    @Jay, the stickers are going up on most of them. The biggest problem is the 30,000 RM booking fee which must be paid on the day of booking. Everyone want to book but not everyone can pay. Only 2 units per floor and 5 floors per block. Not alot of units they release for sale yet. People flying in from Singapore and China. I must say, The ID is beautiful which they design for you. Remember this is Phase 1. Still got Phase 2 and 3 to go.

    @desmond, sorry I’m not sure all the prices, you must call up Mah Sing office and ask.

    released 6 blocks or 60 units only to test the response, yes there are singapore investors, not sure about china investors, if good response, expect higher price in subsequent releases, if not most likely same pricing???

    just wan to share additional info …
    – deposit 30K, still need to come up with about 25K (depending on purchase price) for stamp duty
    – after this, due to DIBS, no payment until OC, not VP (current bank packages, not sure if will be the same for subsequent release of remaining units, check with developer and bankers yourself)
    – it’s one development which is very near to an international school, this area is suitable for foreigners with kids or local parent who doesn’t trust our own education system (more changes coming starting from 2013)
    – partially furnished above apparently include kitchen cabinets, fittings, appliances, etc (again, not sure if the same for subsequent release)
    – service charge is roughly 490 per month (pls confirm with developer)

    Yes, 5% on the 1st downpayment and the additional 3% signing SPA within 7 days upon the notification of solicitor. Total of 8% rebate.

    The stamp duty doesn’t need to be paid until the property has OC which is sometime in 2015 or 2016. Service charge I hard is approximately 0.39 cents per sqft. Expensive!

    As long as you can get 90% loan, you will get 10,000+ RM back from them as you will have paid the 30k booking fee. They also pay for your interest, legal fees, and 12 months free service charge remember. What do you think now?

    thanks for information Allan, unfortunely developer didn’t bear all the legal fee including stamp duty of transfer tittle and bank loan.. the service charge also super expensive, i think purchaser of ferringi resindence must be higher income level more than 15k per month.

    for A1, some units are 100K more

    if loan 1 million, 4.2%, 30 years, monthly installment 4891, so income has to be at least 15K per month

    such income level probably foreigners, taukeh-taukeh or companies renting for their expats

    partly marketing, invitation card has so little info and “excitement” that most people will see as another “junk” mail

    location is great and possibly no further development up towards to hill, like the landscaping and low density (arguable)

    expect terrible jam daily, service charge could be on the high side but is ok if landscaping is as promised and maintain accordingly

    near a reputable international school, great for parent considering sending kids there (and avoid the jam) given our politicised education system

    price … not an expert to comment

    There are lots of projects depending on your criteria. The good developers are IJM, SP Setia, Mah Sing, and E and O. There are quite alot of projects coming but in Georgetown there is The Wave at Times Square or Sandilands at Jelutong/Georgetown. There are also SP Setia Projects at Pearl Island. There are projects at Penang World City, Queensbay Summerton and Southbay Plaza, and The Light Project in Gelugor. However I think too many projects at South of Penang Island already. Depending on what you want its your choice. I think location is the most important and I prefer Batu Ferringhi and Georgetown area’s.

    I second that, too many developments at the south which is not a bad news. I was thinking between GT and BF and have decided for the latter … less convenient but away from busy city. It’s your own preference about which kind of lifestyle you want.

    You also have to realise that these 60 units released are not the best units in term of location. However it is likely that the later units released will be more expensive as that is the usual marketing strategy of developers. You can wait for the better units and pay more which some people are probably doing, or buy a unit now for cheaper. Overall I think the location is good and the concept is good. I’m confident that mah sing will do a good job in this project. I’m supporting them all the way.

    Hi Li Yen,

    I haven’t bought any previous properties with Mah Sing but have done considerable research on them. I have seen their revenue and share price increase over time, winning awards and becoming one of the premier developers in Malaysia, certainly in the top ten premier developers of Malaysia.

    They have been recommended as a buy from several analyst firms:

    I had been reading other investors blogs and it seems that they do finish their projects on schedule. Take a look at Jack Phang’s blog:

    I like their marketing strategies and ideas. Take a look at their awards:

    They spend time and money marketing on their web sites, community, animations of projects, and overall their reputation seems very good.

    I listen to the advice of other professionals in the property area. They always state the 3 most important factors are:
    Location, Location, and a Good Reputation Property Developer.

    You wouldn’t want to move into your property and find out that there are leakages, dripping, incorrectly installed boilers, bad finishing quality, cheap materials used. Now that would be an owners nightmare.

    I bought a property from IJM who are a premier developer as well and I love their build quality and would not hesitate to buy from them again, although their latest venture on recently reclaimed land is a risky project in my opinion. I am confident that Mah Sing will match IJM’s build quality as I’m sure they know that reputation means everything in property development.

    There is another 30K rebate in the launching held in KL? My friend bought hers for RM997K on the 2nd floor. Only the 8% rebate was available.

    I am curious to know whether will Mah Sing come out with better marketing strategies if they are not able sell their units fast as expected.

    Alot of people are waiting until Friday 28th September Government 2013 Budget before deciding to invest in properties or not. It’s unlikely that the government would impose aggressive taxes on properties as they need the votes for the upcoming election, yet I think something will be done to placate the other camp that wants something done. Looking at Singapore and Hong Kong, property rises were initially dampened by government policies to cool down rising house prices but looking at China, if property growth becomes too negative, then the government will change their policy once again to promote property price increases. Lets wait and see on Friday what the decided controls are.

    heard average < 5K net increase (price was set higher but offset with higher rebate), believe still with partial furnishing, sales people kept saying price will increase by double digit % for later blocks – not sure how true this is, if minimum 10%, that's close to 100K!!! most likely just wan 2 scare everyone to buy now instead of later

    I believe it’s not great but not too bad either given that the released blocks probably not the most popular. Some genuine buyers probably waiting for the remaining blocks and some investors probably waiting to have clear direction of the budget (which luckily not much impact). I will be interested to see the reception of the remaining blocks rather the 6 released blocks.

    personal view:- the 4th and 5th level of remaining blocks on the left will be popular as there are houses directly to the north, possibly blocking view to the beach area for the lower levels

    I heard that there is now an option to buy an extra car park space for 30,000 RM. Also, the sales guy told me that if there is any buyers and budget willing, they may also build a balcony for every unit above ground floor. I personally like the ID, the kitchen and bathroom looks very nice, and I have great confidence in this project.

    I heard it was without charges for the balcony but only if their budget permits it depending on their sales. Yes 30k is quite a sum of money but most developers offer car park spaces for 25k in other projects so it depends if you think it’s worth it or not. Unfortunately I think 1 car park space is impractical for most people.

    Well, if the buyer is looking for staying in this property, then 1 carpark is totally impractical. However, if it is for rental, maybe 1 is good enough. Hopefully they will reduce the price.

    how about double deck parking? if you check online, it cost up to US2K for loading onto container at China port. I don’t know how much shipping, transport and installation cost but I suspect it could be well less than 30K. Of course there is still the issue of getting permission to use such system in Malaysia which I am not familiar with. Any comment/experience?

    My understanding is that for those bought during the KL fair, the price was increased but with additional 30K rebate. Net price is still slightly higher than prices before KL fair.

    went to Tropika Ferringhi over the weekend, there is no clubhouse although the property was marketed with a promise of these facilities

    only four to five units occupied out of 32 according to the guard

    hi all, spoke to the lawyer and sales department. They confirmed that Tropika Ferringhi will share the facilities. The BIG question now is why this was NOT informed to the buyers earlier? Why are we still paying such high maintenance when we have more units sharing? Shouldn’t we be paying slightly lower?

    Not sure why Mah Sing is sneaking this sharing into the Deed of Mutual Covenant without even clearly explaining to the buyers. This should be called out clearly when it was marketed.

    Pardon me but u sounds like from Mahsing since this is your first post and writing in their favor. If anyone else who wrote earlier were to comment, I will probably pay more attention.

    Put it this way, who will lose more, Mahsing or us? It’s in Mahsing interest to do something, they knew it and didn’t say so when selling to us. They are putting their reputation online when the news spread. For us, we already committed after signing and we are stuck in this situation, i.e. we already lost. If the sales are ruin, Mahsing is still bound by the SPA to complete the project on time. They can quickly respond and avoid this situation, it’s up to them. Otherwise I will start posting in lowyat and other property websites to inform (not warn) other buyers of what they are buying into. It’s not wrong to provide right information.

    I am just a buyer like you. Found out Tropika when signing SPA. Anyhow, I still decided to go ahead with the purchase due to the nice FR environment and concept. I hope the project will be a sussessful one. Agree with fr, in this case, Mah Sing sales persons did not handle this professionally. After all, I do not see a major impact by telling us upfront of the sharing facilities. Tropika consists of just 32 units.
    MahSing marketing/sales department could have done a better job, they need to rectify this issue quickly. They should call a meeting to inform us officially, and address our concern one by one professionally. If the sharing will benefit FR project, example lower Main Fee, I do not see why we can’t accept. Mah Sing Group, please do something to show us and the public that you are the tier one developer in Malaysia.

    I tend to agree….probably the price is high and only 1 carpark. Purchasing another carpark sets you back another 25k-35k. They took out one block only to charge all the other purchasers the price of the block for the carpark. Not very professional of Mah Sing.

    Hi cali.. is on stack S with only 1 carpark given. Others all higher quantum with 2 carpaeks given.
    Kind of disappointment because they only had 1 tier security system @@…very very surprise cause new developments would have at least 3 tiers of securiry system especially comes to these kind of high pricing condos. Mahshing really have to consider in brushing this up especially safety in Malaysia are getting bad to worst…

    Not sure what all the whinning is about Tropika. Typical Malaysians, have a lot to say about everything. Think about it, an additional 32 units sharing the facilities would kill anyone? When FR is open for living, there will be residence who will allow their friends, relatives, girlfriends, boyfriends, etc to be using the facilities? Will the same people whinning be complaining about that as well. Dont be surprised that, these same people will be engaged in the allowing outsiders in to use the facilities on the pretext that “I’m owner….these people are my friends and family” Simple rule, dont like, dont buy, like, buy. I have been reading on “no good sales people”. Isnt the onus is on you to read up and understand the T&C’s before buying anything? I guess its hard to look at yourself in the mirror and call yourselves lazy.

    I was in the Mah Sing Sales office on Saturday, i.e. yesterday, saw 70 units marked up as sold in their chart, i.e. of the initial released for sale units (100 units). Just two weeks ago, they opened another 4 blocks for sales, hence total units offered or opened for sale now is 140.

    Any of you folks have been monitroing site progress? Would love to get some updates on the progress or the lack of it. Also heard through the grapevine Mah Sing is trying to build a show unit at Site, can anyone confirm this?

    We attended Mah Sing Sales Office on Sunday and they stated that progress was ahead of schedule and they envisage Ferringhi Residence should be completed by October 2015. How accurate this is will be interesting to see. At the moment apparently 75 units marked up as sold. Now I am unhappy that I have to pay 35,000 RM for an extra car park space and I think this is extortionate as if I let go of my original car park space outside my unit, then I’ll get two back to back car park spaces at the area near the club house which is a long distance walk to my unit for 30,000 RM. I think i’ll just have to pay the 35,000 RM car park space just for convenience sake. Let’s just hope Mah Sing really does a good job of the development quality and landscaping well.

    Carpark is one big issue for the first 6 blocks P-U, only one carpark for 1500sf+ is not enough. However this could be mahsing strategy as they have priced this early blocks 300-400k lower than those currently released near lake and pool (i assume this later blocks have 2 carparks). Anyway with the current high price, i assume they target foreign buyers

    Answes…Yes, there is a balcony…only on the 3rd bedroom. (no additional balcony). Security is currently 1-tier. Similar to all landed property houses with Gated&Guarded concepts. Not sure how much does Tropika Ferringhi pays but they will NEED to be pay. TF shares similar entrances/guardpost but have a different route to their place.

    Current phase has 20 blocks in about 11 acres, which means 200 units / 11 acreas. If you compare with say Penang world city,there are >1000 units in about 10 acres, meaning ferringhi residence has quite a low density. The other 19 blocks are in next phase ie the other side of the stream.

    Correct me if it is wrong, I think whatever told by developer on service charge is only for indicative purpose, the Management Corporation will determine the service charge calculation prior to really pay for the charges. For TF case, apply the FR’s RM/sf will be very expensive as TF is very big parcel compare to FR, perhaps by that time, the MC will determine RM/parcel which vary a bit by size of parcel, rather than RM/sf. Any professional comment here? And base on FR’s facilities, property and landscapes, assuming all parchasers really pay for the service charges, assume about RM500 per parcel a month, and 200 parcels from FR and 32 from TF, 232 parcels x RM500 a month, is it sufficient to sustain the standard of FR+TF per expectation?

    Buyer beware. Am signing loan document and raised an issue with the lawyer. Someone I knew had to pay interest cost in the delay caused by banks in releasing the progressive payments to developer. It is the bank fault but SPA clearly specify that buyer has to pay interest. The bank is not responsible for this interest cost even if it causes the delay!

    Latest update from Mah Sing’s sales office, apparently 140 units sold out of 200 units. They claim the number of units sold has exceeded their target, i.e. their target based on cummulative number of units sold vs time since launch. According to them the 1,510 sqft unit, the entry level unit price is MYR 1.293 million with two car parks provided and the highest is MYR 1.53 million with two car parks provided as well.

    Do you guys hear anything about who are most of the residetns in Tropika Ferringhi now? Tropika Ferringhi will be inside the same perimeter fench with Ferringhi Residence.

    When i was in the sales office few weeks back, it seem they only opened 14 blocks, and among these blcks about 70% sold. They have not open up the 6 blocks yet. Not sure whether this sales girl info is updated..Anyway the price range before rebate is 1.2-1.5mil..looking fwd to see actual site unit

    Early this year, I drove into TF and spoke to the guard. I can’t remember the total units but there were 5 households living there at that time.

    Some updates for you. Block H and I bought by the school next door. Currently more than 120 units of the 200 sold. Block E, F, M and N now open for sale. 1510 sq ft price above RM1.2m, 1656 sq ft RM 1.34m to RM 1.6m, 1752 sq ft at RM1.45m – RM 1.7+m. Blocks A, B and C to be marketed abroad. Showhouse currently being constructed on site.
