can get at 300k. there are tonnes of empty land awaiting to be developed why rush for now ? plenty of choises awaiting at the nearest to 2nd bridge later.

    I noticed, there are many ‘insiders’ from the developer who tried to contribute ‘wrong info’ or ‘fake info’ to the potential buyers.

    If we are not in a hurry, I believe we should just wait and see. Just don’t let the greedy developer to drink our blood and eat our meats!

    I came back from China last week, and the property price already drop 30% in some areas, and remember, the people in china have stronger buying power.

    Remember, don’t let the developer fool you!!!

    Puchong & Mutiara Damansara in Klang Valley were once jungle & palm oil estate. Lots of people back then did not see the potential. Today those property around Puchong & Mutiara Damansara cheap cheap property such as SOHO (less then 400 sf) will fetch RM 380k & above & don’t talk about the price of landed property there (may cost > RM 700k to 1 mil for a DSTH)

    I see the potential of properties around Simpang Ampat since it is so similar to Puchong 20 years ago. Yes we complaint about build quality, lots of fly, very ulu etc. But seriously Puchong was also the same like that last time

    And remember Penang is unlike any other state. The state’s economy is booming & i don’t see downturn will caused much to the price of the property. Eventhough the price may drop a little within the period of 1 or 2 yrs during downturn but looking at the long run the average appreciation for your property over the period of 10-20 yrs is more than 10%-20% p.a

    To me if you still have chance to buy a landed property in Penang @ the price range of RM 280k to RM 360k, i say it is still a good deal since u can’t even buy a decent condo or apartment in Klang Valley with such a price

    The above is just my humble opinion to share

    Those true home buyer, whether it drop 10% or 20% or even when it appreciate, that is still your own stay.

    I was like that 5 years ago. Always complaining expensive expensive expensive but because of need a house, i made the decision to proceed and buy. Today, my house appreciated by RM200K and to me, its a good news but i will continue to stay and make it my home. If i sell now, i wont be able to buy another hse…

    Think think think….No worry if you are buying for own stay…

    Smell can be solved by putting perfume ma. :) The house will find nice with the good smell. :)
    Quality problems not only here la. All projects also go problems ma. eventually you have to do renovation ma.
    Expensive :) no la. we have very good sell here lo. Mostly sold la. :)

    I’m a buyer for Pearl Garden. It’s gated and guarded. After getting the OC, I feel the developer wash hands on a lot of issues regarding common area. Yes, they fix the defects at the house but they dont care about complaints on common area. They just leave it to the management company.

    There are issues on the swimming pool, grass and trees in playground and the fencing. The whole grass area is full of thorny grass. I don’t see them taking any action to rectify problem. I love the house but very dissapointed with Tambun Indah.

    FYI, recently received notice about Pearl Harmony, the price is up to 370K and the land was in 20′ x 65′. I have check for some property website and no body is selling Pearly Indah lot. Which means the value may keep increasing.

    Previously saw Pearly Indah II advertised with 329K ++, I think it shall be located for the T-Junction unit (Believe in no good for feng shui).
