This is my thinking of ideal properties:
The perspective view looks nice, but it’s always different end product.
The one is a very typical example. It’s built like a BJ court. What else, and FV itself the perspective pic are not amazing enough. so i predict it ends up like lower class condo compared to those Triangle, Clovers, Meridien…Wonder this company alaways playing this tricks still can survive.
@Buyer i do agree you. every project got pro/cons, there is no prefect project. It’s just depend on what you want and able to accept what they provided. FV is one of the project that i concern but the location problem and is not suit for me. haha

If you see in this point:
Clovers / Meridien respectively selling RM380-400 / persqft,
Clovers – high density but very good facilities (e.g. private lifts); good location
Meridien – low density good facilities. good location
Hence, if anyone willing to pay more for FV project. I guess they would have better building structure and facilities. If i do my math correctly, let say every unit FV selling RM380 x 1450sqft x 400 unit versus. RM330 (FV launch price) x 1450 x 400, the developer will gain almost 30 million, if they started the price of RM380 same as Clover/Meridien. If for rich folks RM40-50K diff per unit is not a problem, but for us working 10 hours a day it makes lots of difference. Also Do you think 30 million will give you better access to facilities? I bet Yes

There launch price is almost the same as FV. Location is good and also some commercial unit. That will be apple to apple comparison instead.
I think before referring any comment is best to do research and not just comment for the sake of comment.

i personally think amongst all the condos at sungai ara, Fiera Vista is one of the best location.
However, its end product quality might not as good as shown in the model unit there.
For Meridien, Triangle, the location is not so good, still need to pass through the graveyard or the traffic congested teluk kumbar road there..
For Clovers, not too sure, eventually they will build another alternative road in the future

Hopefully government will start widening the road at teluk kumbar there which is far too narrow.

Beware EDDIE WOO “China Steel” / with Jiabaoyi Industrry S/B truck. Took my the deposit and can’t deliver the grill door he promise. I have talk to a few owners affected by this BIG lier. At first he looks like a good guy after getting the deposit turns ugly.. car no plate: PKH7355 white BMW share by the a Singh & Eddie. Will launch a police report and write to Ideal and management.. i just don’t want to see this people in the area. Others affected pls write to management too… will joint to take legal action towards Eddie Woo.

My bro is calling all his farouvarable contractor for his renovation. I agree u to file a police report. the only person that can really control the gangster situation is the developer themselves…they should make the report, i mean it’s a private property, why are these ppl coming in and out “suka hati”…look at central park, they escalated the issue until bukit aman….in 3 weeks case closed..the security is so tight not a single gangster contractor and go in now

Yes, good point. The gangster contractor issue is probably one of the reason people hesitate about IDEAL’s project although looks good. IDEAL really need to show their determination in such case if want to stand out to become premier player.

Now is the a new road connecting directly the traffic T-junction for Setia Perl Island to Jalan Tun Dr Awang (though not yet officially open). So, in future, all projects around there should sharing same faster road to Jalan Tun Dr Awang and also can access to airport roundabout. Dont want pass through graveyard? Just the same road lar, I dont think Ideal will put sign board saying this road only for Ideal residents.

should be beneficial to every body in that area, regardless SPI, Meridien, Clover, FV….different is how far the distance from each housing project to that new short cut road that connecting the traffic light from SPI to Jalan Tun Dr Awang and also to airport roundabout. Really save a lot of travel time.

The land still on pilling. The early phase ppl paid RM340psf unit only. So go judge yrself is it high or low if RM425psf. But I would say RM4XXpsf is about market price today.

Sounds weird. I heard the pilling just completed, bank shouldn’t release any money to the developer yet as I believe the 10% downpayment is for the pilling. Bank will only release loan to Ideal when the foundation completed, which is another 2-3 months away.

Actually, I include the MRTA fee in my loan. Because in FV in pilling stage now, so, bank won’t release the loan to Ideal. Without realeasing the loan, the MRTA will get rejected because we no money release to insurance company, is it correct?

Seems like all roads leading to and from second bridge will be upgraded soon. Will be convenient for FV residents who travel across the bridge often. Hopefully airport monorail can be coming. 😀

I agree with you. Staying in a real “taman” have more privacy compare to those ground floors are shoplot and surround by more shop lot. Personally I prefer my home to be more quiet but 5 minutes walk to shoplots ^^

Update… the empty land in between Sathu & Dua, opposite of Tree Resisdance will be as per below & the contruction already started… which I saw about 6-7 units of double storey teres house already builded.

School children are not mat rempit la. Why so worry about school kids? International school should be less jam if you can afford. Normally people prefer to stay around popular schools so that they are given priority to enroll in these schools. And easy to send and pick up kids from the school too. Can save some bus fees and kids can reach home earlier. So far you are the first i know to worry about jam than the school.

So you yet to be a parent. After your “future” children cannot catch up the study because everyday spend additional 2 hours traveling, you will understand why. 6am thy went out, 8pm come home daily. This is not pamper but to avoid torture the children.

I fully agreed with this..I really had a nitemare when staying in Bayan lepas last 2 yrs but kid study at Kwang Hua, later to Heng Ee. This is really ‘NO LIFE’..I can’t imagine aftre 5 yrs later, how many hrs need to travel to get good school. We wasted time, money and children energy…once back home, just makan, and later bed. Pls dun think is ok…unless u try it. My sincere advice, pls dun ever to try. U will gonna to regret
Find out it is actually besides the Star, still very near to 1-R, and meet Med requirement also that the school is not at the door step. This is including a primary and secondary chinese school.
Knowing from newspaper the land beside TheStar will be the location for Heng Ee Secondary and Primary as proposed. Hope this will be finalized.
So, I hope the school can be built asap to save all the parents. I still have 6 years to wait.

Strategic location always pairing with heavier traffic. You have to juggling between the 2. The reason I choose this part of Sg Ara (1-R), is because I think there will be more development along the Jln Tun Dr Awang and Sg. Tiram, and yet, more green at this area. Just a wild thinking that if in future, a tunnel built underground the airport, to 2nd bridge, there would be perfect.
Children can literally walk to their schools, which is just across the street. Parents will be able to save RM100-150 per kid every month on ever increasing bus fees. Children can enjoy an hour or two more sleep time and play time. And the whole family will have more quality time together. Whoever complain, their brain need to recalibrate.

Just explore the land besides Star, and there are already having construction work for industrial building in progress. So, it cannot be Heng Ee site.
Also found from other newspaper that the land given to Heng Ee, is currently developed by Ideal Property. So, I am sure that Heng Ee site still at the land beside Dua Villa.

Shittt…. I thought it will be better if Heng Ee is across the road…Here gone the peace of Dua Villa, and that by-pass road will be one of the most busiest road in Bayan Lepas… FV also will be seriously affected if has to use that damnnn busy road to access Jln Tun Dr Awang….

This is no fun.. in the morning you try the road pass through the Chung Zen primary school near the old Sg Ara pasar there and see.. Those kids later most will be going to Heng Ee + those stay at SPI, Teluk Kumbar, One Residency…Shitttt………..

Schools construction is not from Ideal. I only know the land belongs to Koperasi. That’s why i think Heng Ee will be across the street since the newspaper mentioned the land is donated by Koperasi and sits next to star publication.

I think there is a new project by ideal name Ideal Vision Park City opposite FV. Maybe there have a piece of land nearby The Star use for Hang Ee.

If Chung Shan primary school has to move because of airport noise, I don’t see the logic for another school beside/near to The Star building.. it is just across the road from Chung Shan… I think SIS will not be so stupid to choose there…

The reason I still think it is inside 1-R is, Ideal said Heng Ee will be built on the land beside Dua Villas. And the news from nanyang mentioned that Ideal is having other project on the land.

The land beside Dua Villa should be SIS. The land size may not be 12 acres (for Heng Ee). SIS is 5 acres which about the size there. SIS also probably prefer to build on developed area rather than some “ulu” land.
By the way, any concern on the airport noise for Heng Ee location beside The Star building? Later say want to move again…

At the site near to Jln Tun Dr Awang, should not have much concern. I took a dinner (seafood porridge) nearby 2 days ago. Spending ~1 hours there not really aware if there is any take off/ landing. But when I drive into the round about of the Sg Tiram, a group of mat rempit at the end of the road. I believe the road will eventually connected to Jln Tun Dr Awang.
Only Heng Ee secondary school will be moved there. No primary school (or not yet?)

So far, they completed i-Regency, CEO (with some delay), i-Suria, i-Avenue, 1-World 1, 1-World 2, 1 World commercial, Sathu Terrance and Dua Villas. Tree Residency is 60-70% completed, Fiera Vista fully sold, One Imperial 95% booked, Ideal Haus almost fully booked, Vision Park, Imperial 2 in the pipe line. If I am the boss of this company, I will not abandon my projects.
Anyway, it is good to be caution when buying a property especially from developers with some old bad records.

You should have judge the quality of i-regency, i-suria, i-avenue, and CEO. They are indeed very bad and delayed most of the time. Even there is a Youtube uploaded one of the clip of many buyer complaint abt CEO. Ideal is a family business. Previously they have a company declared for brankrupt before started Ideal Property. If you know their family background well you should know what they are doing.
I do not assume they can’t deliver the possession. With the cheap price you got, expect what you will get back. Cheap quality, delay, and bad services for sure.

I don’t think they can provide superb quality, but not lousy quality as well. Yet to verify 1-world 1 and 1-world 2 quality (not yet heard my friends complaint about it), but the quality on Sathu not that bad. Dua Villas got crack due to land issue, but Fiera Vista with piling work should not have the same problem. And there is no delay on 1-World series and 1-Residence series.
Anyway, I think the developer history is not a secret in Pg island, and the sales guy admit on it every time I shoot them using their past records. But whether we should live in their past history, is individual call. And those worry a lot on this developer, should only consider SPS, IJM, MS, BS & E&O with some premium to pay. If no budget to pay the premium, you still have to look at the projects from this developer, of course with cautions.
It depends whether IDEAL got vision or just look at short term profit. They have learned their lesson with I-Regency & CEO, but I-World & 1-Residence have good start. Let see where IDEAL is heading, whether they want to spoil the good start for the last few projects or not. Ultimately, listing the company in stock market is the fastest way to be Super-duper rich.

Yes, it is whether IDEAL want to stay in the current cut-throat war with so many small developers around, or playing catch-up with more reputable developers like SP Setia or Mah Sing. Imagine if One Imperial is by SP Setia, it will definitely super-hot and price better (check the sales of the pricey Pinnacle with the so-so location & design), rather than compete fiercely with Garden Ville by GSD (who is it? past record?). I doubt IDEAL (the boss/family) will have the 3rd chance if fail again this round. Company name can be changed but the history will remain in the internet age.

I am agree with you that OI layout is better than Pinnacle but not on the location. Even is deeper in the area, but it’s surrounded by luxury semi-d and also beautiful landscaping. While OI surrounded by mosque, market, condos, and school if you like to be crowded heavily in that area.

location good or bad is very much up to personal preference.. some like schools and traffic jam, some like to have chai-tiam-ma just right below their apartments, some like to live in the jungle, some like to hear prayers 5 times a day, some like to have bus station next to them, etc etc..hahaha…
I think we need to be clear about location. Go or bad location, should follow the majorities like and dislike. For sure, location with amenities surrounding will be considered good, and location with semi-D surrounding, is only good for certain group of people.
An easy way to differentiate is to look at the condo prices at Bayan Baru, Jalan Perak, Jelutong….. they are very crowded with heavy traffic, but still higher price, means more ppl like the location.
So, don’t need to mention how beautiful your condo surrounding and how greeny they are, unless the price is really shoot up at the same level with those hot location.

You get me wrong. All the while, I buy property for my own family stay. The explanation given is to let everybody understand that, most ppl buy condo also wish to buy conveniences. There are some prefer more green area, but if you invite your parents stay with you, and you have children attending school, you will understand conveniences is still the top priority. For landed, there will be more ppl choose green area compared to condo, but still majority prefer conveniences.
And, the more accurate way to judge a condo occupancy rate, is look at their car park after 11pm.
don’t invest on the Ideal Property proj !!
