Personally i think 500k with 2 car parks is becoming the standard pricing for a 1200sf unit around that areas. If buying for family stay, I believed it is a better place to stay as compare to other condos in bayan baru town center.

Perhaps depends on personal preference. For those who have family and need a bigger house, 500k can get a nice 2-storey gated semi-d community in mainland
But it surrounding by many hight density flat/apartment. For own stay still ok if u dun mind but for investment not recommended.

SPsetia Reflection is denser than Meridien. If not wrong almost double of units compare to Meridien. I also heard that R.I.D will built the Reflection… If this true, both same contractor…

Yes. I think it is definitely good for own stay in such a low-density condo. A bit pricey but i think (i hope) it worth the money. I think the price should rise in conjuction with setia pearl island.
Just booked 1 unit, high floor facing the hill. My only concern is Akasia apartment, not sure if it is about the same height as Meridien. Anyone know if there is any coming project right beside Meridien?

I heard floor 17 unit #8 is reserved for fire pump facilities and there is discount on the unit below that unit. Any concern if buying a unit below that unit or next to that unit? Noisy? How frequent the fire test would be?
If you have concern, then better don’t buy But why you must choose that unit?
Sometimes what can happen to that unit is not something we can anticipate. If possilbe, it is better to avoid.
That’s the last unit of type A and all surrounding units are sold out.

If you buy for own stay, and really MUST stay there, then no choice. But if it is for investment, the unit is going to be the last unit to sell too

I interested on this project, but seem like this project is so expensive which can go up RM440/sq ft..
As i knew that last time my fren bought ijm project-light linear 2009 ogos for 380/sqft.light linear is with so called international features,green building,fittings are all branded,big landscape area with 0.20cent per sqft maintanance charge. if it is 440/sqft,it must need international unit and not only normal bare finished unit without fittings.
The advantage of the meridien is we only pay 3% downpayment but 440/sqft we can get better with IJM project.
Another thing, is this project blok by the Reflection Condo?

I guess because they see that Reflection Condo has already sold out, so they can now increase the price.
By the way, I think MR is going to be built on higher part of the hill. As long as the unit is at high floor, i don’t think it will be blocked by Reflection. Just my thought.

I just signed my S & P on Saturday 6.8.2011.
There are few things I have not clarify with them.
In the S & P it stated 117 sq meter (conversion = 1260 sq feet). However does it include car park? If include car park then it is not fair.
Mine is on the 13th floor and I took up PBB loan.
I got to know that Golden Triangle does not provide tiles for the corridor. I wonder if this project provide? I will call them to clarify in the morning.

Hi miku. I have clarify with them. The corridor will be with tiles. They will use cements bricks as stated in S&P. Its better with clay brick but unfortunately they dont provide. Another thing is that both my car park is on the same floor (but lowest floor). We enter thru 5th floor but we exit on the 1st floor. Therefore no complain on the car park. However both my car park are not side by side.

fifth floor is only for entrance? if that is the case, every car will need to go one round down to first floor to exit… troublesome.
I think it is fair that all car need to go down to 1st floor for exit. Else evey one will request for the 5th floor car park. From 1st floor, you exit beside the building and turn up directly to the guard house. During the time I purchase back in February 2011, the price has already been adjusted once. Then after approval on the land, the price was adjusted again. Up & up & up happy buyer

Compare between MR and FV, which one do u think it is worthwhile?
FV has 470 units which is almost 3 times more than MR of 160 units. Density wise of course MR is better. RM487k from 1st floor onwards. Not much different from that. Facility is almost the same. choose which suite u the best.

Which developer is more trustworthy?
Got pros & cons for high density.
Pros : With 50% of resident pay maintainence fee, the operation cost can be settled. Lower risk.
Cons : A bit noise.
MR is one of SP Setia main con. MR is the main con for the Reflection project.
MR is also one of the main con for IJM. Some of the previous projects are The Spring and Platino.
I am not sure with Ideal cause I yet to purchase house from them

= near airport.

MR = low density
= price/per sqft around 397
= Wave by SP Setia coming soon (500+unit) the uphill road will share with existing SP Setia residence and MR…expect some congestion during rush hour
= Beside/Back of MR is low cost apartment.

Bought a unit and allocated cpark at L3. I spoke to the developer what will happen to the corner empty land (see the site plan), i think it’s possible for future development.
Hopefully the owner built a few shop lots but no more higher condo at that small land. If not all units value will be affected.

There are a few other projects nearby. “The Wave” being one of them with 539 units. Not counting the low cost apartments coming up nearby as well.

Red Brick can be 2 types euther facing brick or engineering brick. Facing brick is use for facade or aesthetis reason. Engineering brick is a structural brick and stronger than cement and sand brick. Engineering brick is more expensive compare to CS Brick. They normally for high end, party wall,etc.
Visit the site recently, can see Reflection is using Red bricks,heard MR will use sand bricks? Will u think lower floor’s view will block by Reflection?

Well, I don’t think it’s within the compound. It’s on the right side of MR, those bought low floors facing airport will definitely affected. Have called up RID and they didn’t know about it.
That’s worries me as I don’t hope to hear ducks quacking all day long when I live there.
It’s quite hidden if you just look from the main road, it’s below the road level by the small stream, downstream from MR. You need to walk across the empty land before MR until you reach the stream, then only you can see the farm across the stream.
i went there today and notice they are still on going with the earthwork. I did not see any pilling works as there are no pilling machine there. Based on S&P, it left 24 months to complete the project….

The bank has started to release 10% of the progressive loan. Hopefully the RID done good job to finished ahead of schedule. Like the 2nd PENANG BRIDGE.
yeah … i bought Boelevard from RID also … everyday i was praying the RID could complete BLVD fast before they run out of gas ….. now still have ~10-20%. As i know IJM people and i know how IJM treat RID and other contractor, RID is in trouble now. If BLVD lucky to be safe, then MR will be in danger. Bad to say, yuo 10% could be use to cover my BLVD home …. thanks angmokio …. thx a lot, angmokio. Becos of you, we BLVD can complete.

I have no problem with RID. If scared no need buy property under construction. Just take a look at The Reflection where RID is the main con. The project is so fast. I just wonder why are they slow on their own project.

Every good sign here is still good. We never know what when wrong when bubble burst. Alert may use a hush word, but to you all, better be more causious in future projects. To me all subcon are like that. Rolling money here and there is always happen, if one say alert, just be more careful …. just like that.

However they have just finished the piling work…. after 6 months we signed S&P… slow slow.
went in rid new website @ www.rid.com.my. notice that they have up coming project in sungai ara called Orchard Ville. Also a low density condo.
if i not mistaken, heard that b4, behind Meridien R. ..deep inside 1km ,,in the jungle after the LMC apartment.. Residential freehold, 2 covered carparks, low density with condo facilities, build up from 1190 sf to 1500sf..sound like about 300+ units, still MR low density

the only problem i have with rid is they are slow. i think after 8 months signed s&p, the piling work just completed. cant even see any tower crane yet. swt.
I think MR is sitting on granite rock, are they piling or drilling. Drilling cost will be much higher as compared to piling. Piling on granite is not impossible, however it will crack the solid granite and make the structure unstable, … especially Penang is a place always has tremor.
Happened to be at QB for lunch today and saw RID at the mini property fair. The price has increased by about ~65k compared to last year. Only left ~10 units including 1 penthouse… and 1 Semi-D.

progress so far looks ok. I think they need to complete the Reflections Condo first then only move their worker to this project. If Reflection complete by end of 2012, then only you can see their fast progress by early of 2013. Fast fast slow slow also never mind, since the early bird buyer already earn >100k on paper.

Please beware of this developer. We the buyer for Boulevard Condo encounter RID not build our swimming pool according to the plan. During we bought that time, the layout is very class and nice. But now, they deliver the actually layout really dissapointed.

The word you mention “not build according to plan” is it brochure or plan? If you are talking about Plan, i dont think most of the developer dare to do this because is under Housing Developer Act control, majority is safe. Now a days government cover Buyer instead of Developer. But if you base on the brochure and give comment, then is true. Most of the project will not 100% build base on the picture that shown in the Brochure because is an artist impression and also a marketing way to sell.
Now a days, most of the buyer & investor, they will think that as long as the project can complete in time, make money & and worth to stay, then shouldn’t be a BIG issue.
Are you buying at early stage in MR, if yes as what Takoyaki and Miku said, they are very happy with the price was increse to 65K. Me too.

I think you must be some one from the developer office. Why have to find misleading excuse for the developer? Not every layout plan of the whole project documented inside SnP, a PURPOSEFUL deviation from what they have presented to buyers is call CHEATING! Marketing strategy? Con men lah if you are promoting something that not going to be. If like you said, later RID can just put a water tank on top of the building and tell you that is your roof top swimming pool lah!

The way you think more to materialistic and shows immaturity. As a buyes i will think in every angle in order to decide bought a unit with RID. Not only think about increase 65K. Dont bring here your own statement and it only applicable for you only. As a buyer i will make sure that the RID will keep their promise and wont do any mess up in their projects.
Well we see how the RID deliver their Boulevard and MR. Its reflect their name. Hoping they wont screw up.
if RID can cut corner at the very obvious things, then worse lah for those embedded piping, wiring or piling that you will never able to see. As long as it last for 18 months from OC then bye bye lah… some more MR sit on hill slope, and there will be nearby projects (Orchardville, The Wave , Breeza, Setia Triangle start piling after that…alamak, good luck to MR buyers! Boycott those unethical developer and let’s drain them out of the market…
This is my 1st time posting to this forum. I’ve bought a unit at MR. So far still have confidence towards this developer. Some of you might think you’ve been cheated from this developer, but comparing to other same-range developers, you’ll get even worst workmanship. Yes, in fact the developer has the rights to amend as what quoted by @Experience Buyer. As long as they do not change the individual unit plan, for me I’m OK. Other developers might give you what exactly you see from their brochure or marketing collateral, but can you assure the workmanship of the product they deliver to you is good enough or can meet your expectation? I’ve seen with my own eyes… even a single straight wall they can built it like a python crawling on the ground! For those who have really bought MR, please have faith to your own picked developer. Nobody force you to buy! It is you who own the money. Stop polluting others mind. I’m not siding any party here. Just do not wish to see all future-to-be neighbours starting a war here. If you really think they have cheated on you, then go to the council and lodge a report! Peace out!
oh..dear MR owner, you may not mind RID replace your roof top swimming pool with water tank, but can you give solid example which same range projects have bad workmanship as you mentioned? People already pinpointing Boulevard…Give solid example to prove.

Don’t be silly! The developer wouldn’t dare enough to conduct a major revamp on their unique selling point. Have you really conduct your own survey on other developers project before you decided to purchase a unit from RID? Maybe you can share to us why you’ve bought a unit at MR? Bad workmanship? Open out your mind, do more surveys and research, look at other developers past works. Seek and consult your friends and relatives. I have friends that bought some so called top notch developers projects in Penang with sky-rocketed pricing but still deliver crap to them. Not to name out and talk bad on others in this forum. Just go around Penang island and visit the completed projects by local developers. Don’t just judge by its outlook. Go near to the wall and see the finishing. BTW, did the RID relocate the Boulevard’s swimming pool to other area? Did they relocate the guardhouse to other location?

Yes, I heard IJM’s The Spring workmanship sucked! even shit water overflow out from the seams of toilet floor tiles…you can search the video in Youtube…very scary…and it is build by RID as main contractor…
It seems that u guys are comparing bad and worse develpers, and relirf that other developer are cheating more than your developer. IT’s sad for the buyers.

I’m sad that if you felt your developer cheated on you. But I don’t as MR hasn’t complete anyway. I’m just sharing my thoughts. Feel free to say I’m in denial mode! Just don’t want to see others who are not buying this property lambasting bad things and scaring other buyers who’ve bought.
so in conclusion, developer downgrading your facilities is good or bad developer? open up your eyes wide, which buyer will blindly support the developer to cut corner? hee hee…
Everyone has different preferences. I bought MR because I think it suits my preferences and budget. As long as the workmanship meets my expectation, I’m fine. I don’t buy this products merely because of the outlook. i’m buying for my own stay. How do you define downgrading or upgrading when you don’t even know what exact material used to built on your finished product! As I’ve mentioned o the above post, If you really got cheated by the developer, then go file a law suit against them. Don’t just act like big time taiko brain washing others. If you are not buying this project, then stop talking crap! If you think this developer is not good enough to you, then don’t buy! and don’t even look at their project in the future! Buy your own land and build your own house! Enough said! I’m sick if I would have such a future neighbour! Better don’t stay even if you’ve bought a unit there!

When you go to McD, and when you look at the menu esp the photo of the menu, do you get what exactly as illustrated on the menu??!! They’ve already stated in the brochure, all renderings are for illustration purposes only! You still don’t get it!!?! Damn it!!

Hey, I want to clarify that I’m not from RID. The comment I gave is just personal comment. Im just one of the Meridien buyer. I agreed with Erichoon81&MR owner. If u’re not satisfy with RID project, then don’t buy. Very simple. Dont just talk all nonsence here. I personally called them & clarified. They gave me an acceptable answer. You may call them too if you feel very FREE ! CrystalBall, my advise for you, The best is don’t trust anyone, buy your own land, built your own house. Don’t always criticize to other people , if you feel you are 100% good, they quickly become 1 of the Penang Developer, maybe I consider to buy 1 from you.
Just wanna share my personal opinion. The reason for me to buy Meridien is the attractive package they offer to me on a low down payment, free of interest during construction & free all d legal fees with An affordable price. Actually for those that really feel regret & disappointed, my suggestion is you may sell out the unit after d OC. Anyway you don’t get any losses cause this project had made money. And also all d fees & interest bare by developer. Good to say that, untung instead of rugi’ ! Sincerely to say that I really hope To have all good & cooperative neighbours . MR buyer, I think those smart & educated buyer will not just simply brain wash by this nonsense & unproven things.

Hi all, shouldnt doubt bout the workmanship on MR/RID, u may check Gurney 11, HR residence(Tg.Bunga).those are juta-juta projects, RID build for them, do u think those Rich ownesr duno how to complaint ah? If its really bad, do u hear any complaint on Gurney 11? furthermore , this is the First High end condo RID build for their own, carry the ‘developer’ name n not ‘contractor’. if its u , will u take this project ‘play-play’? for those duno RID, pls find out RID background, they already stand still in PG market more than decade, not a new setup company like others, they wont spoil their name in first high end project. if still doubt on workmanship, y dun walk into Reflexion take a good look, & try to goreng Reflexion owner go n complaint? because its same contractor, same workers going to build MR later.
i bought MR because of low dense, good rebate, good developer, Since we bought it, just have faith with ur own decision, dun listen to bukan bukan, facts & figure tell evertyhings

last time Boulevard also said to be ‘high end condo’ by RID and showing the very nice swimming pool…now it is only ‘artist impression’ and Boulevard no more ‘high end’ and MR is the first ‘high end’ by RID…what the heck…
We the buyer of MR which cost more than half a million does not even expect the design on the broacher to be the same as the actual building. Why boulevard buyers expect so much? If you want class/ high end, go buy property >RM1.0 million. And why are they complaining in MR forum? Boulevard problem is not MR’s buyer problem.
