Setia Greens

Setia Greens is the latest residential property development by SP Setia located at Sungai Ara, Penang. The project sited on 29-acres of freehold land in Changkat Sungai Ara, comprises terrace house, semi-detached house and a block of condominium. Phase 1 consists of 149 terraced houses and 18 semi-detached houses.

Setia Greens homes is the first green development in Penang offer a safe and environmentally friendly features. Each home come with solar water heater, rain-water harvesting system, water efficient fittings, cool roof system and low-volatile organic compound paint. All units are orientated to the north and south directions, which keep it away from direct encounter with the sunlight that helps to keep the unit cool.

    A few more:
    non-strata: Siarra 81 (right below Setia Green), and the Zan Pavillion Semi-d nearby

    Among those, Southbay, One Residence, Setia Pearl Island would be my first choice. But that is really personal preference. If you really like Setia Green, go ahead but just to point out they are more choices.

    If you read through the past comments, you would know that a ID “Penang Homes” has ask similar questions. He pretended a large interest in buying Setia Greens and asking for advice around that area with low budget. He kept on promoting Setia Greens Cordia type.

    In a world where Apocalyptic Flooding, Landslides, Toxic Haze, War ,Famine, Toxic Food, Viral Epidemics, Killer Tornadoes and Stolen Elections are an almost Daily Occurrence , I personally find some people’s “Great Dilemma” as to “Hmmm, How should I spend my 1 Million Ringgit? Somebody please help me I am lost!” to be , Maybe just a tiny, Tiny bit, Vulgar and Obnoxious. I think it’s just me :)

    Start renovation for my Cassia home since 2 weeks ago.
    Always see the policeman (4 each time) meronda-ronda at my area.
    I follow them and found out that they ronda-ronda at Setai Green area only and go back to police station directly.
    Feel happy about Setia good effort to work with the policemen to take care of the security of our Taman. But they should also extend their service to the surrounding neighborhood as well to make sure the whole area is a safer place rather than Setia Green only.

    Did anyone read about the lastest news?

    Saying that SP Setia has brought in 22 police to buff up security for the residences and also is targeting to increase the amount of police force to 40++ person.

    I personally think this is a very good move by SP Setia.

    Security issue? Not sure.

    But, quite sure you will have the issue of foreign workers stay in your neighborhood.

    Like Zan Villa which is 100 meter away from Setia Green.

    The price has been stagnant since 2 years ago.

    It is just too good to be true. Just to remind everyone to be carefull. If there is any illegal or unofficial payment requested during the purchasing process, then most likely it is a con. No harm trying but just remember to always stay cautious. Most of the time, those who get cheated are those whose mind already covered with greedy feeling or think they get a great deal.

    Sg Ara & Relau are full of landed hse and condo waiting for buyers.

    Try to avoid investing in the area. No hurry.

    SP Setia Pearl Island already opened up to renting Bangla/Indo/Viet foreigners.

    But, you still can consider prime area (mature neighborhood).

    I went to see the subsale units. Looks like the workmanship is not so good. Can see crack line and roof leaking. Not worth to spend rm1.2 million for such unit.

    Do not buy any property in Sg Ara, Relau & Bayan Lepas area yet.

    Too much of supply.

    The houses have been stuck for 2 years.

    You can afford to wait.

    Especially, in my area, Lorong Kenari/Jalan Kenari/Cangkat Kenari, many Semi D and Corner hse already stuck for min 2 years

    Interest loss : $900K x 5% x 1.5 yrs = $67,500

    You have to think if someone go bought RM900K car after 1.5 years the value of car will drop maybe RM200K or more become market value RM700K or less than that.

    Comparison is more meaningful, if u compare asset of same class.
    Car is a depreciating liabilities isn’t it?

    U may compare SG with SPI, Sunway Tunas, Sri Nibong, BJ or even Sathu…..basically freehold landed property within the few km range would make sense.
    Did they rise too or remain? Anyway this is just short term analysis. But u need to know why it didn’t go up that much compare to others.

    I think, Subsale is bad (may be volume but not d price) in some areas and not across la…..u can easily pick a few location I mentioned above and can check with agents.

    As the freehold landed are indeed high price, buyers are really selective and research a lot to choose the “right” properties.
    That’s why many agents now “susah cari makan”, they prefer sell condo where more goreng.

    By the way, since this is landed, you need to consider land size as well when compare.
    As one of the main reason to buy freehold landed is for the land too….as you will hold it in perpetuity.

    well, holding power is one thing. but the return on investment is very bad. assuming the buyers are multimillionaires, and they bought by cash, if they had used the 900k to buy dividend stocks 4 years ago, they would have ended up with at least 3 mil today…:) stupid right?

    Sg Ara is not Gurney type of market. It provide the home for the primary real PRODUCTIVE E&E and many industries.
    cannot compare it this way. Imagine the new SG is built in Kelawai rd. I think Rm2m also cannot get.

    There is no secret freehold landed (except balik Pulau & T. kumbar) will be getting less by % of supply. Yet the demand is very strong. Natural Land in island (except reclaim) cannot be created to create more landed units (except condo can la, sky is the limit). Where else got many lauching landed free hold near here?

    I think there are some pockets of opportunities in subsales as it is under price. But everyone simply like new properties as if they are getting a wife.
    I am not agent and not intend to promote any area. Follow the amenities and jobs….if you are really play safe u should near to Queensbay mall and FTZ, you should not go wrong. If you a bit daring go for upcoming small township…..i don’t think MacDonalds would fail in their Research.

    Enough tips?

    Go back to basic and fundamental…..accounting simply cannot be go beyond “logic”, but speculation and greed can.

    You will never lose money in buying landed properties. I think almost 100% know that landed properties appreciation is much slower than condo. This is the fact that we have to accept. In term of investment, smart investors will choose condo over landed. So, most of the Setia Greens owners are buying for own stay. I do not rule out the possibility that there could be 50% speculator vs 50% for own stay. Until those speculators sold all their units, then it is the time for Setia Greens price to appreciate faster. I can give you an example of Setia Vista. Now the market value is around 1-1.1m for 2 storey terrace intermediate unit but yet you hardly see anyone want to sell their unit. This is because those bought for investment already released their units between 850k-950k. In term of quality, Setia quality level is much better than other developers. That’s why the price of Setia properties are at least 10% higher than other developers. You should go and check out the house quality between Setia Vista, Setia Green, SPI, Siarra 81, Zan Villa, Taman Relau Mutiara and Oasis Residence.

    Okay, now back to Setia Greens. Below are the launching price for each types and also the latest transaction.

    Launching price in 2011
    Ehretia – RM898,000.00
    Dillenia – RM898,880.00
    Cordia – RM988,880.00
    Cassia – RM968,880.00

    Transaction price as far as i know. Not much appreciation compared to last year but the price will go up after genuine house owners come in.

    June 2013 – RM1.15 Cassia
    April 2014 – RM1.19 Cassia

    No, i never said those bought Setia Greens are stupid. My point was, if you want to have quick money after VP, then go for condo. For landed like Setia Greens, you need to wait longer. In term of risk, condo is higher and landed is lower. If you let me choose now, i will go for landed.

    On the pricing, i made comparison for Setia Vista case not Setia Greens. Setia Vista launched at 590k and now selling 1-1.1m after 3 years VP.

    I agreed with u based on past record, but do u think in near future, the same thing can happen again where u can flip condo with high margin?
    The supply situation is different in next 2-4 years. Did we increase our populations, many expatriates or have many new MNC here? I don’t now, I am not engineer, just good at some numbers.
    Good example is here Relau/Sg Ara area.

    On Vista, I m very surprise with its std 1300sqft terrace house price now. Really RM1.1m?
    The thing I like is the environment internally within its area. Other thing no comment

    I don’t know either. My personal opinion is, price will be stagnant or move up a bit in near future. It is unlikely drop! If you plan to buy for own stay, it doesn’t matter right ? Most subsale buyers bought it for own stay.

    I think (even though not fully GnG) i start to get another picture…..SG & Vista Rm1.1m (1300sqft) may be the reference in gated project in Relau / Sg Ara.

    No wonder seller asking for RM1.3M for One Residence as their land size start from 1540sqft.

    Just inactive for few months a lot of upwards adjustment in landed already. quite aggresive.

    Actually for One residence, the main reason for it to price at 1.2-1.3m mainly due to the facilities available there such as swimming pool, gym and etc…

    For SG, the price will appreciate in the next few years. For Setia Vista, the price almost saturated and it is 2 storey only. SG has more room to move when Pinacle condo completed and the coming semi-D launch.

    You sounded more bullish towards guarded scheme than full GnG.
    I also like the fact lower maintenance fees but minus facilities. Personal choice anyway.

    But I understand for SG, it is not compulsory to pay? Something like in Bandar Utama, I see some don’t pay don’t get the badge hang on their gate.
    I feel a bit unfair to those pay. Govt shud change law to ensure everyone pay. Should not let this guarded scheme fail by Kiamsiap owners!

    In my view, you can be smart before, but time have change….making money from properties would not be that easy and fatty too.

    In Penang alone….Too many “smart” people already. Need to be very selective.

    If you plan to buy, i suggest you to put your contact here (mobile). Some owners will drop by and contact you. If you want it fast, you can contact any agent. My personal opinion is that, agent may help you to nego for much better price. So paying 1% comms is not bad at all. But be careful, some agents may advertise the property way below market price (example 50-100k below) just to let you contact them. Then they will tell you that unit just sold out and they have another few units but with higher price. This is the tactic most agents use today!

    They r using bank loan to invest. Assume 900k. Downpayment 90k. Interest a year 60k. Sell 2 yrs 1.12 mil. 2 yrs earn 220k -120k = 100k. Assume 1st pro no rpgt. So yield is close to 100% based on 90k….

    Another is the psyco level of 1 mil n difficulty to get 1mil loan. So not too easy to goreng unless u sell to a rich n able buyer. So goreng condo price near higher, ppl start changing landed home…. Then price start going up….prob change home u can get afford landed in less pressure. So better jump on house wagon b4 it go further up.

    hi I’m an owner of one ehretia unit which is just facing the lake, nice view and ample parking space. It’s also just after the security guardhouse for extra security. Fully renovated and furnished 3 rooms. I use quality appliances, signature kitchen, kamay furniture etc. Have 10ft backyard which I converted to a wet kitchen + wash area. 9 airconditioners, fans, 3 x 65″ Panasonic flat screen, entertainment room.
