    BSG pick the wrong location to build the semi-detached houses because houses facing east is railway & facing west is busy main road, it is very noisy place to stay….sigh.

    i had been there in the show room coincidence train passing-by, i expect noisy sound with open window, but surprisingly it was not. when i close the window, i had to very focus only then can hear the train passing-by sound ….. wonder what material the developer use …. or maybe nowadays train no more using charcoal …. :o)

    This morning visited the site, discoved that the developer only build two rows of houses only,what happen to the 3rd and 4th rows? Is because lack of demand or the developer wants to on hold when phase 1 obtain the OC then goreng the selling price for 2nd phase?(most of the developer do this way)

    Wow, expensive compare to IJM Permatang Sanctuary. The units left is facing road or railway? Do they plan to build more houses in between the railway and the exsiting house?

    BSG is selling the balance units at RM 638K now.
    I stayed in that area before, my experience is back row is better than front row.
    I think main road is more noisy than the rail, just my experience.
    But it’s true than nowadays, train passing by is more quieter because no more railway crossing siren. Anyway, I think the location is great and convenient
    My personal guess on OC is around October this year.

    My unit also facing the main road, i choose it becasuse the direction of fengshui suit for me, cause when i bought the unit, the row behind still have 3-4 units available. I bought last year already 568K, now the price 638K should be reasonable cause OC will be out soon.

    FYI, Kensington Residence has been renamed to Taman Jasa to comply with local authority requirement. They’ve put up the signboard 3 weeks ago.

    The guard house is located at the left hand side of main entrance, beside the TNB power house. Up to now, i didn’t see any CCTV over there.

    I don’t think that’s the guard house, it looks more like a club house or small function hall to me. It’s better to confirm with BSG office again.

    no, i didn’t see those things setup yet, i think these facilities will be setup after O.C. obtained. The security guard was patrolling the Taman on motor-bike as the house gate were not lock. not sure if the water and electric supply are ready, any ideas …. ?

    I was at the site yesterday, met one of the contractors, he said there is no security guard house. They only have community hall (MPSP request) and one storeroom for housekeeping storage purpose. As for the OC, now left with few departments only, maybe 1 to 2 months time OC should be ready.

    The letter should be telling that they already obtained OC, therefore ask for 10% payment, however, i am not sure about it, is anybody called the office to double confirmed?and what you mean by penalty? Frank

    In my case, the delivery date is overdue, so BSG has to pay penalty? Mine is more than 2 years already from the S & P date. According to the s&p, they can deliver the keys without OC, they only need certification from architect, which they already have. So the advice is don’t take the keys , wait until OC is obtained, but pay the down payment as instructed within 2 weeks. The grace period for defect complaint is counted from day you take the keys.

    No, no house key yet? But payment made according to the letter of demand. I was told it’s better to get the house keys after OC is officially approved.

    @Frank, the tnb and pba meter will be fixed after you bring the S&P letter to apply for new meters. I’ve collected my keys but the glass cover for the TNB meter got vandalized. a bit disappointed dont have guarded because previously why i buy last year they said it will be gated and guarded with only entrance being the guardhouse beside the comunity hall..

    Received letter from MPSP, send by the “Pegarah of Penilaian and Pengurusan Harta”, dated 2-Jan-2013, the “cukai taksiran” as per below

    Nilai Tahunan Baru = RM 8220.00
    Kadar % Baru = 7.00
    Cukai Setahun = RM 575.40
    Tarikh Tutup Menerima Rayuan = 2-Feb-2013

    I am not sure if this rate is fair and acceptable ? please advice, thanks you

    FYI, i understand the assessment of RM 8220 is based on the market rental price rate, we can go to MPSP to ask for OO (owner occupied) application form, and the rate assessment base can be reduced

    The S/D nearby is only paying around RM 350 per year. But this is for 2 – storey, so I guess perhaps RM 400 to 450 per year should be reasonable.

    Have you gotten the OO application form yet?

    I have been to MPSP, they said can make “rayuan” online http://www.mpsp.gov.my/, i tried login follow the given username and password, but failed with account is not created :( ….

    According to the customer service, the owner occupied form is for refund purpose.

    No choice, i will submit my rayuan to email pen@mpsp.gov.my ….. the “alasan” i am going to give is “owner occupied” under seksyen 142: (1a) in muka surat 3

    This is the sad situation. People buy for investment and leave it empty while people who really need a house can’t afford to own one. Then the house rented out to foreigners.

    Fews houses empty is okay. But if let say 80% of them empty, then it is not healthy.

    I think the location of this project is great, good school network (BM High School, Jit Shin, Primary Schools), wet and supermarket in Kota Permai, good accessibility through the widen Jalan Song Ban Kheng…

    The negative part is definitely be too close to the railway track. Furthermore, the Electric Train System (ETS) between Ipoh & BW will be started in April 2015.

    How many trip the ETS will be per day…? Below the ETS schedule between KL & IPOH as reference…

    I stayed here for 1+ year. Those who claim for railway and main road noise pollution are merely speculation. it is trivial, in fact i found it is sometime too quite… :)

    2. Security guard is collecting the fee RM60/month, i have confirmed with BSG, the guard services is under their company. We no need to pay extra. My car window was broken after 1 day as we refuse to pay. We have make a police report.
