No comment post for setia greens :-). i see the project start progressing …. nice env. But prices at 938k min seem like the most expensive project at this moment versus to Siara 81, Sunway Cassia, Prestige V…etc
Probably this is just too expensive for anyone to be interested to comments on.
But i heard it is selling good too.
What is the build up area and land size?
land 20×65.. they have several type of design.. each design having defferent build up..
You can find out the info from the image gallery
how is the site now?…..how many unit left of Cassia type?
ground work is on-going
So fast, i think this project will take less than 2 years,only 167 unit very small project compare to SPI.
Currently,most of new launching 3 storey houses project ,the price is above 900k.This project become attrative compare to others in terms of quality and price, in the same market segment.
i like the environment very much.
i consider to buy one unit,cassia type.Any opinion?
The area is very nice. I hope they will maintain it in the long run…. nice environment…
I already bought 1. Cordia. The design is better compared to SPI.
Dear WS, can you elaborate more why is that so? details please…..
i also bought 1 unit,Cassia.
@WS, @KCK, are you buying for your own stay or merely for investment?
For stay.Perfect project for me. ^ ^
@ChampDog
Own stay!!!
Seems like there’s some Setia agent here.
My question to @WS. Why do you think Setia Green is much better than SPI??
Mind sharing with us keen buyer here?
There’s many existing project in SPI which is also very nice. What project are you benchmarking against??? Do tell and thank you.
if this project can be develop like Eco Park or eco garden near 2nd link Singapore, then will be nice and worth it.hope this project will better than Eco park and garden.
Any idea if the surrounding hill behind the project own by who? What if they cut it down to build low cost flat?
Anyone have the photo on the site progress? Thanks….
@CK
It’s own by setia as well. Future Condo will be there.
Heard that the goverment is offering some incentive to GBI developer… wonder whether the incentive will mean cheaper price? hopefully…
Hi CK,
it is just my feeling after visited SPI and Setia Greens show house.
Maybe the show house of Setia Greens looks better compared to SPI.
Visit to SG site today and found the retain wall between 3s and SG already start build and the height almost 12 feet. i will upload pic later, now line very slow….
please upload more pic.Not convenient go to the site
Haha…. I stay very near to SG. Not even 500meter. I visited the site almost once a week…
@smart
I am waiting eagerly for your photo… Thanks….
Still fail to upload, i try again tonight.
If you buy 3s beside SG you will cry hard. kitchen and backyard become basement!
-will the maintenance fee in cassia and cordia more cheaper than dillenia?108 unit (Cassia amd cordia)vs 37 unit(dillenia and semi-D)
@Smart
Chinese ppl like higher than other ppl ma.i believe most resident will be chinese family.

wau, look at the photos….SG 高高在上. Nearby landed residential must be “beh song”
kesing those who bought the Siara81..like kena tipu.
Thanks to Smart! I have uploaded site progress photos into the picture gallery.
Thanks for the trouble smart…
I can see why the Zan SemiD owner will be cursing. All the blame should go to their developer.. You can see how close is the retaining wall of SG to their units. The builder of Zan SemiD is actually maximizing their development, leaving so little space to other ppl property.
They should have at least leave more space at the back row units. I bet they miscalculated that retaining is going to be there at all. That’s a very very bad call…..
Not only Zan SemiD, Siara 81 will face same issue.
next to siara semi-d? According to their masterplan, they leave some open space there.Iconic smarter than the 3 storey developer.Last time the zansemi-d subsales asking for 900k, now even discount to 800k, i also dont want…..”palia project”
Yes, they have some open space but still not so good.
any units left for this project ?

By the way, I also bought 1 unit there for own staying..Cant wait for it to be completed!!hahaha
I bought Dillenia last year…
Now waiting for my family to come back to penang. Hopefully all papers will be ok. If not, no point such a big house but staying alone

Uploaded photos by WS.
Thanks again!
Went to SP Setia Sales office last week. Still got a lot of unit left for Cassia.
Cordia left a few only.
Actually it’s 60% sold from the info of last week.
Have been to the property fair, could not verify how many units left because I didn’t ask just now.
Cassia’s price went up to 968,880 with 10k discount with progressive interest absorption.
Few things I have taken notice in the property fair –
A lot of unqualified sales representatives there. Mainly from second tier developer.
( To put this in my term, it’s pariah developer ) not going to mention names here yet.
Anyone wanna add if your views if it differ? I think it’s ad-hoc hiring to spice up the booth?
2. Top reputable developer as usual, I am giving top mark for services and ethics.
3. The lousy developer, some can’t event answer my queries on their units. Eg price-wise. Can you believe this? And no, I am not talking to their lawyers and bank reps, I know I am talking to their sales person. I am lost for words…
4. Lousy developer do not print their product specifications on brochure available. Maybe later can cut cost? Why not? I am surprised Belleview did that too…. what a dissappoinment.
If you look at the brochures of top notch reputable developer, every details is on paper. I think this differentiate the confident level between reputable and pariah company.
Lastly, good job to SP Setia….
P/S : forgive me la… must support my developer a bit… cheers
@ Boh,
I didn’t appeal about the free air-con unit. Was watching and admiring the video presentation on Setia Greens…. Also busy admiring their booth… Paiseh
By the way, BSG got free aircons ( I think 5 units ) units for their very very beautiful project…
@CK
“Lou ya” developer do not print their product specifications on brochure,because the project may be become “white elephant”(no completion) later.
hi all, is there any interest absorption for cassia projects? and what was the price previously ya?
@Edwin
The price of cassia was RM938880 last time if not mistaken.
The unit went up 30k… Last time the interest during construction was not absorb by the developer and now they package it as they are paying for the interest during construction.
@zltan
Aologises Zltan for the long reply.
Was outstation for work for 3 weeks..Just came back
Now my family all in Singapore..All singaporean. Intend to settle back in my beautiful homeland..We are trying to apply at least PR for them..haizz( the paperwork is killing me ).
Email me your best offer…
Email address: johnnylst@yahoo.com
Disclaimer: will think about it as I said earlier..Hopefully my family can go back to Pg with me…If not every month must go back to SG to get stamp
@Smart
Hey! If you have not already know, SP Setia have plan to acquire some stakes in E&O. That will make your purchase in SG “KakiLang”…. Am referring to your STP and SG relation. Ain’t that sweet? What a small world eh?
@CK
Oh no! i miss out so many thing,
firstly intro my friend buy a unit in SG without any refer bonus
second E&O royalty program!
no sweet for me ler. i buy SG in full price ! so sad
Hi,
I am considering Sunway Merica or Setia Green. After i look at the both show unit, I found that sunway Merica Give better and more quality thing but it near cemetry. So I still dunno which one to choose? Any opinion?
Thanks
Buy for location. SG wil be better.
Why SP Setia sales personnel so bad attitude??? THey just look at closing sales and dont care all other matters at all??
Edwin, at this property boom time, you don’t have 1mil better don’t walk into the sales office of SP Setia, BSG, Mah Sing, IJM or E&O. They will give you ‘look no up’ face
Its not about the $$$ matter, but is the service and attitude sucks, got bucket of money also have to think twice whether want to help this company to pay those sales personnel !!!
I beg to differ…. the service wasn’t excellence. But had a great time during purchase…
@Edwin
who is the sales representative? I agreed Setia PG not really well trained on manner and customer always right attitude!!! You need to talk louder than them and confidently. Especially you hold with your BMW or Mercedes dockers, their service will be much more better!
Wah…. biggg fire here…. SP Setia should see this….
I agreed to that. They are not well trained.
I think i know SG project more than the sales rep..
When the first time I was there, someone from technical explained the project to me quite well.
When the time i went to pay for the deposit, I heard the sales rep explained wrongly to the customer.
@WS
Moreover they are not link with KL main branch, they just subsidiary company of setia.
@WS
wat thing thesales rep explained wrongly?i want to confirm whether i get the wrong info
Well, my experience with the staff was good.. Maybe the rude staff mentioned here does not work during weekend.. All the time I went on Sunday…
@WS, mind sharing what you know better than the sales person? I think Boh would like to know also.
Mr Edwin, so did you or did you not purchase SG? I would like to think you are a genuine buyer as Boh, Smart, WS and the lovely Johnny who’s waiting for his family here.
Guys, why get so carried away with the attitude things. I just want to add one thing here –
Remember in this world of IT, things are complicated sometimes…
You see, there are viruses, spywares and nastier things.
That’s why we need anti-virus softwares etc… We can be anybody and I can create an ID to comment on behalf like nobody businesses… I know you smart ppl already know la…. But, please allow me to add here as below –
In the world of property investment, there are the passive buyer, those who maybe is too busy and could not be bothered to comments here at all. 1 – 2 – 3million Sup Sup Sui type la…
There’s also the breed who’s the window shoppers. All talk no action type.
Ahhh… one more kind is the trouble maker type.. like to stirs the soup a bit.
There’s also what I call the “evil type”. Those who’s praying for the market to collapse so they can buy at a bargain or fraction of purchase price…. ‘Tan Ku Ku’ Wait Long Long
There’s the smart shopper, this type I like. They are those who did their home work with plenty of useful information type whether buy or not. Constructive networking type…
As for Mr Edwin, I leave it to you guys to judge. I would like to believe he’s for real.
My fellow neighbors and investors, don’t be so carried away. United a bit….
I think it’s very immature to come to a decision of not buying a property base solely on the attitude of the company’s staffers. Every property hunter will tell you that the 3 main factors to look for in a property is LOCATION, LOCATION, LOCATION. A genuine buyer might not even consider the attitude of the sales person when buying a property. Moreover, you’ll only be dealing with them once or twice throughout the purchase. It’s not like visiting a doctor which most often requires frequent follow-up.
Mind you, you’re hunting for a property, which is a serious matter to most of us, not like buying clothes or shoes. Most importantly, Penang island has limited and scarce land for development; so one have to take into account other more important criteria when purchasing a property.
Some people I observe in this forum are merely critics and nothing more. Giving excuse like not buying a property because of the salesperson attitude is merely a lame excuse. I don’t think they’re sincere or genuine buyers, or simply frustrated for not being able to purchase the property due to financial or commitment issues. These people are venting their anger/ frustration here. FYI, there are other means/ channels to deal with unfriendly staffers/ salesperson like lodging a complain to relevant authorities, not just moan here and do nothing about it. If we’re genuine, we must be more constructive in our criticism and not just sulk and complain and giving lame excuses. It’s like failing an exam and blaming the papers are tough with difficult questions rather than blaming themselves for not studying hard enough.
I agree with CK that this is a free forum and we’re welcomed to share our opinion but I think we should be more constructive and not “add fire” when someone post an opinion. Those people who “add fire” in my opinion are “all talk and no action type”, i doubt they’re purchasers also.
As for Edwin, hope you will take in consideration other factors, weigh in the pros and cons into purchasing your desired property, be it this property or some other properties.
I am also a purchaser of setia greens, buying for homestay, signed my S&P two months ago. Luckily for me, the person who saw through my purchase of this property was very professional and helpful. I also had some not so pleasant experience when dealing with one of the sales personnel on my return to their office a few days after securing my purchase (on a weekend). One of the staffer whom I talked to was very inexperience and had minimal knowledge regarding this project and doesn’t know how to sell the product and also gave me inaccurate info regarding this project. but it’s just one staff and I’m sure it happens in other multinational companies as well.
@emel I amused with ur style of buying mil $$ of products by not looking at the level of service the company provided to u. Today ppl will complaint even a few dollars of product due to the poor service given but for u a totally diffrent animals, i guess u must b just as good as talk coxk of dont mind this factor. I hv a golden peime land for sale, will u still want to buy after i scold u as talk coxk fella?
why need to be a buyer in order to be granted rightful to comment about this project..
some of their stuff are fu**king arrogant and inexperience… buying close to mil of property giving me this lang shi lan yong attitude… fuck off… i expect more from their stuff…
Like i’ve said, buying a property is a huge matter, you’ll have to take into account more important matters rather than let one staff spoil your entire purchase. It’s not like buying a “few dollars product”. I think it’s very immature to let just one person having the power to control your decision, there are other staffers who’s willing to help and seal the deal and i’m sure this is not a one-staff company. To think that by not buying the property just to punish and teach them a lesson is rather blunt and for me it’s a lose-lose situation. I think Dk should read the opinion I posted more carefully rather than just misquoting people with profanity and name calling. I will not stoop to his/ her level of replying with profanity and i believe everyone is entitled to their own opinion without being rude. This is just a fine example of a non-constructive opinion posted by someone. By the way, “siapa makan cili, dia rasa pedas”
@emel i can see u as a kiasu kiasi person who dont have level of service expectation. Because of u this type of ppl, there goes the mess up of pg house price. Without the standard, u already stood as low as a kiasu clan for rushing into something. R u still wan to buy my prime land ? It will giv u 3x of price up but u hv to call me as ur papa since u dont mind watever kind of service to u, want?
Dk, i noticed you got very defensive and even became agitated by my two-cents posting. Somemore replied by using profanity and name calling. Calling people “animal” without any hesitation says a lot about the type of person you are. There’s no pleasing you because you think you’re always right. Any service rendered to you would be difficult for any customer service team. Making assumptions/ accusations that i rushed into something further proves my point. Anyway, i wish you luck and there’s just no point to justify to you cause it will only lead to more name calling. Diplomacy is the best policy, criticism in a constructive manner is healthy but i don’t see this discussion going anywhere. You have your point and so do I.
@emel, no need to argue de. everyone got own opinion, maybe Dk punya prime land tak laku that’s why have to self promo here….
@thunder
You are entitled to your opinion as we are. Why the harsh words? If, one staff could easily influence your decision making, good for you. Same goes to @Dk. It takes two to tango la.. don’t you think so?
Your definition of good service might not be so for us.. Same as what suit me might not necessary for you.
@Dk,
I find the term of your phrase is very insulting. What’s buying property here have to do with rushing and messing up with the price of Penang’s property price? I will take this as a compliment if we could influence in such a way. Wah.. so powerful…
How old are you actually? I find your statement is unbecoming of an adult. We can use harsh words also laaa…
Interesting on your prime land example. My answer to you is it depend. For me as a buyer, if the price is too good to refuse, I will work very hard to make sure for possible closure. Same rules apply here, I have a prime land which was sold off because of a superb offer I can’t refuse. Believe me, you will be surprised how hard the buyer go in order to close the deal. This having rejected his advance many times. It was good enough for me back then…
What kind of a service you want having now not being a buyer?
@CK Here come a ball carry person ck come to picture, i have not read thru any of ur comments therefore i will let u carry emels ball for temporary. U must b feel good if u polish my ball too n who knows i can give u a feel of the prime land deal, interested ?
@CK, @emel no wonder @Dk have lousy service everywhere he goes with his attitude. I wonder he even owns a prime land, if got also not sincere selling, talk talk talk talk talk only
Hahaha, @Dk 3rd class citizen want 1st class service
@Dk,
you are funny… I have no more comment to direct at you… Hopeless
@DK,any service team also pening with u.Attitude of the company’s staffers very immaterial,cant affect people economic decision making.But,I suggest u go for Ideal property project, they will give you world-class service.If they cant deliver it, use your harsh word greeting them.
If without loan facility of 5/95, i guess here will b less arrogant ppl of talking big. If credit tighten or interest go up, those who talk big will b 1st one to suffer. Really a tin kosong, wat so proud of saying loud i hv bought it and restrict other ppl to comment this project ?Cos 95% is belong to banks? Ck i still awaiting u to polish mine balls.
CK, Boh, TI, Mike, Anonymous, There is just no point wasting time arguing back and forth with a particular individual. I really don’t see this going anywhere and there is no benefit for everyone in this forum.
Well, I was just sharing my experience when purchasing the property but it was construed as being arrogant. I thought this forum is to share and discuss opinions and info with everyone, maybe I was mistaken and it seems that someone wants to turn this forum into a night market so that they can use profanity and merely just to create some scene (for entertainment purpose, perhaps!!) It seems like we’re not allowed to voice our opinion and meet and chat with buyers/ potential buyers/ Penangites/ others. As I’ve mentioned earlier, this is a free forum where civilized people discuss in a proper and respectful manner.
Someone here is implying that we must keep a low profile and in a way, we’re prohibited to even mention ourselves as buyers. Someone made it looked like a crime/ treason to mention that we’re buyers. If we don’t mention ourselves in this blog, where else can we group together and share its development. It doesn’t make any sense to discuss regarding setia greens in other property site (for example sunway website)!!!
Positive thinking people, positive thinking!!!
@emel,
Just ignore the retards…. as he have spoken and removed all doubts…
Lucky lor for me I’m not in customer service. How lar to serve and deal wif people like this. Must provide extra service like satisfying his manhood b4 can negotiate. This proves the problem sometimes customers himself. Summore so bad hearted wishing for economy to crash. Yeah, lets ignore this type of people
@CK For those wish to carry my balls, true hurts arent u? U can continue wit watever services u had. U r js tin kosong talk big, 2 ways easily to knock u guys down 1)interest up 2)mnc slowdown. I lay back to watch the show
Hi guys, I interested in SG project also. Does Setia has any promotion right now like give air-cond or cash rebate? since this project is guarded, how much will be the maintenance fess per month?
Thanks
Interesting ” discussion” and somehow I agree with CK, Boh, TI, Mike, Anonymous…I’m running contact centre for 12 years and we have seen different kind of people…Those people who doesn’t look at BIG picture and keep on harping on small issue will never make it BIG in life…Rest my case..***still hoping for my family to come over***anyone know how to speed up the PR application?
Hi guys, any updates? Have any new photo?
Hahaha, our @Dk fren buat kacau at other chat blog as well (Shineville Park and central way); summore using other ID, impersonating @CK. Notice how he spelled “coxk” here the same in “Shineville Park” summore style of writing almost the same. dunno what grudge he has against the “original” @CK
@Anonymous,
I like you actually… you have just made my day…..
Dear all, I’ve created a facebook page for all buyers or interested parties for discussion and sharing of info. Also posted pictures of latest progress/ update from the site. All are welcomed to join at Setia Greens facebook page and the created email at setiagreens@hotmail.com.
Avatar… Avatar… Avatar… Hahaha
Been to the site today. Saw some teeny wheenie tiny bits of pillars on the outer area of the site…. anyone knows which type does that belongs to? The semi-D?
booked my unit (cassia) this afternoon from the setia4u fair. the sales lady told me only left 5 units. not sure how far it’s true.
Anybody knows current price of all types and what’s available currently? Is it individual or strata titled and when’s the target completion. Sorry for asking here as didn’t go to any sales office or fair. Thanks.
http://www.facebook.com/pages/Setia-Greens/169119826504902
Ehretia and Dillenia is taking shape already….
SG just took 100K from loan..anyone noticed that??
@Johnny
What do you mean by 100K from loan? Can you provide more details?
@wktan
I just saw my loan account from OCBC..They took another 100K..hahahaha
This shows that my monthly installment going to be higher
Any upgrade package for the terrace units?
@Sungai Ara
yup. when there yesterday. the progress is fast.
Still no photo update from Setia Greens website, that’s since three months had passed since the last posting.
I came back for cny with my family..must say that it is progressing very well..how to upload the photos?
Bukit jambul area is fast becoming very high class area..lolz…got another development for 3 storey terrace and semi d
Hi @Johnny , please send the photos to admin@penangpropertytalk.com. I can upload them for you
Thanks!
I wonder why they do not want to make it a gated and guarded with facilities?
Done
@Ken (Admin) Done..
Thanks Johnny. Uploaded.
Prefer G & G
Am loving how they had placed the Setia Greens signage on top of the hill. Simple and nice… 😀
The only con side are Along the way out is all low cost, everyday have to go in n out with this kind of view really make me want to puke lo
Just noticed the Zan Semi-D unit in front, fourth house from the junction have been converted into a hostel for foreign workers…. this is the trend isn’t it? As much as I understand this is solely business transaction, survival maybe?… but Aiyah… Don’ really like the sigh of it…. sigh
Hey, I noticed that too on a recent trip… I think there’s more than one house that’s been converted to a hostel…
There are more than one Zan Villa semi-D house used as hostel for foreign workers. The owners of Zan Villa can’t get a buyer for the subsale and can’t afford the loan interest. The owners have no choice but to rent the houses to cover the interest. I believe that should be the sign of collapse of Penang properties.
how much the rental for semi-D zan villa?do you guys think setia greens rental can achieve 2.5k?
I don’t mind to rent mine at 2.5k without furniture…
1 million house rental 2.5K/month? Not even enough to cover a 600K loan installment.
regarding the foreign worker issue, can check out the Permatang sanctury thread.
I am not talking about covering loan… Thks
Anyone been there lately? How is the progress…
I saw setia greens terrace type: dilennia corner subsale price reach 1.8 mil to 2mil…. at mudah.com.my
Please comment…….
aiyo, SP property really high in pricing but quality is quite good oso…. unlucky, i don’t afford to own it
Yesterday’s Star paper already advertising sale – Cassia corner RM2 mil…… so intermediate lot get ready for at least RM1.2m……
Why all photo on dilenia only…dont have cordia n cassia.Backyard of the semi-D look like a pond
Any one can update on Setia Greens? Completion soon? Any subsales?
OC by CNY next year. Setia Pinnacle just open for registration last week. Those Setia Green landed house owners can buy one to enjoy the facilities. Or buy two for speculate until the market collapse and have to sell all for losses.
The landed houses owners now will be laughing….. they bought for RM900k+ triple storey terrace 2800 sq ft…. now a miserable condo next to them costs RM500k+…… park car far away…. carry all bags and stuff in hands that are already tired….. need to walk miles to the lift…… enter crowded lift with strangers with even stranger smells….. lift stops ever so frequently…. finally your floor then have to walk and walk to your unit….. sigh…. high rise building living…….. pity… tsk tsk tsk
@Dannyong
Setia Green landed house owners,CAN enjoy the CONDO facilities or not?Are you sure OC by CNY next year?
Landed not safe. Pity them to pay so much but have to worry so much, their neighbors at Siarra 81 all foreign workers.
Oh dear Mdm… you always harp on landed being unsafe… this is G&G and believe me…. landed properties are more coverted than condos….. I know condos when new, it is ok…. but give it another 10 – 15 years… when the sewage pipes leak…. then the ‘ho liao’ from your neighbour above will rain down to bless you……
@PG Guy
Landed is not that safe, and termite.
@Mdm
Condo later when u have water leak, see how u repair, need upstairs neighbour permission they dont want to give, die liau lo.
Safer in condo! wait till they mug u in the car park
@Jason Wong
Landed is not that safe. Bangla or indon can easily climb in. Wake up then cannot find car.
Wow….nice discussion…. interesting…. but regardless of all said and after weighing pros and cons…. I still think landed property better… in fact everyone aspires to live in a landed property in Penang but because of the steep prices, they have to settle for condos……pipe leakage from upstairs neighbour will indeed be a major major problem as time goes on….. and it is not true that all condo dwellers are insulated from crime…..
Agreed.
Crime occurs everywhere, i don’t think condo can be much safer, remember in condo u stay so near to each other “your neighbour is watching u” he/she can be another robber wait till u go out they will come in an enjoy.
I stay in condo, when your upstairs neighbour start blasting music and u got free music to listen, when your upstairs neighbour got a kid who can stop playing marbles on the floor or kept jumping see whether you will still say condo is better.
Wow condo has swimming pool, wait till u see people start jumping into the swimming pool with full cloth on, see whether u still want to use or not.
Landed is always better just that not everyone of us can afford, so what to do condo is ok also lo.
P/S unless you want to compare the Condo located at Jalan Macalister “21 residence”
@moment900
It is because you stay in a lousy condo. RM1mil you can good a very good 2000sqf condo with full CCTV surveilliance, card access for lobby & lift to individual floor, intercom & very low density per floor. RM1mil you only get typical terrace, need to tolerate neighbours’ dogs bark at midnight, no recreation facilities, knee pain for frequent walk up & down staircase, and may be your neighbour will be a kindergarden too…
@PG Lang
When you die,you will know which one better.People dont care about neighbours’ dogs bark at midnight, no recreation facilities.For me i only care where should i put when i die.Proably your 1 million condo can hang ur outside the window like singapore movie.
@Oldfolk
Die already still want to care where to put own body for the “farewell” ceremony? hahaha…really funny…Nowaday, a lot of people also prefer to stay at condo (ashes towers in the temple) compare to landed (graveyard) after die lor…hee hee…
@john,
I don’t think we could share the condo facilities…. That will be a bonus …haha…
@PG Lang
Haha RM1m condo, I pity u when u pay ur monthly maintenance fees which kept increasing n not counting the sinking fund where I don’t even know where all the money go. Yup condo has plenty of facility but how many of it u do use, swimming pool that u hardly use, tennis court that u don’t even have a,racquets, BBQ pit that u need to book n wait someone book already so u got no place to hold ur party pity lo, card access as security measure is developer bullshit, they have that system bcos they scared RM1m condo people cannot pay maintenance so that they can block u from entering ur own house aiyo pity lo, n worst still when someone visit u, is like visiting u in jail, need permission, surrender IC fill in form then wait no place park their car must park so far n walk all the way to ur condo n b4 reach kena rob haha
@Moment900
If you are staying with your parents/grand parents/parents-in-law, and with a few kids then landed is suitable for you. Nowadays mostly are young couples with 2 kids or less which don’t stay with parents anymore. With condo I can daily enjoy swimming, sauna, tennis, BBQ with friends, gym and kids freely play in the condo playground without worry being kidnapped.
While you stay in your 5 rooms 3 storeys landed terrace everyday watching Astro and kids playing computer games. When come back at night need to peek front & back before come down from car. Some Taman already collecting >RM100 monthly just to hired part time security for ronda-ronda nia… hahaha.
HI.. anyone interested on loan package? If yes, please sent email to angieoh@yahoo.com.
Setia Greens landed properties are all G&G so I guess it is better than those which are not G&G….I think all agree that both landed and condo have their own pros and cons…. I gues it is how we make the best out of it…. for the time being I know that all Setia Greens landed owners are praying hard that SP Setia will come up with a plan for them to also use the facilities at Pinnacle (of course they will be willing to pay ……) Keeping fingers crossed guys???
@PG Guy
RM1.2mil landed terrace buyers now envy RM500K condo owners for the recreation facilities and want to chip in?? hahaha.. I think the decision is not up to SP Setia, the properties are sold to buyers and definitely they don’t like to share..you can goto SPICE and enjoy the recreation facilities together with bangla, indon, and vietnamese lah!! hahaha..
Prices in Sg Ara today is already no longer cheap…. and the way trends are going….. it will only go higher….. Watch out for road widening works to start by early next year…. MPPP plan for triple lane carriageways leading to BJ roundabout will soon start……
I was just thinking out loud about the thoughts of the Setia Greens Phase I house owners…… perhaps they must be laughing now as their 3 storey 2800sq ft freehold landed homes were bought for just RM900k+ while Pinnacle owners paying RM750k+ for 1500 sq ft boxes in the sky… strata title…..
Those landed owners must be on cloud nine by now….. good for them… great foresight…..
Their property prices have only one way to go…. UP…UP… and AWAY….. Hurray for them…..
Just in case you guys are thinking that I am an island guy….. well… I am not….. I am in southern BM…. just got up…. have to go help inspect my family rubber estates…..In my opinion, however, island properties are way, way, way… better than mainland… even though I live in BM…. not that I want to look down on my own place….. I feel very sad when I see BM when compared to the properties on the island …… so no prizes for guessing where I invest…..
My friend bought 2 units Reflection condo 1449sqf x2 =~2900sqf with RM900k+, now asking for RM800K each = total RM1.6mils! He laugh in the sky now..
@PG Guy
You are right. BM is not that safe compare to island. Houses been broken in are usual lah. Often got murder cases by hired assassin and there was even case where grenade been thrown into house. Even in Penang also need G&G and condo is much preferred for security. I am glad that now got higher end condo at Sg Ara area so that in future I can stay there and nearer to inspect my durian orchard at balik pulau…
Progress is super fast…
Any idea when is OC? Any Cordia owners out there?
Need to ensure Sp Setia won’t allow the gangster contractor to enter the site when OC obtained in future.
Relau & Sungai Ara are famous of gangster contractor culture.
Normally all the gangster’s contractors operate with methods below
1) Setup a boot at the new site & claim that they are the authorized contractor there.
2) Not setup any visible boot but have a group of gangster “petrol” at the area & threat the owner to take their authorized contractor.
3) Stop/threat the house owner contractor from entering the site or damage the property example throw red paint, give special present or letter, steal or damage the construction
tools.
4) Join ventures with the developer to have an upgrade package on the property S&P. Legalized the “gangster contractor”. If we don’t take the package the consequence will be no 2) or 3)
Nowadays, the gangster contractor are very smart…they no longer use method 1) & switch to 2 & 3.
Any owners from Setia Pearl Island and Setia Vista faced gangster contractor issue before?
Both also located at Sungai Ara and Relau.
Does SP Setia has any “joint venture” with gangster contractor like what Ideal practice?
Please help to advice as I am planning to buy the Bumi lot here.
I saw the price for Dillenia at Property Guru and Mudah.com are all priced at 1.2 million.
Direct Bumi lot from SP Setia only 1.08 Million but only left two when I checked last month.
Dellenia is the smallest design of all the four terrace types ….. sold at RM900,000 during launch 2 years ago (DIBS and everything absorbed by SP Setia) – 2450 sq ft (three storey terrace)
Unfortunately all types (including bumi lots) are sold out….
Current asking prices are as follows:
1. Dellinia and Ehretia (2465 sq ft) – RM1.05 mil – RM 1.10 mil
2. Cassia (2800 sq ft) – RM 1.15 mil – RM 1.25 mil
3. Cordia (3300 sq ft) – RM 1.20 mil to RM 1.35 mil
NOTE: The price ranges depend on the house number and position of the property
@Sungai Ara
Setia Vista have…not as obvious as IDEAL but in the form of upgraded package offer…..
Developer will always say its ok if you don’t take the package…..but the gangster contractor already allowed to enter the site & if you can use your own contractor, you will be kacau by them. When u log a complaint to developer…they will say non of their business & you need to log a report to police….push everything to police…
Lets monitor the new property nearby… see got anyone complaint about this issue or not….example Zan villas (OHM) Siara 81 (Iconic Properties ) Oasis Residence (GSDland)….
if these property got gangster petrol around then Setia Green will face the same issue as well.
Not sure about Pearl island.
@penang100percent
Heard Oasis subsell not that good. I think bcos of its surroundings. Did you hear anythings on gangsters in Sathu Terrace and Dua villas and One World since they just completed 3-4 months ago? This would be a good indicator whether Ideal still allow gangster contractors in their new projects.
Any owner of Dillenia would like to let go his unit, please email me at dannyong@gmail.com.
I am willing to offer RM1.0 Million even though the OC is not ready.
@Sungai Ara
I think the going rate now without OC is RM 1.05 mil minimum…. after OC, should be safe to add another 50k or 100k….. based on the rate house prices are shooting up in Penang
This is crazy that no Dillenia owner is willing to let go their units even though I offer RM1.0 Million.
A quick profit of RM100K (original purchase price only RM898K) and nobody want to cash in.
My offer is still valid. If you wish to sell your unit at RM1.0 Million, please email to me at dannyong@gmail.com. No agent please.
@Sungai Ara
How to let go, where got quick profit of RM100K, minus the RPGT n minus the interest they bear so far and all the legal fees, left nothing lo
@Jason
You are right
@Sungai Ara
if they were to let go, at least they need to sell it off at RM1.17 mil…
@Jason
You are right
@Sungai Ara

@Sungai Ara
1 million so what? the Pinncacle condo already sell up to 850K. Probably you ask at the wrong timing. You may want to try your luck again if later economy condition get worsen. hee hee hee..
I understand from SP Setia staff that they bear all the bank interest during construction and also all the S&P and bank loan lawyer fee and stamp duties for this Setia Green project.
In this case, only RPGT is involved. RM100K-15%=RM85K net profit.
RM85K for holding less than 1 year is a lot. Please don’t be greedy.
I visited the site last week and sneaked into one of the Dillenia house.
I really like what I see inside and the surroundings.
Please email me as I am willing to increase my offer to RM1.02 Million if the Dillenia unit is close to the pond area. For Cassia, I am willing to offer RM1.05 Million.
@Sungai Ara
Suggest you call for RM105K to RM110K…..
@Sungai Ara
Suggest you call for RM1.05M to RM1.10M …..
For Cordia, I am willing to offer RM1.055Million. Please contact me if interested in selling your unit.
i offer 1.5mil
