    Hi, i just back from there. My family also like their concept. I quite like their design and i feel it is more trendy. I heard their sales personnel said that the strata title is different with apartment and the outlook of the house design cannot be change or re-construction. Their linear park impressed me, especially the slideshow they showed us about the linear park landscape. I think i will reserve a terrace lot at there.. Now considering which row to take, 1st row is near the main entrance 20×85 (368k) or 20×72.5 (358k).. Any idea?

    If working in Kulim is good. But I think will face some traffic issue if going to island in the morning. It should take at least 1 hr to reach FTZ in the morning.

    Pearl Villa is further. But from there you can use Bukit Tambun exit. For TR, you may need to use the federal road via Bukit minyak to use juru exit.

    I have not try those routes before, sorry that I don’t have good comparison about the traffics.

    Ya, my concern too. Pearl Villas, I can directly use the Bkt Tambun exit to bridge toll; whereas BM area will need to use the federal road. I will go to the site and check out the route from there to Penang island.

    I had been to the sales office last weekend, love the concept and layout too…

    Anyone know about the background of the developer? As this is the 1st project by GTM land. Heard from the sales that the big boss have strong financial background that’s why they are able to get UOB bank to support them as bank panel…

    Any comment?

    zero lot is the some sort like semi-d, but it is calling as zero lot by this developer. it is still a different in the built design vs semi-d. the show units will complete in early sept i heard. and u oso can go to their sales office.

    Zero lot semi D means you don’t share ur house’s wall with your neighbour – one side of ur house is ur garden, the other side is your neighbour’s garden.

    concept of zero-lot is a combination of bungalow and semi-d. you’ll get a bungalow, just that one wall is without opening. why zero-lot? cos the “bungalow” is with ZERO setback from one neighbouring boundary but there will still be a minute space from the boundary/lot itself. your neighbours can enjoy privacy provided by your wall but they cant touch your wall. this is the first project in penang to obtain zero-lot concept and many others are following…

    I like thier concept and quited tempted to own a unit there. One thing holding me back is that this is their first project and not sure whether they will execute this project according to the plan. The SA mentioned that they will engage architect/landscaper (?) from G-Hotel for consultataion on the project, does anyone know whether this is true and know the name of this firm?

    Hi Josh, The landscape architect/ consultant which is LandArt Design Sdn Bhd. There is a signboard in front of their site published all the list of their consultant firms. Their site progress is moving fast now. Now they are opening registration for phase II(b). Yes, conceptual development is rare in surrounding area in BM.

    Finally, got chance to visit their sales office recently. Everything was OK, SA was very professional, very impressive. So kind to also bring me to site, view from top was superb, saw workers trying hard to finish show village on time, in time for grand opening 17th Dec (still skeptical though). Then inquired about specs, and was told that car porch only cement rendered nia, I’m like, urhh…for a house > 0.5 mil, car porch cement rendered? Hard to accept. I mean SA keep on saying GTM wanted to be different and be the best, branding etc , but why give cement rendered car porch? no doubt they have done an excellent job till 99%, but this remaining last 1 % is really putting me off….. some more SA says BM housing project is all like that mah, car porch cement rendered only, OK, but I thought GTM wanted to differentiate their product from others?

    Interior specs are all ok, I would even say above average. That’s y can’t really understand why give cement car porch only? It’s totally againts their strategy for a differentriated product. And they claim that house in “move in” condition, mana er, you need to engage and coordinate with contrator to do up the car porch, just imagine the mess (mixing cement, delivery of tiles, contrators in//out etc) it will create for the whole G&G area. Why oh why they do this?

    I almost bought a zero lot, until was told that car porch cement rendered nia, I now need to rethink.
    SA told me all houses car porch are cement rendered, I’m surprised why purchasers did not give feedback to GTM, btw, did you not check the spec?
    Some may say this is petty issue, but I think this shows how committed GTM wanted to be the best, they have gone extra miles to try to create values for this project/purchasers, they should walk the talk, but why leave some chiu boi, this I can’t understand.

    Thanks for the info. Cement imprint is fine, I can accept, but was very sure SA told me at sale office it was cement rendered. I even asked why not cement imprint, they said cement imprint not good caused if spoilt, cannot be replaced. I will calrify with them again.

    Actually, bm is the good place to stay, a lot of population there and quite a potential for development, however, there was few problem need to be solve here,firstly, need good and wider road for better connectivity with other places, express way is the best. Secondly, always heard some place got flood may be drainage system not good enough. Thirdly, railway track is everywhere for excess to the prime area. All this make the bm like far away from butterworth, island, north south highway and so on!
    Ok, one thing I have to said here people there are rich!

    Usually this type of landed house project are far away from the city, cause need a lot of land for guard and gate concept.
    I can’t really imagine the price, if this project are located at place very near to the city central.

    I’ve viewed the show village,nice concept and environment. About the quality finishing also the best among developer in Penang. The real gated and guarded that cabling is in underground with 3phases electric supply. The developer keep their promises on the green linear park, they already build part of it. I can feel the overall environment after complete. Out of my expectation, this kind of housing project will appear in penang mainland. Double thumbs up for it. This is the best show village i ever seen. Developer please keep the good work up !

It is 1.5 storey, selling price is RM260k for upper unit & RM300k for lower unit.     that’s impossible to buy new double storey house for around RM300k in mainland, u can check it out latest 2 storey terrace house at Carnation Villa, GnG with facilities in Bukit Minyak, the cheapest unit is RM409k.

    Agreed with u KZK. Been to Hillpark sales gallery, their houses are really big compared to others of similar type.. even though pricing are ard the same. Development on hill land n better location with private club house even though mthly maintenance fee is a bit more expensive .. Really luxurious and most exclusive I ever seen so far in Pg..

    I went to the zero lot show unit yesterday. just want to comment that:
    – when you enter from the main enterance of the house you can “see” the toilet. (bad design).
    – staircase to the first floor is a bit “dark” .
    Anybody notice? pls share.

    This advertiser is either looking for big water fish or just simply tag a high price to give false impression of market price so that other sellers will also tag at higher price later. Our mentality is like: “Wah, other people already asking for 650k, then I must follow or at least sell at 600k later”, though it’s not a real transaction price. This mudah ad is like one stone kills two birds, haha!

    i am one of the purchaser of TR, sales person had called me after my SPA signing and i decide to choose the option 1 of upgrading package, sale person there told me for the tiles they provided in original unit are only 16in , the original tiles are quite okay but if compare to 2 feet tile, 2 feet tiles look more presentable and i have compare the price(if want to upgrade myself in future), the price from outside retail will be slightly expensive, plus they get the material from white horse.

    This questions can’t to be answer, this is depent the location, material for the building, contruction quality…….(gated house will more expensive 100k)
    For me, I feel the tr is not bad.

    tr was under the alma area, but superlink cost u 400k too expensive oledi cos lasy year early costing 250k around only. imagine u have to pay more 150k plus bank loan interest 20 years oledi pay more 200k.

    I think you must be typing error? 250K for super link in tr last time? I know soft launch for super link is 315 and in between few week already up to 358 someting.

    For ‘Alma’, ppl bought at lowest price with nothing to see on showroom. When u see something in showroom with finished build then price confirm will increase.

    400K for Superlink house is expensive but if the G&G concept doing well in future, your 400K is worth to stay!

    actualy i went to their project in d early stage. tat time their terrace stil selling 300+k only. but at last decide nt to buy as location not nice and far away from city.(my opinion). not so convenience and too deep inside. but after their project almost complete, i can see d house design realy nice and concept is good. but stil, i nt prefer thr as location is d main reason to determine the house value !

    the information was heard from bank officer when i sign a letter of offer last year…the price of 250k was offer to early bird purchaser at Jan 2011 b4 the project lauching. Believe or nop up to u.

    Bm and alma still got plenty of land and now g&g concept is everywhere, price increase will be just a developer tactic, even buy for own stay will also variety of choice around alma, for population growth and people migrate from other place will take sometime, so for short Term investment it will be not so attractive, long term still can la but why don’t choice those near to island, at least the so call overflow will be faster!

    Unless you buy the house without G&G then it might get 300++ .

    How much the price you bought?
    UOB is TR panel bank, you may choose UOB or alternate way you can find Public Bank. I had checked with Public Bank, the project TR is included.
    I bought at second row which facing East. Welcome to Tropicale Residency.

    myself bought not from early bird and launch. I bought the unit this March 2012. So the price is up to max already. For the promotion only awyer fee for S&P and stamp duty waive.
    The 10% amount u need to talk to TR, I’m not sure on it.

    This is the max price for 408 for this type. With 20″ backyard you can do a lot of things. Previously I also want to choose this type but after think, I seldom use it, finnaly choose the normal one with garden backyard. This type also cost 398+

    it is depend you like the concept for G&G, if you like it then 408K can bring your family & children have a nice & safety place to stay. You also can choose cheaper 300K ++ with Taman or somewhere far from city. Is your choice.

    Market now for 400K DST is a bit expensive! But price was increase in Alma. if you can predict future will have property buble then u don’t buy now else if u not grap then price will slowly increase … :-)

    Read newspaper from Guan Hwa, AEON Land which opposite Tesco, the Jusco will finished build on year 2015. If this is true. I believe Alma housing price will increase.

    The project commitments of GTM is unbelievable. They keep upgrading the property quality and club house facilities without even notice the purchasers. Just checkup the brick-wall building to separate the residents from its neighborhood, the quality is far exceeded my expectation. Very committed and trustworthy developer as compared to others. Luckily i made a right decision by giving up OV few months ago.

    Just went back from the site. There hv 2 3G new project at 1 low cost project. The current project was 100% sold off for phase 1 & 2. Now the final phase just leave limited lots. Buyer know what there want and understand the quality of GTM. I believe the future 2 new projects will be success too. Welldone! For those who bought TR, let group a community here n have a meet someday..:)

    Public club house operators will sustain and provide more comprehensive facilities in order to attract more memberships from public. From a business point of view, if there is no money to be made r u going to keep upgrading the facilities in the private club house only for residents? I will say most of the so-called ‘exclusive’ club house is not sustainable!

    This is base on what you need.
    For TR, you have choice not to use the Club House, then you month maintenance will be reduce a lot. As now only RM60+. This is good for those busy working or have no time to use the club house.

    As a purchase TR buyer here, we all believe TR Club House will be doing better!

    Last time I was at Hillpark’s sales office asking about their exclusive clubhouse facilities and wonder if I can enjoy any drinks or coffees there. The sales person said u can enjoy whatever u want in the clubhouse but please bring your drinks and foods yourself! What a joke!!
    I don’t know why some of them r so proud of their little tiny ‘exclusive’ clubhouse.

    i am purchaser of HP, and also own a business in BM. i just like the concept of HP and mind to share any facilities with outsider although it was little tiny “exlusive”. i just wonder y if got public club inside the residences, y have to pay guarded fee cos ur taman was open to public. (especially) weeding dinner thousand people held at the ball room, parking and traffic will be problem to ur taman if ur house also closer to club.

    The disadvantage of Tropicale is that the low cost flat is build just across the main entrance. If the low cost flat is occupied by foreign workers, just imagine what a nuisance it will cause. The foreign workers might “lepak” in front of the low cost flat, which is very close to the main entrance of TR. Some more there are “non-guarded” 2-storey terrace in the same area as the guard house. Hmm…

    HP’s outlook totally can’t beat TR. We went to HP site last week, saw the showroom from far already can’t accept and patah balik directly without enter into the showroom.
    But in TR, u will never wait to enter their entrance. And also the planting, really super NICE ^^

    Hi, i think u had mis-un, from DAY 1 we went, we already clearly informed by them that maintenance and club house fee is separated. For those uncle aunty who do not wan to join the club house then no need to pay. And TR buyers were FREE membership.
    Maybe there’s some mis-com breakdown in between??

    Rm165 maintenance fee for TR 3-storey bungalow and residents must pay extra Rm50 if they decide to use the facilities of club house. So total fee per month to pay for TR 3-storey bungalow is Rm215 whereas at least Rm500 for Hillpark.

    Me, too. Saw my unit’s frame done on last 2 week’s visit ^^
    Not sure what is the progress now. And i saw the linear park – the center for us to jog in good progress ^^
    Really love the enviroment… I am the buyer for link house only. there r few thing i do not like, it’s the pillar beside the staircase >..<
    The rest i am quite satisfied… Can't wait to renovation (seems to early huh, haha).. I am doing design on my own, hopefully the output will be great =)
