Setia Greens

Setia Greens is the latest residential property development by SP Setia located at Sungai Ara, Penang. The project sited on 29-acres of freehold land in Changkat Sungai Ara, comprises terrace house, semi-detached house and a block of condominium. Phase 1 consists of 149 terraced houses and 18 semi-detached houses.

Setia Greens homes is the first green development in Penang offer a safe and environmentally friendly features. Each home come with solar water heater, rain-water harvesting system, water efficient fittings, cool roof system and low-volatile organic compound paint. All units are orientated to the north and south directions, which keep it away from direct encounter with the sunlight that helps to keep the unit cool.

    Very long time didnt come back to this forum..busy..busy..Just went back to Pg last week and saw the development on track..cant wait to see the end product- There were road widening ( which is good )..Sungai Ara- Ppl offered me 1.1 also dont want to sell..lolz

    @John I dont know the road name yet but I know there is one condo there- Completed but no one stay yet. I was driving to come out from there and accidenally went to this road..Quite near and big road but blocked by barrels

    For me comparing Setia Greens with Siara 81 is like comparing Ferrari with Kancil…… no comparision at all…… Also, have you ever wondered why Setia Pinnacle is so popular while Garden Ville is languishing….. I really hope Team…you get my drift……

    If you have budget and willing to spend RM1.1M then you can choose Setia Green. Value for Money is Siara 81. It like wearing a dress. You can wear Lacoste or you can wear Crocodile. Same T Shirt but the only difference is brand name.

    The last time I sneaked into Setia Greens, I checked all the 5 types.
    Citrus Semi-D interior is very nice but price is out of budget.
    Dillenia is better than Erethia in terms of location.
    Cassia is better than Cordia in terms of layout design.
    Interesting to find out that they use different quality of material for all 5 types.
    Citrus > Cassia & Cordia > Dillenia & Erethia.
    But overall the material used for all 5 types are even better than those early batch of SPI.
    Noted to say that SPI quality is already one of the best for medium cost terrace.

    How can I sell at 1.15mil….. For intermidiate?
    Anyway, I only willing to let go at least 1.5 mil..
    This is a new design home with green technology compare with normal home.

    Dilenia to sell at RM1.5 mil will bit not easy…. maybe possible in 3 years time but not now yet….. for time being, the most recent deal done was Cassia intermediate unit facing south with nice house number for RM 1.35 mil…… so to ask RM 1.5 mil for the smaller dillenia, might have to hold for a few more years then it will be possible…. good luck

    Anyways, I have the holding powers for years..
    Cassia and dillenia are different nothing much just 300sf build up but
    with same land area. Dillenia location is better and better interior layout.

    I think the fair comparison is Proton (Setia Green) and Myvi (Siara 81).
    Proton is more expensive but many people would prefer Myvi.

    i went to see the actual Dilenia house… smaller build up 20 x 46 only versus Siara 20 x50… . in overall the build quality are comparable SG & siara.. No doubt, SG have very good landscape environment

    no doubt the length of the house is a bit shorter compare to others… this is really a shortfall….

    I think 65 ft length wise is ok…. the 5 feet reduction may just be psychological provided SP Setia gives superior finishes and also good layout…. I do not own one so I have not seen the inside… owners care to comment?

    Just for reference, at 1.22mil, can also consider the older (about 2 years) terrace houses at Isle of Cornifer, Setia Pearl Island

    Cypress intermediate (22×80 land, 3000+ build up) -> only if you are extremely lucky … heard from agent the owners of all vacant units only either want to rent or keep. Make me wondering how much holding power the owners have …

    Cedar corner (2400+ land? ~3000 build up? cannot remember) -> still on advertisement about 1~2 months ago.

    Only the terrace houses (Cordia and Cassia especially – very nice RM960k only nearly 3000 sq ft with balconies on each floor)…. stay away from the semi-D….. in front of the retention pond is not considered good feng shui…. esp as it will contain muddy water and not clear water…..

    The semi d design is nearly the same as the terrace and costs nearly double … just for 10 ft piece of land at the side….people do not see the worth…..and the murky brown water in front…. sigh… ppl can walk infront of your house all day and observe you…. there are 6 more units unsold for the semi d while the triple storey terrace units (RM960k each) were long sold out….compare 700k for the Setia Pinnacle condo (deeper inside the area)…. Setia Greens terrace owners must be laughing now and the semi d buyers must be howling…. their houses will not appreciate as long as there are unsold units……pity…..bought RM1.68 mil 2 years ago and Setia still selling at that price…. clearly the semi d owners bought at very high price….

    Obviously, you must be one of the Cassia/Cordia owner… Understandable that people always praise his/her own stuffs…..But your comments/judgement do not represent general people thinking………………………………………
    As I know, Setia green dillenia type that sold out at first compare to other type of setia green terrace….. and the setia do not cover the loan interest for dillenia owner compare to cassia and cordia owner but why dillenia still so popular????????? there must be some reason.

    I bought Dillenia at August ’11. The loan interest is covered by Setia.
    Just for your information. Dillenia is 70K cheaper during that time.

    Just for your information. Dillenia is 70K cheaper during that time.

    Dillenia is the smallest among the four…only 2400sq ft while cordia is the largest nearly 3200 sq ft… as such the selling price was cheaper for Dillenia….and CS… the answer is no…I do not own any of those houses although I do wish to … sadly…..cannot afford

    I just checked with a few agents… unfurnished will be around RM1800…. if you lucky maybe can get RM2000… but they may ask for air cond in the rooms so be prepared to your your Setia points to redeem the air conds….. grilles may not be necessary as this place is already guarded… the best tenants you can get will be the engineers working at the FTZ… good luck

    If you were to ask me… condo rental is much better than landed properties but most ppl buy landed properties for its fast appreciation, scarcity and large demand…sadly rental is low….I would say those who buy landed are the upper middle class to upper class people who do not even mind not renting out their houses…. they usually buy to keep for their children or to preserve wealth…..

    The semi d design is nearly the same as the terrace and costs nearly double … just for 10 ft piece of land at the side….people do not see the worth…..and the murky brown water in front…. sigh… ppl can walk infront of your house all day and observe you…. there are 6 more units unsold for the semi d while the triple storey terrace units (RM960k each) were long sold out….compare 700k for the Setia Pinnacle condo (deeper inside the area)…. Setia Greens terrace owners must be laughing now and the semi d buyers must be howling…. their houses will not appreciate as long as there are unsold units……pity…..bought RM1.68 mil 2 years ago and Setia still selling at that price…. clearly the semi d owners bought at very high price….

    Cordia has the largest built up…. unique features…. roof top garden and outdoor shower…..very nice…if you can afford RM1.35 mil… I suggest to haggle a bit and then grab cos you cannot find this anywhere else …..to the rich…. enjoy!!

I regret not buying……now my friends have very nice houses…… so near to work place….. so convenient….QB… BJ….Airport….Sunshine….I have not been to Batu Ferringhi or TB in months… do not see the need to go there…..

    You are lucky….my friend bought last year 2012 February….968…. but he got the 8k rebate…you are still ahead by 5k… well done…. early bird catches the worm….. May I ask if you are buying for own stay or to rent… maybe even sell and flip?

    As for international schools….well there are a few around….the better ones are Dalat and Uplands….Prince of Wales at Balik Pulau is also bad…. there is one coming up at Setia Greens area… meaning Sg Ara…. Straits International School….. but then again…why International school (I am assuming you are local and not expat)….for me… International Schools are the places for rich….spoilt brats who know next to nothing about values, morals and respect for elders…..I do not want my kids to mix with these ‘demons’…..The most important school…. to me… is the home…. teach your kids right and they will turn out right…. academic results is important but do not forget moral values…..Good luck

    Thanks for your advice but I really dislike the semi d because of the following reasons which I posted several weeks back…..modern semi d is a farce as there is so little land….my neighbour can peep directly into my house…. there is no privacy….for this main reason I only go for terrace houses for new projects….

    If you were to ask me… condo rental is much better than landed properties but most ppl buy landed properties for its fast appreciation, scarcity and large demand…sadly rental is low….I would say those who buy landed are the upper middle class to upper class people who do not even mind not renting out their houses…. they usually buy to keep for their children or to preserve wealth…..

    Which one? I cannot seem to recall….. too many comments… all asking me to buy SPI but for me SG is way much better both in terms of location and also quality…..

    High population could be good la xHomes, BUTTT depends on who the populations are. Would you want to open Ferrari showroom in Bukit Jambul Kompleks? I would think Kancil showroom is more appropriate for Bukit Jambul Kompleks.

    I am guessing that Penang Homes own a Cordia unit in Setia Greens, and creating false demand, and always putting good words on Setia Greens, especially Cordia. You all can check other forums, and mostly negative inputs… Setia Greens vs Siara81 = Ferrari vs Kancil? That’s totally not true. Both are at the same location, and the price not too far (if you normalize to sqft). If Setia Greens is a Ferrari, then Siara81 should be Ferrari but perhaps lower model. If Setia Greens is Perodua Alza, then Siara81 should be Perodua Viva..

    In the case, I would say don’t even think about Stramex Residence as 90% of the piece of land houses to be built on is man-filled. I know coz I pass by everyday. Good luck with SG unit hunting.

    Setia Green will be more scary, you got 40 stories Pinnacle condo stand right behind you at the hill slope, and in front got a big retention pond..risk of both landslide & flood!
