@eenngg,
Just now we meet the lawyer Mr. Siah, for S&P lawyer fee as RM2k, stamp duty + title transfer below 10k, so total as 12k. and his just can do all local bank loan agreement only. if u take the loan from HSBC, his cant do it.
i hv call another lawyer, they quote me S&P + stamp duty+title tansfer as RM11200. if compare with other lawyer, khairil & co quote us very high, just stamp duty and title tansfer already RM10900, but we free the S&P fee. so we still save RM300. how u all think?
@lye
Hi lye
D quote is based on RM 470k. I have to pay more due to my unit price is RM 533k.
M also looking for other lawyer n wish to join ur guy if u guy manage to get better quote.

eenngg, i have sent u ms chong contact no thru email wah….
@sbucks
Haha… OKOK.
MS chong quote my loan as RM4.3k base for my loan amount 428k. the S&P will take from developer since they quote to sbucks base the purchses price 470k around RM10.9k. other quote me S&P + title transfer more than this amount.
@lye
Ms Chong quote title transfer RM10,500 +/-.
It is cheaper than khairil wah …
@sbucks,
RM10500 included S&P? or just title transfer only?
if sign S&P in khairil, title tansfer and pass to Ms chong do?
@lye
only title transfer….
yup, but need to double check with khairil when i collect my SnP
@lye

@s

Anyone take public bank loan?
Who take HSBC loan?
@lye
Just wrote in my formal letter today. Hopefully can.
@lye
Lye
Good, then all go to ms chong.
How much ms Chong quote to u??
Anyone interested to visit site tomorrow ??
@eenngg
I’m taking public bank loan. Do be careful on the loan type u pick. Also check the interest rate on the islamic housing calculation.
@ Ah Qua,
Any Hidden calculation for islamic calculation.
The Public Bank dont know why delay so long, developer chase me alraedy..
@choo
I’m not going to say anything here, later kena tembak. There are 2 types of Islamic housing loan; BBA and MM. Summary is BBA is bank buy then sell to you at a higher price. MM is based on reducing partnership between u and the bank on your property, with the bank charging you rental on your property.
You read it for yourself.
http://moneyburp.blogspot.com/2008/10/unbelievable-islamic-banking-loan.html
http://hba.org.my/articles/lawyers/2006/conventional.html
Or Google “Islamic home loan calculation”.
Best to chase your PB agent on your application.
@Ah Qua
I’m not so clear on what you mention. Can you explain more details?
Which one is better? Nowadays got Islamic loan? Full flexi is out from Islamic loan right?
By the way, which unit you bought?
@ Ah Qua,
Thanks for the info.
Then i better chase Public bank and Hong Leong to compare the rate as I take MLTA from Hong Leong, Now appeal for higher rate from Hong Leong.
@choo
Choo
My loan is from HLBB
how is d offer package ?
I can intro d branch mgr to u if u think ur current offer package not tat attractive.
@ sbucks,
Can i have the HL Branch manager contact?
@sbucks,
ms chong quote me rm4300.
@eenngg
Here’s the doc. http://www.islamicfinanceasia.com/pdf/_feature4.pdf
Read this line. Note: The selling price is FIXED UPFRONT. Sounds like car loan or not?
However, under the BBA scheme, a seller-buyer relationship
is established and the selling price is fixed upfront. The
sale price is then repaid in installments, with the amount
remaining fixed throughout the financing period. This
eliminates the customer’s interest rate risk and furthermore,
arrears will not be capitalized. In short, the BBA scheme
eliminates additional or hidden costs that will change the
price of the property purchased — providing clients with
a better value-for-money option compared to conventional
home financing.
@lye,
the price rm4300 from ms chong is title transfer?
if yes this is cheap
No. just as loan only. title transfer as rm10500.
On the islamic banking loan, HLB is providing a type called Flexi Property Financing-i, this one is something modified from the BBA. It is okay to take up this kind of loan. Any disadvantages on this kind of loan.
hi all, glad to see that many are buying for staying purpose & sharing info. I am one of the buyer too. U guys really get a good deal on the loan legal fee + stamping fee! my case terrible. I will work on it & update heere again in case i have.

@Serene Tan
Hi

Understand from TPPT, #98 & #97 owned by 2 chinese brothers & m from #100.
All of us buy for own stay.
Anyway, your call !!!
All of you are being so helpful and being be happy if there is a chance all of us become taman mate..let me ask for the price of 99 as well.
RM 467k
@Serene Tan
Sorry, just notice your email went to my junks. Hehe. I have just replied you regarding your concerns.
my opinion: if u get HSBC, beware of the legal firm where name constains Zxxx .. the charges is RM5.5K .. i was told efficient. lets see others’ efficiency
@ST
Hi Serene, buy unit#85. Confirm your neighbour is Ling and me… Haha
Hi, any idea on how far are the primary and secondary schools to Bayu Villa? thanks.
@eenngg
haha, ya. confirm no empty house neighbours. If you buy for invest, then don’t buy 85 please. =p
@eenngg
hi eng? you re taking which unit? we are considering….85 honestly…we wish to get chinese neighbour instead of those banglas our concern is only evening sun worst case close all curtains
if can become neighbor of u and ling then it would be great
@Kt
Me unit #86, Ling unit#84.
Evening sun just a while, my current house also facing West. No problem.
Buy thick curtain, install air con and settle.
@Wennie
Not so far, take sampan follow the river behind will reach… Haha….
@eenngg
honestly lots of ppls commenting the house design nt nice but most important the price worth for it…
the traffic wise you think ok right ..for me even need to make a u turn at the traffic so not much of concern…
just that future need u to help us eye eye our hse as myself n my wife working oversea n we plan to stay there once we re back.
when would be the completion date of the project?
@eenngg
Haha, that’s right, your kids can take sampan to go to Jit Sin in future. lol
@Kt
Yes, u r right. Make a u turn save 100k++, y not?!! With price different of 100k++, we can do more better renovation. Completion should be end of this year. Phase 1&2 will OC together. Actual month I’m not sure.
Oh? i thought the completion date is Mid of 2012 as i heard from developer previously? Then the OC will be end of the year.
Completion not June meh?
Do any 1 of you sign the Loan S&P with Lawyer Chong?
@choo,
me.
@Lye..
Do the lawyer bring over the document or you go lawyer firm ya?
@choo,
i go to penang office sign.
Is GnG really a big concern for a new project. I am very keen to take up a unit here but was advice not to due to non GnG. wanted to get unit 65 or 66 or 83 or 85. but 85 & 83 facing west…evening sun. the sales person told me that there is a big open space in from of unit 85 & 83, good view and the developer will do landscaping there. Quite tempted ….
@may
Both have its advantages and disadvantages. I would say that if money is not the matter, GnG is the better choice. Yup, in front 83 & 85 indeed has a big open space but i previously thought it will be just an empty land. It will be a great news for me if there’s landscaping there. Anyway, i saw them building an entrance to that empty land from my previous visit.
Last week when to site, notice the surau and the community hall root is using aluminum. It really make the whole residential area look no nice.
@ling
Ya..Ling you are right… if money is not the matter ^_^… I have reserved unit 60 indeed. Parent do not like west direction..
i am 61 leh…if u take 60 will becomne my neighbour :p
@may
Hi May, of course Ling and me hope you can buy unit#85, we are just beside you.
Just a opinion for you, you pay for G&G for min RM150 a month right? Did they cover your house against burglary? Will they pay for your lose? If you take this money to buy homesafe insurance is only RM50 per month and cover RM55000 against burglary. What do you think?
@eenngg
Hi eng..you have got the point..very rational analysis on the homesafe insurance. I think i will get this insurance for this semi-D. Thanks a lot for this valuable info… ^_^
@choo
hey choo… neighbour neighbour ^_^… we jaga jaga each other house ya
@eenngg
In my opinion, public less chances to enter the GnG residential area & hence chances for burglary will be lower compare with housing without GnG. RM150 monthly maintenance fee not just for security but also for facilities such as swimming pool, gym, clubhouse etc. Nowadays, more & more house buyers aware sosial crime rate increase, for better protection, stay in GnG can give them feel peace, and of course, additional insurance coverage necessary too for each house in GnG. Anyway, all depend on personal affordable & requirement. There is a demand, definitely will be a supply, that’s why more & more developers build GnG housing project.
For burglary case, i m not afraid i lost valuable items in the house, i m more worry about families safety, part of burglarers are crazy person, not only for valuable items but also ‘attack’ person(s) inside the house.
the house design is good but the location is poor, very inconvenience wanna go to autocity or penang bridge from this housing area. In addtition i can hear very loud prayer from the mosque nearby & decided not to buy…
@Mimi
ya, i agree, i working very late (about 12-1am if work afternoon shift) & most the times worry someone hide anyway in residential area to “rompak” when open gate door. I still prefer GnG housing & probably will go for Carnation Villa nearby.
@UFO
jsut wonder how inconvenience is to travel from this area to auto city? gonna take you 2 hours? Or it’s just a u-turn needed? It’s very unfair to put the word “inconvenience” here as you never know the road condition could be improved in the future.. no place is perfect..
@may
agree with you may. I think there is no “inconvenience” to Autocity. Yes no place is perfect. No sound in the cave…No “inconvenience” in the jungle.
@may
at least i can find the living place better than Bayu Villas. For your info, there will be a bridge at the junction (in front of Mobil station) in future, u cannot u-turn as u wish.
If the house is good, it won’t be that price LOL… Logic !!! Depend on your affordability to own a house !!!
@UFO
Congratulation UFO on your better living place found.. and thanks for your valuable info on the “no u-turn” news. Perhaps i could never reach auto-city or penang bridge after the so called “bridge at the junction” is up… bcoz no u-turn…
@UFO2
wow! RM467k is marked by you as “that price”. Bayu villas guy..you are getting a bad house bcoz RM 467k is marked as “that price” by the great master of logical judge UFO2.
@UFO
May to share where the source regarding the flyover after the petrol station (Mobil)
If got flyover bridge at that traffic light in front of Mobil, then U-turn will be safer and may be faster (if no need to wait for traffic light under the flyover).
@Z
LOL, a typical guy who still stay in the stone age era and none inflation world.
@UFO
If you think bayu villas is very inconvenient compare to carnation villa, you can still stay in bayu villas and follow those carnation villas guy to carnation villa to u-turn to go to autocity, hahaha.
The point is, you will still need to go through that traffic light one time, unless you staying in another area.
@UFO2
wow! you are right again great master of logical judge. I am from stone age era!
@May
U decide unit 60 already?
@choo
ya… unit 60. m in the midst of discussion with bank on loan application. i am actually working in China and it’s kinda hard for me to discuss things with bank.
@ May ..OIC….i just done my loan 2 weeks ago…so need to pay 10% soon..So you buy for own stay or invest?
@choo
for own stay… mind to tell how long have you take for the loan approval?
@May
I apply few banks – mainly between 1-2 weeks all got answers
except for Public bank which more than 1 months..
@choo
Oh…ic….thanks choo ^_^
went to the site the 2nd time, intending to book unit #85 or #83 as both me and my husband Kua number 6 favours facing west….however, had a little chat with another interested buyer who raise a few concerns that resulted both me and my husband hold back the decision.
i am not familiar with the mainland areas and appreciate if dear ‘possible future great neighbours could provide me with answers…
do you think that the area will get flooded due to the river and low land area?
he said he used to go fishing there and it could be very smelly due to the rubbish around..
appreciate your feedback..thank you
@eileen
I would say historically no flood happened before from my conversation with the locals there. Anyway, i think staying beside river still possess some little risk compare if you staying at highland as we don’t know if the weather will change in future. Smelly or not, i’m not 100% sure about this but so far haven’t smell anything from my visits to the site. You might want to check with others or some locals there. Bear in mind that Phase 2 might have higher risk as there is a pool with dead water that accumulate all the rubbish. As least the river water nearby the #83 and #85 is flowing. Btw, i’m #84, come join us! hehe
Eileen – I suggest that you take a look at Permatang Sactuary or Sactuary Garden by IJM. The land is bigger than Titi Panjang and location are better.
Semi-D – 32.8 * 98 or 30*98 Built-Up area – 22* 48 with backyard 21 feet and car porch 29 feet
Semi-D-Link – 30 * 85, Built-up area – 20*47 with car porch 35 feet
with guarded precinct
sample house not ready yet — 45% has been sold with limited good location unit for non-bumi
@ling
Ling, thanks for your effort to reply meet. I believe we going to be great neighbours.i had booked #85. Now i am more concern on getting my loan approve as i had borrowed my name for my parents property so they could refinance to longer terms. So it will consider my 2nd property though my first..finger crossed. Lookinh forward to be surround by all the great neighbours.
@eileen
Ya Eileen, all the best in your loan applying. Just drop me an email. I’ll include you in our community email list so that you can get better bargain for the lawyer fees & loan info, updates, photos and etc. We might have group buying or group renovation in future. Those guys are already talking about alarm & cctv system now, lol.
@ling
Hi Ling,
How abt Unit#83? Your neighbour? Got ppl buy?
@eenngg
I think it’s still available lor from Eileen’s previous post. I haven’t been to the site/sales office for long time already.
@ling
Great to hear about that.i will. The #81 & #83 still avail the last time i went to the site on 24march.i also took a snap on the plots showing which units still avail. Phase 1left a numbers of units avail only.
Hi everybody, I went to their roadshow @ Queensbay today, I already booked one unit at Balik Pulau and already paid 5% but not yet sign S&P, today notice this SEMI-D and with good price! I saw unit 85 stil available, i plain to visit the show room unit tmr, if ok i wil let go my BP unit.. 😀
@PP
hey PP.. i am unit 60.. i will back to Malaysia next Tuesday and will also pay a visit to the site.
Hi All,
I just booked lot 50, not sure any1 can advice which loan lawyer offering teh best so far? Thanks in advance!
I think they all get the cheapest rate from Ms. Chong. Anyway, she don’t do for all banks. You may get her contact from other buyers.
I been there last Friday,saw the site progress going completed soon..and the heard that they going to do landscape in the site…it look better after everything done…
Planning to get i,but hv 2 check with bank for loan entitlement..
@HL
Did the sales person told you when is the estimated date for completion? The phase one units still a lot available kah? Did you guys notice the same developer going to launch Platinum III at teluk kumbar?
Hi, everybody, i’m no. 69 . Just sign s&p last week.do someone know who is my neighbour?

@Amond
Phase 1 completion by Aug, individual title is out already. Lawyer will the purchaser to pay and collect the title document soon.
hi all, i bought unit 72. nice to meet u guys..
Anyonce plan to renovate or rebuild the balcony? Might to share the quotation?
Polluted air by surrounding factories
Is it very near to the factory?
@Gino
Not really near to factory. But the traffic over there a bit problem especially after working hour.
@Chuah
ya, you need terrific driving skills to switch lane from left to right before the traffic light to make a u-turn to Autocity during rush hours. Not for beginners, aha
Near or far is very subjective. In fact, the whole bukit tengah/bukit minyak area is factory area. Some people consider that is near but for me, as long as i can’t see it from the housing area, i don’t consider that near. Anyway, it’s just separated by a river. Luckily the factory beside the river is not plastic factory such as Guppy and some other factories near Bayu Mutiara there..
So, the road infrasturcture there is not so convenient. No wonder they sell so cheap as compared to other place with 35’x80′ land area. Is it near to the mosque?
@Kenji
Sell cheap got reason 1. But i think the point you mentioned is not the main reason.
1. The material used. You try to go to the showhouse and compare to the material use with other showhouse nearby. Then you will see the cheap stairs rails and balcony.
2. The price of the land. The developer bought the land very early before they build the townhouse. Now the land is still selling at RM30/sqft for unit with bigger plot land.
3. TPPT motto is to build affordable home (you may check at their website). You do a little bit study of their history, then you will know what i mean. They use the fund from government to build the house. Meaning, the developer only collect money from bank after house completed.
4. TPPT is actually Malay Developer loh. Don’t you notice chinese developer’s property in Penang priced higher?
5. Non G&G.
Im planning to buy one….any suggestion on the lawyer side?
Thanks ling. By the way, May I know what is G & G?
@Lutheran
It’s gated and guarded.
