@The_truth
I agree that at the moment, invest in property in island is far better than in mainland. Actually I mean in the future. I may be wrong, just my thought.
The problem with island is the growth is limited in term of new jobs & new factories, but the growth of property there is very fast. Will there be oversupply soon?
If the state government successfully transform Batu Kawan area into a viable area, a lot of land in mainland will be developed to duplicate the success. Mainland has huge land compared to island. Now there are already lots of MNCs in Perai & Bkt Minyak, Pg Science park & Batu Kawan should invite even more MNCs in the future. The size of Batu Kawan alone is much bigger than Bayan Lepas.
Who knows Mahsing, IJM or SP Setia will build townships in mainland in the future? With all the facilities and convenience available in the mainland, I don’t see why people still prefer to stay in the island, with its higher living cost and congested traffic.
@M
Which unit you plan to take?
@The_truth
May I know how much for ShineVille park?
@eenngg
40 storey with price start from Rm 468k facing town view all
sold out.
@J&J
So expensive? Why they put 366k above?
@eenngg
366k above for Shineville park is for the limited unit around 1300sqft+
Normally those unit will be taken even by internal ppl even before official launching. I remember i was so stupid to queue up for Summerton launching to buy those limited unit. All those units already taken by internal employees even you’re the first in the queue.
@eenngg
1300 sq.ft. unit only have 2. These units are to be constructed
near to the water tanks. Sold before launching.
@BD
Actually there’s already a sign ppl moving out from Island to Mainland. I heard from banker that most of Pearl Indah buyers are from Penang Island. I think everybody hoping to stay in larger home and the 2nd bridge completion will help them to connect to their workplace. Anyway, for me, it’s still better if can reach office within 10 minutes instead of travel on the bridge. =)
I think one of the main reason Bayan Lepas developing fast now is because of the Airport. All the MNCs want to save their transportation time and cost. It will be different story if the airport is located at Mainland. Anyway, we won’t know what will happen later when the 2nd bridge connect batu kawan area to batu maung.
@eenngg
if you go shineville blog, they will say it is cheap, dare not go into that blog as the residents & ghost are at war
@ABCD
OK. Actually I’m totally don’t have plan to buy that project. Just curious “somebody” said “with the same price, the buyer may get a bangalow unit in mainland. WHY still buy ShineVille park”.
Just want to know which area got bangalow with 468k in mainland.
@eenngg
Kepala batas, bertam, kulim……. batu kawan and a lot more…………etc.
@BD
Agreed. Now most of the people migrate to mainland that’s why the price keep rising. Once the mainland property price almost close the gap to Island property price, then people might consider to shift back to island. This is the trend as observed by those specialist.
Most of the people believe that Island property is a legend. The price will never get drop. That’s why more & more graveyard being demolished. It’s a painful thing and feel un-respect to those ancient. Some more always got a group of idiot go and support, that’s why expected more graveyard land will be demolished in the future.
@The_truth
Don’t perceive and talk like a noble man, you are a cowed in a property line that don’t deserve a place here. Go back to your shineville park forum, don’t show your dog tongue here.
@False
You are right. Fully agree with you. Where ppl talk abt mainland, we all should know where is it. He talk abt Kulim in Kedah. Pricing in Batu Kawan also don’t know.
@eenngg
@False
I accept those bombard. I admit that I’m not the expert in mainland property since I won buy in mainland. No commnet here.
I don’t want to spread the ghost fire into this forum. Else, those ghost from Shineville park will follow to here. Wish u guy may get ur dream house in mainland.
A lot of Penang folks considering mainland due to price but have to sacrifice in terms of jam & travel time. Those already moved, please inform if worth it. Some of my friends advice against it as jam is horrible during peak hours and most come to work early 7am or leave earlier else or much much later as will take >1hr to reach home
The cons here for me besides the jam are whether you’re ok with family friends noting you’re staying near main juru sewerage when they visit and also possibility of flood. Without that I would’ve bought it straight off.
I relook at the materials given and built up again. This is really very comfortable size for small family. The only complaint is the small bathrooms and also the sudden drop of floor height into the kitchen. The two “wooden” stick holding the roof complaint by people are actually metal as you can see on those being built halfway. I also noticed the windows given may be tinted as looks dark. So far, I really think everything is fairly priced
As long as the neighbourhood stays decent this will be a good investment if you can hold if don’t plan to move in immediately. I noted a lot of G&G that comes out which is quite expensive but snapped up fast? So, security is really a concern for folks nowadays but con is you have to pay hundreds maintenance monthly.
Sry, i overlooked this. I think it won’t be a problem as long as the toilet door not directly facing the main door. If not, all the good “Qi” flowing into your house will directly goes into the toilet, haha.
@K
Absolutely agree with the sudden drop of the floor height to kitchen. It’s dangerous.
One way to reduce the travelling time especially along the Penang bridge,
please keep to the left even if you’re travelling at a speed of 80 kph. Do
not keep driving on the right side even the speed limit is 80 kph. It
doesn’t qualify you to stay put in that lane.
We have many drivers on the road driving too slow so don’t block the way
just like driving in Penang Road as if you are alone on the road or your
road tax is more expensive that permit to drive blocking others overtaking.
THANK YOU.
Bridge User
@Buyer
haha beside knowing you’re ghost hunter in SP, you also a speed driver.
@Lala
Keep changing your identity, you’re a chicken in hiding.
@K
Do you know where to enter and see the main juru sewerage? I want to check out that area.
@ling
Maybe easy for us do the cleaning. Haha… 😛
@ling
Do you know your house land is higher than the house behind? I just visit the site again. Point of Feng Shui is ok or not if behind is lower?
@ling
In front unit 37 and 61 also TNB. Confirmed. Do you know in our taman got surau, gerai and car park beside phase 2?
@eenngg
The land behind lower is definitely a bad news for me. =( How you manage to go in there and see the land height? So, have you decide which unit?
I really don’t know anything about the surau, gerai and carpark. It that a good or bad news? All i know is the kopitiam beside carrefour serves good economy rice.
@ling
I drive my car in lo… You want me send you the pic? I got many many pics.
For surau, gerai and car park you can check it on phase #2 layout. I think is bad news.
My unit still not yet decide due to direction of the house.
If I’m not mistake, the floor from sea level is 9 ft.
@eenngg
Yes please. Can send to my email st_ling@hotmail.com. Thank you. =)
Don’t worry the mosque nearby, you not even can hear it clearly. Just check it this early morning.
Mosque is not my concern. When i sleep, i don’t hear anything.. lol. It might be a concern for some ppl.
Just signed my S&P yesterday, i went to the site too. I think the progress very fast. Those houses behind are with roof already. They start working on the road near the townhouse too.
@ling
Hi ling. Since u recently apply for housing loan, can share which bank offer good rate & package now? Others who recently apply loan can share as well?
HSBC -2.45, 5 years locking, 3% penalty
Public Bank -2.5 1st year, -2.45 2nd & 3rd year, -2.4 onwards, 3 years locking 2% penalty
CIMB -2.4, 3 years locking, 2% penalty
UOB -2.4, 2 years locking, 2% penalty
I would say go for HSBC for own stay and Public Bank or UOB for investment.
As long as the mosque not super near or super loud speaker, ok as it serves as wake up call:)
@BD, usually after the lock-in period, you can refinance or appeal for lower rate if drop.
@ling, good to hear progress moving well. If you move there, have you figure out how to handle the traffic jam which is one of my biggest concern? Did you test peak hours time?
@ling
Thanks. The rates are for flexi or term loan? Any bank’s flexi loan without monthly maintenance fee?
@BD
Nope, all offering Full Flexi with RM10 monthly maintenance fee. Public bank do offer partial flexi.
@K
How bad is the jam? Totally can’t move? I think shouldn’t be that bad after you manage to turn into Carrefour at the Pelita junction there. It will be a problem if you’re a new driver. =) Anyway, this project is at outer part of BM already if you looked at the map. If really jam, then BM permai and BM utama lagi jam right? Unless you’re considering Central Way, then i think no jam. Anyway, most importantly it doesn’t affect me coz i’m working odd hours. =p
@ling, luckily your working hour is an odd hours. If not, the traffic there during/after office hour will sure drive you crazy if everyday need to face it .
Try feel the traffic there during/after office hour and I’m sure you will know what i mean on – “Drive you crazy if everyday need to face it”. 😉
Traffic jam is for sure during peak hours at the main road. But not until can drive you crazy.
Futhermore Desa titi panjang residence only need to jam half way as the entrance is about 200m before the traffic light.
For those who can stand the jam at penang bridge during peak hours, then the jam in front of Desa titi panjang is not a big deal at all.
Depends on your level of patience.
Not much jam problem here after office hour (can’t comment much on morning hours). I’ve gone thru PLUS Juru exit to Alma area around 5:30pm, wait for 1-2x traffic light at Bayu Mutiara junction ~5 min. In front of ex-Krico, can cut to left and straight away turn left into Bayu Villa quite easily, the worst only wait for 1x traffic light.
@k9
k9, where are you working now? I’m working in bayan lepas. The jam won’t worse than bayan lepas roundabout gua.. If worse, then i will really crazy liao.
@ling,
I’m working in bayan lepas too. That big roundabout make me crazy too although it has traffic light with running number on it … The traffic issues at Bayu Villa is you need to turn to the opposite road first if you plan to go to Penang bridge, that will be a challenge during peak office hour !!
Although the traffic light which near KFC/Carrefour is just around 30-40m distance, but it is not easy to cut queue and turn left into KFC/Carrefour… if Bayu villa is at Carrefour site, then no problem at all….But unfournately it is at opposite road of KFC/Carrefour ..
You can take one day off and try the peak office hour traffic there …
@mm,
This is not only the jam issue, but the driving challenges that the resident there need to face on how to cut the car’s queue in order to turn to the opposite road by either yellow box(going to place by Bayu villa’s developer) or by traffic light near KFC/Carrefour.
FYI, the timing of the traffic light near KFC/Carrefour for left turn into Carrefour very short only, i think few seconds(i believe less than 1mins) only then it will turn red color liao.
sorry, should be right turn into KFC/Carrefour if you’re at bayu villa site 😉
@k9
Then i think it will be testing my patience issue instead of jam issue. It’s the lane changing challenge that ppl need to take when going towards Autocity. Early early morning need to boil my head already, -_-” Anyway, if i wait for the traffic light at Dell area become red, then i will have chance to move to right lane or turn right when there is the yellow box? Anybody can confirm the yellow box in future?
@k9
Ya, u r correct about the problem of turning to the opposite road.But just now you are talking about jam issue drive peoples crazy, therefore I reply on it lo…
@mm,
haha…oic..
@ling,
Most of the time, the yellow boxes will not working especially when heavy traffic, all ppl rushing for time and will not patient + gentlement enough to let you go first. some drivers just ignore the existing of yellow boxes.
@k9
Oh, the yellow box will be useful during non peak hours. Just not sure the developer will really build it or not.
Agreed, driving in Penang really need some “skills”, haha.
Got any idea for this house? i plan to buy 1 unit for own stay.
@ling
Citibank no maintenance fee…. but -BLR low
@lye
Cheap lo….. others depends on you… still got unit available.
I think really have to take leave to go there to test out the jam
@M
6.15am OK. No jam or total no car.
@eenngg,
i think 5.30am is the best to drive. Completely no cars or lorry, only can see few bangla moving around with their bicycle crossing the road
need so early drive car?
What about 7am? Is it jam already?
@M
7am not sure. 6.15am OK.
Still don’t want bite you bullet?
Which unit you want?
I’m looking at unit nearer river as further from road thus quieter.
I think -BLR most important above anything else if for own staying.
@M
Come and join us for the riverside neighbourhood. =) You should ask eenngg to send you the photos of the scenery.
The scenery is nice. That’s why I’m considering. Just really worried about the traffic to make it an option to move from island.
@M
The travel time is indeed a thing to consider when you working in Island and moving to mainland. Until now, i also still quite hesitate to travel in future as the place i staying now is just <5 mins from my workplace. You will need to estimate ~45 minutes for travelling time to Island for normal working days.
Unless you plan to continue stay in Island, once you move to mainland, you have to expect the extra travel time no matter which part of mainland you staying.
Just booked, below is my comment:
Location: Better than DNP BM utama or BM Permai because near to main road. People complaint the entrance and exit, but i think is acceptable if you compare KL highway you need to travel ~5 min to make a U-turn but Desa Titi Panjang just need to turn in the shoplot. My worry is the flat but developer said only 60 units.
Size/Price: 35×80 Semi-D (RM 467k) but for DNP 22×60 Terrace (RM ~408k)
@wai2
Which unit you booked?
Yeap, i also recently found out that the 35 x80 Semi-D at Bayu Mutiara nearby is around 600k for subsale market.
@ling
Unit i booked is Lot 44. Last week go to observe the Desa Titi Panjang (town house) mostly unit is family (at that time didnt see any bangla or viet foreign worker).
@wai2
Oh, that’s the first row that almost complete already if looking at the exterior. Are you interested to know which 1 is Bumi lot although ~70% of the buyer now is chinese? =)
I did went to the site again after heavy rain on Sunday evening. Most of the roads in Seberang Jaya is filled with water but to my surprise, the place is totally dry. Not even the motor road beside the river. If you notice, the property is actually land filled about 2 ft higher than the motor road. Anybody knows the condition in BM flood prompt area on Sunday evening?
Yes, lot 43 beside lot 44 was bumi lot still avaible (if people able brought house here with this price should be quite ok). I think the remaining unit mostly beside bumi lot not much Choice and i don like the unit so far inside. Scare got many lizard or snake cos near the river @ling
@wai2
yes, you are right also.. i thought bumi lot all sold off?
lizard or snake i not sure.. but confirm a lot mosquitoes!!!
this sunday, i will go over book 1 unit.
@lye
Which unit?
@ling
Hi Ling,
which unit you bought ?
@sbucks
Ling bought unit #84.
You want to buy too?
haha, got people help me answer edi…
@sbucks
you wanna become my neighbour? come lar.. 83,85 good fengshui. river at the front, mountain at the back, open space at frontdoor.
@eenngg
Hi Ling & eenngg
I took unit #100, coz we prefer corner house, but yet to sign on S&P.
by the way, how about u, eenngg!
@sbucks
eenngg took unit #86.
Oh, unit #100, then you sure bought it earlier than us. I saw it long time not available already.
@ling
nop.. I manage to booked that unit by end of oct due to somebody loan can’t be approved.
well, it seem like we all will become “Tamanhood” soon…. hahah.
@sbucks
Lucky you.. that’s one of the best unit with big square land.
@sbucks
Wah, good unit. Big land. You are lucky!!!
But facing flat, pump house and rubbish area, ok for you?
Do you all feel the developer like not so rush selling their house? Show house only open 3 days per week.
@eenngg
yalor.. hardly see any advertisement on roadside also. Think they have low budget on promotion? They just keep on continue building the house and even started building Phase 2 without selling finish all their Phase 1 houses.
Do you know TPPT stands for what? To my surprise, it’s “Tabung Projek Perumahan Terbengkalai”, LOL. Actually they started about 20 years ago as a company to revive those abandoned housing project after the financial crisis. The good thing is this project will not be abandoned because if they can’t finish own project, how they going to revive other projects?
I also wondering why they only start collect money from bank once the house completed. Not many Penang developer able to do that. Is it got support from government?
@ling
:s Then you regret?
@eenngg
Ling & eenngg,
no choice loo, pro n con. It was the only unit left (corner house).
Hope the mpsp clear the rubbish everyday . . .
@ling
check this link…
http://www.tppt.com.my/intro.html
I believe they got support from government coz they are part of government too
@eenngg
No regret lar… Actually i already checked with a main contractor boss from KL that has been the industries for more than 20 years. He says this developer no problem, confirm handover. Like sbucks says, everything got pro n con. Just depend on what is your priority only.
@sbucks
No wonder my HSBC banker says this developer is very strong financially.
hello , i just book lot 94
@lye
haha.. 94 is my 2nd choice previously. I was in the middle of both choices for sometime either picking 1st row or 2nd row from river. I was in between of choosing empty land in front or more neighbours surrounding. I did recommend to eenngg too.
Btw, the house unit is not the actual house number right? The house numbers will be even and odd numbers for each row is it?
yes, this just as the lot number only. the actual number, the developer not yet decide. i waiting the bumu lot open. if before sign the s&p, the bumi lot open to sale, i will change the lot.
which bumi lot you eyeing? 96? beside TNB woh.
no lah. lot 65 or 66. because 94 face west. i more prefer face
S or N.
hi guys, I’m interested in this project. But I’m scared of the river. Normally if got terrible flood like Thailand, house near river will get flooded first right?
hi, got any banker offer the good interest rate? also any loan lawyer intro? thanks 1
Wwow, more and more people booked this Desa Titi Panjang Great :). Just my 2 cent input, this house was launch at July but they is no price increase if compare most developer. I’m think the house is worth for it and we dont need to pay extra.
@lye
source from ling for your reference . . .
1. BLR -2.45, Locking 5 years
2. BLR -2.4, Locking 2 years
3. BLR -2.5 1st year, -2.45 2nd & 3rd Year, -2.4 subsequently, Locking 3 years
@lye
pls ignore previous message . . .
Below are the right info from ling
HSBC -2.45, 5 years locking, 3% penalty
Public Bank -2.5 1st year, -2.45 2nd & 3rd year, -2.4 onwards, 3 years locking 2% penalty
CIMB -2.4, 3 years locking, 2% penalty
UOB -2.4, 2 years locking, 2% penalty
@wai2
If think the other way, the investor will avoid this property coz the developer will not increase the price until Phase 2 launch next year. So far, i see most of the buyer are for own stay.
It’s definitely worth it if for the size of the built up and land you get with the price you pay compare to nearby Semi D. Of course, the design is not as nice as those higher end Semi D, but i think you can do a lot with the ~100k that you save if you want to renovate later.
@ling
Yup, you are right. That is the Difference Between an Investor and Speculator. For me is invest for my quality of living and for speculator is invest for pricing increase. But for those speculator please be careful seen the economy is shaking may need to hold few year especially in mainland property.
Add-on less worry this project will abandoned in this unstabel economy condition due to such strong finance company (Government Link Company).
@wai2
Have you asked the developer if they really going to do yellow box in front of the entrance?
Just check on the office. For North facing only left unit face road/TNB ( they say is small 1). It is a concern in term of feng sui?
@choo
Facing T-Junction for sure is a concern for feng shui especially if your main door is directly facing it. Facing TNB is no big deal but you need to make sure your main door doesn’t directly facing the corner/sharp edges of the TNB unit. The same goes to poles/trees.
TNB is actually fire element, you should consult professional Fengshui consultant to see if the fire element beneficial to you.
Which unit are you looking at now?
If i insist North direction, then only unit that facing TNB only.
Do you have Feng Shui consultat to recommend?
@choo
Why North? Your personal preference or due to some other reasons? Actually, the direction only comes later in priority if compare to external environment factors which comes first.
Sorry, i don’t know anyone to recommend. =(
Thanks Ling..
The North is due to Kua Number East Group people 😛
Trying to get feng shui ppl to advice again since still got choice..
@choo
I see. You still can opt for South and East direction ma..
It has no meaning if the direction is your favorite direction but the external forms doesn’t activate it.
Unless you’re staying alone or your family all same favorite direction, facing direction only benefits you only but if there are good external forms, it will benefit all your family members.
You can then alternatively use your favorite direction to fine tune your furniture arrangement and your bed. =)
@Ling,
Got unit facing South?
This Saturday i go over n see again..
@choo
Sorry, I not sure got what units left, long time didn’t go to their showroom already. I think good units almost all taken up, better be quick. =)
FYI, yesterday call the office left ~20 unit (excluded the bumi lot). Most of them is at the last row. Really not much to choose.
south got 3 unit near the low cost flat.
Thanks all ya for the info..i need to go this Saturday to find out more then.
BTW, you all also work at Bayan Lepas?
@choo
Yup, i’m working in Bayan Lepas. I heard from developer that about 50% of the buyers now from Penang Island. Maybe it’s one of the projects that is nearer to the main road gua.
@Ling
Ya lo..i saw the is nearer after Bayu Mutiara..
Hopefully i get a good unit and we become taman mate..
@choo
Why don’t you get a unit at Bayu Mutiara since it’s nearer. Then you have more choice on your preferable direction. I guess many owners now willing to let go for you.
Anyway, hope you can find your suitable unit at Bayu Villas. =) You might want to consider those units at last row if fengshui is your priority but don’t mind facing evening sun. Got river & open space at the front and mountain at the back. Then we can become neighbour instead of taman mate.
May I know how many units left?
Can share with me the remaining unit lot layout plan? (Please email to ree73@yahoo.com)
May I know the show unit open on Sunday?
@ree73
Show unit open from Friday to Sunday..
@ling
I just check again, sit east n face west also ok to me
May I know the show unit opening hours? Saw that the show unit come without fence, does the actual unit come with fence?
When is the completion date? Notice that the aircond points only 3, may i know where is the air cond points?
Is it that the surau near to front shop lot? Phase 2 any price adjustment if compare with phase 1?
How is the traffic around 5pm to 7pm?
@ree73
The show unit without renovation on the right hand side actually comes with black fence and gate. The salesperson told me that the house completion around mid of 2012 and the OC obtained will be end of 2012. You will need to start paying your installment right after the house complete depends on which row you bought. Phase 2 will be next year and they plan to increase 10% as stated in brochure. Anyway, I think Phase 2 won’t start selling until Phase 1 sales done.
@ree73
just fyi – traffic during that time usually will jam like hell !
@ling
You should go and experience the traffic for yourself. I didn’t bother to check as i’m working odd hours.
@ling
This mean that now only selling phase 1 and it still remain 20 units excluding bumi lot?
@gg123
Jam like hell even for 200m from autocity?
@ree73
yup ! go n feel it during office hour and after office hour, if you go sunday, you won’t feel the traffic, suggest go during office hour !!
@ree73
Yes, only phase 1 for sales. Now left how many units, i not sure loh.
Traffic condition is very subjective matter. Different people have different patience level. Jam little bit only, some people will tell you jam like hell. Already jam until can’t move, some people will tell you no jam. It’s better you check for yourself.
Another better way is to ask around how long does it takes from one point to another point during peak hours. (consider normal driving skill lar)
@gg123
The best is go on Friday. =) The showroom is open on Friday too.
@ling
yup ! friday 5pm-7pm sure jam like hell !
There is a mosque and malay cemetery just beside the tapak surau.
Notice that most people take up the row behind town house. It only left 3/4 unit behind town house. Wondering why?
Notice that the distance from autocity traffic light to this project is around 2km. Not 200m It is pretty hard to turn out the main road. Prefer that they add yeloow box or traffic light there.
@ree73,
Which unit u prefer to take? I also plan to take unit at row behind town house reason is facing North..not direct to morning/evening sun..
Do this place better tham Taman Bagan/Taman Bagan Lallang?
I am still thinking to take or not to take
Price with this size is amazing BUT some disadvantages:
1) Traffic congestion and Traffic to go to bridge
2) Cemetery nearby
3) Surrounded by rivers, fear flood.
4) Appreciation on property not high in mainland (Well, i work in island. Thinking to buy this as 2nd house)
@choo
No doubt that bagan lalang with better building material, but i dont like the surrounding…
1) traffic is even worst than bayu villas
2) surrounded by Highway
3) more expensive yet smaller
cemetery? in where?
Kubur Masjid Lebai Hashim (approx 120m to the east)
@ree73
Taman Bagan is better than Taman Bagan Lallang and Bayu Villas.
@J&J
Please drive and survey the surrounding… it is surrounded by high way and main road
@ Ree 73
Got new project at Taman Bagan?
@ree73
I think not likely to have traffic light for sure. Do you asked the developer about the yellow box?
They told that still in progress.
BSG will build and than sell… Should have new project coming up.
Who got banker to introduce ah?
@choo
I think many bankers will sure call you up after booking. Which bank do you prefer?
If you interested in HSBC loan, i have a banker to introduce. I also take the loan from him which coincidentally only found out later he’s my schoolmate last time.
wah… so many ppl want to buy Bayu Villa???
Where you stay?
@gg123
@ling,
can i have the hsbc banker contact?
@choo
0124601541 – Mr Loo.
Tell him that you know me and i think he can give you discount on lawyer fees. =)
@ ree
The cemetery consider far or near…
http://wikimapia.org/#lat=5.3380108&lon=100.4450369&z=15&l=0&m=w
@choo
Approx 120m radius to the east.
Up to the buyers to decide far or near
i think the cemetery nearer to Phase 2 right? Then you have to decide nearer to Sewerage Plant or Cemetery. =p
@Ling,
Do you know why HSBC lock for 5 years?
@choo
They are targeting homebuyers instead of investors. That’s why they give better -BLR rate as they need to ensure they can earn the interest for at least 5 years. If you plan to buy it for investment, i suggest you go for other bank such as UOB with just 2 years locking.
@ Ling
I want to stay 1 😛
@choo
Which unit you plan to take?
@ree73
Which unit you plan to take?
@lye
Which unit you take?
@choo
Good, all buy for staying 1. At least, Bayu Villas will not become ghost taman when i move in later. ^^
61… got facing small TNB. But Feng shui ppl say can settle..
The legal for developer cost how much?
@choo
Developer cover for the S&P legal fees right. If i’m not mistaken, i think 3k+ when i asked Khairil & Co during sign S&P.

hello, got any loan lawyer intro? how much the fee included loan stamp duty?
Lok from HSBC get me a quotation ~RM 7000..After discount RM 5000
Hi Choo,
HSBC also get me a quatation RM7000, after discount RM6000. they give u what rate of BLR
@choo
Same here, after discount 5k, -2.45BLR.
now HSBC just offer -2.4 BLR only.
So expensive for loan legal fee? RM7000?
My one only RM5800 but don’t know discount how much and my loan amount is higher.
Anyone know how much S&P lawyer charge for title transfer?
If too expensive, I will look for own lawyer for S&P and title transfer, maybe cheaper than what they give free S&P without stamp duty.
@eenngg
i asked at Khairil & Co before, the title transfer they say more than 10k but can’t confirm total how much. You can get below 7k if own lawyer? coz the free stamp duty for S&P worth around 3K+
@ling
This is what I get from Khairil & Co based on purchase price RM470K
1. RM 655.00 Perfection of Transfer
2. RM 598.00 Perfection of Charge
3. RM 40.00 Stamping Charge
4. RM8,408.00 Stamp duty of transfer
5. RM 130.00 Register Charge
6. RM 655.00 Register Transfer
7. RM 60.00 Land Search
8. RM 95.00 Printing
9. RM 95.00 Travelling Charger
10.RM 50.00 Miscellaneous
11.RM 75..20 6% service Tax
Total RM10,861.20
@sbucks
Thanks for the detail charges. =)
@Ling,
Your loan SnP all done?
The Title transfer will be later of the stages only right?
@choo
Yeap, Loan & SnP done, but i haven’t collect it. That day Khairil & Co called to ask me collect the SnP but i lazy go Bandar Perda, so i asked them to send it to Property Talk at Pulau Tikus.
The title transfer is after the house completed. Any idea when is the completion? I see the progress going very fast ooo..
@Ling,
Beside the loan legal fee and stamp duty -RM5000 ( HSBC Lok qoute),
how much need to be for Kharil & Co?
Last week the developer say June 2012 lo….
@choo
Pay nothing to Khairil & Co until the title transfer as detailed by sbucks.
@choo
I just pay RM1K for booking fees since end of September until now. Still waiting for the 60 days from the developer to pay my 10% deposit balance.
@ling
Ling, Yes. Loan legal fee include stamp duty.
We need to pay Khairil S&P stamp duty (2% of house price), so actually the free S&P worth 1k only. Becos I get 13800 for S&P include stamp duty + title transfer.
If I can get cheaper on title transfer, no meaning I take from Khairil.
I plan to get 1 lawyer do all so I can save more $$ and ez.
@eenngg
If able to get cheaper price, recommend to me can? Thanks in advance first ya
why not, we can join together find 1 lawyer to give us better discount?
sound great….
@choo
No Problem. Let me check again with lawyer on next week. Will inform 2 of you.
So far, which bank better? Any new info to share? I apply loan now.
Almost all also BLR -2.4. Banker say will try 2.45. Just start to submit document on Friday only..
@eenngg
You may try HLBB.
1st yr -2.45
2nd yr onward -2.4
Public Bank 1st year BLR -2.5, 2nd and 3rd BLR-2.45, then 4 yrs onwards BLR- 2.4
Hi all, you all plan to take MRTA or MLTA?
@choo
Hi Choo,
depends on your needs. If you got many money in your saving then MR is enough.
Lye, Choo, how much is your loan and your house price?
I need it for the lawyer.
@eng,
CIMB, Maybank and HSBC offer BLR-2.4 only.
@choo,
I buy MLTA.
@eng,
my loan is 408k. house price 467k
sorry loan as 428k.
@Eng
Mine is 420K
House price 467K also
Aww.. i should know you guys earlier.. can save some money on lawyer fees =( Guess it’s too late for me liao.
So many buyer nowday .
I book my unit during launching time
Lot 68 here and nearer neighbor is choo lot 66
My loan agreement + stamp duty = rm 5400.
the lawyer quote me loan aggrement plus stamp duty rm5500. if got around 4 ppl join togetter. maybe can give another 5k for total amount.
@S
It was a mistake, i think choo is lot 61.
I think your nearer neighbour is eenngg. You will be watching him everyday, haha.
Same here, I also 5k on loan agreement + stamp duty.
@ling
got money to buy no money to renovate now..haha
duno when i can move in if my house is ready …haha
Ling, loan agreement + stamp duty only RM5000. Consider cheap lo… Which lawyer you take?
S, which lawyer you ask for RM5400? You land size very big ler….. Which bank you take?
@eenngg
yup, my house is corner
i take back khairil & Co.
at first they quote me around 8k due to my loan amount.
then i say my own lawyer just quote me 5.4k.
then direct khairil & Co. counter offer say 5.4k ..then i mah say ok lo..
bank i take UOB as i prefer their flexi loan package…..
their flexi loan package current account interest rate is same as house interest rate
assume ur house is 500k then in flexi current also 500k,
then basically u just paying 500k/40year / 12 month =RM1042
then i love their package is the loan tenure remain 40 year even u have 100k or 200k or 300k in the flexi current account.
the only main thing is the loan amount monthly payment will different compare to 100k and 200k
@eenngg
I just take the lawyer bundle together with my loan. At first also quote me 8k, but after nego 5k loh. I know it’s consider cheap liao.. hehe.
I also consider lucky to get BLR -2.45 all the way. Heard you guys mentioned that the offer for BLR now is not as good during September.
Ya, same here. No money to renovate, haha. Think i’ll just do the basic things since the standard house consider quite okay for me to move in.
I think next thing we should do is do renovation together to get better rate. =P Wait next year we all keep in touch again.
Can we bargain with Kharil & Co where unit 68 only cost 5.4k, we should go for 5k or lower? hahha..
BTW, do any 1 check on the Stamp duty + title transfer later, if all do within 1 lawyer get better discount?
@ling,
Let keep in touch and we do renovation together to get better rate : )
@S
Can give me your loan agent contact?
What rate they give you? But what you said actually same as full flexi for others bank.
How much is you loan?
@ling
Ling n Choo,
I m actually already did some survey on d renovation part.
