Setia Greens

Setia Greens is the latest residential property development by SP Setia located at Sungai Ara, Penang. The project sited on 29-acres of freehold land in Changkat Sungai Ara, comprises terrace house, semi-detached house and a block of condominium. Phase 1 consists of 149 terraced houses and 18 semi-detached houses.

Setia Greens homes is the first green development in Penang offer a safe and environmentally friendly features. Each home come with solar water heater, rain-water harvesting system, water efficient fittings, cool roof system and low-volatile organic compound paint. All units are orientated to the north and south directions, which keep it away from direct encounter with the sunlight that helps to keep the unit cool.

    High population could be good la xHomes, BUTTT depends on who the populations are. Would you want to open Ferrari showroom in Bukit Jambul Kompleks? I would think Kancil showroom is more appropriate for Bukit Jambul Kompleks.
    I am guessing that Penang Homes own a Cordia unit in Setia Greens, and creating false demand, and always putting good words on Setia Greens, especially Cordia. You all can check other forums, and mostly negative inputs… Setia Greens vs Siara81 = Ferrari vs Kancil? That’s totally not true. Both are at the same location, and the price not too far (if you normalize to sqft). If Setia Greens is a Ferrari, then Siara81 should be Ferrari but perhaps lower model. If Setia Greens is Perodua Alza, then Siara81 should be Perodua Viva..

    I agree that Penang Homes must and definitely own a Cordia unit!!!!!!! This is for sure !!!! Because he kept praising Cordia type and giving negative comments on other setia green teracce type and semi-d. Again, his judgements do not mean anything and the general public thinking.

    Haha… Too obvious. At one post, Penang Homes said SP Setia has the best quality over the rest, but then talk bad things about SPI; the wall not strong and all that nonsense. Then Setia Green is the best, but only Cordia, all other types are bad. Then Penang Homes mentioned location for Setia Green is good (according to him as he owns Cordia), but Siara81 not good. I mean What the f…..?? But one good thing is, his English is good and he always try to correct other people grammar.

    This makes me sound like a fool providing alternative thinking he really wants to buy a house. Constructive comments, feedback start to become rare and discussion mostly ends up with one person throwing “muds” to another. I am afraid while we may be successful in building hardware (still unknown, only half-way there), software (i.e. people) seems like a dream. If this continue to be the case, no eye sees liao, better move elsewhere

    Me too fooled by this fella thinking that Setia Greens really in high demand. I initially also suspect why a place surrounded by so many low and medium cost high rise and having bad access can fetch such high demand. Now i knew it is all fake demand.

    How much long time to drive from roundabout to setia green, at rush hour, maybe around 6pm? Anyone any idea or not? How’s the trafic to turn right in front of PISA, and at the 3 junction relau intersection?

The semi -d only around 700 sqfts to 800sqfts more then dillenia terrace. Setia green is close to both penang bridge and 2nd link. The price will further escalate when 2nd link will be ready and after election.

    Hello Penang Homes,
    A lot of factors to make a property good for investment, such as location, developer, ammenities, crime rate, and current population there. As this is under SP Setia, you got a ‘check’ on developer.

    For all newbies, you need to check last transacted price (for subsale) from banker or from valuer. Other sources, usually the prices are over inflated.

    I’ve read in few forum that you have to pay premium for semi-d and in some project, the semi-d is close to twice the price of terrace intermediate. I could have read it in penang propertytalk on in KL property forum, could not remember.

    So if semi d is 1.8million, then I would say around 1M makes more sense for intermediate.

    Since still have some unsold unit for the semi D, is better to buy it compare to the sub sale of the terrace that cost about 1.1 m to 1.4 m because the semi d is much much bigger than the terrace and more windows so ur house look brighter.

    Cassia was 968k while Cordia was 988k when looked at them in end 2011. Got about 20k rebate from SP Setia at that time.

    Beg to differ on ‘way better’. SPI is a bit further by a whisker, but the access is much better. It is faster to get to Bayan Baru area from SPI, than from Setia Greens. Setia Green better than Southbay? I thought 2nd bridge is close to Southbay?

    So, Setia Green will be my least preferred project due to its location.

    Setia Green is not Relau. Setia green is north of Sg. Ara. SPI is south of Sg. Ara. Is all abt individual preferences. Some like south Sg. Ara because better traffic access and nearer to airport. Some like north Sg. Ara because shorter route to town, food, and market. Some like relau because is a cheaper location for those middle income and lower. As for Batu Maung, still need years of development and is too far for those work in town. As i said, it’s matter of individual preferences which many factors could take place. Those are rich and investor will consider Location, and ROI. Those that are genuine buyer, matters most abt Price, Affordability, and Conveniency.

    In my opinion, Setia greens only has one access road, and a very narrow one, full of pot holes. Even LMC at Relau have better access. When all the low cost (Idaman Iris, Idaman Cempaka, Pangsapuri Lavendar, Sri Pahlawan, Sri Abadi …..) along that narrow road start construction or OC, the matter will be worse. I do not see things will get better for this location.

    This is just your opinion, others can be 1) relau, 2) sg sra & 3) batu maung, or any other combination. Batu maung just near to 2nd link & not to town, green lane, air itam, etc. if u travel frequently to main land then is good lah, otherwise…..

    For real owners, it is down to their own preferences and affordability. No need to argue which one is better since they made the choice two years back. For potential owners, go and feel the location yourselves. Speculators will always tell u theirs are the best.

    If I had that budget, I would have bought 2nd hand semi-d at desaria along jalan kenari, 3200 land. most nice one has been sold though. I don’t like southbay because it is very near to industrial area and will be very busy. I prefer spi, closer to nature. But, for long term, I believe southbay will appreciate much more. Give n take, depending on ur preference.

    Though this property may not sell for RM1.4 mil this year….I will not be surprised if it does in 1 or 2 years down the road if the current property rise persists…….

    The road will surely be widened but it will take some time…. remember.. less than 10 years ago….cows used to roam Sg Ara and today……the cows are gone ableit for some remnants….with PISA and SPICE ready soon… the road outside will be widened and then the internal ones….Looking forward to the new SPICE…. should breathe fresh air and spur demand in the Setia Greens area…..

    Is not only one access. There are few lorong if you know they way. Once GSD Garden Ville has completed, there will be another access to near Relau. Currently the access still need to patch up.

    Not everyone is lucky to get SPI, OneRed, The Light, and Southbay. You don’t have to be negative abt Setia Green. Yes i m genuine buyer for Setia Pinnacle. This is not my first choice as well. I also wish for the above said prime areas but is not within my affordability within this time of period. Who else don’t want to stay in the best location? This forum is not showing off which place is the best but contribute for a better community and living standard for all Penangites.

    I prefer to buy in places that have potential to improve and get at a cheaper entry rather than pay top price for already established area…… When I bought 1 Utama 12 years back it was like a kampung and everyone said I was crazy…. today…..see who is laughing…….(I did not buy just 1, I bought 2!!!)

    Usually will be rent out to foreign workers..they are willing to pay higher rental and don’t mind to squeeze like “cage house”. There are still a lot of construction projects around so should be easy to rent out.

Setia Greens is a distance away from Pinnacle…..In 3 – 4 years time Setia will build bungalows and semi detached houses between Pinnacle and Setia Green terraces houses……It is the new bungalows and semi detached house owners who should be worried………The entire area Setia Greens is sitting on is high ground…. it slopes gently to the main road so do not worry about floods too….good feng shui?

    Wish I bought SG terrace just 2 years ago…….. SG terrace definitely better than Pinnacle….but overall the whole location… Best!! The final piece is will be SG 2 …. bungalows and semi detached which will be launched in 3-4 years time….. that time expected value of semi detached will be RM3 mil above…… imagine the value of the terrace houses at that time…. RM 2mil?

Eg, Penang world city selling their condo >900k for 1300sf+, with this price u can also buy terrace near pantai jerjak area. U must compare apple to apple. Correct me if i m wrong…

    Got money buy a commercial lot with a not too bad location .. Rent out to collect rental. Like this ppl pay for your unit and the unit appreciate in price. Rental will be higher than housing residential…

    That will be the main sign for Setia Greens Phase 1, Phase 2 and also Pinnacle…..currently I go in through Changkat Sungai Ara 10….. the view from my rooftop garden is very nice…..at night the cold air from the mountains is very refreshing

    I thought u were looking for condo? “upgrading” the target? For landed, there are only limited new or relatively new houses.
    ~1.3mil -> SPI phase 3, Setia Green, some units at OneResidence
    ~950 to 1.1mil -> SPI, OneRidense

    Land size
    Setia Green = 1300sqft
    SPI land =1400sqft (8% more) , 3ST, BU ~2100-2400
    One Residence =1650sqft (27% more), DST, BU ~2360
    Eventually for Freehold land size have one of the most important

    Accessibility
    New roads and schools are build towards the One Residence and SPI areas.

    The funny part is why Setia Green can be more expensive?
    If this is not consider high side than, is it the other 2 UNDER VACLUE PRICE?

    Other than the buyer bought it at higher market launch price…..i try to get my common sense together?
    Owner and sellers, let’s debate it constructively and with substance.
    1.3M is huge number.
    If I can get convincing points I would like to reconsider this project too (even though I don’t like the surroundings and too many flats/condos).

    i went there many times, weekdays and weekend too. Bcoz i like the design and outlook. i also love the forest smell.
    But i scare the jam once all condos completed.
    and importantly too many foreigners just outside SG….which have some similarity with Juru Heights.
    luckily it is guarded. But can residents prevent other owners from rent out to foreigner? Foriegner workers like landed house with many rooms. they can cook and many can squeeze in.

    But it is not strata, means that the guarded scheme may be abandon too if too many KIAMSIAP people refuse to pay.

    any other good points?

    I also like this place…. I do not think the owners in their right mind would want to rent out to foreign workers……I know of two houses looking for engineers from FTZ…..If professionals then ok I guess…..

    Looks like Setia Green is the most desirable place in Sungai Ara now. Purchasers are all happy after getting their keys and there are no gangsters contactors disturbing. This is a very good point as buyers do not need to pay protection money, or “Sampah fee” so called and is not forced to use gangsters contractors who mark up their price. This is the reason why people buy from Setia because of their reputable reputation. Keep up the good work Setia as the no. developer in Malaysia.

    I think the retention pond is a big drawback. The roads and pond are belong and maintain by MPPP and thus are public places. Anyone can just walk in and enjoy the public pond walk. The guardhouse is just for “show” and it is a matter if time for problem of maintenance fee collection. I still prefer a “real” gated & guarded property with strata title, where the payment of maintenance fee is compulsory by law.

    SPS bears the cost of the guards for first 2 years….. then when everyone is settled in then they hopefully will form a committee….. as for the pond… it is actually a plus point for the terrace houses but not for the semi D houses….. as you say…..public by right has direct access to the pond…. so that is the reason the semi d till now not sold out…..I pity those who have bought the semi d houses……

    Setia pearl island also full of foreigner , everyday after working hour around 6.30/7pm you can see crowd of them, i even notice they are playing at setia pearl island play ground!
    So it would be the same as setia green. Regarding jam… this is my concern as well. Many flat/condo there… But what i can hope is there will be some widening road plan, as I notice there are plenty of space available for road widening…..

    for 800K++ properties, the monthly loan installment is 3k+ per month. I suggest you can buy a 500K+ condo and rent out to cover the loan installment (most of it, if not all), and just pay<RM2k to rent the landed house. That way you can own a property in penang while still enjoy staying in a landed house (if you like it very much). You can do a actual site survey and no need to risk staying beside some neighbours which you may not like…
