    Just got these latest juicy info :

    Total Development : 166 units

    Tower A (Gurney Drive + Tg Bungah view) : 48 storey
    Type A1 – 4,118 sq ft
    Type A2 – 2,753 sq ft
    Type A3 – 2,624 sq ft

    Tower B (Georgetown + Pulau Tikus view) : 43 storey
    Type B1 – 3,158 sq ft
    Type B2 – 3,411 sq ft

    Pricing?? Too bad it is way-way off from ordinary folks like us with cheapest unit @ RM2.7mil while the penthouse unit would be as high as over RM7mil!!

    Sales officer from SP Setia said they need 4 year to complete the construction (first of the kind in Penang!) & subject to approval from Ministry of Housing (should be obtaining real soon).

    I met these few guys during at the sales gallery where they commented that maintenance fees @ RM0-50 per sq ft is considered cheap with so many facilties (hi-fi glass badminton court, sky squash court, dance studio, gym/yoga deck, infinity pool & etc). If you do a simple math on the smallest unit, the maintenance fees could very well set you back at more than RM1.3K per month; easily can pay a LMC Apartment instalment + Proton Saga instalment!!

    Now you can simply visualize how rich people feel like!!

    it’s the same as in SKY88 in JB..800-900 per sq feet of apartment is ridiculous

    Looking at the Andaman price, I think this project is more worth buying. Andaman is selling at 1200/sf. Location wise gurney is always gurney…the name itself already tell u is expensive. The unit is not so many and the size is good for a family. And is nearer to town.the traffic at the site of gurney is not as bad as the gurney plaza end..and is near to bank , offices, market, shopping and so on…I think 1000/sf is still a good buy…of course the holding power must be there…the maintenance is 0.35/sf and below…1 St year maintenance may be waive. Comes with kitchenkitchen cabinetand appliance…kiv all rooms with Wall drobe..

    We work morning till niht where got time to enjoy the facilities…. weekend sleep late by time wake up have brunch, walk about a bit and weekend nearly over…. sigh….. pressures of modern life……

    This condo i think mostly buy by foreigner, or China ppl can get as free unit when they buy property in China. Rich ppl rather stay in bungalow than in condo, they can hired their own personal maid and driver and have own facilities which no need to be share. 2.8 millions for lower rich people they rather stay in 3 storey house or Semi-D. This condo aim for those rich people having 2nd wife or 3rd wife and artist or expat only. :)

    Of course we don’t buy because it comes with fitting…i am just comparing with andaman. For the fascilities, of course , nobody expect u to use it everyday…u don’t spend every day in the club u join, right? With the top notch fascilities that V residence can provide…these are just a plus point… But to be able to stay in this place…u can feel the class and the different life style…of course all this come with a price…no free lunch in this world..hahaha..

    Condo is like smart phone…when we buy, we buy the one with latest features. Because once it has built, extra new features are difficult to add into. For ur info, the block A is about 60% sold. 45% is local buyer, 15% is foreign. I am disagree that rich people only want to stay in bungalow. A lot of rich people now find it is more convenient to live in condo as they no need to have headache with the maintenance…at the the same time can enjoy the top notch facilities and security….society improve…people change…thinking also change….

    Condo always more secure compare to landed. How many times you heard got burglary happened in condo and the owner/family member got killed compare to landed unit?

    Am interested 2 get 1 unt 4 myself. Smallest 2624 facing seaview. Called SA but said all A3 *type sold off already. Block B x open for booking yet.

    Any comments on this purchase? Its for own stay taking 50% loan. Working in gleaneagles.

    Setia V Residence type A3 2624sf only left with 6 units.

    A friend of my just bought a unit this week which is above 40th floor. I have been following him to check out some developments and finally he choose V Residences simply because of the location.

    I know it is a good location, but to me, seem like it is better for richman weekend house, not suitable for normal people which need to commute in/out daily. The traffic there is really bad…now without Paragon fully open, I already experienced been locked inside Gurney Plaza parking lot for 1 hrs during weekend night (because the Gurney drive and Jalan Kelawei are too jam).

    Imagine you got timetable to follow, at this A period, should not go out, because it jam outside. At this B period, should go back yet, because the road still packed with tourist and outsiders.

    If I am rich, I can buy as one of my weekend house collections. But if you ask me to stay there every day, I prefer not.

    In Penang, I cannot think of a location which is not jam.

    Fettes Park? Bayan Baru? Greenlane? Jelutong? Air itam? Sungai Ara? Sungai Nibong? Gelugor?

    I think is basically is the convenience of Gurney Drive.

    You can get food within walking distance.

    You can even walk to both Gurney Plaza and Gurney Paragon to dine, for movies and shopping.

    You got schools kindergarten, primary and secondary schools and even colleges near by within 3-5km.

    Not mentioning health care facilities like Hospitals, Adventist, Loh Guan Lye, Gleneagles and Island Hospitals are all near by.

    Banks are near by too, Hong Leong, Public Bank, Bank of China, CIMB, UOB, Maybank, Al Rajhi and many more.

    3km to Georgetown, Penang World Heritage Sites.

    Seems like the reason most people buy around Gurney Drive is because it is a strategic location to stay.

    OCBC should be around -2.40%

    RHB should be able to go up to -2.5% but with T&C

    Can anyone help to comment about the Seri Tanjung Pinang Phase 2 land reclamation plan (along Gurney coastline)?

    Will there be any high rise condo on this reclaimed land?

    Will the view of Setia V be effected?

    Visited the office 1 mth+ ago.

    Small units 1,300 ft-1,400 ft – fully sold at RM1,300-RM1,400 per ft).

    The E&O STP2 reclamation plan is finalized.

    The seaview is not affected. The reclaimed land from the mid of Gurney drive (Setia V) to end of Gurney drive (PG1) is 100m in width. It is meant for open space, promenade and expressway.

    However, the seaview at the Gurney Plaza end might be affected. There are 3 pcs of reclaimed land (total 50 acres) are named as gornment reserve. Most likely these are the lands to be given to the tunnel contractors.

    Any comment?

    I was drawn to this project. However, on closer examination of the floor plans, I could not find any maid’s toilets ( presumably the utilities could be used as a maid’s room) for the medium size units ( ie. 1700 and 1800 odd sq. ft ). Such units are considered luxuriously large in places such as Singapore or Hong Kong. And for anyone who is rich enough to pay some $2 Million ringgit for the property, I am sure he wishes to have the option to employ a maid and have a maid’s toilet. I wonder what was on the designer or developer’s mind. I was disappointed. Correct me if my reading of the floor plan is wrong.

    @prophunt, i was, too surprised by the fact that there is no maid’s unit. Then came across another property a stone throw away by E&O. You can see the building from V residence, it is just next to the straits quay. you should check it out. I personally think it has a good design concept. you may go and have a look then judge for yourselves. the project is called andaman

    Overall concept is not bad, the few things that concern me is that it’s opposite cemetery and a mosque. Then after the gurney wharf is reclaimed there will be more traffic passing through at high speed with all those noise, It no longer feel as exclusive already.

    How’s the sale of this project anyone know? Is it opposite cemetery? I thought opposite the sleeping Buddha temple? 😀 Anyway, just ask for fun as my current main objective is to fend off COVID and put food on the table…3m for a condo is no joke… I can eat 1 million plate of char keow Teow already.
