    I agree that at the moment, invest in property in island is far better than in mainland. Actually I mean in the future. I may be wrong, just my thought.

    The problem with island is the growth is limited in term of new jobs & new factories, but the growth of property there is very fast. Will there be oversupply soon?

    If the state government successfully transform Batu Kawan area into a viable area, a lot of land in mainland will be developed to duplicate the success. Mainland has huge land compared to island. Now there are already lots of MNCs in Perai & Bkt Minyak, Pg Science park & Batu Kawan should invite even more MNCs in the future. The size of Batu Kawan alone is much bigger than Bayan Lepas.

    Who knows Mahsing, IJM or SP Setia will build townships in mainland in the future? With all the facilities and convenience available in the mainland, I don’t see why people still prefer to stay in the island, with its higher living cost and congested traffic.

    366k above for Shineville park is for the limited unit around 1300sqft+
    Normally those unit will be taken even by internal ppl even before official launching. I remember i was so stupid to queue up for Summerton launching to buy those limited unit. All those units already taken by internal employees even you’re the first in the queue.

    Actually there’s already a sign ppl moving out from Island to Mainland. I heard from banker that most of Pearl Indah buyers are from Penang Island. I think everybody hoping to stay in larger home and the 2nd bridge completion will help them to connect to their workplace. Anyway, for me, it’s still better if can reach office within 10 minutes instead of travel on the bridge. =)

    I think one of the main reason Bayan Lepas developing fast now is because of the Airport. All the MNCs want to save their transportation time and cost. It will be different story if the airport is located at Mainland. Anyway, we won’t know what will happen later when the 2nd bridge connect batu kawan area to batu maung.

    OK. Actually I’m totally don’t have plan to buy that project. Just curious “somebody” said “with the same price, the buyer may get a bangalow unit in mainland. WHY still buy ShineVille park”.
    Just want to know which area got bangalow with 468k in mainland. :)

    Agreed. Now most of the people migrate to mainland that’s why the price keep rising. Once the mainland property price almost close the gap to Island property price, then people might consider to shift back to island. This is the trend as observed by those specialist.

    Most of the people believe that Island property is a legend. The price will never get drop. That’s why more & more graveyard being demolished. It’s a painful thing and feel un-respect to those ancient. Some more always got a group of idiot go and support, that’s why expected more graveyard land will be demolished in the future.

    A lot of Penang folks considering mainland due to price but have to sacrifice in terms of jam & travel time. Those already moved, please inform if worth it. Some of my friends advice against it as jam is horrible during peak hours and most come to work early 7am or leave earlier else or much much later as will take >1hr to reach home :(

    The cons here for me besides the jam are whether you’re ok with family friends noting you’re staying near main juru sewerage when they visit and also possibility of flood. Without that I would’ve bought it straight off.

    I relook at the materials given and built up again. This is really very comfortable size for small family. The only complaint is the small bathrooms and also the sudden drop of floor height into the kitchen. The two “wooden” stick holding the roof complaint by people are actually metal as you can see on those being built halfway. I also noticed the windows given may be tinted as looks dark. So far, I really think everything is fairly priced :)

    As long as the neighbourhood stays decent this will be a good investment if you can hold if don’t plan to move in immediately. I noted a lot of G&G that comes out which is quite expensive but snapped up fast? So, security is really a concern for folks nowadays but con is you have to pay hundreds maintenance monthly.

    Sry, i overlooked this. I think it won’t be a problem as long as the toilet door not directly facing the main door. If not, all the good “Qi” flowing into your house will directly goes into the toilet, haha.

    One way to reduce the travelling time especially along the Penang bridge,
    please keep to the left even if you’re travelling at a speed of 80 kph. Do
    not keep driving on the right side even the speed limit is 80 kph. It
    doesn’t qualify you to stay put in that lane.

    We have many drivers on the road driving too slow so don’t block the way
    just like driving in Penang Road as if you are alone on the road or your
    road tax is more expensive that permit to drive blocking others overtaking.

    The land behind lower is definitely a bad news for me. =( How you manage to go in there and see the land height? So, have you decide which unit?

    I really don’t know anything about the surau, gerai and carpark. It that a good or bad news? All i know is the kopitiam beside carrefour serves good economy rice.

    For surau, gerai and car park you can check it on phase #2 layout. I think is bad news.
    My unit still not yet decide due to direction of the house.
    If I’m not mistake, the floor from sea level is 9 ft.

    Mosque is not my concern. When i sleep, i don’t hear anything.. lol. It might be a concern for some ppl.
    Just signed my S&P yesterday, i went to the site too. I think the progress very fast. Those houses behind are with roof already. They start working on the road near the townhouse too.

    HSBC -2.45, 5 years locking, 3% penalty
    Public Bank -2.5 1st year, -2.45 2nd & 3rd year, -2.4 onwards, 3 years locking 2% penalty
    CIMB -2.4, 3 years locking, 2% penalty
    UOB -2.4, 2 years locking, 2% penalty
    I would say go for HSBC for own stay and Public Bank or UOB for investment.

    @BD, usually after the lock-in period, you can refinance or appeal for lower rate if drop.

    @ling, good to hear progress moving well. If you move there, have you figure out how to handle the traffic jam which is one of my biggest concern? Did you test peak hours time?

    How bad is the jam? Totally can’t move? I think shouldn’t be that bad after you manage to turn into Carrefour at the Pelita junction there. It will be a problem if you’re a new driver. =) Anyway, this project is at outer part of BM already if you looked at the map. If really jam, then BM permai and BM utama lagi jam right? Unless you’re considering Central Way, then i think no jam. Anyway, most importantly it doesn’t affect me coz i’m working odd hours. =p

    @ling, luckily your working hour is an odd hours. If not, the traffic there during/after office hour will sure drive you crazy if everyday need to face it :-) .
    Try feel the traffic there during/after office hour and I’m sure you will know what i mean on – “Drive you crazy if everyday need to face it”. 😉

    Traffic jam is for sure during peak hours at the main road. But not until can drive you crazy.
    Futhermore Desa titi panjang residence only need to jam half way as the entrance is about 200m before the traffic light.

    For those who can stand the jam at penang bridge during peak hours, then the jam in front of Desa titi panjang is not a big deal at all.
    Depends on your level of patience. :-)

    Not much jam problem here after office hour (can’t comment much on morning hours). I’ve gone thru PLUS Juru exit to Alma area around 5:30pm, wait for 1-2x traffic light at Bayu Mutiara junction ~5 min. In front of ex-Krico, can cut to left and straight away turn left into Bayu Villa quite easily, the worst only wait for 1x traffic light.

    I’m working in bayan lepas too. That big roundabout make me crazy too although it has traffic light with running number on it :-) … The traffic issues at Bayu Villa is you need to turn to the opposite road first if you plan to go to Penang bridge, that will be a challenge during peak office hour !!

    Although the traffic light which near KFC/Carrefour is just around 30-40m distance, but it is not easy to cut queue and turn left into KFC/Carrefour… if Bayu villa is at Carrefour site, then no problem at all….But unfournately it is at opposite road of KFC/Carrefour ..

    You can take one day off and try the peak office hour traffic there … :-)

    This is not only the jam issue, but the driving challenges that the resident there need to face on how to cut the car’s queue in order to turn to the opposite road by either yellow box(going to place by Bayu villa’s developer) or by traffic light near KFC/Carrefour.
    FYI, the timing of the traffic light near KFC/Carrefour for left turn into Carrefour very short only, i think few seconds(i believe less than 1mins) only then it will turn red color liao.

    Then i think it will be testing my patience issue instead of jam issue. It’s the lane changing challenge that ppl need to take when going towards Autocity. Early early morning need to boil my head already, -_-” Anyway, if i wait for the traffic light at Dell area become red, then i will have chance to move to right lane or turn right when there is the yellow box? Anybody can confirm the yellow box in future?

    Most of the time, the yellow boxes will not working especially when heavy traffic, all ppl rushing for time and will not patient + gentlement enough to let you go first. some drivers just ignore the existing of yellow boxes. :-(

    The travel time is indeed a thing to consider when you working in Island and moving to mainland. Until now, i also still quite hesitate to travel in future as the place i staying now is just <5 mins from my workplace. You will need to estimate ~45 minutes for travelling time to Island for normal working days.
    Unless you plan to continue stay in Island, once you move to mainland, you have to expect the extra travel time no matter which part of mainland you staying.

    Just booked, below is my comment:

    Location: Better than DNP BM utama or BM Permai because near to main road. People complaint the entrance and exit, but i think is acceptable if you compare KL highway you need to travel ~5 min to make a U-turn but Desa Titi Panjang just need to turn in the shoplot. My worry is the flat but developer said only 60 units.

    Size/Price: 35×80 Semi-D (RM 467k) but for DNP 22×60 Terrace (RM ~408k)

    Oh, that’s the first row that almost complete already if looking at the exterior. Are you interested to know which 1 is Bumi lot although ~70% of the buyer now is chinese? =)

    I did went to the site again after heavy rain on Sunday evening. Most of the roads in Seberang Jaya is filled with water but to my surprise, the place is totally dry. Not even the motor road beside the river. If you notice, the property is actually land filled about 2 ft higher than the motor road. Anybody knows the condition in BM flood prompt area on Sunday evening?

    Yes, lot 43 beside lot 44 was bumi lot still avaible (if people able brought house here with this price should be quite ok). I think the remaining unit mostly beside bumi lot not much Choice :) and i don like the unit so far inside. Scare got many lizard or snake cos near the river @ling

    yalor.. hardly see any advertisement on roadside also. Think they have low budget on promotion? They just keep on continue building the house and even started building Phase 2 without selling finish all their Phase 1 houses.

    Do you know TPPT stands for what? To my surprise, it’s “Tabung Projek Perumahan Terbengkalai”, LOL. Actually they started about 20 years ago as a company to revive those abandoned housing project after the financial crisis. The good thing is this project will not be abandoned because if they can’t finish own project, how they going to revive other projects?

    I also wondering why they only start collect money from bank once the house completed. Not many Penang developer able to do that. Is it got support from government?

    haha.. 94 is my 2nd choice previously. I was in the middle of both choices for sometime either picking 1st row or 2nd row from river. I was in between of choosing empty land in front or more neighbours surrounding. I did recommend to eenngg too.

    Wwow, more and more people booked this Desa Titi Panjang Great :). Just my 2 cent input, this house was launch at July but they is no price increase if compare most developer. I’m think the house is worth for it and we dont need to pay extra. :)

    If think the other way, the investor will avoid this property coz the developer will not increase the price until Phase 2 launch next year. So far, i see most of the buyer are for own stay.

    It’s definitely worth it if for the size of the built up and land you get with the price you pay compare to nearby Semi D. Of course, the design is not as nice as those higher end Semi D, but i think you can do a lot with the ~100k that you save if you want to renovate later.

    Facing T-Junction for sure is a concern for feng shui especially if your main door is directly facing it. Facing TNB is no big deal but you need to make sure your main door doesn’t directly facing the corner/sharp edges of the TNB unit. The same goes to poles/trees.
    TNB is actually fire element, you should consult professional Fengshui consultant to see if the fire element beneficial to you.
    Which unit are you looking at now?

    I see. You still can opt for South and East direction ma..
    It has no meaning if the direction is your favorite direction but the external forms doesn’t activate it.
    Unless you’re staying alone or your family all same favorite direction, facing direction only benefits you only but if there are good external forms, it will benefit all your family members.
    You can then alternatively use your favorite direction to fine tune your furniture arrangement and your bed. =)

    Yup, i’m working in Bayan Lepas. I heard from developer that about 50% of the buyers now from Penang Island. Maybe it’s one of the projects that is nearer to the main road gua.

    Why don’t you get a unit at Bayu Mutiara since it’s nearer. Then you have more choice on your preferable direction. I guess many owners now willing to let go for you.

    Anyway, hope you can find your suitable unit at Bayu Villas. =) You might want to consider those units at last row if fengshui is your priority but don’t mind facing evening sun. Got river & open space at the front and mountain at the back. Then we can become neighbour instead of taman mate.

    The show unit without renovation on the right hand side actually comes with black fence and gate. The salesperson told me that the house completion around mid of 2012 and the OC obtained will be end of 2012. You will need to start paying your installment right after the house complete depends on which row you bought. Phase 2 will be next year and they plan to increase 10% as stated in brochure. Anyway, I think Phase 2 won’t start selling until Phase 1 sales done.

    Traffic condition is very subjective matter. Different people have different patience level. Jam little bit only, some people will tell you jam like hell. Already jam until can’t move, some people will tell you no jam. It’s better you check for yourself.
    Another better way is to ask around how long does it takes from one point to another point during peak hours. (consider normal driving skill lar)

    There is a mosque and malay cemetery just beside the tapak surau.

    Notice that most people take up the row behind town house. It only left 3/4 unit behind town house. Wondering why?

    Notice that the distance from autocity traffic light to this project is around 2km. Not 200m :) It is pretty hard to turn out the main road. Prefer that they add yeloow box or traffic light there.

    Price with this size is amazing BUT some disadvantages:

    1) Traffic congestion and Traffic to go to bridge
    2) Cemetery nearby
    3) Surrounded by rivers, fear flood.
    4) Appreciation on property not high in mainland :) (Well, i work in island. Thinking to buy this as 2nd house)

    They are targeting homebuyers instead of investors. That’s why they give better -BLR rate as they need to ensure they can earn the interest for at least 5 years. If you plan to buy it for investment, i suggest you go for other bank such as UOB with just 2 years locking.

    The title transfer is after the house completed. Any idea when is the completion? I see the progress going very fast ooo..

    i take back khairil & Co.
    at first they quote me around 8k due to my loan amount.
    then i say my own lawyer just quote me 5.4k.
    then direct khairil & Co. counter offer say 5.4k ..then i mah say ok lo..
    bank i take UOB as i prefer their flexi loan package…..
    their flexi loan package current account interest rate is same as house interest rate
    assume ur house is 500k then in flexi current also 500k,
    then basically u just paying 500k/40year / 12 month =RM1042
    then i love their package is the loan tenure remain 40 year even u have 100k or 200k or 300k in the flexi current account.
    the only main thing is the loan amount monthly payment will different compare to 100k and 200k
