well said *thumb up*
I agree that Penang Homes must and definitely own a Cordia unit!!!!!!! This is for sure !!!! Because he kept praising Cordia type and giving negative comments on other setia green teracce type and semi-d. Again, his judgements do not mean anything and the general public thinking.
Ignore !!!!!!!!!
Haha… Too obvious. At one post, Penang Homes said SP Setia has the best quality over the rest, but then talk bad things about SPI; the wall not strong and all that nonsense. Then Setia Green is the best, but only Cordia, all other types are bad. Then Penang Homes mentioned location for Setia Green is good (according to him as he owns Cordia), but Siara81 not good. I mean What the f…..?? But one good thing is, his English is good and he always try to correct other people grammar.
English Grammar = Thumb Up
Attitude = 2 Thumbs down and 2 Toes down
This makes me sound like a fool providing alternative thinking he really wants to buy a house. Constructive comments, feedback start to become rare and discussion mostly ends up with one person throwing “muds” to another. I am afraid while we may be successful in building hardware (still unknown, only half-way there), software (i.e. people) seems like a dream. If this continue to be the case, no eye sees liao, better move elsewhere
Yea man… Makes a lot of sense… For someone who is so keen hunting for property, he sounded so out of touch with other project… Busted
@J
Me too fooled by this fella thinking that Setia Greens really in high demand. I initially also suspect why a place surrounded by so many low and medium cost high rise and having bad access can fetch such high demand. Now i knew it is all fake demand.
Cordia end lot for sale at 1.4m, pls leave msg if interested
How much long time to drive from roundabout to setia green, at rush hour, maybe around 6pm? Anyone any idea or not? How’s the trafic to turn right in front of PISA, and at the 3 junction relau intersection?
Traffic not bad actually… must go see then you can see
@Pinang Pisang
Used google map. I think peak hours easily 15-20minutes right?
Google map out date…a few years not updated…..you are right….peak…cars can clear 15 mins…..also depend on drivers in front….if bad luck get coward…die waiting… blood also boil
I want to let go intermidiate dillenia close to guard house, facing semi-d and lake row.
Asking price 1.4 mil….interested please contact!
How much launching prices for this type?
May l know what is your intention to know about the launch price?
Dear ALL – forums such as this is very very important as we share each other’s take on houses, location, quality etc. Let us be honest and constructive – so that we all can benefit. I am one who really read to get info that developers do not want us to know. Thanks all for the sharing. M
@Mtiara
agree.
I want knowing the different from launching price to the currenting…. thanks you
900k ! @Pinang Pisang
Wow….You luck good….Luck you buy during launching…. May I knowing you buying time? 2011 or 2010?
@Pinang Pisang
Early of 2011!
Pricing cheap two year ago….Wish I buy two year ago….. You very lucky…..Now making big money…You lucky…. Thanks you for you info….Good lucky
@Pinang Pisang
Good that you asked the launch price. It indicates >50% increase in asking price after OC. Sounds like over speculation to me. If u want to buy, you better find out the last transacted price from your banker or from valuer.
Thanks you hype…..just for asking…do you thinking this place is good for investing? I am new but having some money for invesmen
Buy from developer’s launch not subsale if for investment
The asking price is definitely over over speculation!!
I just call Setia ofis but they telling me no more for sales…I tinking the rumah kembar is over expensif…..Can I pls having your idea on this….Thanks you
Just for your information…. the are still 3 to 4 unsold units semi-d in front of setia dillenia are selling at 1.8mil+++ from setia. The semi -d only around 700 sqfts to 800sqfts more then dillenia terrace. Setia green is close to both penang bridge and 2nd link. The price will further escalate when 2nd link will be ready and after election.
@ZY
May I know are there any new landed property projects in penang island? If cheap I want to buy? What is the current price range?
@CS
May I know the price range from your definition of “cheap”?
Nowaday still have cheap landed property in island?
You can take a look at Balik Pulau or Teluk Kumbar….. may be…
@islander
I’m sorry…. I probably should be more specific… I means sungai ara area and new properties.
For me less then 1 mil is cheap for 3 sty
@Pinang Pisang
Hello Penang Homes,
A lot of factors to make a property good for investment, such as location, developer, ammenities, crime rate, and current population there. As this is under SP Setia, you got a ‘check’ on developer.
For all newbies, you need to check last transacted price (for subsale) from banker or from valuer. Other sources, usually the prices are over inflated.
Why you say below RM1 mil at Sg Ara is cheap?
Three storey terrace, right?
I’ve read in few forum that you have to pay premium for semi-d and in some project, the semi-d is close to twice the price of terrace intermediate. I could have read it in penang propertytalk on in KL property forum, could not remember.
So if semi d is 1.8million, then I would say around 1M makes more sense for intermediate.
No one will sell you the intermediate at RM1 mil…… just try…..ha ha ha…. greatest joke of the year!
Not easy to find cheap landed house on Penang Island now….
Wow…. Setia Greens is now has the most popular posts
Since still have some unsold unit for the semi D, is better to buy it compare to the sub sale of the terrace that cost about 1.1 m to 1.4 m because the semi d is much much bigger than the terrace and more windows so ur house look brighter.
Cassia was 968k while Cordia was 988k when looked at them in end 2011. Got about 20k rebate from SP Setia at that time.
Just saw subsale Zan Villa DST semi-d at 1.05mil….
@CS
With 1mil, you still can get DST terrace from subsale in sg ara like ST,DV,S.81….
Good comment… thanks…..We need more postings like this…very constructive…..
Were you fortunate enough to buy at that time?
Yes. SPI is one of them. Better access, if you ask me.
Try spi dude. Better access.
Mont Tierra Residences (launched end Dec) and Sunway Cassia (upcoming launch) are 3-storey terrace priced around 1mil.
Mont Tierra Residences (launched end Dec) and Sunway Cassia (upcoming launch) are 3-storey terrace priced around 1mil.
1.4mil can get an intermediate corner at Southbay Residence!!
By the way, I am looking for terrace corner or semi-d for own stay. Still exploring options either Southbay Residence intermediate corner at 1.4mil or Sunway Merica semi-d at 1.5mil. TQ.
Good price!
Still prefer Setia Greens location.. way better than SPI, SouthBay…. maybe Merica can consider but way too much to pay for such small piece of extra land
Hi @ZY ,
I have a unit of Semi-d at SPI. I am the owner and asking for 1.7m. Please let me know if you are interested.
Beg to differ on ‘way better’. SPI is a bit further by a whisker, but the access is much better. It is faster to get to Bayan Baru area from SPI, than from Setia Greens. Setia Green better than Southbay? I thought 2nd bridge is close to Southbay?
Location wise, the ranking will be 1) Batu Maung, 2) Sungai Ara, 3) Relau
So, Setia Green will be my least preferred project due to its location.
@hype
You “would/would not” do not mean anything or represent current market….. Your thinking/ideas do not mea
Setia Green is not Relau. Setia green is north of Sg. Ara. SPI is south of Sg. Ara. Is all abt individual preferences. Some like south Sg. Ara because better traffic access and nearer to airport. Some like north Sg. Ara because shorter route to town, food, and market. Some like relau because is a cheaper location for those middle income and lower. As for Batu Maung, still need years of development and is too far for those work in town. As i said, it’s matter of individual preferences which many factors could take place. Those are rich and investor will consider Location, and ROI. Those that are genuine buyer, matters most abt Price, Affordability, and Conveniency.
@ABC
I agree and like your comments……again individual preferences when choosing location and buying property.
Penang house new property really depend on project/enviroment/developer/ interior layout/design/ even same area. Again individual preference…….
In my opinion, Setia greens only has one access road, and a very narrow one, full of pot holes. Even LMC at Relau have better access. When all the low cost (Idaman Iris, Idaman Cempaka, Pangsapuri Lavendar, Sri Pahlawan, Sri Abadi …..) along that narrow road start construction or OC, the matter will be worse. I do not see things will get better for this location.
I think hype is one of SPI terrace owner……anyone agree hahaha
He just come to setia green blog to kacau kacau only
Hey Hype, I think you post your comment in wrong site..ha
Can anyone please direct him to SPI blog….. so he back to his home!
This is just your opinion, others can be 1) relau, 2) sg sra & 3) batu maung, or any other combination. Batu maung just near to 2nd link & not to town, green lane, air itam, etc. if u travel frequently to main land then is good lah, otherwise…..
For real owners, it is down to their own preferences and affordability. No need to argue which one is better since they made the choice two years back. For potential owners, go and feel the location yourselves. Speculators will always tell u theirs are the best.
@ZY
If I had that budget, I would have bought 2nd hand semi-d at desaria along jalan kenari, 3200 land. most nice one has been sold though. I don’t like southbay because it is very near to industrial area and will be very busy. I prefer spi, closer to nature. But, for long term, I believe southbay will appreciate much more. Give n take, depending on ur preference.
All said and done….I think all landed property owners on Penang Island are lucky…..this category will be scarce and valuable in future……
I agree. This fire started when someone overspeculate price at 1.4M at Relau. So people start to come in to give opinion and alternatives.
Good try.
CS, I hope you get to sell your unit at RM 1.4 mil and
HYPE, Setia Greens is in Sg Ara north and not Relau
Though this property may not sell for RM1.4 mil this year….I will not be surprised if it does in 1 or 2 years down the road if the current property rise persists…….
Are they going to resurface the road or open a new access in the near future?
The road will surely be widened but it will take some time…. remember.. less than 10 years ago….cows used to roam Sg Ara and today……the cows are gone ableit for some remnants….with PISA and SPICE ready soon… the road outside will be widened and then the internal ones….Looking forward to the new SPICE…. should breathe fresh air and spur demand in the Setia Greens area…..
@Plan B
Is not only one access. There are few lorong if you know they way. Once GSD Garden Ville has completed, there will be another access to near Relau. Currently the access still need to patch up.
@Keat
Not everyone is lucky to get SPI, OneRed, The Light, and Southbay. You don’t have to be negative abt Setia Green. Yes i m genuine buyer for Setia Pinnacle. This is not my first choice as well. I also wish for the above said prime areas but is not within my affordability within this time of period. Who else don’t want to stay in the best location? This forum is not showing off which place is the best but contribute for a better community and living standard for all Penangites.
You are negative about this area…..Why? No chance to improve?
I prefer to buy in places that have potential to improve and get at a cheaper entry rather than pay top price for already established area…… When I bought 1 Utama 12 years back it was like a kampung and everyone said I was crazy…. today…..see who is laughing…….(I did not buy just 1, I bought 2!!!)
Do you know of any plan to open up a direct access to SPICE from Relau?
SPICE to Relau is in the pipeline but not so soon……
Teluk Kumbar is fast developing too….sadly the landed property price is till low compared to the rest of the island….
Looks like everyone else is working….. expect me…
@Juruguru
Nowadays, penang property owner/sellers have strong holding power.
If not, penang property price wouldn’t have reach current level…haha
Be honest to you… I ask for this price and expect to hold for certain period of time even years.
Besides, I ‘m not the only who sell at this price, as I noticed someone is selling dillenia intermediate at 1.4mil &1.33mil, corner for 2mil, 1.8mil, 1.5mil. I didn’t even have chance post my ad yet!! Then hype keep attacking me! Am I the only one who sell at this price? Haha
If unsold, will you leave your unit empty or rent out?
I dont’ mind keep it empty and lock the door..haha
Wouldn’t it be better to rent out and get some pocket money while waiting for buyer?
Usually will be rent out to foreign workers..they are willing to pay higher rental and don’t mind to squeeze like “cage house”. There are still a lot of construction projects around so should be easy to rent out.
@Relau man,
I can see you don’t like the area….
Don’t worry I will no rent out those people…..because I don’t need that money!
Besides, I don’t want to hurt genuine owner of setia green and spoil setia green originaly green concept (GBI).
Haha
Wouldn’t the house will be damaged if rented out to foreign workers…..FTZ engineers or families would be a better option dun you think?
What do you think if the only housing leading to Setia Greens are low cost flats. Not one, but more than 10.
We are not that high class people like you that can’t live with LMC neighbourhood. Go ahead and stay in your kingsland and why bother to comment here.
my above comment for
@Keat
What is the rental you expecting for Setia Green? FTZ engineers have a lot of choices to buy with RM1500 per month.
The road has not only one low cost flat, but more than 10. Hopefully the Setia Greens won’t be congested with roadside parking and rempit. Quite worry.
On top of that, recently the dengue cases are on the rise at some poorly maintained low cost, another thing to consider whether should invest in Setia Greens.
@Keat
You don’t have to repeat again and again. That area has more than one access road. I’ve been staying cangkat sg.ara more than 10yrs without getting or hearing any issue on denggi. Also, could you kindly list out more than 10 LMC surrounding Setia Green?
@Mellisa
I suggest you go and visit the new Idaman Iris apartment..get to some high floor and have a look at the surrounding.. I think easily counting 10 LMC blocks…
Any one selling Setia Greens terrace? I heard owners getting keys this week…..
I think most of the investors there would like to rent out to “foreigners” or just let it vacant for grass grown while think that there will be further price appreciation…
You got a problem with that? Get a life
Better to rent out…..preferably to families….. I find that they take care of the house batter….. and to those championing ‘foreign’ workers… answer is …. no…. I do not look down on them…..
You could say Idaman iris la. Setia Greens no where near those LMC. Even Clovers nearer to LMC, even Ideal FV once build up can also see Batu Maung LMC and kampung. The only thing is passing by LMC. Tell me anyone back home didn’t pass by LMC. Once SP, GSD and Ideal has develop north sg. ara into something else. Mostly the road will improve also. The main concern here is about better road access.
Better road access will come when more projects are completed and more people move in to stay…..authorities will only invest in places where there is a necessity…so do not worry…..give the area around Setia Greens another 3 to 5 years and you will see….for now..I can say that this place is not bad especially for those who bought at 900k to 988k launch price…..RM1.4 mil now is already a good paper gain… hold on and the gain will increase exponentially in 5 years time…. mark my words
My advice to owners of Setia Greens terrace units…. DO NOT SELL if you can afford to hold….. you are all sitting on a gold mine….the mine will increase in value over time……
@Local Man </a
this is good news to all owner.Owner of SG care to their house,they keep upload the photo during construction period( in these 2 years),they love this project.I can feel they are different from other(after compare with other project).So,i think most of the buyer is preparing to stay not rent out(expensive,who want to rent).
@owner
Are one of the lucky owners? Which unit do you own?
I still concern about the 40 stories Setia Pinnacle sit on hill slope & just stand right behind SG, and the big retention pond. When the area is over develop with so many projects, risk of landslide & flood…
@Fengshui Guru
Not to worry…. Setia Greens is a distance away from Pinnacle…..In 3 – 4 years time Setia will build bungalows and semi detached houses between Pinnacle and Setia Green terraces houses……It is the new bungalows and semi detached house owners who should be worried………The entire area Setia Greens is sitting on is high ground…. it slopes gently to the main road so do not worry about floods too….good feng shui?
@Fengshui Guru
If you are concerned, then don’t buy any properties near or at hill slopes. Give yourself a peace of mind, get a place where you are totally comfortable with.
@zonefinder
In fact a geomancer gave it the thumbs up a few months after launch…..backed by mountains and facing the sea….. best feng shui…..
Just visit setia green homepage & the master plan has changed, setia pinnacle will build at the far top instead of initial in the middle…
@SG
The master plan is old plan. They changed the plan after launching Pinnacle. You can refer to Pinnacle sub site for the latest plan.
Setia Greens is slowly coming up to be the best neighbourhood with Pinnacle…. in 3 years time the final part will be the Setia Greens 2 – bungalows and semi detached houses … at least RM3 mil according to the sales ppl…..
Good – the development form own community..
Bad -the high density neighborhood and access road, very sorry….
@Foreigner
Do not worry about the access road…. that will solved in due course…..
As for high density…. there positive sides to this…. more development and amenities will soon be available……
So overall….. positive A+++
@hype
Unbelievable so many anti-SP creates false perception on SG. Also, SG is north sg. Ara not Relau. Get your fact correct. No one will dump foreigner to over 1M property and no owner will rent out. Admin should work something on this. They are not helping the community here.
So fast removed. Good work Admin. Can i propose each comment using single email account ID and profile. So it will be unique for everyone and recognize.
@Lim pek
Agree….
@Ara
I am not SG owner also tak boleh tahan. So, is better to revamp the forum and use unique ID. He use multiple ID we all also dunno.
SG is quite a good place to invest.
@Lim pek
What are doing here if you have nothing to do with this forum?
@Tom
Agree… nice place to stay and let the property appreciate
If not enough money to buy SG, you can look for those houses beside SG ( near Changkat Sg Ara ), price around 700k only some are 2.5 storey…
Is setia green g&g comunity?
I agree that SG once totally completed will enhance the entire neighbourhood. That’s why I bought a unit at Pinnacle. Great project!
@zonefinder
Setia Green terrace in 2011 was RM900k,,,,,, Setia Pinnacle condo RM700k…
Wish I bought SG terrace just 2 years ago…….. SG terrace definitely better than Pinnacle….but overall the whole location… Best!! The final piece is will be SG 2 …. bungalows and semi detached which will be launched in 3-4 years time….. that time expected value of semi detached will be RM3 mil above…… imagine the value of the terrace houses at that time…. RM 2mil?
@Hsang Tsuah
I bought pinnacle less than 500k. 700k?
@Jax
Sorry…. referring to the larger units……
Anyone selling Cordia? Please let me know…..intermediate for own stay
I will collect my key this sunday, yeah.
@SG
Selling?
I heard an International School will be built near Setia Greens area….. is it true?
Many units asking for 1.2M since last month still no taker at iProperty.com, propertyguru.com and mudah.my. As someone highlighted here, location is a problem. Bad access with too many low cost flats along the only access road.
@hoohaa
Just sold mine for 1.25m in within 5 days posting.
@SP
Congrats SP!
Price really dropped that fast for Setia Greens? I think you are the quite lucky that able to get out before it drop further.
@zonefinder
Thanks bro. Actually i have another unit for own stay but not for sale. In few yrs time, price would be getting better as the area full of potential for futher development.
@Dell Executive
I think that’s Ideal plan near OI. But not sure of that since there will be another SIS International School near One Residence.
I have a Cordia intermediate would like to let go at RM 1.25M. For those who are interested, please contact me (016-4455765). Thanks!
Where is brother Penang Homes? Last time he ask for a RM1.2mil terrace and now there are so many available..
@SP
Where did you post to sell your house?
Where can you find ppl selling for 1.2m for Cordia type? Cordia BU is 3200+. Pls research more on setia green project.
Just ignore him…. His choice of username says a lot about himself… Nothing constructive but hoohaa only
If not enough money to buy SG, you can look for those sub sale houses beside SG ( Changkat Sg Ara ), price around 700k only some are 2.5 storey…
Ku, u have mentioned this twice. Are u selling your house in that area around 700k?
@ku
Desperate to sell?
Sorry lah , I’m a resident there and not an argent… If you can pay 1.1 m , you can buy the sub sale semi-d already. Pls refer to mudah.com.
Anyone got house keys already? Just want to check if there are any complaints….. Thanks
From my understanding, u cant compare price for old (more than 10 yrs) & new properties, usually new prop will cost more. Eg, Penang world city selling their condo >900k for 1300sf+, with this price u can also buy terrace near pantai jerjak area. U must compare apple to apple. Correct me if i m wrong…
@Me
New properties have new designs, better tiles, better layout….those buying property with more than RM 1 mil with DIBS and free stamp duty transfer can easily knock off RM 50k – RM60k so the house is not really that ex…….
The developer is more clever than us.. he already include the DIBS into the house price.
Anyone got house keys already? Just want to check if there are any complaints….. Thanks
Just got my keys…. looks good…. all ok…. very happy with the finishes…
No way I am going to sell this house…. I love this place so much
The ỐC not there yet right? Only getting the key first correct.
@tree hugger
Your house wall got crack?
What crack? Where? Where? Which part?
@Jia Lat
I heard from Sierra Residence sales that there will be a hypermarket near by… good news for all Setia Greens residents
we have collected our key.
so far so good.
my opposite neighbour start renovate d
ANY ADVISE ON RENOVATION COMPANY?
@sleeping_beauty
That is good news……may I know which type you own?
@sleeping_beauty
Did you see any gangster contractor there? There is one gangster contractor in Siara 81 so maybe at Setia Greens too?
I got my keys for cordia too..planning reno soon..
@AAA
Did you notice any gangster contractors around?
@Jia Lat
@Jia Lat
We bought Dillenia
not sure on the ganster contractor.
very strict guard house.
only can enter after u register and with the car sticker
@sleeping_beauty
If the guards are strict then it is good news to all owners….Several Dillenia selling for RM1.25 mil on Mudah.my…. check out today’s NST and Star papers
@Jia Lat
Nope..did not see any gangsters around..but there was a bangla guy passing me a namecard..
@AAA
Was the name card for renovation or other services ie carpentry or kitchen design?
@Balik Pulau
For renovation..but i gave it to my actual contractor who was with me at the time..
@AAA
I am glad there are no gangster contractors at Setia Greens……this makes this place all the more desirable….Enjoy your new house….
Why the gangster contractor don’t like SP Setia project and always focus on Idxxx project?
Is it because SP Setia is too rich and give the money to the gangster to ask them to stay away?
Who know some developers also involve in the gangster contractor business. Only they stay behind while real gangster work in “front desk”.
@Jia Lat
Thx!
Looks like everything is ok at Setia Greens….. no problems encountered so far… very good for all buyers
Got money buy a commercial lot with a not too bad location .. Rent out to collect rental. Like this ppl pay for your unit and the unit appreciate in price. Rental will be higher than housing residential…
I am interested to rent out my house….. Cassia…. please contact if interested…. thanks
How much is the rental, what is the condition, fully reno?
Original condition with lights and fans installed….. RM1800 pm
Anyone selling Cordia design intermediate? Please let me know. Thanks.
@Marcus Quek
I have a Cordia intermediate. Please call me at 0164124768 if you are interested. Thanks!
@YC
How much are you asking for? Thanks
@Marcus Quek
I would like to let go at RM 1.28M (nett). Are you the property agent?
For landed property like Setia Greens, do we need to pay any strata title fee?
Just wondering, if an architect or developer designing and developing their house with garden or roof top garden, do you think the garden shall have a water piping??? Please share your comments……
Setia Greens is individual title. the title transfer fees is absorbed by developer
Yea, I just realized there are no water piping at the root top garden!!!
@Curious
Thank you very much.
Took my key just now.
@MIB
After few time reading the layout and site viewing, still can’t get the actual location of the main entrance of Setia green. I thought phase 1 is completed d?
@onered86
I think the main entrance is at Changkat Sg Ara 10
U manage to get one unit from setia?
Just got my keys on Thursday…. very happy with the house…. so glad I took the decision to buy….no regrets….and the property has appreciated so much within such a short time…. Thank you Setia…..you are most reliable
@Desmond
Not really. But was currently looking for subsales unit. Still considering Setia pearl island or setia green.
@J
I only manage to view the big “setia green” wall. I guess that is the main entrance right?
@onered86
That will be the main sign for Setia Greens Phase 1, Phase 2 and also Pinnacle…..currently I go in through Changkat Sungai Ara 10….. the view from my rooftop garden is very nice…..at night the cold air from the mountains is very refreshing
@onered86
I thought u were looking for condo? “upgrading” the target? For landed, there are only limited new or relatively new houses.
~1.3mil -> SPI phase 3, Setia Green, some units at OneResidence
~950 to 1.1mil -> SPI, OneRidense
But not exactly comparable.
Land size
Setia Green = 1300sqft
SPI land =1400sqft (8% more) , 3ST, BU ~2100-2400
One Residence =1650sqft (27% more), DST, BU ~2360
Eventually for Freehold land size have one of the most important
Accessibility
New roads and schools are build towards the One Residence and SPI areas.
The funny part is why Setia Green can be more expensive?
If this is not consider high side than, is it the other 2 UNDER VACLUE PRICE?
Other than the buyer bought it at higher market launch price…..i try to get my common sense together?
Owner and sellers, let’s debate it constructively and with substance.
1.3M is huge number.
If I can get convincing points I would like to reconsider this project too (even though I don’t like the surroundings and too many flats/condos).
@CommonSense Buyer
Nothing much to say except please go and see Setia Greens in site location…. really very nice…. and much closer to town…. less than 5 mins to SPICE…. 10 mins to Queensbay Mall…
i went there many times, weekdays and weekend too. Bcoz i like the design and outlook. i also love the forest smell.
But i scare the jam once all condos completed.
and importantly too many foreigners just outside SG….which have some similarity with Juru Heights.
luckily it is guarded. But can residents prevent other owners from rent out to foreigner? Foriegner workers like landed house with many rooms. they can cook and many can squeeze in.
But it is not strata, means that the guarded scheme may be abandon too if too many KIAMSIAP people refuse to pay.
any other good points?
@CommonSense Buyer
I also like this place…. I do not think the owners in their right mind would want to rent out to foreign workers……I know of two houses looking for engineers from FTZ…..If professionals then ok I guess…..
Looks like Setia Green is the most desirable place in Sungai Ara now. Purchasers are all happy after getting their keys and there are no gangsters contactors disturbing. This is a very good point as buyers do not need to pay protection money, or “Sampah fee” so called and is not forced to use gangsters contractors who mark up their price. This is the reason why people buy from Setia because of their reputable reputation. Keep up the good work Setia as the no. developer in Malaysia.
I also just got my keys….. security is very tight…..house in good condition….all ok…..hope to move in after renovation…..surroundings very nice

I think the retention pond is a big drawback. The roads and pond are belong and maintain by MPPP and thus are public places. Anyone can just walk in and enjoy the public pond walk. The guardhouse is just for “show” and it is a matter if time for problem of maintenance fee collection. I still prefer a “real” gated & guarded property with strata title, where the payment of maintenance fee is compulsory by law.
@Chow Tar
SPS bears the cost of the guards for first 2 years….. then when everyone is settled in then they hopefully will form a committee….. as for the pond… it is actually a plus point for the terrace houses but not for the semi D houses….. as you say…..public by right has direct access to the pond…. so that is the reason the semi d till now not sold out…..I pity those who have bought the semi d houses……
@CommonSense Buyer
Setia pearl island also full of foreigner , everyday after working hour around 6.30/7pm you can see crowd of them, i even notice they are playing at setia pearl island play ground!
So it would be the same as setia green. Regarding jam… this is my concern as well. Many flat/condo there… But what i can hope is there will be some widening road plan, as I notice there are plenty of space available for road widening…..
@J
Yeah.. I looking for condo. But also targeting terrace house… cheaper unit if still available around 800K++
@onered86
Let me know if you find one at this price…. I want to be as lucky as you…. Sore Hai
@onered86
for 800K++ properties, the monthly loan installment is 3k+ per month. I suggest you can buy a 500K+ condo and rent out to cover the loan installment (most of it, if not all), and just pay<RM2k to rent the landed house. That way you can own a property in penang while still enjoy staying in a landed house (if you like it very much). You can do a actual site survey and no need to risk staying beside some neighbours which you may not like…
@Sore Hai
I think the taukeh for those foreign workers is really stupid..why not just buy those houses instead of renting it from other…. just helping people to cover their loan installment nia..
May ask anyone know is any houses situated on the hill at the back of the setia condo?
