Today went to the site. There was a bad design over the main entrance. I talked to the security guard there, the layout of the main entrance in Suria Vista Apartment will cause future traffic issue and dangerous as well to the residents. The bad design of the main entrance mainly due to The Developer want gain more $$ (Selling more their Car Park) and scarify all residents . Next week i will go to the office get the key, i will complain regarding this…..

I don’t really know the actual tile size, but I heard it was 16 inches (heard from those fellow in showroom)..got my key last Saturday..overall Ok, but main entrance was really poor designed..narrow and almost no gap for in and out gate..I have written down in the complaint form and hope management will do something..

I found kitchen location is a big problem…Reno contractor used Room3 as kitchen while living space as room 3. Living moved to backward n in central,too dark so where is dinner table?
No dining table can be place if use the reno contractor’s design. Better don follow them.

I called Jiran Cergas, they say waiting for government approval (Unknown Estimation), when to Komtar level 20, they say the developer did not submit the application form for OC approval together with the report. Contacted the legal firm, they say i dont know the status… Looks like everyone is pointing fingers to each other… !@#$%^&*

I felt cheated by forcing to pay the maintenance fees for 3 months in advance in order to get our house’ keys.

now we have 2 issues over here, first OC yet to obtained, second is the bad design of the main entrance. Last Saturday i called up Jiran Cergas, one Chinese Lady told me they have submitted all the necessary things to Gov to obtain the OC. But i personally felt that they are irresponsible to this case, every call make to them , they claimed waiting for Gov Approval, when i asked why so long, what is the issue from Gov still not yet approval and any reason of delaying, This lady is not able to answer me. Which means, they do not care this case or even don want to bother.
Any others way we can do??

Yup, agreed the contractor are charging way too high compare to my contractor. Almost 40 to 45% higher.

I did check with the management office, according to them we’re able to use outside contractor with few condition as stated :
1. We need to buy the semen & sand from their contractor.
2. Need to make deposit of RM2k which is refundable after 1mth of completion.
3. All those debris need to dispose by our own contractor.

If there’s evidence, kindly post the pic for comparison, then at least more people will have wiser choice. If the contractor is overquote us, we can start using yours, our start finding our own. On visit to the unit I noticed a group of foreigners staying at several units from level 7 to 20. Can recognize them thru orange hanging curtain.Unpleasant sight of the Indo&Bangla wandering on the level n make noise. Concerned units will end up as Majestic Heights to lower the property value.

I dont see them bangla and indos disgusting people but their presence can become a pushing factor to the downward property price. If their amount growing big it will turn the asset into cheap storage that no boby willing to pay the price we desire to make for.Take Majestic Heights as an example, the initial price around RM70-80K in 1996 but now already in year 2012 the price fall to lower price of less than 60K.All due to the exist. The worst is dat MH just next to SV!Not only this enough,it will also affect monthly/short-term rental if we rent the unit out to non-that-group.I just found out the one using this blog named Khoo asking the owners to rent units to that group to make big buck thru factory transaction .

Suria Vista is not fully named as LMC.Only from level 5 to partly 12 is LMC,given to ex-the land occupants but for the rest up to level 20 is medium cost apartment.Those facing Kek Lok Si/Gunung Jerai additional price range 5-10K,even more with compound (unit16).Heard latest meeting confirmed that those renting out to foreigner tenants will have to pay monthly maintenance fee of RM1K.It’s for SV townhouse but apt I not sure how much.

Many people told me that this place is not good because of foreign people and the house layout design.
From that moment I was thinking about let it go.
Also from the last moment I said to myself, why I should hear what other people said.
If I like it then I buy it.
Why should I hear others said about how bad it is.
Then later on I got 1 unit for myself at the price of RM124,000.
Now the price has hike up to RM270,000.
Guess what, I have earn an income for this.
And for those who told me not to buy, Guess who is not making money and who is making money.
Remember do not hear what other people said. Make your own decision. Otherwise you will end up get nothing.
