    Hi All,

    I heard if the lawyer give too much discount maybe can cause the problem in future? Like money rls to developer…. If fail to rls money within 21 days. Developer will charge us 5% of house price per annum.

    Any one know abt this?

    yes. is correct. the charge many %, is depend when u sign s&p that time, the agreement hv write down. the lawyer as my loan agent intro to me. u can call him 0124869406 mr. siah. or we group together ask him give us more discount. who wan join together?

    My house roughly 500k
    At first not plan to get such big house but the extra land price is very cheap.
    So my wife say buy first then sell it later if not plan to stay
    If the place is recognize as not flood area then I my house price goin to boom up very high due to land area.
    Furthermore that area still didnt have nursery :p
    My house can be future nursery as this center need bigger side land :p

    Hi all,
    I checked 6 lawyers, Lye’s lawyer is the cheapest. He can do transfer without legal fee with S&P RM2000 include stamp duty. Transfer around 9600, no legal need to pay.
    hsbc lock 5 yrs can be revised… I’m still pending. -2.4% also can be revise to -2.45%. Still pending.

    Just now we meet the lawyer Mr. Siah, for S&P lawyer fee as RM2k, stamp duty + title transfer below 10k, so total as 12k. and his just can do all local bank loan agreement only. if u take the loan from HSBC, his cant do it.
    i hv call another lawyer, they quote me S&P + stamp duty+title tansfer as RM11200. if compare with other lawyer, khairil & co quote us very high, just stamp duty and title tansfer already RM10900, but we free the S&P fee. so we still save RM300. how u all think?

    D quote is based on RM 470k. I have to pay more due to my unit price is RM 533k.
    M also looking for other lawyer n wish to join ur guy if u guy manage to get better quote.

    By d way, my lawyer quote bank loan RM 4300 if loan RM 450k n RM 4100 if loan RM 400k.
    Pls let me know if u guy think this quote is attractive n wanted to join.

    Yours 1 seem to be the cheaper, i did check few also quote me 5500, the lowest 5000.
    Got lawyer call the developer and the developer commment that we must take SnP from them. I do not further check on this as when i know office close and no people pick up the call..

    If loan 420K for your lawyer is how much then? I would like to join if if this cheaper than what Lawyer Siah quote RM4450.

    MS chong quote my loan as RM4.3k base for my loan amount 428k. the S&P will take from developer since they quote to sbucks base the purchses price 470k around RM10.9k. other quote me S&P + title transfer more than this amount.

    I’m not going to say anything here, later kena tembak. There are 2 types of Islamic housing loan; BBA and MM. Summary is BBA is bank buy then sell to you at a higher price. MM is based on reducing partnership between u and the bank on your property, with the bank charging you rental on your property.

    Is GnG really a big concern for a new project. I am very keen to take up a unit here but was advice not to due to non GnG. wanted to get unit 65 or 66 or 83 or 85. but 85 & 83 facing west…evening sun. the sales person told me that there is a big open space in from of unit 85 & 83, good view and the developer will do landscaping there. Quite tempted ….

    Both have its advantages and disadvantages. I would say that if money is not the matter, GnG is the better choice. Yup, in front 83 & 85 indeed has a big open space but i previously thought it will be just an empty land. It will be a great news for me if there’s landscaping there. Anyway, i saw them building an entrance to that empty land from my previous visit.

    Just a opinion for you, you pay for G&G for min RM150 a month right? Did they cover your house against burglary? Will they pay for your lose? If you take this money to buy homesafe insurance is only RM50 per month and cover RM55000 against burglary. What do you think?

    In my opinion, public less chances to enter the GnG residential area & hence chances for burglary will be lower compare with housing without GnG. RM150 monthly maintenance fee not just for security but also for facilities such as swimming pool, gym, clubhouse etc. Nowadays, more & more house buyers aware sosial crime rate increase, for better protection, stay in GnG can give them feel peace, and of course, additional insurance coverage necessary too for each house in GnG. Anyway, all depend on personal affordable & requirement. There is a demand, definitely will be a supply, that’s why more & more developers build GnG housing project.

    For burglary case, i m not afraid i lost valuable items in the house, i m more worry about families safety, part of burglarers are crazy person, not only for valuable items but also ‘attack’ person(s) inside the house.

    If got flyover bridge at that traffic light in front of Mobil, then U-turn will be safer and may be faster (if no need to wait for traffic light under the flyover).

    If you think bayu villas is very inconvenient compare to carnation villa, you can still stay in bayu villas and follow those carnation villas guy to carnation villa to u-turn to go to autocity, hahaha.

    The point is, you will still need to go through that traffic light one time, unless you staying in another area.

    went to the site the 2nd time, intending to book unit #85 or #83 as both me and my husband Kua number 6 favours facing west….however, had a little chat with another interested buyer who raise a few concerns that resulted both me and my husband hold back the decision.
    i am not familiar with the mainland areas and appreciate if dear ‘possible future great neighbours could provide me with answers…
    do you think that the area will get flooded due to the river and low land area?
    he said he used to go fishing there and it could be very smelly due to the rubbish around..

    I would say historically no flood happened before from my conversation with the locals there. Anyway, i think staying beside river still possess some little risk compare if you staying at highland as we don’t know if the weather will change in future. Smelly or not, i’m not 100% sure about this but so far haven’t smell anything from my visits to the site. You might want to check with others or some locals there. Bear in mind that Phase 2 might have higher risk as there is a pool with dead water that accumulate all the rubbish. As least the river water nearby the #83 and #85 is flowing. Btw, i’m #84, come join us! hehe

    Semi-D – 32.8 * 98 or 30*98 Built-Up area – 22* 48 with backyard 21 feet and car porch 29 feet
    Semi-D-Link – 30 * 85, Built-up area – 20*47 with car porch 35 feet
    with guarded precinct
    sample house not ready yet — 45% has been sold with limited good location unit for non-bumi

    ya, you need terrific driving skills to switch lane from left to right before the traffic light to make a u-turn to Autocity during rush hours. Not for beginners, aha

    Near or far is very subjective. In fact, the whole bukit tengah/bukit minyak area is factory area. Some people consider that is near but for me, as long as i can’t see it from the housing area, i don’t consider that near. Anyway, it’s just separated by a river. Luckily the factory beside the river is not plastic factory such as Guppy and some other factories near Bayu Mutiara there..

    Sell cheap got reason 1. But i think the point you mentioned is not the main reason.
    1. The material used. You try to go to the showhouse and compare to the material use with other showhouse nearby. Then you will see the cheap stairs rails and balcony.
    2. The price of the land. The developer bought the land very early before they build the townhouse. Now the land is still selling at RM30/sqft for unit with bigger plot land.
    3. TPPT motto is to build affordable home (you may check at their website). You do a little bit study of their history, then you will know what i mean. They use the fund from government to build the house. Meaning, the developer only collect money from bank after house completed.
    4. TPPT is actually Malay Developer loh. Don’t you notice chinese developer’s property in Penang priced higher?
