I m an owner at Villa Primero for DS Semi D, when i bought the initial launching price was RM 638k. Recently i change my housing loan n bank revalue my unit . They brought in their valuer n they gv a new value of RM900k for my unit. So no joke…pls consult yr bank to know d actual current value. N not by speculators that is purposely bring down the price of Villa Primero either DS Semid or DST. If certain of u can”t afford to buy this project ,than consider other areas but don’t make us feel unconformatble with yr negative remarks. We waited nearly 3 years for pur dream home n it is finally getting CF soon. N for yr info i chosen this area becos Sbrg Jaya is the best location within 10minutes reach either from Pg,BW,BM,Kulim,SP n Bertam. Also school,market, shopping malls, Sunway n everything we need at a housing area is within reach. N most of all when we bought the price is acceptable but current price is not within our control. U want u buy.u dont want dont buy.

Thanks. Much as I like VP to have a FB group, I am sorry to say I am not a computer/FB savvy to take the lead. However, when we take vacant possession of our houses, I don’t mind sharing with you all real owners, the names and contact numbers of persons who would provide the best quotations regarding renovation works. Then we can compare prices and save on renovation costs.

Yes, the so called “Panel contractor” just like in Tree Residency. In TR’s case, I wouldn’t call them gangster contractor because they appeared to be businessmen like and didn’t force anything on house owners, owners are free to engage whoever they want to do the renovations for them. In fact, the owner of the very first house they renovated allowed them to use it as show house in return for a hefty discount on renovation costs. I visited the show house with my sister and found the workmanship to be okay and the quoted cost quite acceptable. Back to VP, I am not sure whether ours is gangster contractor or not but rest assured that no one is above the law. We are free to do the renovations our ways.
My Wife and i also went to the ds corner showhouse and See. But their charges is very expensive for ID alone without renovation cost included yet. Prefer to get outside ID or contractor. Signature Kitchen, Perfekta Kitchen , Giovanni Kitchen n Wardrobe or others.

At the rate Penang house prices are going, don’t be too surprised at the quoted price mentioned. Right now, there are very few new launches in landed property on Penang island. The asking price for the basic 22×70 new DST has crossed 1M mark, for semi D at least 1.5M. while some high end bungalows are touching 3 to 5M. Following the trend, Butterworth side wouldn’t be any worse off. House prices in the main land are fast catching up, if you have the money and intention to buy a house, act now and don’t expect the Subprime Crisis of the US to happen here, it’s different scenario all together.

heard the sale person said is located at in front further of “lok yun restaurant”, besides the newly built bungalow. I also not very sure the exact location, but will find out this sun. although is far a bit, but at least is larger 22 x 79 compare to VP 20 x 70 with cheaper around RM 100k
If not mistaken… this project is already 3 months ago they promote at Sunway Carnival mall. During that time only left less than 5 units. This project is low density project. If not mistaken only 4 row of houses they build…

This is not a surprise…. now developer have more say compare to purchaser since all unit been sold. They choose not listen to you. I hope people investing in 2nd phase will not be greedy and take wise action. Must teach the developer some lesson.

Hi VP owners, one thing funny i notice is the way they numbered the houses. The first row from guard house entrace have even number starting from 2, 2A, 6,8…so on. The 2nd row also starting with 2, 2A,6,8…so on. 3rd row starting with 1,3,5,7…so on. Isn’t it look weird?? By right 2nd row should start with 1,3,5,7… & 3rd row which is the same facing with 1st row should have number with 2,2A,6,8..so on right? Any comment here? Is the developer favouring certain parties??

Any suggestion how to bringup this matter to the developers? Hi GS I engaged Giovanni as my Id n contractor . U can visit their showroom opposite Taman Siakap Mosque. Their office number is 04-386689. The reason I looked for them is becos their price is ok la n most important is their office is nearby and if anything goes wrong I can go n find them without feeling scared that the Id or contractor will run away if there is any defects later on. N as I knew Primero Heights n New Bungalow show unit Id also done by them

Hi VP Owners, are all already collected your keys? I haven’t collect mine as the bank not yet release the last payment. I called the office on 25th and they said wait untill bank release the loan. Funny thing is yesterday I collect a register letter and found out it is from Wijaya Bandar dated 15 Jan asking me to collect key 2 weeks within the date of letter which is by 29 Jan. Today I called the office but it is closed and will open back on 5th Feb.
Agree with GS, the maintenance fee+sinking fund is quite high. Notice the they start to collect from 15 Jan onwards. It is not fair as I not yet receive the key and also I notice the club house is not ready yet. They should make sure all the facilities is ready before collecting maintenance fee.
As far I recall, the developer did mentioned b4 during sales session 1st year no maintance fee. Beside, most developer offer no fees collect during 1st n 2nd year’s.
Let ask the company for more details. Who collecting the money n where they keep the money safe for the VP residents.
This is our responsible to find out how the money use too n how the save it.

I suggest those already collected the key to voice out to the developer if the facilities is not ready yet… The owners have all the rights to ask developer. By the way, is the management office already started and running there? Coz there is also salary for management executive (monthly = RM2600) effective from 15 jan as mentioned in the letter. I just hope we the owners don’t end up pay for something that not in the place yet.

If you asked Management team, sure they not allow you to do it. Try to do without their permission. I saw many other G&G scheme also do renovation here & there.
Strata title is not allowed to alter the outlook structure of the house.Before proceed any renovation. Please visit Palm Villas(Raja Uda) which it remain the original outlook until now with the increase of the market value to RM 900k . Also pay a visit to D’Link(Raja Uda) which renovate as what they like.Compare both G&G area see which environment/outlook you like.@POLICE

Dear all,
I got a quote from a contractor making window grills. Full house grills (White color horizontal strips) for each window except the window at ground floor bedroom which fast kitchen. Then c/w stainless steel bar support for all the balcony glass support. RM5000 quoted. Consider good deal? Standard metal grill.
Steve, is that required to add in grill for G&G community? since im not installing now may consider after move in….

no plan to put the grills, it will looks like jail later, not nice.

guys, Metro Jelata developer giving hard time for defect repairing work…and worse was water licking from Master bedroom bathroom to living hall… as of today management still didn’t provide all necessary item which they promise to give once have PBA and TNB done. This worse developer i have deal with….meaning less to have G&G without proper management.
semi-d unit wasted a lot of floor space. somemore no longkang the at the side of the house. i wonder why????

Hi govi, what is the items they promise to give? What is the feedback from the developer regarding water leaking issue? If they did not response well we have rights to bring them to the tribunal. U can consult your lawyer about this. The lawyers need to protect us since we pay them huge amount during S&P sign.
Guys, have u go thru the maintenance fees detail of the charges? Are you people happy with what been quoted in the letter? I’m quite unhappy with the charges. What can be done? Since this is 1st project for Wijaya Bandar I think they not really professional enough and just simply quoting a price for each items.
Hi, do I need to photocopy every page of SnP for PBA application?

No need. Just front 2-3 pages that stated SnP and the stamping and back few pages, the Schedule 6 that has the particulars and the signatures page.

Dear All,
alteration/ renovation of exterier in not under control of MPSP when comes GnG projects. it is solely responsible of JMB or the developer before the strata title is out. due to developers poor rain water management design and exposed balconies, definelty some extention or modification is required. So please get the developer sign for it.

Hi owners, did you all receive the Quit rent assesment letter from MPSP. It stated the amount we should pay. And they also want us to feedback if we are not happy with the amount. Any idea on this? Is it need to feedback individualy? Thinking get all owner to voice out.

If you buy landed strata title unit with available space for minor upgrading, it should be allowable. landed starata title unit are for better security and safey. provided your renovation dont harm neighbouring people and public property. but in high rise buidling it is a different storey all together as public property and safety are very much into risk of damage and accident prune to happen.
please understand the functions 1st. forms come after that only.

As I remember for my current house, we group together to appeal and attend their briefing at MPSP building, then we got discount.
Should be easy to appeal by group.

the last date to submit letter is on 21 March. We have to act fast on this.

Refer your letter for the user name and password to login. Hope this help everyone. More voice is better and the number of complain will speak.

The rate is RM373.80 per year. They sent the letter to my current house. Not to Villa Primero.

Glad that we have a fb page now, thanks WC. The developer really lousy for project at this price.
We shall meet when they charge us the next maintenance fees. The itemisation they claimed during key collection was a joke to me. Asked the gal – why there’s air cond while club house not ready, she said that’s for guard house. In fact there’s just fan! The gal is so annoying!
I proposed that all of us boycott and don’t pay the maintenance money until the developer meet and discuss with us.
I agreed with it, we don’t go and collect the keys n pay the maintenance fees until they reduced the fees, upgrade the garden with trees and plants and flowers. Add extra scanner at guard house. Also change the security guards which is not up to standard , no discipline and management too.
Mr Tan 012-5523801 Is the man in charge of this Villa Primero . Call him and complain regarding maintenance fees, club facilities, low beams at staircase, securities , management team, landscape garden and I believe he will be helpful. I got his number from Fok. Just talked to him last night, he said I am the only one who has complain. And unless there is few residents again call and complain he will rectified all problems. Fellow residents, hope u guys can also be helping by calling the big Bos Mr Tan
They @ developer really don’t know what can or can’ t be carry out in renovation procedures at GnG . Supposed to got a hand book during CF which written down black and white what can or can’t during renovation process. They said awning front and back also can’t change. Even gate too. But their quality is so bad and so much defects .

I did complained to Mr Tan regarding the maintenance charges even though d club facilities is not ready. Than they also charged us for the cleaning service, gardening and etc where else for the month of January and February hardly noticed any one there working, except recently. Also the ugliest landscape garden with cow grass , less lightings and streets and everywhere. Really pissed off with them for not giving any guidelines on what can or can’t be carried out during renovation . They themselves don’t even know anything about rules and regulations got GnG project . Shall all of us meet up on this Saturday at clubhouse and discuss . Make it 6pm.
