    Guess you’re not BM ppl judge from your knowledge. Please go behind Jesselton and inside the kelapa sawit farm there is a Ayamas chicken farm and factory. Whenever I drive into Jesselton thru the Taman Impian I can also start have the chicken smell ady. As it’s no different from PS. Do some study before condemn. Don’t be a joker in a real world.

    Jesselton Hills oso got chicken smell? So far din hear the JH buyers complaint about it.

    Jesselton hills has no chicken smell as far as I know. Check Wikimap on the exact location. Also phase 2 is coming soon.

    I think phase 1 is actually for test market. 500k is jz sap sap water for development in island. But when Change to mainland it become a huge no. Don think dey care phase 1 is even sold or not. Dey nt really earn much more from thr compare to island

    Show house complete end of aug. price wil be increase at least 20k. But no diff for those hv booked. New price only apply for unit that reopen for sell if some1 drop the unit.but I think that’s make no diff as it Ade expensive.

    Today’s STAR reported that “The selling price of properties in Penang will soon surge by 5%-10% following the recent move by Lafarge Malayan Cement to raise cement prices by about 6%, according to housing developers here.” Material price increase will actually affect all housing projects not only PS. More excuse for IJM to increase the price after official launch. Unlike SP Setia and Mah Sing, they will maintain their prices until end of the year.

    The price now increased before the official launching on Merdeka Day. Also discount reduced to only 5K effective yesterday. Must have been triggered by the cement price inflation and also DnP’s launching of their lakeside terrace today…578K !

    Super terrace…more than 2300 sqft the size of semi-D, guarded (but with gated facilities and free clubhouse membership) Also free SNP and loan legal fees.

    I am referring to DNP’s latest lakeside terraces launched today. After 2 hours at their show gallery, can see many units still unsold. Lots of curious people, maybe only there for the free nasi lemak. Pretty pricey…prices keep going up like this is crazy. Need to print money to catch up next time.

    The price increased 20k. This is what I heard lah … I booked one unit already I didnt check further. Perhaps, you can visit to the Show Village open 7 days and check the latest price.

    I went to DNP show gallery also. Not bad too. Compare to DNP, This PS is more affordable.

    Yes, today got chicken smell again.. It is back :) Now lu bi lu jip sim (Hokkien)…..

    The DNP guy told me Gated more better… Strata title, cannot paint different and extend / modify the house. I told him bullshit. Malaysia apa pun boleh! I have seen many GnG houses modified as they want.

    If got money, buy the lorong chicken first, then buy chicken farm and demolish the farm. Next thing, price appreciate because no more chicken farm. Then sell all the lorong chicken houses and make some good money. Next sell chicken farm land to IJM and make more money. There is big potential in PS.

    PS is only 20×47 for link and 22×48 for Semi-D

    DNP dst is bigger than PS semi-d in terms of build up area……23×50 vs 22×48, Total Buildup…2300 vs 2100 but land area…..23×75 vs 32×98. Price 578K vs 535K. Clubhouse membership look like free but actually build into the price. PS value is better in terms of land size and semi-d design against DNP’s super terrace which focus on build up. For PS, you start lower and you can always add on when you need the extra space. DnP….need to find another one!

    I wouldn’t do anything to the balcony because it will spoil the overall outlook. It will lose its design appeal, particularly it will also become off balanced with your neighbour. The problem with most taman is when renovation starts and spoils the front outlook. Everything becomes rojak potpourri, like a palace on one side and a pauper’s hut on the other! The family area is where you can expand the master bedroom if you really have to. Bedroom 2 is a little small (for the sd link but ok for the sd). You can enlarge this bedroom, even build a detached bathroom, so no need to share with bedroom 3. Right below is bedroom 4, so that also will be enlarged as well.

    PS layout is very small for semi-D link, jz ngam ngam for semi-D. Actually it is for budget family with this build up and location. Pros: Cheap and quality material given by IJM. Cons: Very small build up (jz nice for small family) and near to chicken farm. Do consider the factors. But I believe no one will drop adi since IJM has increased the price for 20k made early bird feel that they have made profit for 20k.

Downstairs wil design as my theater room for movie and ktv.to me is better to utilize the space and enlarge it as much as possible.even think to extend my garden to build another room.

    I am thinking we should set up a good guarded home as well. We have to computerize the security system for our taman. All visitors in/out must be registered. We must have barrier with always closed and scan to open and so on. All roads in our taman must have the camera so the security can monitor effectively.

Architects consider the architectural beauty of the house, but contractors out to maximise their profit. So just be careful. As for me, I reserve the money to furnish the house inside and maximise comfort. Inside is what matters….an exquisite dining set, nice leather sofa, av room, you name it! The outside just a skin. Consider myself blessed to own a semi-d with luxurious space. Many are contented owning a 900sqft apartment.

IJM will released after the house is 80% completed. Just came back from the show unit — is already ready and just waiting for the lauching date. The price will go up by RM20K and when the bumi-lot release, the price will go up by another RM30K or more due to the cement price up. 2nd phase are all bungalow units, 3rd phase onwards are all semi-D (with smaller land area)

    Right. Obviously one cannot force an opinion on others but one should realize that a lop-sided renovation for the frontage spoils the design and does not add value to the property. This speaks of all projects not just PS. Just go see for yourself. In any case, a bungalow wud be a better choice.

    Don’t be too optimistic. If statistics mean any thing, here are some shocking figures from Penang Institute of Property Demand & Supply to take heart. “The median house price to median income ratio at Penang island has rise from 6.6 to 8.1 in 5 years. The US housing affordability index rose from 3 to 5.8 in six years from 2000 to 2006 resulting in a housing boom and bust and triggering the greatest financial crisis since the Great Depression of 1929.” Don’t you think Penang houses are already overpriced and gone passed affordability? The only consolation is PS is cheaper than other properties and therefore lesser risk.

    i nt even see how’s the word cheaper for PS begin with it small build up and location. Dont been fool by what it been called SEMI-D as it only managed to fulfill the build up of terrace. Quality wise, does it really cost u 50K more?the surrounding house price increase make it looks like it really cheap compare to others,but on real, it doesnt any cheaper. i really dont und why many said it was cheap,probably u have 10k salary per month??

    the price of a house depends on location and the size of the land and not the build up. PS has bigger land size 32.5 * 98 but smaller build-up. Jesselton hill land size is only 35 * 76 but the build up is bigger. PS can take 4 cars and Jesselton can only take 2 cars but Jesselton semi-d is RM50 more expensive than PS. Location is just about 1.5 km away. Both also near to chicken. Yes, those people salary more than RM10K will said PS is worth to buy than Jessellton

    4 years ago semi-d house almost same location at PS only sold at ~RM300K. That time I said too expensive — don’t buy. after 4 years — the house price now above RM500K — I again said too expensive — don’t buy. Not sure when I can afford to buy a house …

    Pearl Indah/Garden oso sold out even with the bad smell and files. Dun worry, investors only rent out so they wont face the issues themselves 1. No concern at all

    Nowadays chicken lives better than us. Everyday got aircond somemore. But I still can smell chicken scent last 2 days i dropped by. Is it 24/7 or seasonal? Any locals here to comment?

    Please la…Obviously cheaper price and quality material are their selling points whereas chicken farm, flies issue and bangla surrounding the areas are the con. Buyers can only make the trade-off for their purchase. Please don’t talk like PS beside chicken farm is a successful strategy by IJM. They also wanted to buy the chicken farm land because it will affect the sales for their whole project. Just the land owner don’t want to sell it then IJM cannot do anything but the buyers have to accept it.

    Haha,only 22×48. Btw, if you want to hide in your house all the time to avoid the chicken smell. Why need to buy a semi-D if u only hide in ur house? I suggest u jz buy a DST with bigger build up and cheaper price since u will not walk at the side compound.

    Excluding Bumi units, only the row beside chicken farm and a few units are not booked. I think that’s more than 80% and should be considered quite successful. With this percentage, there is enough cash to roll, not that IJM needs it badly. That’s why IJM confident to raise the selling price. Now, after all has finalised and signed SnP, then you will have the confirmation! About one of the chicken houses being air cond and another one soon to be completed is true. That’s why still have KFC smell once in a while! Too bad the modern chicken farm has the stigma of the old smelly dirty chicken farm but these are now better controlled. It is for this fact that you get a cheaper semi-d, only for those that know this little secret!

    I dun hv so much money to buy such luxury Semi-D house beside the chicken farm :p. Drop by to alert the buyers so that they accept the chicken farm and to live with it. Have seen so many complaints in Pearl Garden where the residents come later but ask the early established chicken farm to move away. This is not fair to the chicken farm owner.

    That was an old Taman. Infrastructure is not well plan. That is why IJM came with huge retention pond for each phase. And also they have raise PS land higher, even higher than the adjacent Taman.

    This was a very big project… So, it will take times for authority to finalized all the project specifications at the beginning of the project. No worry as IJM still continue the building progress although without SNP sign and draw down from Bank. Proved that IJM is committed to their project.

    insider information big problem is the fly and the smell. they are asking pest control for solution but it failed. everytime it open the main door, hundred of fly are flying into it and it smell chicken farm is really terrible.

    It is OK to delay the launching but not delay due to work-in-progress. Now already 20% complete, but purchaser don’t get billed. If officially launched, need to pay up balance of 10% immediately and then bank loan starts to disburse, means purchaser have to start pay the interest.

    Developers moving to island is motivated by absolute profit. When selling price is tripled, profit is also tripled. If talking about IJM, they are everywhere where ever there is a potential to develop. Afterall, companies stay to make a profit (more or less) and are answerable to their shareholders.     Developer make known the facts to the purchaser before purchaser make the final decision. There is an offer from the developer and an acceptance from the purchaser. In the eyes of the law, there is no foul play. It is fair and square. The developer also want to “jaga” their reputation, not that they don’t care. IJM is not small unknown developer. Purchaser also have weighed the pros and cons. In fact, you are the one shouting about this stupid chicken over and over again when you really has no business with PS.

    Maybe once people compare, they will know Permatang sanctuary is better. I visited the show unit. The toilet design is very good, ready to use condition. Aircon conceal is ready safe you 2k ringgit. Dry and wet kitchen also ready not need to do extension. The house design is nice and no need much renovation.

For sure master room will be enlarge as the balcony is way too big and empty.Thinking of extend living room also, but just a plan.Any1 realize that the staircase rail has a open hole at the 1st floor?quite dangerous if have kidz.My though toilet only manage to use slide door,others wont be able to fit in….

    Alma, official launch would be this weekend but last week they already allow buyers to go in… I’m one of them.. Went there on Monday.

    You can go are the buyer or intend to buy. You can just walk in the office, they will open the show units and show house for you. Sometime, things you wait longer is more delicious!

    nvm la, since ade wait so long. they delay more longer more happy. ade decide to purchase,so show house only function to enhance my confident.not much different as the empty show house has all the things that should have.

    Alma, that is what Gobe told me. Actually u can just go there n ask them to open the show unit for u. I have been there n view it. I even managed to took some pics. It’s not a fake news!!!

    hi all, who ald placed rm10k booking fee? as what i know, buyer have to pay for the interest while construction still on-going. Anyone know how much it will cost and how to calculate it?

    ps – the interest is to pay the bank and not to the developer. if you don’t want to pay interest, then you need to find bank that once loan is released, you start pay installment. OCBC is one of the bank

    hi lost…u mean we could take up other loans even though its not the panel bank of IJM? I did called up an agent in OCBC but seems that they are not willing to loan for this project.

    have PS purchasers found out when came out from road at T junction, u’ll saw a indah water in front of u, it seem not really nice looking.

    The unit seems narrowed than normal semi-D size.

    If owe the developer, some developers allow a discount on the interest. No experience with IJM. If owe the bank, you pay every single cent. No talk!

    Gobe is always in the showhouse….that’s his office! So anyone can see the showhouse anytime. The semi-d link showhouse is pretty impressive after the interior deco. The improvement cost is a whopping RM170,000 to be added to the bill. The master bedroom is not so bad afterall, nice and cosy. However, the smaller bedroom next to it is really only fit for the kids. Maybe need to convert this into a study room. According to Gobe, signing of SPA still firm….end of October!

    ya…i would say the build up for the semi-D is kinda standard..but then added point is the 20ft behind and 30ft at the front.. but however..im goin for this PS rather than the asas dunia project. U can go n have a look at the show unit..
    as for the bank rates..im still lookin around.. :)

    Probably Public bank and Hong Leong wil offer the best rate.Maybank only have semi flex loan

    oh really? this morning my friend just called Gobe..n he said he got customers taking loan from OCBC bank too.. so i think OCBC Still can.. Alma, are u one of the buyer?
