lots youngster nowadays prefer to stay outside rather stay at own house. they are willing to share room , 5 to 6 person rent a unit with colleague and have a happy freedom life out there.
that is why in my previous comment i say 1.2 k for kosong and 2k will be difficult if many other units rent out too.
tenants pay rental to owners, owners pay maintenance fees….all access will not be blocked..unless legal notice?
a long standing example are “Mewah Court” in Batu Lanchang….well known for short term hospital hostel like….. had been on for many many years….
Actually something can be done, but not easy lah. Example, Gurney Park. It went all the way to court, and an out-of-court settlement had to be made.

For your info, there will not be floor premium for gov affordable homes, and 1 car park comes with the unit FOC. And the best thing is, no risk of bangla invasion, because units cannot be rented out.

There is a difference between low cost flats vs mampumilik homes. Mampumilik homes are priced above RM300k but below RM400k for ~70% of the units, while the rest are more than RM200k. This group of buyers are mostly young professionals, probably similar financial profile to D’Piazza buyers. So in terms of maintenance fees and collection, should not be a challenge. And the big plus is, no banglas or annoying student hostels.

First, you must see the CPI. Why increase? If the demand more than supply –> the price will increase. Too many people “chasing” for a same asset. Definely that asset will be expensive. Unless it is contolled by Government. Same as share speculation as well.
Second, your basic salary increase annually? If yes, this is a cost to the compay. What can company do? –> increase selling price or reduce production cost.
From my opinion, you should focus on how much you can earn or higher ROI instead of cost of investment. if the ROI is attractive, you should go for it.
