    SP :@Koo The show house without the fittings already look great. If the furniture and fittings are complete, it will look even more appealing. What makes you think the crowd will run away? You mean banglas will sleep on the bed, houseflies will perch on the sofa or the chicken will lay eggs on the garden?? Be realistic. If you are talking about the environment, they don’t need to wait until show house is ready! They would have decided.

    @Koo is true ! i guess you will see lot of flies perching inside the show house later ! Alma and machang bubok having flies issues there, i went to BM highland show house last week, can see lot of flies inside the show house, foresee PS will having same issues later since chicken farm just nearby it !

    my house not near chicken farm also got flies lah .. most of the landed house sure got flies. if you don’t like to see any flies, then, I think you should buy condo or apartment. Flies cannot fly up so high unless the flies know how to use the lift .. ha ha

    1. developed by branded developers
    2. Guarded, outsiders not easy to enter
    3. Got flies, got dogs, got chicken, means the area is safe, not polluted, no radioactives
    4. affordable
    5. Can park 4 cars easily, 12 motocycles without problem.
    6. Quality materials
    7. underground cabling. Monyet cannot goyang on top of your house.
    8. Room is not too big. Dont need to buy big horsepower air-con, dont need to spend lot of money to renovate.
    9. House not too big, no need to spend lot of energy to do clean up.
    10. You can opt to use 2nd link to Penang.
    11. Go to KL easier compare to Penang Island.
    12. Eat tambun seafood also closer
    13. close to Dukun Hill. Good for exercise.

    Koo :I agree with all the bad points listed by few blogger at below, it is covered almost all the bad points for guarded only project including PS !
    Negative side on guarded only development:1. No gated, the guard no right to block outsider to use the main and internal roads as those roads are not belong to the permatang santuary’s community, in fact the roads are belong to MPSP.2. Smelly chicken farm nearby3. The development not in strategic location.4. last time is one of the flood areas, that is why developer plan for big retention pond there.5. All landscapings will be maintained by MPSP in future, it may become mosquito – aedes’s home if MPSP not come on time to cut the bush/grass. Retention ponds might become Aedes’s home too.6. Hard to collect money for paying the guard services, not all residents willing to pay due to no enforcement on monthly maintenace fees.7. Traffic always congested during office hours from Juru’s main road to permatang tinggi, you can take other routes with longer distance, waste time and money.8. Nearby old taman and shops lot filled with lot of banglas, will create security issues.9. Semi-D with terrace’s build up only.10.     The good thing is Guard will question “Why you want to go in? Please write down your name and IC number”

    The good thing is the stink smell will chase out other outsiders from lepak in PS taman.

    PS will become another “Juru Height”, you can refer to today Sin Chew paper(in Northen Edition) on the issue that Juru Height’s resident facing now! The issues almost same with PS – Banglas, Chicken Farm, Flies issues, just guarded concept with no gated ! And one more thing is not 100% of resident will be a nice and cooperate resident ones. If in dream, yes, but in actual world, hard to get all residents to cooperate !

    Something is true that the house owner should not simply rent out to foreigners and that will make the place quiet messy. This PS is not cheap. The build up area is small and cost more than 450K. I hope the owner will not do that. This is something cannot avoid even in other area.

    But I believe if we have strong committee and guard control, we always can advice the residents here make the place clean and tidy.

    Like Juru Height case, once the MPSP approved the guarded concept, I think that will help them a lot. Do you all think so?

Problem hv to solve nt avoid and good if u can persuade urself not to care about it.(btw, I don really hv good solution so I not simply convince ppl). Like tat when a day come, some din pay for d guard and use d internal facility, should we say glad tat is good all can save $?for me I’ll seen no positive analysis, al r reason tat barely enuf to support.but, we stil booked some units and wait and c.

    威省市議員林道宏及那登,昨日(24日)聯袂市政局工作隊前往翡翠嶺瞭解情況,並與翡翠苑保安社區協會及翡翠嶺居民協會的代表交流。

    林道宏:市局將噴除蠅藥物

    林道宏說,翡翠苑是屬於保安(GUARDED)社區住宅,內有111間雙層排屋、146間3層樓別墅及101間3層樓排屋;翡翠苑旁不屬於保安社區的雙層排屋及店屋共有494間。

    他說,之前市政局沒有前往翡翠苑進行噴射消除蒼蠅噴霧,是因這個住宅區的保安地位不清晰,經過查明後,這個住宅區的地位是屬於保安社區,而不是圍籬(GATED)社區,因此市政局會進入有關社區進行清理工作。

    外勞工餘非法擺檔

    他說,翡翠嶺住了許多在工廠工作的外勞,這些外勞工餘也違法擺檔做起生意,市政局將探討如何管制這些外勞,其中包括聘請外勞的工廠必須負責外勞非法經營生意的罰款。

    another question – there got 7 phases in PS, are there got 7 guard house also to block the external ppl to enter PS in future? what is IJM plan on securing the PS since this is not a GnG scheme?

    I talked to the IJM officer. They showed me the phase I and phase II will be totally closed up with only 1 entrance. They told me the guard house will be there. But I hope they will create a very nice guard house. We donno how beautiful it will be. Sorry.

    Not dare to speak for other phases. Based on the map & plan, there will be diffierent guard house for different phase.

    All this anti PS people only want to talk bad points. Repeat and repeat again many many times again and again……round and round!!!! Furthermore copy other people’s bad points ONLY and throw out the other good points. So naive and bias. Even old grandma never nag like that. Don’t be a problem but be part of the solution if your opinions mean anything to anybody.

    this is MPSP approved guarded housing project. The guard house will be built beside the corner house – plot 17 and the buyer of plot 17 are made aware off. Phase I and Phase 2 are separated and 7 feet wall will be build to cover the entire phase I — so, there is only one entrance

    PS house is worth 1/2 million. Rental will be at least RM2,000. If a person can afford to pay RM2000, then, this person will go not opt for renting. … unless the owner want to rugi rugi rent out at RM700 —

    Hi lost,
    Yes. I have booked 1 unit already. But also thinking to drop because of budget problem. I dont earn much and very difficult to get this.

    I went there almost every week. I can smell the chicken farm when wind blow direct to show house. :) I believe it will not come to us all the time, only when wind blow to houses area then you will smell it. Never scare of that, because at Batu Maung, the place I work, I can smell pig farm everyday.

    I never see the flies. Not sure why people complain about flies. I can see some wander dogs. This is not IJM or PS fault. Just stupid people rear puppies when they like but throw out when the puppies grew to adult. How stupid the peoples doing this.

    I just hope they dont build any factory beside, if yes, it will be very bad. :(

    Talk about bangla, Vietnamese, they are my neighbourhood in my existing Taman. They dont really create safety problem, very secure stay with them. Believe me.
    Just I dont want to comment about Indonesian. I guess you know the answer. I believe not many Indonesian nowadays. I guess.

    The IJM officer told me the show house will be completed by August. But I have visited to show house already. Not bad.

    I visited to many many houses in mainland. at the end, my wife and I decided stick with IJM. Because we touch the toilet basin with table top, we touched the switch, we touch the grill of staircase. Nothing can compare with the quality. We will explore more :) I will update you once I found more. I hope our lot will have same or even better quality than show house.

Btw, Ijm staff can’t promise thr only 1 entrance. Thr wil be demolishing of fencing wall to open for another entrance if internal citizen agree with tat? Whos noe?

    if the house value is RM550K — 40 years loan period — your salary need to be at least RM8000. You shouldn’t need to be worry so much — every year your salary will increase and you can also withdraw your EPF money.

    I went to the site just now during night time. The show houses are closed and secured by guard already.

    One important point, it is not just show house, but they called it ‘Show Village’. Very impressive. :) … it looks very nice with all the lightings. really a good quality development. It makes part of Permatang Tinggi very beautiful.

    If you live in BM long enough, you will know that Juru is not location. It is an isolated area. it is on the other side of the highway and near to factory. Good for industry not for living.

    i think you are replying to my note…well of course juru is not the most ideal location as compared to other places…but BM is too far away from the bridge for people working in island..at least juru is much more nearer to first bridge and with second bridge coming soon, it will be connected via batu kawan…talking about industry area, juru is still more light weight compared to other places like bukit minyak…summore it is very near to auto city and soon icon city too…actually juru is not as bad as you guys think…juru heights is not the real juru..

    the only set back about Bukit Minyak is the land soil. It is swampy land and many houses especially car porch are sinking. Location is much better than BM – less traffic jam and the house is cheaper compare to Alma houses.

    Semi-D in Permatang Sanctuary measures 22×48. although slightly narrow but length is longer.

    Worth a buy for future investment…

    Anyway, just pay RM10K downpayment till SNP. Once the show house is ready, you can view and if you dislike, full refund before SNP…

    Went to PS site, the landscaping done by IJM very beautiful, but i really cannot tahan with the strong smell of chicken shit, got lot of flies there…lot of banglas rest at the nearby old shop/taman… jialat lo !!! How to stay like that? Air pollution la..

    IJM is only starting in mainland…the first project had to be good and relatively cheap compared to established developer in mainland like DNP in Alma.

    once the phase is completed and sell well, subsequent project which are far away from the chicken farm will be much more expensive. at that time, the second bridge is also nearby and more reason to sell higher….

    Actually my uni campus was few km away from chicken farm but I still can smell the chicken shit most of the time. It has nothing to do with this. The whole PS even phase 2 until phase 7 will smell the scent. Please go there to take a breathe and if u can tahan the smell for ur whole life then only place ur booking fee. For those investors, no big issue at all. The location is good and it will attract the workers to rent the house

    Entired Alma area is not good cause too close to more that 10 chicken/pig farms.
    BM area like Harmoni / Carnation Villa / Orange Villa is very good one.

    Landed Owner :no doubt IJM is good, but with those smell, better buy others.Entired Alma area is not good cause too close to more that 10 chicken/pig farms.BM area like Harmoni / Carnation Villa / Orange Villa is very good one.You can consider this.Alma area? Sorry, a no no for me.

    Are you sure Harmoni / Carnation Villa / Orange Villa good projects? I hear Omax/Tai Wah are cowboy developers, somemore go to war with purchasers over petty things like hand rail and toilet seat. Also Airmas not reputable for quality but IJM is reliable. PS house existing specification quality already good enough. That’s why I look out for IJM development…..too expensive on the island but very reasonably priced on the mainland. The cowboy developers asking inflated prices but doesn’t seem capable of delivering quality or customer expectation.

    I think no way to get rid of chicken farm. The first day when I booked the house, the sales executive told me chicken farm is there. I believe those placed booking already accept the chicken farm.

    No need to remind them anymore :)

    Went to the show house today. The build up is small but overall looks nice. Not satisfy with the area under stairs. Seems wasted.

    I rather to buy CW compared to PS. Location is bad and got so many problems (chicken smell, flies and bangla stay around ur house). Nowadays, project without GnG is no longer attractive. U can see clearly from all the new developed projects such as TR, carnation villa, CW. All use GnG concept. Not worth to buy a half million house with the possibility of all investors rent to bangla and turn up become another Juru Heights in Alma.

    Dont forget GnG need to pay maintenance fee every month, i dont think so the company will rent the house as hostel for Bangla to stay and pay the maintenance fee every month for this Bangla workers. I am agree with @BKT TENGAH that GnG concept project will be the new trend of housing development market

    if want to buy GnG house, make sure you buy from branded developer. Look at Palm Villa, badly maintain – pool water is dirty and also allow outsider to use the pool (outsider is friends or relatives ), gym equipment not properly maintain. though not happy but owner still need to continue to pay maintenance fee …

    GnG just a developer’s tactic to increase the housing price. Built the wall, and called it gated, guarded is not their business, residents is the one who going to pay. Then every house can increased by at least 200k…
    What next? buy another big piece of land, built the house and include some shopping mall or maybe school…and put the wall around it…so can isolated the residents like the Berlin’s wall.
    i guess in future, more residents will isolated themselves in their own Berlin’s wall… not good for the society.
    For the bangla or any foreign workers issue, we should raise it to the relevant authority instead of complaining or mocking around here. They should house in a proper dormitory, not in any housing estates. Any company who cannot provide a proper place for them to stay should not allow to hire.

    We live in a capitalist society…everything is driven by profits, demand and supply. Banglas are hired because they provide cheap labour, maximise profit and reduce cost. Authorities sometimes pay lip service to please people who complains but don’t enforce the regulations well. It all goes back to the community who has stakes in the neighbourhood if you desire a better environment. G&G or no G&G, community support and participation is the key. Remember the professionals you hire are also here to make profits.

    You are right. Anyone knows arithmetic will agree. PS car porch and driveway (20 x 35) is already bigger than the whole apartment, some more got change.

    ALMA is a developing area… We can’t judge the location by it condition now. We must imagine what will happened to this area in future after it had fully developed. I guess that is what IJM, DNP and also others developer is looking at also. Soon or later the chicken farm will surely move to make way for better development, if not by private developer it will be take over by GOV. It’s too early too early yet for us to judge and compare to other location like Butterworth and Georgetown which is already developed. Every city is also start from a jungle, pig or chicken farm, rubbish dump site and even an old graveyard. Who’s know about old that? Who knows how many pig farm in Georgetown and Butterworth back in 70’s? ALMA is already in it path to be a city, so why you all still stuck in the time and talking about things that happen now instead of future?

    No need to support the project blindly. Alma house price is increased drastically for no reason. Dun tell me Alma got tesco becoz kulim oso got tesco but the house price is not reaching 400k. All the increasing house price is becoz DNP goreng alma area. BMU is selling at higher and higher price with smaller and smaller build up. The bubble will pop eventually.

    If there was no development in Alma, prices won’t go up. So don’t be blind to any development that is already happening…it is here for you to “see”. When bubble burst, not just Alma, but any development that is over-priced will follow. Ask yourself if there is any reasonably priced development around. That would be good investment because that fall will not be a hard fall. Those who can “tahan lama” will reap the harvest in the next cycle.

    Is Jesselton next to chicken farm? I tot PS is the one which is very near to chicken farm only. Others seem like quite a distance.

    Agreed. PS phase 1 price is cheaper because it has 1 deadly chicken farm issue which is not able to solved at this moment. However, 2nd phase onwards will be better as the site is further away from the chicken farm.
