Setia Greens

Setia Greens is the latest residential property development by SP Setia located at Sungai Ara, Penang. The project sited on 29-acres of freehold land in Changkat Sungai Ara, comprises terrace house, semi-detached house and a block of condominium. Phase 1 consists of 149 terraced houses and 18 semi-detached houses.

Setia Greens homes is the first green development in Penang offer a safe and environmentally friendly features. Each home come with solar water heater, rain-water harvesting system, water efficient fittings, cool roof system and low-volatile organic compound paint. All units are orientated to the north and south directions, which keep it away from direct encounter with the sunlight that helps to keep the unit cool.

    No comment post for setia greens :-). i see the project start progressing …. nice env. But prices at 938k min seem like the most expensive project at this moment versus to Siara 81, Sunway Cassia, Prestige V…etc

    So fast, i think this project will take less than 2 years,only 167 unit very small project compare to SPI.

    Currently,most of new launching 3 storey houses project ,the price is above 900k.This project become attrative compare to others in terms of quality and price, in the same market segment.

    i like the environment very much.
    i consider to buy one unit,cassia type.Any opinion?

    My question to @WS. Why do you think Setia Green is much better than SPI??

    Thanks for the trouble smart…

    I can see why the Zan SemiD owner will be cursing. All the blame should go to their developer.. You can see how close is the retaining wall of SG to their units. The builder of Zan SemiD is actually maximizing their development, leaving so little space to other ppl property.

    They should have at least leave more space at the back row units. I bet they miscalculated that retaining is going to be there at all. That’s a very very bad call…..

    Went to SP Setia Sales office last week. Still got a lot of unit left for Cassia.
    Cordia left a few only.

    Actually it’s 60% sold from the info of last week.
    Have been to the property fair, could not verify how many units left because I didn’t ask just now.

    Cassia’s price went up to 968,880 with 10k discount with progressive interest absorption.

    Few things I have taken notice in the property fair –

    A lot of unqualified sales representatives there. Mainly from second tier developer.
    ( To put this in my term, it’s pariah developer ) not going to mention names here yet.
    Anyone wanna add if your views if it differ? I think it’s ad-hoc hiring to spice up the booth?

    2. Top reputable developer as usual, I am giving top mark for services and ethics.

    3. The lousy developer, some can’t event answer my queries on their units. Eg price-wise. Can you believe this? And no, I am not talking to their lawyers and bank reps, I know I am talking to their sales person. I am lost for words…

    4. Lousy developer do not print their product specifications on brochure available. Maybe later can cut cost? Why not? I am surprised Belleview did that too…. what a dissappoinment.
    If you look at the brochures of top notch reputable developer, every details is on paper. I think this differentiate the confident level between reputable and pariah company.

    Lastly, good job to SP Setia….
    P/S : forgive me la… must support my developer a bit… cheers :)

    The price of cassia was RM938880 last time if not mistaken.
    The unit went up 30k… Last time the interest during construction was not absorb by the developer and now they package it as they are paying for the interest during construction.

    Edwin, at this property boom time, you don’t have 1mil better don’t walk into the sales office of SP Setia, BSG, Mah Sing, IJM or E&O. They will give you ‘look no up’ face

    I agreed to that. They are not well trained.
    I think i know SG project more than the sales rep..
    When the first time I was there, someone from technical explained the project to me quite well.
    When the time i went to pay for the deposit, I heard the sales rep explained wrongly to the customer.

    Guys, why get so carried away with the attitude things. I just want to add one thing here –

    Remember in this world of IT, things are complicated sometimes…
    You see, there are viruses, spywares and nastier things.
    That’s why we need anti-virus softwares etc… We can be anybody and I can create an ID to comment on behalf like nobody businesses… I know you smart ppl already know la…. But, please allow me to add here as below –

    In the world of property investment, there are the passive buyer, those who maybe is too busy and could not be bothered to comments here at all. 1 – 2 – 3million Sup Sup Sui type la…

    There’s also the breed who’s the window shoppers. All talk no action type.

    Ahhh… one more kind is the trouble maker type.. like to stirs the soup a bit.

    There’s also what I call the “evil type”. Those who’s praying for the market to collapse so they can buy at a bargain or fraction of purchase price…. ‘Tan Ku Ku’ Wait Long Long

    There’s the smart shopper, this type I like. They are those who did their home work with plenty of useful information type whether buy or not. Constructive networking type…

    As for Mr Edwin, I leave it to you guys to judge. I would like to believe he’s for real.

    My fellow neighbors and investors, don’t be so carried away. United a bit….

    I think it’s very immature to come to a decision of not buying a property base solely on the attitude of the company’s staffers. Every property hunter will tell you that the 3 main factors to look for in a property is LOCATION, LOCATION, LOCATION. A genuine buyer might not even consider the attitude of the sales person when buying a property. Moreover, you’ll only be dealing with them once or twice throughout the purchase. It’s not like visiting a doctor which most often requires frequent follow-up.
    Mind you, you’re hunting for a property, which is a serious matter to most of us, not like buying clothes or shoes. Most importantly, Penang island has limited and scarce land for development; so one have to take into account other more important criteria when purchasing a property.
    Some people I observe in this forum are merely critics and nothing more. Giving excuse like not buying a property because of the salesperson attitude is merely a lame excuse. I don’t think they’re sincere or genuine buyers, or simply frustrated for not being able to purchase the property due to financial or commitment issues. These people are venting their anger/ frustration here. FYI, there are other means/ channels to deal with unfriendly staffers/ salesperson like lodging a complain to relevant authorities, not just moan here and do nothing about it. If we’re genuine, we must be more constructive in our criticism and not just sulk and complain and giving lame excuses. It’s like failing an exam and blaming the papers are tough with difficult questions rather than blaming themselves for not studying hard enough.
    I agree with CK that this is a free forum and we’re welcomed to share our opinion but I think we should be more constructive and not “add fire” when someone post an opinion. Those people who “add fire” in my opinion are “all talk and no action type”, i doubt they’re purchasers also.
    As for Edwin, hope you will take in consideration other factors, weigh in the pros and cons into purchasing your desired property, be it this property or some other properties.

    I am also a purchaser of setia greens, buying for homestay, signed my S&P two months ago. Luckily for me, the person who saw through my purchase of this property was very professional and helpful. I also had some not so pleasant experience when dealing with one of the sales personnel on my return to their office a few days after securing my purchase (on a weekend). One of the staffer whom I talked to was very inexperience and had minimal knowledge regarding this project and doesn’t know how to sell the product and also gave me inaccurate info regarding this project. but it’s just one staff and I’m sure it happens in other multinational companies as well.

    @emel I amused with ur style of buying mil $$ of products by not looking at the level of service the company provided to u. Today ppl will complaint even a few dollars of product due to the poor service given but for u a totally diffrent animals, i guess u must b just as good as talk coxk of dont mind this factor. I hv a golden peime land for sale, will u still want to buy after i scold u as talk coxk fella?

    Like i’ve said, buying a property is a huge matter, you’ll have to take into account more important matters rather than let one staff spoil your entire purchase. It’s not like buying a “few dollars product”. I think it’s very immature to let just one person having the power to control your decision, there are other staffers who’s willing to help and seal the deal and i’m sure this is not a one-staff company. To think that by not buying the property just to punish and teach them a lesson is rather blunt and for me it’s a lose-lose situation. I think Dk should read the opinion I posted more carefully rather than just misquoting people with profanity and name calling. I will not stoop to his/ her level of replying with profanity and i believe everyone is entitled to their own opinion without being rude. This is just a fine example of a non-constructive opinion posted by someone. By the way, “siapa makan cili, dia rasa pedas”

    Dk, i noticed you got very defensive and even became agitated by my two-cents posting. Somemore replied by using profanity and name calling. Calling people “animal” without any hesitation says a lot about the type of person you are. There’s no pleasing you because you think you’re always right. This having rejected his advance many times. It was good enough for me back then…

    Well, I was just sharing my experience when purchasing the property but it was construed as being arrogant. I thought this forum is to share and discuss opinions and info with everyone, maybe I was mistaken and it seems that someone wants to turn this forum into a night market so that they can use profanity and merely just to create some scene (for entertainment purpose, perhaps!!) It seems like we’re not allowed to voice our opinion and meet and chat with buyers/ potential buyers/ Penangites/ others. As I’ve mentioned earlier, this is a free forum where civilized people discuss in a proper and respectful manner.
    Someone here is implying that we must keep a low profile and in a way, we’re prohibited to even mention ourselves as buyers. Someone made it looked like a crime/ treason to mention that we’re buyers. If we don’t mention ourselves in this blog, where else can we group together and share its development. It doesn’t make any sense to discuss regarding setia greens in other property site (for example sunway website)!!!

    There are more than one Zan Villa semi-D house used as hostel for foreign workers. The owners of Zan Villa can’t get a buyer for the subsale and can’t afford the loan interest. The owners have no choice but to rent the houses to cover the interest. I believe that should be the sign of collapse of Penang properties.

    OC by CNY next year. Setia Pinnacle just open for registration last week. Those Setia Green landed house owners can buy one to enjoy the facilities. Or buy two for speculate until the market collapse and have to sell all for losses.

    Crime occurs everywhere, i don’t think condo can be much safer, remember in condo u stay so near to each other “your neighbour is watching u” he/she can be another robber wait till u go out they will come in an enjoy.

    I stay in condo, when your upstairs neighbour start blasting music and u got free music to listen, when your upstairs neighbour got a kid who can stop playing marbles on the floor or kept jumping see whether you will still say condo is better.

    Wow condo has swimming pool, wait till u see people start jumping into the swimming pool with full cloth on, see whether u still want to use or not.

    Landed is always better just that not everyone of us can afford, so what to do condo is ok also lo.
    P/S unless you want to compare the Condo located at Jalan Macalister “21 residence”

RM1mil you can good a very good 2000sqf condo with full CCTV surveilliance, card access for lobby & lift to individual floor, intercom & very low density per floor. RM1mil you only get typical terrace, need to tolerate neighbours’ dogs bark at midnight, no recreation facilities, knee pain for frequent walk up & down staircase, and may be your neighbour will be a kindergarden too…

Yup condo has plenty of facility but how many of it u do use, swimming pool that u hardly use, tennis court that u don’t even have a,racquets, BBQ pit that u need to book n wait someone book already so u got no place to hold ur party pity lo, card access as security measure is developer bullshit, they have that system bcos they scared RM1m condo people cannot pay maintenance so that they can block u from entering ur own house aiyo pity lo, n worst still when someone visit u, is like visiting u in jail, need permission, surrender IC fill in form then wait no place park their car must park so far n walk all the way to ur condo n b4 reach kena rob haha

    If you are staying with your parents/grand parents/parents-in-law, and with a few kids then landed is suitable for you. Nowadays mostly are young couples with 2 kids or less which don’t stay with parents anymore. With condo I can daily enjoy swimming, sauna, tennis, BBQ with friends, gym and kids freely play in the condo playground without worry being kidnapped.
    While you stay in your 5 rooms 3 storeys landed terrace everyday watching Astro and kids playing computer games. When come back at night need to peek front & back before come down from car. Some Taman already collecting >RM100 monthly just to hired part time security for ronda-ronda nia… hahaha.

    Setia Greens landed properties are all G&G so I guess it is better than those which are not G&G….I think all agree that both landed and condo have their own pros and cons…. I gues it is how we make the best out of it…. for the time being I know that all Setia Greens landed owners are praying hard that SP Setia will come up with a plan for them to also use the facilities at Pinnacle (of course they will be willing to pay ……) Keeping fingers crossed guys???

    You are right. BM is not that safe compare to island. Houses been broken in are usual lah. Often got murder cases by hired assassin and there was even case where grenade been thrown into house. Even in Penang also need G&G and condo is much preferred for security. I am glad that now got higher end condo at Sg Ara area so that in future I can stay there and nearer to inspect my durian orchard at balik pulau… :)

    Need to ensure Sp Setia won’t allow the gangster contractor to enter the site when OC obtained in future.
    Relau & Sungai Ara are famous of gangster contractor culture.

    Normally all the gangster’s contractors operate with methods below
    1) Setup a boot at the new site & claim that they are the authorized contractor there.
    2) Not setup any visible boot but have a group of gangster “petrol” at the area & threat the owner to take their authorized contractor.
    3) Stop/threat the house owner contractor from entering the site or damage the property example throw red paint, give special present or letter, steal or damage the construction
    tools.
    4) Join ventures with the developer to have an upgrade package on the property S&P. Legalized the “gangster contractor”. If we don’t take the package the consequence will be no 2) or 3)

    Nowadays, the gangster contractor are very smart…they no longer use method 1) & switch to 2 & 3.

    Setia Vista have…not as obvious as IDEAL but in the form of upgraded package offer…..
    Developer will always say its ok if you don’t take the package…..but the gangster contractor already allowed to enter the site & if you can use your own contractor, you will be kacau by them. When u log a complaint to developer…they will say non of their business & you need to log a report to police….push everything to police…

    Lets monitor the new property nearby… see got anyone complaint about this issue or not….example Zan villas (OHM) Siara 81 (Iconic Properties ) Oasis Residence (GSDland)….
    if these property got gangster petrol around then Setia Green will face the same issue as well.

    Not sure about Pearl island.

    Heard Oasis subsell not that good. I think bcos of its surroundings. Did you hear anythings on gangsters in Sathu Terrace and Dua villas and One World since they just completed 3-4 months ago? This would be a good indicator whether Ideal still allow gangster contractors in their new projects.

    I think the going rate now without OC is RM 1.05 mil minimum…. after OC, should be safe to add another 50k or 100k….. based on the rate house prices are shooting up in Penang

    A quick profit of RM100K (original purchase price only RM898K) and nobody want to cash in.

    I understand from SP Setia staff that they bear all the bank interest during construction and also all the S&P and bank loan lawyer fee and stamp duties for this Setia Green project.
    In this case, only RPGT is involved. RM100K-15%=RM85K net profit.
    RM85K for holding less than 1 year is a lot. Please don’t be greedy.

    I visited the site last week and sneaked into one of the Dillenia house.
    I really like what I see inside and the surroundings.
    Please email me as I am willing to increase my offer to RM1.02 Million if the Dillenia unit is close to the pond area. For Cassia, I am willing to offer RM1.05 Million.
