how much the selling price? I observed strong take up rate for shoplot around. Also most of my factory expatraiate is staying at gold coast or putra, n give good feedback. Thus this is prime area to invest. PWC is certainly good but felt it’s too expensive
I bought before CNY. So the package is diff. The price after rebate is around 673k. But I have to pay stamp duty n loan legal fee.

I do have concern on the commercial title. But from I check, the utility bill might be using commercial or residential rate. If commercial rate, the big diff is for the first ~rm50, after that the diff is ~20% if I remember correctly. My electricity bill is actually pretty low, so it don’t bother me. N For the cukai pintu, I think is 30% more exp than residential. Anyway with the cheaper I pay, paying 1 month extra rm200 for the extra expenses due to commercial rate is ok for me. However for those who invest, I understand that loan approval for commercial title is pretty tight. Though I’m able to get 90% loan.

only thing to pay attention is the remaining year of this lease hold land.. I think it is only 70+years left (anyone can confirm?), you may be difficult to get subsale because the shorter term of leasehold years left, more difficult to get loan/full loan for subsale…
Till 2095 for now. GSD say they are in the process of extending it from 2012. But I dunno whether it will work. If buy for own stay, no issue.

Heard they just released bumi lot now. Utility my aunty is staying at The suite E&O & is commercial title but she is paying residential rate. Commercial & leasehold i think is not any issue to purchase because i just bought one leasehold & commercial title in Subang & price keep going & going non stop. So what do you think? For me the most important is capital return & location. Myself entered 2 units Gardens Ville & brother sister also bought Summerton 1926sf. My sister told me she received the extended letter last year from developer means this year left 98 years. Like what i concern is not leasehold or capital issue.

With PWC coming up , persiaran bayan indah will be the next persiaran gurney ! GSD just launched the Sky Villas at Summerton, 2350 sq ft type IV exclusive 13 units with private lift reserved for these villas and 2 c/p located near the lift. With the promotion they are running price comes down to $470+ per s/f which is actually attractive for such a prime location and exclusiveness. From the chart all the units are sea facing. As of my visit a few days ago 3 units have been taken. I would say this is a better choice if compared to Jambul Height and Cove Condominium due to strategic location.
Yeah my property agent friend was telling me that the other day and I am planning to go there this weekend to check out the villa promotion. There are lack of land in Persiaran Gurney and developers are looking for the next prime spot and this area has been earmarked to be it. Hopefully it will be so that my unit at Gold Coast will appreciate more. Accordingly the price will reach 700psf by the time OC obtained .

latest updated from developer they said next year end will hang over the key! Sales staff told me they will increase the price to 20% after 15th Aug. I guess my studio unit can sell at least 850k onwards hahahaa. One of my contractor friend told me they are using quality & will done up very nice at facilities floor. He also told me facing villa emas & corner unit can have very nice view especially unit 8 & the last unit no. i also forgot. Those interested can check from developer……good luck!

Yes, it’s confirm that from 1st Sept onwards all the unit price increasing 20% from current price. According to source, only left units that view at villa emas. If compare to the projects at PWC psf around RM700+, Summerton still very cheap (RM470+ psf) & worth to invest even thought is leasehold $ commercial title. Bear in mind this project will completed sometime Sept 2014 rather than PWC at present nothing yet. I heard that after increasing the new price for Summerton is around RM600++ psf. (anyone got any idea the price)
Congrats for those bought earlier…i forsee that the price will appreciate further by 20% upon completion…just see how success of the quens bay mall.

say convenience with progress and development. Some even say more traffic
jams better because they will compare to Gurney, Tg. Tokong to justify the
congestion and the high price.
You should be worried as that area is overcrowded.

Angel, u could probably consider those subsale project which next to summerton like putra place or gold coast. Bigger landscape , nice garden design , low maintenance fee ( eg : putra place ~ Rm145), full condo facilities, good buidling condition & could even purchase extra car park from developer….i have the similar thought to purchase for summerton earlier (for own stay) too, after survey i decided to purchase the putra place condo. ( ~ Rm550 persqft)

i received another 2 progress payments notices to bank from developer.. total 80% completion now… based on stage descriptions all roads, door, celling should have been completed? but i went to the site last weeks just doesnt seems so… any idea?
