    I was calculating the residential vs commercial tariffs. Difference comes up to 50-60 RM a month. If we are investing RM10k to convert, the break-even comes after about 14 years. Might not be worth the effort. If GSD helps us convert though, that would be a different story.

    Folks, if i am not mistaken we got to pay for the stamp duty (as per standard gov rate) when the buyer is converting the strata title under buyer name.

    According to GSD, we as residence may request Mgmt to convert the commercial to residence title. But not sure whether it will incur any cost from us. One Word managed to convert.

    This sound to be good. All resident certainly agreed to the request to make application to residential title. After all, eletctricity will go up 2x as what ah jib kor brilliant planning

    GSD is selling at 600psf now for the remaining units which are mostly 1950sf type. This price is certainly valued by its panel bank.

    Tag the price at $1.17 millions for 1950sf units, well, that’s why they are still selling…., not sold. Beware of the affordability level, $550k an unit vs $1.1 million an unit, who has more potential customers? The age of a building is not that relevant, it’s the maintenance condition, frankly speaking, PP isn’t that old.

    the project located in between 2penang bridge, to be more specific, it is located between quensway and penang world city. in other world, it is a prime and high growth area. people are tlking tgat this is second gurney…if yes, then the growth had just started. @Oh summer

    RM650/sf? Where got so cheap? Even gold coast, a 20-year-old condo is already selling at RM800/sf, summerton should be at least RM1200/sf! Once completed, should be at least RM1500/sf. I already have offer for RM1200/sf, but not selling yet (a few offers actually at RM1200/sf). I will start to consider once I get offer for RM1500/sf.

    THe whole building look light green which is ungly to me. Called the developer they said is white, ask them why look light green they cannot answer.
    Drive closely and still can see alot of touch up crack line unable to cover by the paint.
    Anyone from you have the same opinion as me that the building look greenish…….???

    it is pale n gloomy green. compare it with the surrounding condos. summerton looks weak and inferior. ..if u want to knw wat is white, check out the light point or linear condo.
    besides, the pale color is see through. i mean it cant hide the crack line of the building.
    the unit costs millions. we need to be particular! let’s complain b4 it is too late.

    daniel, take a real look and compare it with the kwsp building..or if u look at all the colors of other buildings, summerton looks weak and gloomy green white. Hospital color.

    Ageed with you on some people are always bad mounting these projects.
    As they always leave negetive feedback and hope people dont buy it now. Hoping the market go bad then they can pick one cheap unit from their limited pocket money. Haha.
    I beleive they not even own one now….

    This is normal human behavior….when they got none then they will say bad..when they got one then they will say excellent project.

    Anyway, I like so much of this project, this is good project as it located at prime location and the building look grand. Concept also good.

    I dont have a unit here…but I still say this because is from my bottom of heart.
