    normally these bumi lot are those choose left.. mainly on the row behind the shoplot. Of course these bumi lot only allow to be released after > 50% completion. By that time, property price will rise depend on the market price. Maybe u can ask whether plbhomes can allow to lock the price by placing the deposit now.

    Prestige V (PV) located between Sunway Mutiara (SM) & Sunway Tunas Jaya (STJ) where they all are 2 storeys. In terms of LA, PV=1540, SM=1430 & STJ=1500 which mean larger build up for LA. Hardly to find sub sale for SM while there is price called for RM700k-750k for STJ. Beside this, PLBHomes will use their own contractor that built Prestige Height (PH) for this project. If you see Prestige Height, the quality is pretty good and they are using good material (2×2′ tiles, stain steel auto gate & stair case). This will save your renovation fees. On top of that, PV outlook design will be more modern than PH and more power point than PH. Out of this, currently the project by welcome developer opposite southbay called Bien Venue would call for RM820K for 2 storey terrace house but not sure got any transaction. In my own opinion, RM728K is not beyond the market price and worth to purchase :). Also, PLB Homes subsidized all legal fee and stamp duty for S&P, loan and title transfer, so buyers would only need to fork out 10% of purchasing price. If buy subsale with typicall 700K, at least 20K for all this documentation. Unfortunately this project is low density and all the units not enough to distribute for their existing customer, Lee wah agent, their internal stuffs……….Also, this is the only piece of land PLB Homes own, so there is no phase 2 or subsequent phases.

    just some additional comment, the recent launch of 3 storey terrace & Semi-D of Sunway Cassia (from Sunway Tunas Jaya all the way to the 7-Eleven surrounding by existing residential and flats at batu maung) few weeks ago all snapped up in just few hours. Price starts from RM8xxK

    for landed property terrace at range of $700 K is hard to find for new launching project, i will suggest for re-sale market that you may hv more choice.

    S & P will be roughly signed on end of May or early of June’11. I think around 700k to 800k for double storey around this area.

    oh, i didn’t aware of the malay grave yard though I have been staying in Batu Maung for about 3 years. I didn’t hear of anything regarding the malay grave yard as well from the people there. By the way, which piece of land you mention above? is the piece of land that PV going to build on?

    FireDragon, i think i know the location with malay grave yard you mean in batu maung. It’s Masjid Jamek at batu maung opposite Sekolah Kebangsaan Batu Maung (between Southbay & Sunway Mutiara) where it’s an old mosque in the malay village with the building age over 70 years old. The Masjid Jamek Batu Maung has a more recent annex built about a decade ago. The old and new mosque buildings stand side by side. In front of the mosque is a Malay cemetery, which is part of the mosque compound. PV is far away from this mosque.

    Visit this site : http://www.penang-traveltips.com/masjid-jamek-batu-maung.htm. On the lowest bottom photo where the old and new building of Masjid Jamek sit side by side, you will notice there is malay graveyard near to the old building :)

    For corner unit, BU is 1848 sqft while Land Area is 2700-3150 sq ft depend. Example, BU=1848;LA=2906 costs RM936K. BU=1848;LA=2777 costs RM919K

    K.E.LEE, take the intermediate unit as example. The land area is 22’x70′. Backyard is 22’x3′, land area for build up is 22’x42, car porch is 22’x25′. To answer your question, the size of parking is 22’x25’=550 sqft

    There will be another new project coming up along Jalan Sungai Ara 1. It comprises 64 units of 3-storey terrace houses. I’ll try to get more details before posting. The project name is not firm yet, but the pricing is from RM930k onwards.

    I also feel that Setia Vista is value for money at this moment. The location is better than Sentral Green. Go and see yourself then you will know.

    the house finishing and quality of Sentral Green is a lot better than the setia vista… go and visit the both empty show house and you will know… as for location wise, it’s very subjective to personal preference.. i myself prefer setia green in term of more deep in and quite..but know from some ppl, they prefer sentral greens as it’s very close to wet market and hawker stalls and making it more convenient..

    this project got at least few people try to earn easy money, the broker company boss offerred my fren by topping up on 12k, my fren didnt want, in the end the boss told me transacted 20k….now is 35k…..how easy the money, but surely it’s ethical

    I’m quite surprise that this project can sell so good, some more can flip to make profit. Flipping is quite common now. The only way to stop is from the developer.

    i still think this project is ok, as Batu Maung is just like unpolished diamond…still got potential to grow, and plb is quite successful with few projects, like prestige height, but i think mainly is the agent assigned is encouraging flipping, and i think when the customer flips, they earn some commissions….not sure whether plb management is aware of this….

    unlike sungai ara, espeically setia….big developer..but the houses sold also expensive…another one of course is Mah Sing…the upcoming condo, according to the sale-to be launched in August timeframe-450rm psf……..

    One problem with Penang island is that the land are usually fragmented. It is difficult to find a piece of big land for development. Except those reclaimed land. That’s why usually the development are small in size.

    totally agreed with invest! Penangiest spoil the market it themself….. Few months ago PLB told fully sold, now top up 35k declare few units left, three weeks later maybe top up 70k and still declare few units again! PLB can simply control the flip by not allow owner to swap name! Idiot company

    KL kepong terrace house also sold for 800k.in 2008 only sold 300k.

    Just personal tough, 728k + 35 k = 763k for 1540sqf, free for both title transfer & legal fee is still worth. Just personally feel “BEH SONG” because the extra 35k make those flipper getting richer and they will speculate for the next round. =( Pity for those pg kia who haven’t get their dreammy landed house.

    old and outdated ppl will always stick to landed property. If you looked at what is happening for KL trend, condo or guarded landed are prefer because safer, better maintain.

    project like prestige V, what do you have? spacious? nice ?…what if the enviroment is not secure, robber target? no garden or green plant? think about that.

    Sunway Cassia phase 2 open for registration, i think will launched soon. Phase 1 is 898k with 10% discount, you can benchmark this price.
    another one by Lip Sin developer for 2 stories one is a bit expensive.
    i heard that Surin project developer has bought land in Batu Maung, perhaps can wait for that. i believe batu maung is going to have more projects, just a matter of price only.

    Just to share some existing and upcoming property development in Batu Maung
    1. The Terrace – Opposite National Instrument. Have few phases but it only open 1st phase for sale by agent previously at property fair held at PISA. Price started at RM880K for 2 storey terrace house.
    2. D’Pavillion – Location near to Sunway Cassia by Ideal Summit developer. Limited unit – 4 Semi-D and 2 Bungalow. Price not sure.
    3. Taman Sri Aman – Behind South bay by Lip Sin developer. Already built
    4. Sunway Cassia – Like CS mention above, upcoming is phase 2. After phase 2, more phases to come but you will know the price up so
    5. Southbay plaza – township development by MahSing consist of retails shops and service apartment.

    As i know, Surin and E&O had acquired huge land size in Teluk Kumbar and Gertak Sanggul. After Pavillion Tower condo, more condo will be coming by these developers.

    This area will have room to appreciate but I think it may take time at least 10 years down the road. Not good for flipper unless have holding power. We bought verona semi-D with 600k ++ will be advantaged.

    Thanks for the info. Seemed many giant company already acquire land at Teluk Kumbar and Gertak Sanggul. Slowly these area will be boomed up. From the recent STAR property, MS plans to sell service apartment at RM550 psf compare RM350 1 1/2 years ago. Pavilion tower condo at Teluk Kumbar sells at RM320psf. I believe we won’t able to get these price few more years later :)

    Thanks for the info. By the way, not sure how many PV buyers in these forum. Just would like to share some concern. I discover that PLB Homes don’t provide the house alarm which i feel it’s very important. The spec is very similar to Prestige height whereby i have a friend who bought this Prestige Height and end up to manually put the wireless alarm as he didn’t want to hack the ceiling to conceal the wire. I myself stay at sunway landed property. This project developed by Suncity and it’s attached with the alarm. There is couple times where happen thief try to break in. With the alarm trigger, it scared away the thief. Hence i feel it’s very important to have alarm. Anyway, i am wondering whether PLB Homes allow buyer to have contractor to go in to install the alarm during wiring stage b4 OC so that buyers don’t have to hack the wall as alarm wiring is a lot

    with price hitting 550 psf for MS svc apt in B.Maung, doesn’t it make more sense to buy P.V. DS/SD which is still available…? RM1.168m/ BU 2600sf = 449 psf (LA 2874 sf or 406 psf)

    When you signed the SPA, I know PLB offers free legal and stamp on all 1). SPA, 2). Loan documentation and 3). title transfer.
    Say if you/vendor sell the unit before OC/ title transfer, does the PLB offer of free title transfer + stamping also apply to the subsale purchaser…?
    If so, then it’s another incentive for investors…

    I confirm the alarm is not include in the SPEC as well as S&P document. Basically i haven’t found out from PLB whether they allow me to have contractor to install the alarm during the wiring stage before OC. Personally i feel even they allow me to do so, the owner might be obligated to wiring defect owing to the work by your contractor. So the risk is there.

    Basically i did ask the similar question to the PLB Homes panel lawyer. According to them, it’s up to developer consent (if the title is not transfer after OC) to do so. Of course this would be benefit to the sub-sale buyer as they don’t need to fork out extra cost for title transfer if PLB Homes agrees to do so. I didn’t find out from developer. I suggest you find out from developer.

    not free for legal fee, is all inclusive in your selling price. Is a package or reducing downpayment for ppl who not affordable but still want to own a hse.
    how you measure PV is good? and is far from town area.
    I personally think Penang hse was over supply especially in south of penang. Did you ever check the transaction (sub sales) done for hse more than 500k in 2011? The reason sub sales not good is because they have to pay more for the downpayment, even buyer willing to buy but bank only approve for 80 percent loan (nowadays bank rate our property price lower than selling price).

    How do you judge it’s not legal fee free whereby developer include in the selling price? It’s very subjective. In my understanding, developer initially wants to subsidize interest during construction period and apply non zero entry cost, but due to BLR continuously rise for the past year, hence, they change their plan to switch between them. i will judge this by benchmark the price with the neighbouring subsale or market price. Compare to Sunway Mutiara and Sunway Tunasjaya which is also 2 storey terrce house, the subsale price is about RM700k to RM800k. PV starting price sells at RM728k, of course this is not compare apple to apple. But averagely it’s fall into this range. My measurement good means have room for appreciation, close to factory, upcoming 2nd bridge, township development by MS. In my opinion, Batu Maung will boom up in few years time.

Sunway mutiara and tunasjaya selling 700k – 800k? you sure with this price the hse can sell off? few unit at sunway mutiara selling since few a ago until today i still can see their post. 1) Can engineer effort to buy a hse with 700k? 2) what benefit bring when the 2nd link completed? i don’t think it will benefit to penang island it self and it will bring advantage to mainland only. 3) any sub sales transaction done for mah siang? it cant be the benchmark if there is no transaction. I have a unit semi-d in at seri tanjung trying to let go 2.2 million from last year until today still not manage to sell off.

    i don’t think BM is someone connected with PLB, simply just there isn’t any unit left since ” soft launch ” of PV. to answer your question ;
    1). whether Engineer is affort to buy or not, it is depend their choice to be in part of penang islander and taking up landed property, do you think just bec. someone can’t affort the price will drop ? how about the managerial level ?
    2). Flow of ppl from mainland to island will be increase due to 2nd link, opportunity of business in that area is increasing, chances of snr management +Foreign expat level to put up at island side where their factory is at Batu Kawan ( refer to new foreign investment at BK )
    3). yes, Mahsing subsale for 3 storey linkhouse closed deal as refer to some banker’s input.

    YTD, i strongly believe PV is a good buy and the price should escalate up once completed.

    A house is more than a roof, i personally not like sg. ara or batu area (potential buyer less), but attracted with SG concept.

    PV/ sunway project make me feel like they just trying to build more hse hse hse (from their history). Seri Tanjung is a good example, when you go to SQ stop by roadside and feel the environment. Beautiful walk path with a green lush along the roadside and kids playground

    I have checked with my current alarm contractor, and he said it is not easy for them to do the wiring during the construction as they had to go there many many times. It is do-able, but going to be costly. I wonder if PLB can provide optional package for interested buyers.
    Btw, we might be staying in the same taman now. 😉

    I think the one you sign with banker is the offer letter only, it’s not the loan agreement. Loan agreement sign should be handled by panel lawyer. i did keep in touch with the banker from time to time. According to them, the panel laywer handled my loan agreement is new panel and they are not familiar with the stuff, hence it takes them longer. I’m not sure whether you are using the same panel lawyer as mines one. Anyway, it’s already 2 months ++ since the S&P stamped on 12nd July but the loan agreement is not yet signed. Thanks for your info. i feel it’s very troublesome to have contractor go inside to instal the alarm besides the cost concern like you mentioned. i feel if we do so, we have to be obliged to any damaged caused due to the installation. i dun think PLB have optional package. i will give them a call to ask about that. Yeah. we might be neighbour in future :) Yeah. piling is in progress now. I also passed by that site every morning when driving to work :)

    I did ask the PLB person about the alarm concern. He told me that it is best to write in and he can forward it to the upper management. There were cases where the Teluk Kumbar’s owner managed to get the contractor the do the alarm wiring during the construction after writing in. But I agree with what you said. It is very difficult to get outside contractor to work with PLC workers, especially on the responsibility issue. PLB should consider offering optional package to buyers. Alarm is a must now.

    I mean we might be staying in the same taman now. But since you said you will pass by the site every morning, then maybe not. :p

    I just called to PLB office this morning. According to them, there is some issue between their panel lawyer Azam and banker, they are still fix some issue with bank negara. Currently, the piling for the shoplot row already completed and in fact, it’s already passed 1st draw down. You don’t need to worry. It’s between the panel lawyer and developer, in some case where the legal document is not on time get ready, the panel will do some compensation to the developer, this is their internal matter between the developer and panel lawyer. i also address the alarm issue to them. The PLB officer told me the same thing as you mentioned above. One thing to add is PLB doesn’t have the optional package. Hence, we can’t top up to include the alarm wiring. For me, i am very concern on the alarm as it’s corner unit, hence i think i will write in a formal letter to PLB to apply to install the alarm at certain stage. If they approve, i will look for quotation from outside contractor. I’m not sure about the pricing but if it’s too expensive, then probably need to reconsider as i really don’t wish to hack the wall after OC, the teodius thing is need to hack the wall tile (eg. toilet with full height tile). Let’s see how :)

    I do not think the developer would be agreeable to allow alarm installation during construction. Many things to consider apart from defects issue especially when OC inspection. I believe we may have different ideas on where to place the alarm, cctv and etc hence, the exposed wires will become an issue when the council conduct the checking

    @Kenny, RM2k is not expensive. My current contractor told me will be about RM3k. I am very satisfied with this contractor(as compare to other contractors that I have worked with so far), reasonable price, responsible and always do a good job.

    I still didn’t receive any update from PLB Homes regarding the alarm system yet. It’s good we call can share any info or update regarding the alarm system. By the way, the selling price for southbay plaza after rebate is not that high. For block A which is going to launch this saturday, airport view unit sells at RM570 after 10% rebate while seaview unit sell at RM630-RM650. Each floor will be increased price by RM8k-10k depending on the number on that particular floor.

    Just got the update from PLB Homes officer in charge. According to him, they don’t allow any installation (either electrical point or alarm) from external contractor. From their past experience on Prestige Height where they allow outside contractor to install alarm, many problem happen between their contractor and outside contractor and too much hassle. Hence, this time they don’t allow. So no choice lo.

    Prestige V indeed is a good investment to make but seems like it’s already too late for most of us. But by looking at what Southbay new project is asking, the price will be way to ridicules to buy for investment, but own stay should be ok, it’s really depends on own’s perception.

    I believe SB plaza will push the value of the surrounding property to next level.

    I just booked The Terrace @ RM920K, sounds too expensive for a DST? But who knows what will happened in future. I am sure with NI building beside it will sure giving it a value added points to some people which will think is a plus rather a minus.

    I plan to invest another one landed. Any other good suggestions to share?

    They are opening phase by phase right now, total 4 phase if i’m not mistaken. Phase 1 sold out and phase 2 still have few units. Expected completion date by 2013.

    Robin, I did look at The Terrace before they determined the price. But luckily I managed to grab a unit at Prestige V. I could not believe it when they launched The Terrace with >RM900k. No hard feeling ya. Anyway, it is still good to grab a unit before Batu Maung’s price go further. I am monitoring the market all the time. But so far haven’t seen anyone that I am interested yet.
    Let’s see if anyone else share their thoughts. :)

    Just to get know from my friend who stays at Prestige Height@Teluk Kumbar (developed by Plbhomes also). Few days ago, 2 houses got broke in. 1st one is not successful due to it’s equipped with alarm. The moment the theft lift out and open the sliding door, the alarm trigger and scare away the theft. After this, the other house on the same row which is not equipped with alarm got successfully broke in. Personally i feel Batu Maung and Teluk Kumbar area is no not secure. So to all PV owners, do remember to install alarm if you plan for own stay. Although it’s not 100% guarantee safety, but from the cases above, it’s really can buy you more insurance :)

    Today went into the side to see the unit. For DST, the backyard is just too narrow. Per spec, it’s 3ft. After deduct the brick wall, it becomes 2.xft and it’s just enough for walk way. It’s too small for you to locate washing machine or clothes hanger. Driveway is 25ft which i feel is too big. It would be good if driveway is set 23ft and backyard 5ft. Semi-D type is 7ft which is pretty good.

    PV design really out… no spacious even at 22ft.. Master room kind of small..backyard too narrow which maybe can use just for storage.. Bad design

    wkss, yes. i walked in to view 1 months ago to view my unit. Overall like mention below, master bedroom and backyard feels too small. The other ugly thing is those wire to tnb box which is built inside this house just spoilt the outlook :(
