    usually if i detected a defect (electrical, plumbing, etc.), i will pass the house key to management office. after a week, these defects will be rectified. they do have electrical technician around but he may not be available suitable to your timing.

    I am not sure why you are very disappointed with all the talks. Defects are normal and most importantly is how the developer approaches the issues. If they are very hostile and does not want to cooperate, then it’s an issue.

    I just handled in my defect lists, mostly minor issues except for the taps and drainage at the deck. The personnel handling my list is very understanding and cooperative. Now I am waiting for MS to get back on these issues especially how to resolve the major items in my opinion.

    The landscaping will need time to mature. Some kids from Upland have been using the pool. Upland owns two blocks.

    Apparently someone has moved in as of today.

    Overall I am satisfied with MS so far. I will be interested to know how the JMC will work once formed. If all residents can cooperate and work together for common goods, I believe we can make this a very vibrant community.

    Sawsan, why you worry about the talk here reg. the tap fittings? In every new completed projects, these are the usual comments. When you get your keys, you will know the actual condition. I cant say about others but mine overall is ok, above my expectation. It is semi furnished with kitchen cabinet, hood&hob, fridge, oven, washing machine, dryer, cabinets to all room, toilet heaters, full aircon. Mostly Teka brand. You just need to add sofa, dining set, TV, bed, lighting and curtain..comes with 12mth free maintenance and 2years free internet.

    Actually it’s not that it is uncommon for new units to have defects, just that when I pay such high price, and that’s way higher than prevailing market price, I expect faultless quality. But after all this, I have realized that in Malaysia, it is useless to buy brand new expensive homes. It will have defects and all other deficiencies anyway. Location is the most important. I’d definitely go for location next time.

    If there is such thing as faultless quality, then we don’t need to have any warranty period! Let’s get real, all developments have defects. I have yet to hear of one single case where owner has no issue whatsoever with the property at handover.

    If you think you are paying way higher than prevailing market price, then you must have make a bad decision because you could have bought alternative at market price.

    no need worry too much. defects can be rectified. important is the management team. so far i found them helpful and responsive. i trust FR will be a nice place to live once the landscape mature.

    Yes, the management team has been responsive and I can’t wait to see JMC comes into action so that we can work together for the betterment of the place. One factor to the advantage of FR is the low density which probably going to make it easier for all of us to work together.

    It will be good if Mah Sing can get their people to check out all these plumbing and electrical issues BEFORE they do the handover.

    The value of FR will be there given its proximity to Uplands. Many buyers buy to stay because they have kids in Uplands.

    Thank you so much for your response “Block_R”. Appreciate all the additional info I can obtain. Looked up the internet and got some contact details of reno contractors but guess it will be a “blind hit” as I have not engaged any of their services before.

    Hope to meet up with you & family some day soon. I believe it is important that we get to know our neighbours and make new friends. Ferringhi Residence is a unique place and I hope all its residents will grow to love it even more after moving in, watching the landscape mature and making the entire estate a beautiful enclave that many would call home…… 😉

    Im collecting the keys in about 2 weeks time, appointment made. Apart from the tap and balcony drainage issue, is/are there any issues that I need to be aware off for the defects checks? Also does Mah Sing provide as built drawings for the unit, inclusive of electrical and plumbing as part of the handover?

    Hope the landscaping is flourishing well. It will certainly add value to the development in terms of aesthetics.

    MS will have a checklist ready for you to tick off on all the items. They are very helpful during the handover. Standard handover as per other developers, defect form, survey form, key folder, security briefing, etc.

    The tap issue seems to be fairly universal. I am in Sin for work and the taps in the hotel have same issue. A little push and it will twist easily. As I see it, they just need to put a piece or two pieces of rubber to increase the friction between the metal and porcelain. I am no plumber so maybe there is better solution.

    We decide to redo the balcony. It is not practical to have those boards there as all the dust, rubbish and water could accumulate, and not practical to clean. We intend to ask MS makes sure that there will be no water stagnant and remove those boards away. We will tiled that area.

    Also, I am thinking of creating a WhatsApp group so that all the owners can discuss issues relating to FR. However I know of other property group which ran into problems such as agent getting into the discussion, marketing people, etc. A website discussion group could be a better solution so that we don’t have too many notifications ringing throughout the day. If Whatsapp, we need a way to verify only owners are in the discussion. Any better idea?

    just got my keys for Block F. the handover process was a good experience. everything went well. however, i notice the quality of the unit is on the low side. the carpenter work inside the closets are all very poor. the hardwood flooring also has a lot of defects, chips. i hope they can fix it like new after i submit my defect forms.

    The handover team was very professional. Defects include

    a. block water pipes
    b. door that cannot close ( the doors are a very common issue according to the other owners whom I met )
    c. some electrical points do not work
    d. electrical socket problems cause by the heater problem ( very common it seems )
    e. stains on the floor tiles
    f. quality of the carpentry work is poor
    g. lots of chips and joints that do not fit

    The carpark spaces are very small and the management should really use their imagination to do up the post box wall. The roads within the estate is in need of a re-tar.

    Most of the time this or that were done by “professional”. They use professional
    just to stress that it was done by the “best” of the profession. So the water pipes,
    plumbers, electricians, tile setters, carpenters and most probably more you had
    not been able to see it now.

    So what is the use of handover team who was very professional according to your
    description when most of the mentioned issues has to be rectified ?

    We have been complaining about the car park since we first visited the site. There is nothing much to do now but to form JMC as soon as possible and start exploring available options. I suspect there will be legal hurdle to make changes, unless we get 100% support from all owners.

    Mah Sing is selling parking lots at RM25k each. Obviously there are spare parking spaces. So they should redraw the existing spaces and make them bigger.

    I could be outstation from Thursday till Sunday this week. Other than that, I am flexible to meet up as long as I get one to two days notice.

    Wed is a public holiday, so wonder if this is a good time to meet up. If we can have five or more person to kick start this gathering, then we can meet up to discuss couple of common issues.

    For the car park, just want to give advanced warning. I have no legal background but my understanding is that Halim Hong & Quek who is MS’s lawyer is about to submit the final plan (including car park allocation) to authority. Once this is submitted, I suspect it’s not that easy to redraw the plan for car parks. I can make a quick call to HHQ to check on this tomorrow. Will update.

    Just a head-up, I intend to measure the width of car park space at few locations:-

    1. MBPP car park at few locations:- Bayan Lepas, city and Batu Ferringhi areas
    2. Shopping centers:- Queensway Mall, Gurney Paragon, etc
    3. Visitor car park at few developments around BF that I have access to

    I am checking with some lawyers about local by-laws in regards to private car parks. We should make a video presentation about how ridiculous our car park spacing by putting two or more cars side-by-side and show the problem. Load onto MS official Facebook and spread around through social media to get their attention. MS needs to sell the next phase of its development next door and bad publicity is not good for business.

    Get all the facts together now and when we meet up, we can decide how best to proceed with the issue.

    Was at FR this afternoon to go thru the work on defects. In looks like many owners have complained about the car park and Mahsing is looking into the issue given the number of complains to date. I suggest all owners to fill up two forms:-

    1. include car park spacing as part of the defect list
    2. use feedback form to complain about the car park spacing

    I have done both the above. We need more numbers to give this issue higher priority.

    That’s settled the issue, I measured the width as 92 inches instead of 98.5 inches (2.5 meters). Short by a good 6 inches.

    There is a slight amendment to building by law, the measurement now is 3 meters x 4.8 meters. Google this DBKL JPIF -GUIDELINES FOR CAR PARKING AND INTERNAL TRAFFIC CIRC 2014.pdf Article 3.9 and 4 will demonstrate the details of car park size.

    My wife and I wen throughthe defect list yesterday from 1100 to 1330. We were assisted by Mr. Thanasingham. My wife and I had a very good customer experience from Mr. Thana and Mr.Daniel, the GM. We submitted a list of defects and expect to collect our keys in about a months time. One thing that bothered us the most was the size of the car park, its too small.

    Hi all, I am from block G. Seems like quite a no. of comments here. Personally FR gives me bad impression due to d poor quality of carpenters work, unpolished wooden flooring before apply shellac coating, low quality room doors & locks, parking lot too small & low quality floor tiles too. Agree that handover team Mr Zacky, Mr Thana & team are very professional. Tdy had feedback to MS sales & he response fast on my feedback & arrange a session with MS GM coming Friday in their south bay office.

    Does anyone knows when will the pair road/highway from Tanjung Bungah to Batu Feringghi will start? Its supposed to be adjacent to FR. This paired road/highway will help with our daily commute.

    It will be running just above Upland school, which is good for FR in my personal view.

    Expect delay as in any project, my guess would be around 2018 as some of the roads are ready and it’s a matter of connecting them according to LGE statement.

Come on Planning people get your finger out show us that you really can rise to the occasion and get things moving before it is to late.A permanent jam both ways from The Floating Mosque is not something that any one wants to happen, but it will if you do not act in the very near future.

    Take a picture and show any hardware store, you should be able to get advice. I changed lock at my current place few months back, not too difficult.

    Hi All – for your information if you have not already noticed. In the past few days, there has been occasional heavy rain with strong wind. This has caused water runoff getting through the metal louvre in the Laundry area. This is very severe as I have been at my place for over 2 weeks, but this defect only started appearing after the rain, which I have noticed only yesterday. Apparently there are many units affected depending on where the wind is blowing. This is a major design fault which the developer and CS are fully aware but have not informed the owners when picking up the keys. I’ll be putting in a new defect form today as a severe matter as it will cause more damage to the interior walls if not attended to immediately.

    Owners of the ground floor units should also check to see if the rainwater are seeping into the balcony of their 3rd bedroom.

    The river between FR and FR2 has disappeared and the Magic Carpet flyover has been built too low blocking off the jogging track.

    Astro has the free service to transfer for you once a year. You just need to bring everything over to your new place and make an appointment for them to come over to reinstall.

    been staying @ FR for 2 weeks now. nice place albeit not perfect. only grouse is the card scan (guard house). not sensitive and 50% of the time needs to reverse the car and rescan. have reprogramed the access card but no luck. anyone encountered the same?

    We have the same issue and just handled in one card for re-programming. The other card is working fine though, so I suggest you ask for replacement if it is still not working after re-programming.

    This is a terrible place to do homestay. It is so far from the beach and at night, the road was uphill and poorly lighted. We sweated all the way both to and from the condo to the beach. Lots of stray dogs as well. Beautiful condo though.
