    I went to the site last Sunday! I not quite like the location! Too close to masjid. Also near to low cost flat. However I found one existing taman nearby. The name is taman janggus jaya phase 2! Very strategic and very good surrounding. I would like to get one old unit of it. Much better than villa primero that with strata title, no feedom to do renovation.

    what u mean by too close to masjid??? I think it around 500m away from masjid. Since u enter thru masjid that’s why u feel it is near. Once the project complete there will be different etrance. Are you sure there is low cost flat there??? As far as i know, i did not see any flat at the area!

    @GS I believe there are 2 entrances. One at taman naluri that close to masjid. The other one is close to low cost flat in taman janggus jaya, you can see man cafe at junction to permatang pauh road.

    argue. Better still if there are 3 to 4 units up for sale and people are
    ready to snap up with this pricing, just to prove me wrong. By the the way

    even at butterworth chain ferry area which is very near to penang sentral….latest transacted for DST intermediate subsale is less than 500K….most of the bank give value less than 500K

    i’m guest that u are talking about limbungan heights rite? that’s probably true in this case. Just look the surroundings with petrol station infront, behind got chemical processing plant, no landscaping etc etc. But for Villa Primero is different case. The enviroment is really fantatstic and the house design and workmanship is really superb.

    Are you from Penang ? Behind is ice producing plant. Don’t compare the
    location of “Villa Primero”, there is no way to compare. Villa Primero is
    near to Permatang Pauh is infested by malay community. The area
    in and around is full of thick vegetation and some farming. The surrounding
    is such an ugly sight.

    If you like that area please go ahead. But if you want to compare the
    location of Villa Primero to Limbungan Indah please ask around those
    living in B’worth. Ask them which is more preferable between these
    2 areas ? You can even ask them the price between these 2 areas.

    Are you sure that Limbungan Indah is surrounded by factory ?
    If you prefer to call “greenery environment” is up to you because
    “Villa Primero” is surrounded with thick vegetation and some farming.

    Very disappointed with your point of view.
    You should do more research to expand your view, please don’t confuse the public.
    I’m a butterworth resident (from raja uda), and below is my point.

    1) Villa Primero is located in “Seberang Jaya” which can consider mixed-race area, not only malay community. Please don’t confuse the public.
    2) Do you know that most of the land here (your so called “vegetable and farm area”) has already been owned by the big land developer? Several construction project is on the queue. As far as i know, 3condo, 1apartment, banglo, and several housing project already kick off.
    Time will proof you wrong in 5years.

    3) Villa primero is in a stategic location (5mins driving distance to Sunway carnival, Jusco, carefour, Tesco, Pacific mall and in future one more biggest Mall in north). Read the link.

    You don’t have to believe, the price for property in Limbungan Indah and
    Harbour Place speak “LOUDER” than you shout !!! For the well informed,
    Raja Uda is infested with gangsters, just like Perak Road in Pg.

    “Time will proof you wrong in 5years”. By that time those property in
    “Seberang Jaya” appreciate 10% in value, other will hike 50%.

    P/S: Please buy property in “Seberang Jaya” as you please. Forget what I
    have just said, you might be right BUT I am not wrong.

    For those not interested and not effort this property , please don’t further confuse the potential buyers and the owner . I went to the site today , I am very sure it is going to be beautiful neighbourhood . For those still have doubt , please take a ride to the site . I am sad i am going to miss the farms view with 8′ wall along the perimeter of this property . As you step into this property I can feel the luxuries feeling .Is there any property within Butterworth or Seberang Prai comes with Clubhouse and Swimming pool within G&G facilities

    Now you are talking about G&G facilities. WHY do you think they need to
    attract buyers with this facilities ? We are talking about “LOCATION”.

    Don’t be so sure that those who cannot afford this property are trying to
    confuse potential buyers and the owner. There are many property owners
    that still can buy. Many are still “Green” in purchasing “Villa Primero” and
    mostly is their first property purchased.

    Thina, where are you from?? I’m sure u r not from Seberang Jaya or butterworth area. since the people there for sure know the history well. I am staying in Seberang Jaya area for 10 years and never heard any flooding at the area.

    Visited the property few days ago. almost all the unit already finish tiling works. Little bit upset. The workmanship on tiles is not so good. they did not lay properly some of the wall tiles especially in bathrooms and kitchen area. The developer should take a look seriously on this.

    Info from internal staff phase 2 will share the facility of phase 1 for this project.
    But the maintenance fee still no decrease from original price.

    For me its ok if phase 2 share the facilities provided the developer must ensure the facilities able to accomodate the larger group. In this case they must build the club house bigger and increase the gym equipment as well. As far i know they also promise to build swimming pool if the 2nd phase project is on.

    Hi houseowners, did anyone of you check the finishing of your houses? I notice poor workmanship on the tiles especially in kitchen wall and bathroom wall. Some of the tiles is not evenly place. Please check you units and feedbak to developer to take action.

    The 3 storrey terrace at Riverre Garden going for 650k. People are talking to sell DS terrace for 600k just because it is gated? Hmmm….. Even for 650k, whoever want to invest may be interested in island unless want to settle down here. Just my opinion….

    DS for RM620k is a bit too high! RM500 till RM550 still acceptable, if G&G, then it can be higher at RM550k! RM620k is already a unit of 3ST Carrisa Villas price already.

    I went to the site. Feel very disappointed with the landscape design for this G&G community.
    The developer has used the cheap grass (grass that we see at cow farm or graveyard) for the landscape design. It was very ugly and ruin the whole view.
    Why the developer don’t choose the “carpet grass”?

    Hope the developer may review their landscape design again and improve it.

    It is not about the design – it is about the quality . Did you check the Kitchen door quality ? Now I have to spend more $$ to fix that . I am very sure that things that they are going to place inside Club house goign to cheap Stuff too . After a year or later more things will break down end up , It is going to be empty place collecting dust . I am suprise some ppl still like those kinda of grass – Haha . Keep trying hard Jan

    Agree with your point. The “cow grass” has lowered down the standard for Villa Primero.
    The resident pay the monthly maintenance fee and they would expect a better and nice landscape view. Good luck to the buyer~

    Guys, be more optimistic. As far as I know, this developer always make improvement and listen the feedback. This is the first G&G project for them, for sure they will do the best to build reputation and gain customer confidence. And, they know how important the grass quality will contribute to the landscape view.

    guys… from my point of view the developer actually wanna give the best but they fail to inspect and supervise the quality of their workers work. I would say the finishing is totaly screwed up like painting, electrical switch, main gate (although nice but it wont last long since they use cheap wood), toilet bowls and sinks are not attractive, kitchen door and master bedroom’s balcony door unacceptable design, porch area with lousy imprinted flooring etc.

    I am one of the man who wanted to buy the house in this area badly due to the location easy access to highway but after visiting the almost completed houses 2 days ago, I feel so damn lucky I did not buy the house. The quality of the finishing and etc is not acceptable for me. All the best to spend more in renovation etc. I still agree it is good location but not worth to spend this much of money and I doubt if the sub sale for the DST will go as high as what is quoted earlier with so many retrenchments ongoing in job market nowadays. Expecting inflation to hit extremely soon.

    Julie do you mind share what is the real standard of landscaping for G & G? I think the landscaping is quite good already. Don’t just give comment for the sake to condemn the high subsale value.

    george agree with you the finishing is not really good. Definitely there will be some money spend on the renovation for whatever new project you buy but i guess it would be normal expenditure as compare to other new projects. You cannot expect 100% new project without any renovation involved.

    I agreed with Julie that the landscape garden ia cheap stuff. Pls get the real picture ok. We dont mind paying maintenance fees even is higher than quoted as long as the standard is something like DNP Lakeside , BM Utama or even Palm Villa. KC izit u with the developer…if yes pls tell yr bos do something with the landscape garden. Add plants n flowers. Now only gt cheap road side trees. No equipment at all for exercise or even stepping stones.

    As far as landscaping or club house facilities are concerns, Metro Jelata Group has a lot to learn especially from Ideal Property Group. You all can click your way into the Tree Residency @ One Residence’s web page to have a look of the facilities there. I have posted two comments because my sister bought a duplex unit there. The VP is issued, and the CCC/OC has also been awarded. My sister has collected the keys and I went there the other day and found the place very nice and pleasant. The security is tight and the monthly maintenance fee is RM178.00. By the way, I am a buyer of Villa Primero, now paying around 1K per month for the interest of my loan. I have visited my house a few times but couldn’t get in because it was locked. I hope the house would be ready soon for renovation works to be carried out after CNY.

    Hi George, You may be right about the quality of the finishing but I couldn’t comment on that until I examine the fittings myself. Overall, I am quite satisfied with what I saw so far. I had the privilege of being served and attended to by the boss himself when I went to the sale office two years ago and I must say that he is a humble man and I am sure he is willing to listen to feedback. If you think you are lucky for not buying the house in Villa Primero, my congratulation. If you have the money, keeping them in the bank will only hurt you more. Inflation has never stop striking us from day one. May be what you meant was recession. However, past recessions had failed to even make a dent on rising house prices, so you better act fast. There are still a few new launches that are quite attractive in Nibong Tebal and Bukit Mertajam. Good luck guy.

    yeah, i’m also interested to know the status of this project. When can get OC?? I went 1.5mths ago and all the units is already locked. landscape is a bit concern here. personally myself also not satisfy with the garden outlook. They should plant more trees & flower plant to make the enviroment cool.     near to Permatang Pauh is infested by malay community. The area
    in and around is full of thick vegetation and some farming. The surrounding

    I think price sub sales is reasonable if still below 700k for dst as gated n guarded houses is hard to find especially in BW area. Sbrg Jaya is a very strategic location. 10minutes to Pg,BM,BW,Kulim,SP, n it comes with freehold status.worth….to buy or invest.

    This forum suddenly heats up recently . I think it’s because phase one is nearing completion. Just like what happened to Tree Residency@ One residence in Penang where my sister bought a unit. They even have a Facebook group for real owners where they discuss about the problems and experiences and most importantly they now share the quotations for almost everything ranging from auto gate motor, electric appliances, interior designers’ packages, wiring charges etc. I think it’s beneficial to have such a group within a G&G community so that the developer wouldn’t take buyers for granted.

    As for the market price of Villa Primero, it should be around 500K for the intermediate unit, 600K for intermediate corner. If you are not a speculator and intend to stay there, grab one if you find the price is right. I work in Perai Industrial zone so this place suits me just fine.

    Seller/speculator can set whatever price they like, even 1million is also up to them. But at the end still rely on bank valuation if you wish to take loan.
    Fyi, the Taman Naluri beside Primero the valuation is <450K for ds. And the highest valuation can get also 450K from Henry Butcher. But are them Bank?! definitely No.
    To all smart buyers, pls check the bank valuation price before you acquire any property.

    I got the valuation from bank and HB(Henry butcher) few years ago and it was already 440k.
    I’m not sure how much the price up now, you need to check it again.

    the valuation is from valuer, i.e HB, JB, etc, not from bank. Each bank has their own panel of valuer. for example HB is a panel for maybank. bank doesn’t do valuation.

    If you think that Maybank can offer you beyond 600K valuation price for ds of this project, then go ahead. But I’m sure NOT.
    Bear in mind, HB is also a real estate agency. This is their tactics to run business … First tell you: Your property worth this much high value, so you hire me as your agent. Don’t be silly, they just want to get your property as their listing. Some of HB even offer you that they will give you free valuation.
    Haha … I’m one of victim before this. Just share my experience. Be smart! Nowadays got “macam macam” tactics of agency/speculator to run their subsale business.

    Aiyo, bank valuation is bank’s value only ma. Of course has a right to sell higher than bank value la…that is the real profit, ok. Unless owner is desperate, then just sell at bank value for quick sale…if got such case, buyer faster grab. Otherwise, dont just talk bank value to price the house, ok. Anyway, bank’s valuer always get the value based on last registered sale with the valuation dept, so it is historical price, not ‘now’ price , ok. So, stop using bank value to talk to owner. Buyer cant get enough loan because bank cannot value up to owner’s premiun….too bad lor.

    Bank valuation is the most standard thing you need to refer to if you want to get 90% loan. Owner can offer as high as what they wish, but if it is exceeding bank valuation price sorry to say that bank will only offer you 80% or 70% loan. Unless you can get cash buyer that dunno market price at all, then you are lucky that can cheat him.
    If you have such buyer that willing to buy at price that higher than bank valuation price pls kindly recommend to me, as I have a ds unit that would let go if the price is so good as what you think. Haha..

    Hi, your comments are eye opener for me but there may be some truth in it. I was born and bred in Penang island. I am staying with my in-laws in Mak Mandin since my wife and I are working in Perai. I chose Villa Primera because of its close proximity to Penang Bridge and my work place, and I have to go back to my family house in Bayan baru 3 times a week so it came as a natural choice. Moreover, I have got used to the multi racial neighbourhood in Bayan Baru so I don’t find a Malay majority area like Permatang Pauh uncomfortable. It may be a bit inconvenient to live in a Guarded and Gated property but sometime you just can’t get the best of both worlds.

    Actually seller or investor gt their right to sell as high as they wanted. Wether is RM500k 600k or even 700k. While for buyer that really interested in buying as low as u wanted,u can try and call all those sellers but I m convinced no one would sell their property invested for 3years cheap.     Investor just wanna make huge profit….nothing is wrong. While buyer got options to buy cheaper property if they cant afford. Try look for simpang ampat,juru,alma n nibong tebal.     If you want to contribute to property talk, please first understand the players involved. Buyers always want cheapest, sellers always price in the value they want. Today you are a buyer, tomorrow you may be a seller. No right or wrong. It’s free market. How can buyer say he is being ‘cheated’ as if anyone threaten him/her to buy? Then the third player is the bank. Bank always will protect bank’s own interest. That’s why they appoint their valuers. Meaning, they will ask to factor in most conservative , risk-averse price and give out the loan 90% or 80% or 70% based on the risk-averse valuation. Because it is bank’s job to ensure they minimise loss if buyer’s loan turns sour, they can easily lelong it because can start lelong low with low loan exposure . Bank’s valuation is for the bank’s interest, not seller or buyer. So, if any seller go and sell according to bank value, it is like giving discount , they are kesian case, buyer will laugh his way to the bank. I own a dst and for sure i see the premium because of the g&g and club facilities. According to REHDA, exclusively gated areas command at least 30% premium. Even if i dont sell, i will enjoy the feeling of more secure whenever i go in and out my house…..the value to me? Priceless! I will be silly to wait for a bank to tell me my house’s value. And in most cases, valuer’s only carry out desk work, never even go see the house…buyer expect seller to let these valuer’s set the price? Wait longer ….and oh yeah, with GST, prices will go up. Developers of residential properties may incur now input taxes which will then go to buyers ….

    Anyone invested or bought a unit or more at Villa Primero,congrats. I just met with the site reps, they said CF is on the way soon . N fully sold out phase 1 inclusive bumi lot. Phase 2 waiting list is more than 300 names, while unit available is less than 80 units. Just imagine how good is the response becos of gated guarded community n location too. N with security n clubhouse full facilities. Thumbs up for all Villa Primero’s owner.

    What I mentioned is Tree Residency @ One Residence Community Facebook Group. This group is mainly for real owners of TR. To join the group, you have to send a request to one of the administrators with your contact no., lot no. email address etc for them to verify before you are added. So far there are about 130 members, meaning this group has succeeded in attracting more than one third of the real owners of TR. With many still unaware of the group, it is estimated that more than half to two third of TR’s buyers are not speculators but owners who bought the properties with the intention to stay there.

    Over here, we need someone with the initiatives to start one, any taker? The benefits are obvious, my sister got the best quotations for powder coated iron grilles, Signature kitchen package, auto gate motor, plaster ceiling and wiring package, LED down lights, , electrical appliances and many other. She managed to save up to about 20 K in renovation cost. Well, the ball in our court, do we like to have FB group like TR?

    dear future residence,

    btw i am future residence of this community. and visited the site last week. to be honest the quality of landscaping and the completed units are SUCKS!!.

    1. the trees planted in the inter-locking pavers without any roof barrier. so in few months time the roots will cause the pavers loose and pop-up.
    2. the plants/trees planted are very minimum. developer should spent more on greens and hardscape features are very less. can say zero.
    3. the completed units are occupied by workers!! they urine and shit everywhere.
    3. for corner units- the RWDP are terminated in the roof level. so during rain water woud get all over the walls and in future the paints would have water marks and fungus.
    4. wall alignments are out of order.
    5. water ponding on the RC flat roof.

    the developer must do something before the house handed over. i foresee lots of complains from owners.

    I totally agreed with you, as my wife is also working in bank for mortgage loan also giving the same comment as you.
    As far as i know got a “loan shark speculator” call Al*n super active in this project because he own many dst or dsc units. He created many accounts in this blog and try to confuse people. He already well know in mainland … even you can ask developer (Mr.Fok) because he is constuctor / Interior Designer for them.
    I’m fine to stay here because is cheap when I bought that time. Might stay for a while, then only consider other place when I have budget to buy more expensive property.
    Government impose higher tax rate but still can’t stop such greedy speculators, really feel sad. And also worry ended up many units is idling due to this, like what happen to all those condo in island now.

But I don’t why certain people they just want this project @ Villa Primero to failed and price to decreased . What a fool they r when they themselves who claimed to be owner or buyer but is hoping their own property price dropped n not making returns.     Owners of Villa Primero should not be unduly worried or swayed by the negative comments posted in this forum. Wait until you get the keys and do the inspections then only you’ll know to what extent the built and fittings of your new house fares. There are bound to be someone who had missed the boat and angry with themselves for not acting fast enough to grab the opportunities in front of them. If Villa Primero is really that bad, they should count themselves lucky for not buying one and be very happy with that. Normally, happy people wouldn’t say anything bad or nasty about somethings that are of no concerns to them. Only frustrated people would try to dampen other’s spirit with the intention of pure malice. Call it sour grapes or what, you name it.

    Good to hear that. I doubt we will get the key by end of this year. The club house is only 50% ready. Still got a lot of work to do to complete it. Anyone have idea what is the facebook fan page name. I’m interested to join the discussion in facebook

    What u said true. I also wandering where is the road towards carrefour. Looks like another sweet talk by developer. I also doubt they will build swimming pool as whatmr fok mention earlier. Mr Darren is another lousy guy. When hilite any defect he took his own sweet time. If like this i can imagine their after sales servicegonna be bad

    Taman Sutera Prima 2.5 storeys isu seling at RM700k above now. My relatifnya just bought one without reno for RM680k. Taman Kelima Emas by Kar City Developer 3storeys seling at RM650k. Even at Taman Siakap corner lot ds asli wanna sell at above RM550k leasehold. Pls check website mudah,propwall,property guru n u guys might Know the current value for properties in Seberang Jaya

    Every individual have this own justification or reference when purchasing property . If someone willing to buy for 300k, 600K or even 1M it is all depends to individual . How do you gauge ? It is based on supply and demand .If you don’t want to buy at 600K , then don’t buy . Buy somewhere else where you can buy you like .I prefer to stay in Seberang Jaya then those area with flies – Visit their show house you would understand what I am saying

    no need to pay maintenance fees forever, away from mosque and away from
    malay area if you are ready to spend > 650K on a property.
