    Went there to have a look 2 weeks ago and saw partial of the walls were painted in Green.
    Not to sure if it was the based coat or not and that’s why thinking someone in this forum will know better.
    Block A reached 43rd floor and Block B is catching up.
    Don’t know how’s the seaview will look like from about 2kM away…..Managed to get a look from the PEak and it doesn’t look very scenic.

    Green will be the final colour. It used to be scenic view but not now as all the condos are going up around it. Ivory was very misleading about the development around the area when bought. Live and learn I guess.

    Visited “The Latitude” last weekend. The wall was not fully painted yet and 50% of the windows were up.
    Right in front of Latitude project, there seems to have a mini construction on going (not sure if it was road widening). Anyone has any news on the mini construction works that is happening?

    The mini construction is road widen and opening a new road to taman evergreen. So in the future there are 2 access to the peak and latitude

    A friend of mine nearly signed an advance agreement with a seller at RM980k for a 1500sf unit. But back off last minute because of the coming Tamarind at STP. He was told by an E&O insider that tamarind will be sold at RM570psf for early purchasers.

    If you genuinely wish to sell your unit, ask for a lower price. I am sure there is a price threshold for everything, regardless good thing or bad thing. Houses that are facing junctions, next to grvyard, termite invested, all also can sell. It’s only a matter of price.

    To be honest, I am very skeptical of its quality. Anything by Ivory is very questionable. The Peak is a very good example of it. Defects and leakages everywhere. Major ones.

    Just wondering how do you measure worth ? The amount of leakages from the pool into the car park or the water leaking through the windows when it rains or the swimming pool that turns green when it is algae infested or the major cracks on the roof.

    I own the peak residences and I know the quality sucks. Simple .

    I like the colour. I find the other condo colours a bit boring but that’s my opinion. I also think with 3 units a floor and the location is a good. The grave yard at the back is a non issue to me. At least they can’t build another massive condo on the cemetery. Unfortunately every other bit of land they do seem to be building. Ivory are now installing windows and landscaping the public area. Maybe another couple of months to finish?

    I regret buying this Latitude. The color is a big turn off for me. After surveying a few condos, I find that Ivory’s workmanship is typically very bad. I visited Island Resort just the other day, the quality there was terrible, and when you look at Miami Green (just right next to it), which is already more than 10 years old, you start to realize what quality means. No more Ivory for me from now.

    I am the owner of Latitude as well, I did visited The View, quality is within my acceptable range. As for Island Resort, initially selling price was around 300k+, thus shoudn’t compared with Latitude.

    Condo with 3 units per floor is pretty hard to get on recent launched projects, even Setia V with 3-4 units per floor with selling price at 1300/sft.

    Ivory might not producing superior quality as others developers claimed, but room of appreciation is probably much higher than others as initial entry cost is low comparative with others.

    Block A and B are still installing Windows and the rails for the balconies. The road around the latitude (where the shop lots are) have not been sealed yet. I think they are also in the process installing the plumbing inside. I can see all this from the rooftop garden of the peak.

    As for Miami green I think that they have very good management.
    I’ve noticed new condos do have poor maintenance at first, until the owners take over the company’s management (or appoint a new one). Talking to many people they’ve had problems with maintenance from many developers not just ivory.
    I live at the peak (purchased the latitude) and don’t have problems with the structure of the Peak residence/condo but poor maintenance on public doors, security barriers etc. They have done a good job on cleaning the pool now. We use it regularly and it’s been up to standard. It’s not easy to keep the area clean due to all the construction around it. I think once a condo is built it needs a collective voice to make sure any defects are fixed. There will be issues with any new condo at first.

    Well, they started off as a building contractor TechWare, and then became a developer itself. It wasn’t that bad when they first started, but got worse and worse over the years. I actually didn’t realize Ivory is building crap nowadays, until I saw The Peak and Island Resort. Anyway, Ivory is slowly leaving Penang, to concentrate more on Johor.

    If it’s about leaking problem as mentioned before. I know friends that have trouble with their units leaking at the E&O Quay side. Brezza had a pool that leaked to the car park. Marina bay that’s an older condo had problems with there condos. The cove had problems (a inner wall collapsed!). This information has been given to me by people I know that have bought or rent condos. It’s not just ivory. The Peak unit I stay in is comfortable, the pool is great for kids. People are always using the gym. The roof garden is awsome. But I total agree maintenance is a big issue. I think maybe your comparing to the high class condos? Which also have a bigger price tag

    The traffic is tough anywhere in penang Lol. Honestly the traffic is no different to anywhere I’ve lived here. I like the area as its not far to the international schools, Tescos and gurney. I to find the traffic annoying at fettes park area around 3pm onwards, The hawkers put there shops out on the road. Then cars double park slowing the traffic down. I’m renting and waiting for the latitude which we own. Why is that?

    Judging by what Ivory is doing with Tropicana, it looks like it will not be actively developing the so called “PWC”. I heard Ivory is desperately seeking buyers for the land there. Anyway, the PWC will be reduced to PKC (Penang Kampung City) soon, big name, empty development.

    OK, I know what you mean, that seems to be the case a few years back. Whatever sh*t developers launch, buyers will just put it in their mouth blindly. It was the same everywhere, not only The Light.

    I know how ugly it looks like (and smelly too) when people are blinded by greed. So you are right that “many people” were grabbing at that time, but I think The Light is one of the worse performers in terms of resale market. Many “grabbers” are actually stuck with what they blindly grabbed. So in that sense, I’d say The Light is actually not so “hot”.

    Last week i were there but never took any picture.
    The 2 tower cranes were down, and the contractor start planting trees around.
    All windows and balcony glass panels were up too but painting work was still in progress.
    Road widening work should be completed by end of next week.
    Marry Brown also opening soon.

    To answer your question, no, I do not own a unit at Latitude.

    My opinion is, the location is terrible, although it is wearing the “Tanjung Tokong” brand.

    And with the upcoming project by OHM right in front of it, that makes matters worse, in terms of view, and density.

    Sorry for my straight forwardness, but that’s the situation right now.

You also have the rotten eggs in the last few classes, although everyone in that school gets to wear the “Chung Ling” brand. SO when it comes to Tanjung Tokong, this “Peak+Latitude” area is the rotten area, and things are about to get even worse soon.

    Haha….no lah, I am not trying to get one at Peak or Latitude. There are plenty of good choices in the market now at good locations, no reason to buy The Peak or Latitude, especially now that they are going to build 40-storey apartments in front of these properties.

    If it’s too painful for you to face the facts, then I’ll stop sharing my thoughts lor. There’s no need for you to think too much lah.

    We had been known OHM will built 40 storey in front of The Peak three years back before we purchased it. What’s wrong if really turned into reality? It doesn’t affect me as all properties we purchased for long term investment. We knew our risks and the facts….

U have achieved your goals speculating the bad of the these two properties, seems like u have drop the purchase or missed it at the first place while every day monitoring the progress and the development of the latitude and the price rocket high of the peak, sadly to say u have to go and seek for another you so called “good property” and wait long long for the appreciation. Hope u can get your own dream property while meantime commenting and jeopardizing the name of the top school and area. Good luck!

    Oh maybe a little bit more fact sharing. But this one is not related to Peak & Latitude, so you can relax. It’s about the landed house around Peak & Latitude. Over the past 20 years, the prices of the landed houses there is always 30-40% below those in Tanjung Bunga. There’s one row of houses facing the cemetery which is practically a slum occupied by indian beggers.

    I heard the OHM project before I buy the latitude, but due to the name of Ivory and I choose the latitude instead of the OHM. I almost forgot about this project ever since I signed the Latitide, this project still on going or subspend already?

    43 floors ? Very high condo, what is the selling price now? The second higher should follow by gurney park right, 39 floor? Very impressive selling point.

    The Latitude consists of 2 blocks with 43 floors.
    Not sure OHM will block the view or not as OHM might change its plan.
    The workmanship is slightly better than The Peak according to the project manager. However, they are using the same sub-con as The Peak and Taman Bukit Erskine.
    The selling price is RM950k above.
    CCC should be around end of June or early of July

    Based on the latest info. I believe OHM had changed their plan. They only plan to build condo(in front of Peak) + LMC(in front of Latitude) instead of landed property in that area. However, true or not is still a big question mark to me. I asked the marketing guy in the office, seems like they got nothing yet except the 2 towers condo picture. No project name, no price, no layout, no master plan etc. Even the office doesn’t look convincing though….
    For me , nothing will be real until the squatters in front of the Peak are moved.

    I got a friend has a unit at The Peak, and he brought me there.

    Gurney view is really stunning and it covered of Georgetown; Penang Bridge and 2nd Bridge as well. Of course, your unit has to be at higher floor.

    I guess Block B Type B has a stunning view as mentioned earlier. Unit from 25th floor onwards should be enjoying it….. Still remember there is a viewing deck at this floor which connecting two blocks?

    As long the unit is high, the view is fascinating, that is the reason why high floor unit is expensive than low floor unit, as it goes higher and it does the same to the value of the unit.

    Some pessimistic people will say this development too near to cemetery la, too high will be too dusty la, later lift spoill will need to climb the stairs la, overcrowded area la, should buy fettes instead la & bla bla bla…..
    Anyway i think i do agreed with you that the view should be astonished.

    As stated in the document provided by Ivory, the address is Tanjong Bungah, not Tanjong Tokong.

    Just clarified with Ivory again, they mentioned is Tanjong Bungah.

    The Peak and Taman Bukit Erskine are different from The Latitude. Really made me confusing.

    U can only claim from 31st May to 10th July because the VP obtained on that date. Keys not handle over is due to the bank haven final release the balance to bank, unless u r cash buyer then u can get the keys.

    I was submitted my claim for late delivery yesterday. The claim shall start from 3 May till 9 July for those S&P dated on 3 May 2012. You are also eligible to claim for common facilities late delivery which is 10% of our last 20% payment released to Ivory.

    Managed to visit my unit yesterday, finishing is within my acceptable level.

    the view from the Sky Garden (Level 45) is really fantastic. Love it very much. You guys will having same feeling soon, I guess.
