The units are selling really fast!
Alan, are you sure the units are selling fast??? Banker told me less than 20 units sold over the 3 days.
may i know how much the price for all unit?
@Jay, the stickers are going up on most of them. The biggest problem is the 30,000 RM booking fee which must be paid on the day of booking. Everyone want to book but not everyone can pay. Only 2 units per floor and 5 floors per block. Not alot of units they release for sale yet. People flying in from Singapore and China. I must say, The ID is beautiful which they design for you. Remember this is Phase 1. Still got Phase 2 and 3 to go.
@desmond, sorry I’m not sure all the prices, you must call up Mah Sing office and ask.
alan, you must be kidding. i went to mahsing office yesterday, don’t see the stickers on most of the units that you mentioned. how do you know people are flying in from spore and china?????? *wondering*
ehhh.. alan. how can you not sure about the price??? you have posted the price and sales package in other forum, dont tell us that is not you. hahaha
released 6 blocks or 60 units only to test the response, yes there are singapore investors, not sure about china investors, if good response, expect higher price in subsequent releases, if not most likely same pricing???
Then i have to use my credit card to pay the booking fee..right? RM30000, they accept VISA or MASTER?
I got this information from the sales agent at Mah Sing. Sorry, my initial information came from friends but this below is definitely accurate:

just wan to share additional info …
– deposit 30K, still need to come up with about 25K (depending on purchase price) for stamp duty
– after this, due to DIBS, no payment until OC, not VP (current bank packages, not sure if will be the same for subsequent release of remaining units, check with developer and bankers yourself)
– it’s one development which is very near to an international school, this area is suitable for foreigners with kids or local parent who doesn’t trust our own education system (more changes coming starting from 2013)
– partially furnished above apparently include kitchen cabinets, fittings, appliances, etc (again, not sure if the same for subsequent release)
– service charge is roughly 490 per month (pls confirm with developer)
@Alan
1510sf costing rm878,000 price b4 discount or after discount? 8% rebate?
desmond, the prices are before rebate
@desmond
Yes, 5% on the 1st downpayment and the additional 3% signing SPA within 7 days upon the notification of solicitor. Total of 8% rebate.
The stamp duty doesn’t need to be paid until the property has OC which is sometime in 2015 or 2016. Service charge I hard is approximately 0.39 cents per sqft. Expensive!
oh that’s mean rm878000 minus 8% then left around rm800k is right?
but y service charge so expensive, the fee can make installment toyota vios per monthly oledi….
@desmond
As long as you can get 90% loan, you will get 10,000+ RM back from them as you will have paid the 30k booking fee. They also pay for your interest, legal fees, and 12 months free service charge remember. What do you think now?
@Alan
thanks for information Allan, unfortunely developer didn’t bear all the legal fee including stamp duty of transfer tittle and bank loan.. the service charge also super expensive, i think purchaser of ferringi resindence must be higher income level more than 15k per month.
also it’s FROM rm 878,000, so expect higher price than this
for A1, some units are 100K more
if loan 1 million, 4.2%, 30 years, monthly installment 4891, so income has to be at least 15K per month
such income level probably foreigners, taukeh-taukeh or companies renting for their expats
my income around 15k but i got two unit shop house n two dst housing loan in my hand, banker told me loan oledi full limit, sorry for ferringi residence.
any1 know how many units of initial 60 have been sold?
Tan Lai Bee, only 12 units sold.
not selling like hot cakes, that’s meant 500k above houses are really calm down oledi.
partly marketing, invitation card has so little info and “excitement” that most people will see as another “junk” mail
location is great and possibly no further development up towards to hill, like the landscaping and low density (arguable)
expect terrible jam daily, service charge could be on the high side but is ok if landscaping is as promised and maintain accordingly
near a reputable international school, great for parent considering sending kids there (and avoid the jam) given our politicised education system
price … not an expert to comment
2% downpayment is quite attractive. Im considering to buy. Just worried about the locations. It is good that the developer is providing the unit semi furnished.
Any suggestions of better projects within that price range?
There are lots of projects depending on your criteria. The good developers are IJM, SP Setia, Mah Sing, and E and O. There are quite alot of projects coming but in Georgetown there is The Wave at Times Square or Sandilands at Jelutong/Georgetown. There are also SP Setia Projects at Pearl Island. There are projects at Penang World City, Queensbay Summerton and Southbay Plaza, and The Light Project in Gelugor. However I think too many projects at South of Penang Island already. Depending on what you want its your choice. I think location is the most important and I prefer Batu Ferringhi and Georgetown area’s.
I second that, too many developments at the south which is not a bad news. I was thinking between GT and BF and have decided for the latter … less convenient but away from busy city. It’s your own preference about which kind of lifestyle you want.
was told that one block has sold out! anyone who can verify this info onsite?

sales executive confirmed 25 units sold
Gan, which sales executive??????????????
no need to reveal name if going to get someone into trouble but would b interested for update fron whoever happen to drop by the sales gallery
Latest update, total 15 units booked.
Wow! Great! My friend has booked one of the unit. Chosen the 2nd floor since its the same price as the 1st floor.
If 15 units out of 60 units were sold within 2 weeks of phase 1 launching, is it considered good response?
25% (15/60) sales, no good. they still have 15 blocks, ie 150 units, merely 7% (15/210) in total.
Li Yen, which block is your friend’s unit?
Anyone can confirm block Q has been fully sold out? I know at least one unit in U has been bought, two units of block P and one unit of block R.
23 paid and 2 deposits yet to receive, maybe this explains the number 25
@Tan Lai Bee, my friend bought block Q. I understand that a few units of Block Q have been booked.
If 25 units have been booked. It seems not too bad after all.
You also have to realise that these 60 units released are not the best units in term of location. However it is likely that the later units released will be more expensive as that is the usual marketing strategy of developers. You can wait for the better units and pay more which some people are probably doing, or buy a unit now for cheaper. Overall I think the location is good and the concept is good. I’m confident that mah sing will do a good job in this project. I’m supporting them all the way.
Hi Alan, have u bought a property from Mah Sing? If so, How’s the quality? Feedbacks?
Hi Li Yen,
I haven’t bought any previous properties with Mah Sing but have done considerable research on them. I have seen their revenue and share price increase over time, winning awards and becoming one of the premier developers in Malaysia, certainly in the top ten premier developers of Malaysia.
They have been recommended as a buy from several analyst firms:
http://www.btimes.com.my/Current_News/BTIMES/articles/masen/Article/index_html
I had been reading other investors blogs and it seems that they do finish their projects on schedule. Take a look at Jack Phang’s blog:
http://www.jackphanginvestment.com/2012/08/house-renovation-at-johor-bahru.html
I like their marketing strategies and ideas. Take a look at their awards:
http://www.mahsing.com.my/index.php?option=com_corpawards
They spend time and money marketing on their web sites, community, animations of projects, and overall their reputation seems very good.
I listen to the advice of other professionals in the property area. They always state the 3 most important factors are:
Location, Location, and a Good Reputation Property Developer.
You wouldn’t want to move into your property and find out that there are leakages, dripping, incorrectly installed boilers, bad finishing quality, cheap materials used. Now that would be an owners nightmare.
I bought a property from IJM who are a premier developer as well and I love their build quality and would not hesitate to buy from them again, although their latest venture on recently reclaimed land is a risky project in my opinion. I am confident that Mah Sing will match IJM’s build quality as I’m sure they know that reputation means everything in property development.

Apparently from speaking to an owner of Mah Sing Property, he stated that the property is built adhering to CONQUAS Standard, and he stated that it has very good quality and workmanship.
http://www.bca.gov.sg/CONQUAS/conquas_faqs.html#general_q1
Quality wise, not too worry (doesn’t mean no worry!). Only problem I can c is the traffic, not sure what can be done though.
Do expect price to increase for subsequent blocks, anyone can comment a range based on Mahsing past projects?
The launch yesterday in kl had 8% discount plus another 30k special rebate, but the list price starts from around 900k+
oh wow Alan, Seems like you have done your research! I guess my friend will have less worry and i will seriously consider in getting one!
There is another 30K rebate in the launching held in KL? My friend bought hers for RM997K on the 2nd floor. Only the 8% rebate was available.
I am curious to know whether will Mah Sing come out with better marketing strategies if they are not able sell their units fast as expected.
Alot of people are waiting until Friday 28th September Government 2013 Budget before deciding to invest in properties or not. It’s unlikely that the government would impose aggressive taxes on properties as they need the votes for the upcoming election, yet I think something will be done to placate the other camp that wants something done. Looking at Singapore and Hong Kong, property rises were initially dampened by government policies to cool down rising house prices but looking at China, if property growth becomes too negative, then the government will change their policy once again to promote property price increases. Lets wait and see on Friday what the decided controls are.
Yes, hopefully the change will not be with immediate effect.
They increased price in KL but provide 30k rebate and usual 8% disc, net effect I believe still same price..however they will remove this rebate end of month.
Yes, interesting to see new budget implication on fri
Anyone knows how many units sold up to date?
apparently 27 units, think some people are waiting for the remaining blocks to be released, overall price has increased slightly during the KL launch
How much is the increase during the KL launch? Is the package still include the partial furnishing?
heard average < 5K net increase (price was set higher but offset with higher rebate), believe still with partial furnishing, sales people kept saying price will increase by double digit % for later blocks – not sure how true this is, if minimum 10%, that's close to 100K!!! most likely just wan 2 scare everyone to buy now instead of later
Heard the take up rate is only about 60%. Not sure this is a good sign or not.
I believe it’s not great but not too bad either given that the released blocks probably not the most popular. Some genuine buyers probably waiting for the remaining blocks and some investors probably waiting to have clear direction of the budget (which luckily not much impact). I will be interested to see the reception of the remaining blocks rather the 6 released blocks.
personal view:- the 4th and 5th level of remaining blocks on the left will be popular as there are houses directly to the north, possibly blocking view to the beach area for the lower levels
I have another friend who have just purchased an unit there. Heard that phase one left with many of the ground floor units. Its bigger but the extra space could not be utilized.
I heard that there is now an option to buy an extra car park space for 30,000 RM. Also, the sales guy told me that if there is any buyers and budget willing, they may also build a balcony for every unit above ground floor. I personally like the ID, the kitchen and bathroom looks very nice, and I have great confidence in this project.
Can anyone comment if 30K for car park is reasonable??? Already booked a unit and an additional car park is useful but for 30K???
A balcony for every unit? with or without extra charges? 30k for additional carpark is pricy and assuming that it is just a carpark with a simple roof.
I heard it was without charges for the balcony but only if their budget permits it depending on their sales. Yes 30k is quite a sum of money but most developers offer car park spaces for 25k in other projects so it depends if you think it’s worth it or not. Unfortunately I think 1 car park space is impractical for most people.
Well, if the buyer is looking for staying in this property, then 1 carpark is totally impractical. However, if it is for rental, maybe 1 is good enough. Hopefully they will reduce the price.
how about double deck parking? if you check online, it cost up to US2K for loading onto container at China port. I don’t know how much shipping, transport and installation cost but I suspect it could be well less than 30K. Of course there is still the issue of getting permission to use such system in Malaysia which I am not familiar with. Any comment/experience?
found one with a distributor in Malaysia based in Puchong
http://www.woehr.de/international/index.php
given enough owners and IF can get permission especially from ground floor units, I would think it is worth exploring
Hi Lai Bei, Which block did you choose? My friend booked block Q. Wow, is there is balcony in each unit.. that would be great! Without balcony really makes me hesitate.
Block R, indifferent to balcony – nice to have but also worry about falling pots

committed to a unit at Block S. most of P, Q, R and U are taken up except ground floor. T and S are still available though.
yc, what is the current price now? Did they raise the price? Reno package included?
HI, anyone of u interested to take loan? Im actually buyin PS and we are combining the loan amount so that we can nego for a better rates from bank. Do let me know if u are interested
Hi Calistoga…the current price for 1656sqft is 1,124,800. after rebate (5%+3%+rm30k), the final amount is 1,004,816. It is partly furnished.
i purchased a unit at block U.
hi benlim, were you the one who bought the 3 floor of block U? Saw someone took up 1 unit of the 3rd floor.
for those who cannot get to this website recently, this is because there is an error in the link, should be

instead of

have written to webmaster to correct
hi Calistoga, i bought the 2 floor..
benlim, 2nd floor as in Ground, 1st then 2nd? or starting from 1st, 2nd, 3rd – 5th?
The reason I am asking is because I also booked a unit in block U.
hi calistoga, my unit no is U2o1, type b2,i bought it from winson. happy to see the neighbour.
Ben, what is the price of your unit in block U, after all discount? Thanks
anyone knows of update on remaining units?
how many units left from the initial 60?
sorry …
anyone knows of update on remaining blocks? likely release date?
how many units left from the initial 60?
png, i bought it 878k before discount..
Ben, you get 8% discount plus another rm30k? If yes, then it is very good early bird price
I suspect Ben has 8% discount without 30K rebate if the price is 878K. Ben, pls confirm.
My understanding is that for those bought during the KL fair, the price was increased but with additional 30K rebate. Net price is still slightly higher than prices before KL fair.
png, i got 8 % discount only.
Hi guys, could check out Queensbay mall property fair. I heard they are there. Perhaps someone could update the remaining units.
It is RM30K increment and 10% more
Hi Li Yen, what is the increment and 10%? How is the fair at queensbay? Thanks
if 30K and 10% from earlier prices, it’s about 130K increase!!!!!!
the biggest problem is only come with 1 car park… just imagine u bought a unit deep inside, and u park at guard house, u are going to walk at least 10 min to reach ur house…..
agree, one possible solution (repeating what I wrote earlier)
http://www.woehr.de/international/index.php
IF can get all the permission especially from ground floor units, I think worth exploring
Heard that S&P signing is by end of Dec. APTL is next week. Sale up-to-date is about ~50%.
Calistoga, u mean the remaining blocks have been released? The initial 60 units have more than 50% sold some time back.
wow…so fast. my bank loan yet to approve for 90%. gotta chase the bank. thanks for the info.
mahsing do exciting projects…can do wonders to nearby areas like chin farm that needs make over and beautification.
Hi, anyone interested for loan?? If yes pls email angieoh@yahoo.com
Open 2 more blocks.. total sales 40%
meaning 8 blocks now? Price seems to remain the same. Not sure because the take up rate is not high enough?
the remaining blocks will be more expensive as I understand it either through price increase or removal of rebate and/or discount
lawyer called to sign SPA!
signing the SPA on 7/12. bank loan approval still pending.
anyone heard about the price for block b near clubhouse … apparently the most expensive unit is 1.45 million!!! anyone can confirm if this is right
It seems this development will share facility with Tropika Ferringhi, maybe good as more will pay maintenance and overall density improves
Tropika only 32 units, even share also not significant la.. But I don’t think Tropika want to share.
signed the spa but it wont be stamped till the APDL is fully approved…targetting end of Dec 2012. spa clearly stated Tropika Ferringhi will share the same management team.
hi yc, i missed reading that, you meant, Tropika Ferringhi will share the management team only or they will also use the facilities too?
went to Tropika Ferringhi over the weekend, there is no clubhouse although the property was marketed with a promise of these facilities
only four to five units occupied out of 32 according to the guard
suspect they will share the facilities with Ferringhi Residence
hi all, spoke to the lawyer and sales department. They confirmed that Tropika Ferringhi will share the facilities. The BIG question now is why this was NOT informed to the buyers earlier? Why are we still paying such high maintenance when we have more units sharing? Shouldn’t we be paying slightly lower?
Not sure why Mah Sing is sneaking this sharing into the Deed of Mutual Covenant without even clearly explaining to the buyers. This should be called out clearly when it was marketed.
Unfair not to mention all these during sales … very disappointed with Mahsing approach.
I think Mahsing should compensate all the early buyers who were not inform, maybe few years of free maintenance fees!
I am not sure what else we can do now.
Lai Bee, please call up your sales and complain this too. If all buyers complain, Mah Sing may have to do something about it. They are saying there will be a management meeting on Friday. We need to be united and voice it out.
They did not tell us about this when sales was performed. This is not fair.
Design not impressive like stacks of boxes.
I am going to fill up a formal online complaint this weekend at Ministry of Housing and Local Government. If everyone can do the same, Mahsing will be looking at dozens of official complaints next week. Also, if everyone can spread the news with emails, we should get Mahsing attention.
.
Lai Bee, what is the link to online complaint? Will do the same. I was not informed on the sharing of facilities with Tropika Ferringhi by Mah Sing sales. This is unfair to us as buyers.
I am checking out three websites:-
http://www.nccc.org.my/v2/index.php/portal-pengguna/tribunal/tribunal-pembeli-rumah
http://consumer.org.my/
http://ehome.kpkt.gov.my/aduan-online/entry/aduanperumahan.cfm?KPKTID=96514297-E471-A71D-DA27DB4A2952E59E
but the most effective complaint is to make the news BIG through emails to friends locally and overseas since they are targeting overseas marketing and any bad news will flow to all Mahsing projects and not just FR
I hope someone from Mahsing is reading this. Knowing how things work in Malaysia, if Mahsing wants to use delaying tactic, I won’t buy it, so don’t EVEN try.
If anyone can write up a factual email on our case which all of us can copy and send to all our contacts, I would appreciate it.
check with your lawyer if there is any Malaysia Act/law/regulations that could have been broken since this is a serious misrepresentation on the part of Mahsing and potentially its lawyer as well
@Tan Lai Bee
Do we want to make this so public and ruin the sales which is not beneficial to us who already signed the spa or we can deal direct with MahSing via the right authorities?
Pardon me but u sounds like from Mahsing since this is your first post and writing in their favor. If anyone else who wrote earlier were to comment, I will probably pay more attention.
Put it this way, who will lose more, Mahsing or us? It’s in Mahsing interest to do something, they knew it and didn’t say so when selling to us. They are putting their reputation online when the news spread. For us, we already committed after signing and we are stuck in this situation, i.e. we already lost. If the sales are ruin, Mahsing is still bound by the SPA to complete the project on time. They can quickly respond and avoid this situation, it’s up to them. Otherwise I will start posting in lowyat and other property websites to inform (not warn) other buyers of what they are buying into. It’s not wrong to provide right information.
there are two issues
1.mahsing did not inform and this is very unprofessional
2.we share facility with tropika. for me, i am ok with this as this semi d look good
and overall density is better
Lai Bee. We need to be united and voice it out.
fr, what do you mean by overall density is better? Less units to keep the density low is better than more units to have high density. Anyway, mere 32 units have no impact on overall density. The main issue now is Mah Sing does not honor their words and is trying to hide the info from us – the buyers. We must voice it out, loud!
density is no. of unit per acre .FR is one of lowest density development. nevertheless it is not proper that mahsing did not inform buyers reg. tropika
Anyone got any feedback from mahsing yet? Planning to call the sales person later.
@Tan Lai Bee
I am just a buyer like you. Found out Tropika when signing SPA. Anyhow, I still decided to go ahead with the purchase due to the nice FR environment and concept. I hope the project will be a sussessful one. Agree with fr, in this case, Mah Sing sales persons did not handle this professionally. After all, I do not see a major impact by telling us upfront of the sharing facilities. Tropika consists of just 32 units.
MahSing marketing/sales department could have done a better job, they need to rectify this issue quickly. They should call a meeting to inform us officially, and address our concern one by one professionally. If the sharing will benefit FR project, example lower Main Fee, I do not see why we can’t accept. Mah Sing Group, please do something to show us and the public that you are the tier one developer in Malaysia.
Hi all, seems that Mah Sing is ignoring all those early bird purchase. The answers that I am getting are very vague and not even offering any explanation on why we were not informed. I guess this is not up to my expectations.
Hope that some of you are getting better commitment on how to make up back to the early bird buyers.
btw in the SPA one block was removed ie. now only 20 blocks
I have withdrawn my purchase…
Hi, I have also withdrawn my decision on purchasing because it seems too expensive.
35 units booked out of total 110 units open for sale.
Sales seem to be slow.
I tend to agree….probably the price is high and only 1 carpark. Purchasing another carpark sets you back another 25k-35k. They took out one block only to charge all the other purchasers the price of the block for the carpark. Not very professional of Mah Sing.
They are professional in financial return. Just like doctors, you will have to
pay regardless the outcome, died also someone has to pay. Why ? They
are professional that’s why.
thinking of withdrawing as well, am asking for simple change of purchaser name, no cost to MS and all further legal cost absorb by us but they are making life difficult
misselling about Tropika and not customer friendly, not putting high hope in future services
Any idea of the current take up rates? Thought of getting a unit too. Aftrr listening to all comments. Not really interested anymore. Currently latest package is 1% down payment and with 9% discount off from down payment. Priced at rm1, 008, 880.
Service respond from mahsing marketers are not too friendly. Poor customer service I guess..
By the way. Is only 32 units sold from the 60 units launched for almost half year period. Response r slow…
They have launched 110 units prior to this week sales launch. How’s the take up rate? Any idea?
Hi buyers, any good mahsing sales representator to introduce?..
Thought of getting a unit but need a good and exlerience sales representator for the introduction of the project. Thank you.
chan, winson not bad.
Thanks Ben. Any contact?
How’s the sale so far?
Chan, when you say rm1, 008, 880, which floor and block? Also, for the promo now, is it with the reno package?
Hi cali.. is on stack S with only 1 carpark given. Others all higher quantum with 2 carpaeks given.
Kind of disappointment because they only had 1 tier security system @@…very very surprise cause new developments would have at least 3 tiers of securiry system especially comes to these kind of high pricing condos. Mahshing really have to consider in brushing this up especially safety in Malaysia are getting bad to worst…
Hi Cali.. the standard partially furnish reno provided by developer…
Hi Chan, those with 2 car parks are which block and price?
I called and was informed the blocks near to pool is now about 900psf !
Chan… you need ‘good’ and ‘experience’ sales representative to do what?? Special?
No good & experience sales rep. All are newbies.
Not sure what all the whinning is about Tropika. Typical Malaysians, have a lot to say about everything. Think about it, an additional 32 units sharing the facilities would kill anyone? When FR is open for living, there will be residence who will allow their friends, relatives, girlfriends, boyfriends, etc to be using the facilities? Will the same people whinning be complaining about that as well. Dont be surprised that, these same people will be engaged in the allowing outsiders in to use the facilities on the pretext that “I’m owner….these people are my friends and family” Simple rule, dont like, dont buy, like, buy. I have been reading on “no good sales people”. Isnt the onus is on you to read up and understand the T&C’s before buying anything? I guess its hard to look at yourself in the mirror and call yourselves lazy.
Anyone knows what is the latest sales figures? Have they release the remaining blocks?
I think all 1510 sf of blk P,Q to U sold..they have opened up many other blocks around 1.2 to 1.5mil for 1510sf, with 9% discount..it makes P-U blks look cheap now..
FR you sure with that data? If Its true, looks like the momentum is picking up.
price momentum picking up..sales momemtum not really..but i guess this1m+ properties takes time
I was in the Mah Sing Sales office on Saturday, i.e. yesterday, saw 70 units marked up as sold in their chart, i.e. of the initial released for sale units (100 units). Just two weeks ago, they opened another 4 blocks for sales, hence total units offered or opened for sale now is 140.
Any of you folks have been monitroing site progress? Would love to get some updates on the progress or the lack of it. Also heard through the grapevine Mah Sing is trying to build a show unit at Site, can anyone confirm this?
We attended Mah Sing Sales Office on Sunday and they stated that progress was ahead of schedule and they envisage Ferringhi Residence should be completed by October 2015. How accurate this is will be interesting to see. At the moment apparently 75 units marked up as sold. Now I am unhappy that I have to pay 35,000 RM for an extra car park space and I think this is extortionate as if I let go of my original car park space outside my unit, then I’ll get two back to back car park spaces at the area near the club house which is a long distance walk to my unit for 30,000 RM. I think i’ll just have to pay the 35,000 RM car park space just for convenience sake. Let’s just hope Mah Sing really does a good job of the development quality and landscaping well.
Carpark is one big issue for the first 6 blocks P-U, only one carpark for 1500sf+ is not enough. However this could be mahsing strategy as they have priced this early blocks 300-400k lower than those currently released near lake and pool (i assume this later blocks have 2 carparks). Anyway with the current high price, i assume they target foreign buyers
i wonder if they are going to be sold out. With the current rate of sales, it does not look like it. The pricing is definitely not going down. Pricing above 1.2mils will be a tough sell. Is the show house on site happening?
Apparently, according to Mah Sing Sales office, piling has started at site and the Site show unit will be ready by July this year.
Very Good!!
Has anyone touched base with Mah Sing on latest developments? Has anyone gone to the site lately? Perhaps you can kindly share some updates?
Jz grab a unit at K block, 1510 sqft with rm1.163mil after discount . 2 car parks n free SnP, stamp duty. Only 5k booking fees paid.
Congrats sctang…i believe they are selling more with more promos. 1.163mil is quite ok.
congrats sctang, i am block u buyer..
the earlier purchase only comes with 1 car park. I believe there is an option to purchase another. anyone has done this? how much is the cost? TQ
Hi YC, I bought a unit in Block S. Paid MYR 35,000 for second car park.
Congrats SC Tang. Welcome to the family…
Hi TLOS, i bought a unit in Block S too. Will get the extra car park soon. thanks for the info.
Congrats sctang…now with GE over, i believe the price will continue uptrend..i foresee 1510sf hitting 1000rm psf net in next 12mths…Mahsing is known to increase price gradually along the 3 yr construction period for their projects
Wow … 1000 psf is almost 30% increase from current price
I will be extremely happy if true. Drinks on me
We will hold you to that:) drinks on Block_R@Block_R
If i have not mistaken, there is a block near pool (either blk A,B or C) pricing now already at RM1.5mil for 1510sf before discount…therefore @Block_R, get ready soon to buy drinks!
Drinks on me too. Cheers…
Any updates from anyone on how many units have been sold to date? With the rumour mill churning out stories that interest rate is due for an increase in the fourth quarter, I would think there will be an increase in purchases made.
anyone of you guys who booked your unit, is for investment or home stay?
A combination of both. First few years to stay as holiday home, then it depends how the market dynamics works.
Already sold half out of 200 units, rm800 per sf now.. Not yet up to RM1000 per sf
tan, the rm800/sqf is pre discount or post discount?
zobby, bought for own stay but circumstances may change when ready.
price will be different depending on which block, though I am not selling, drink on me if my unit can reach 900 psf when ready
Wow, theres a lot of drinks coming our way @Block_R
Latest update guys, 100 units of 200 units have been sold, mock up apartment at site will be ready by August this year and apparently the whole of Block H will be purchased by an institution to house their teaching resources.
Considering to get a unit in FR, just noticed few things from here that I did not ask the sales. Is there a balcony? Is the the security 1-tier, at guardpost only, no access control in the block? Does Tropika Ferringhi pay the same RM/sf service charge with FR to use the facility and landscape? Does TF share the same entrance/guardpost with FR?
Answes…Yes, there is a balcony…only on the 3rd bedroom. (no additional balcony). Security is currently 1-tier. Similar to all landed property houses with Gated&Guarded concepts. Not sure how much does Tropika Ferringhi pays but they will NEED to be pay. TF shares similar entrances/guardpost but have a different route to their place.
Went to the site, the signboard about the construction info mentions total 39 blocks. Any idea where are the additional 19 blocks, phase 2?
@aa
Current phase has 20 blocks in about 11 acres, which means 200 units / 11 acreas. If you compare with say Penang world city, there are >1000 units in about 10 acres, meaning ferringhi residence has quite a low density. The other 19 blocks are in next phase ie the other side of the stream.
Google TF, it is 33 acres as follow, bigger than FR…
Tropika @ Ferringhi Park Has a total development area of 33 acres.
IT is a gated & guarded community with features : A Clubhouse with 24hrs security, CCTV, swimming pool, gym, sauna, multipurpose hall and room, changing rooms, convenience shop, wi-fi internet access, intercom and cafe. The Clubhouse is located beside a stream which flanks an exclusive jogging path.
eh … I think TF’s 33 acres were supposed to include subsequent phases as well which never materialise. Correct me if I am wrong.
Take a look:
http://announcements.bursamalaysia.com/edms/edmswebh.nsf/all/482576120041BDAA482577E4003D30D9/$File/Ferringhi%20Residence.pdf
Correct me if it is wrong, I think whatever told by developer on service charge is only for indicative purpose, the Management Corporation will determine the service charge calculation prior to really pay for the charges. For TF case, apply the FR’s RM/sf will be very expensive as TF is very big parcel compare to FR, perhaps by that time, the MC will determine RM/parcel which vary a bit by size of parcel, rather than RM/sf. Any professional comment here? And base on FR’s facilities, property and landscapes, assuming all parchasers really pay for the service charges, assume about RM500 per parcel a month, and 200 parcels from FR and 32 from TF, 232 parcels x RM500 a month, is it sufficient to sustain the standard of FR+TF per expectation?
There is a lot of activity at site..clubhouse and block A near rooftop..
Buyer beware. Am signing loan document and raised an issue with the lawyer. Someone I knew had to pay interest cost in the delay caused by banks in releasing the progressive payments to developer. It is the bank fault but SPA clearly specify that buyer has to pay interest. The bank is not responsible for this interest cost even if it causes the delay!
I can assist anyone who needs a housing loan or housing insurance, and I’m able to calculate for you roughly how many percent(%) one’s entitled, before submitting any documents. Please e-mail me at : wwp1023@gmail.com For further info or appointment.
If the proposed paired road from tg bungah to ferringhi proceeds, it will be great for this project
A friend sent me some pictures of the site, apparently Block C will be ready by December this year. The club house will be utilized as the Sales office.
Sincerely hope the infra projects are executed. Penang island needs these projects. @Fr
I received a picture of the contruction of iconic egg shape water lounge.
Latest update from Mah Sing’s sales office, apparently 140 units sold out of 200 units. They claim the number of units sold has exceeded their target, i.e. their target based on cummulative number of units sold vs time since launch. According to them the 1,510 sqft unit, the entry level unit price is MYR 1.293 million with two car parks provided and the highest is MYR 1.53 million with two car parks provided as well.
Ignoring the car parks, the prices above suggest 850 to 1000 psf
Do you guys hear anything about who are most of the residetns in Tropika Ferringhi now? Tropika Ferringhi will be inside the same perimeter fench with Ferringhi Residence.
@league..
When i was in the sales office few weeks back, it seem they only opened 14 blocks, and among these blcks about 70% sold. They have not open up the 6 blocks yet. Not sure whether this sales girl info is updated..Anyway the price range before rebate is 1.2-1.5mil..looking fwd to see actual site unit
@aa
