Eric, normal people will show concern and join the voice with BLVD people to push for RID. And you look like reject to feedback and concern from BLVD. BLVD bigger unit is cos RM450K to RM500K and Penhouse is RM600K to RM800K. It will happen to MR also. Eric, you much be RID guy and keep on chase away BLVD from commenting on this blog. It is a normal thing for Buyer to feedback here or goto your sale office and shout there. Do you wish this happen? Guy, better dont buy RID house as you are not ‘what you see, what you have’

for so many years developers have been manipulating buyers. But with IT age now rules of the game have change. Buyers now have the ‘check-and-balance’ power to protect own interest. so it is regardless of developers, be it IJM, SP Setia, Mah Sing, IDEAL, RID, or any others. Drain away those cunning developers and let it be a lesson to all.
Anyone can provide the boulevard blog? I tried to google it, but didn’t find a informative blog that has all the “complaints”, will try to see if can visit the “water tank” next time I go to Air Itam.
To all MR Buyers, let’s hope that our choice is correct and RID won’t dissapoint us, but if we’re wrong and see that there’s obvious cutting corners, then we need to work together to make sure RID give us what we deserves. 500k is a lot of $$, it can buy me a bungalow elsewhere, I sure don’t want any corners of my hard earned 500k cut away by anyone.
By the way, just to share. I got friends who complaints to McD that their burgers is not the same as illustrated and they got a new one which “more resemblance” to the “artistic impression” brochures. But to complaint or not, it’s still pretty much depends on individual’s expectation.

Went there yesterday. I saw it has reach 15th floor. Another half to go. Quite impressive, RID build 3 to 3.5 storey in a month.

I a bit worry ler.. RID built Reflection so slow per floor while so fast for meridian.. some said the concrete/structure will not been dried properly….
Maybe due to when building Reflection, they got Boulevard as well as MR on going. Now I think they left 1 project which is MR. More manpower/ resources.
Visited the site in the afternoon, overall can see the surrounding are looking good to be a nice residential area. MR direction will not be blocked by the reflection condo. Happy to see he progress is going in a right pace. Finger cross for the snake year to come. Good new year and merry Christmas to all MR buyers.

Can see that the road has been widened to 2 lanes until Orchard Ville project sites. Hopefully no contractor gangster around unlike Reflection condo nearby when project completed.
All MR buyers, any idea what is the ceilling height for MR? should be 10′ but doesn’t looks like that tall from the picture.

2 units are in level 7 (which is the lowest level) and 1 unit is level 8.
Level 7 is currently selling at RM658,000.

Even G build a LRT infront of your condo but in malaysia culture, i can sure still not much will use it. We cannot compare to SG, HK & SHA people.

I am a subsale buyer. I did consider this project vs Reflection. And i end up purchasing Reflection recently because of the price and better facilities compared to this project.
Thank you for reminding us. How stupid of us to had bought this project and how appopriate timing for your comment when OC is due.
Two of the projects are near the bridge interchange in Batu Maung. They are the upgrading of Jalan Permatang Damar Laut, which includes a new flyover and a roundabout at Southbay, and the upgrading of a stretch of the Tun Dr Lim Chong Eu Expressway with an elevated highway from the interchange up to the Queensbay Mall area.
The RM165 million upgrading of Jalan Permatang Damar Laut, which started last July, is expected to be finished in July next year. The flyover project, which is part of the upgrade, is still in the design stage.
The elevated highway, however, has not started as the Public Works Department is still ironing out issues to take over the project from the Malaysian Highway Authority (LLM). If it had started in 2012, the project – which was estimated to cost between RM200 million to RM300 million when proposed – might be completed next year.
The third project is the widening of roads and the building of an elevated highway from Bayan Lepas to Teluk Kumbar near Gertak Sanggul to overcome the serious bottleneck issue in Bayan Lepas. The project kicked off last week and is expected to take 30 months to complete without any hiccups.

Widening road from bayan lepas to teluk kumbar started last week? Again, seriously? I’m using that road everyday, and not able to observe any sign for road construction. Should they want to widening the road, as I see in the project plan, my house in teluk kumbar will be demolished n we should be able to get better compensation. However, no notice yet for us to vacant our property, n it will take time as well for us to fight for better compensation. We’ll wait n c.
However, I do hope this will come true, if not for us, for our next generation. And again, are u serious?

Have you noticed that there are no water outlet to install instant water heaters in the bathrooms?
RID claims that there is no provision for water outlet in SPA but water heater points are clearly included in SPA. How could RID just provide the power points and not the water outlet points?

Unavoidable for traffic volume to increase with increase in occupancy rate. Happens almost everywhere as development progresses. Hopefully another access road to the affordable homes would be built apart from the current road to Meridien.

That’s why in Malaysia the transportation system is still far behind compare to well developed country. Adding traffic light is only a co-temporary solution.
In Penang island, I believe LRT system could be implemented down the road as well as there is such a need in high density populated area with the total population of around 850,000 people today.
Master plan has been proposed for quite sometime few years back. It will be a well successful project once people could adopt to the public transportation and this also in turn will benefit the Penangites. All of this would depend to the approval of Federal government only.
Penang is among the top 3 states which contributes the biggest amount of income tax.

There is buyer looking for house but too much choices right now and loan rejection by the bank was the main reason for unsold property in the rise currently especially for high end condo which cost RM600k and above.
A survety show that the percentage of potential property buyers who had failed to secure loans from a bank had increased from 29% in the second quarter 2014 to 35% during the first half 2015.
That was the reason why the price of new condo drop slightly recently but it will be significantly maintain at a reasonable market value as price of raw material increases with the weaken ringgit since 2nd half of 2015.
However, I noticed that there is not much affect for the property located in superb location.

So far the common access road (tingkat kelicap) is still in good condition.
Ideal have been very responsive to feedbacks and from my observation… they have done their responsibility well.
The small stream in front of the project is still running. I can see the site manager do take care to have embankment to avoid runoff from work site into the stream. proper barricade were in place..
So far no foul smelling waste coming our way. We can see the ‘kongsi’ is well within the enormous site of one forestta.
Can wait to see the completion of one forresta. By then tingkat kelicap will not be a dead end road instead we will have thru road and link up with the main road.
Balcony view still very good. Setia triangle completed and well below our balcony line. We can all the way to Ideal’s project in sg. tiram (for low level units) unobstructed. One residence are landed properties and on lower ground.
Final word. our building is single sided means, our main door is facing the hill unobstructed and always windy… man no chance for my living room to work.. cheers

it’s a good place to stay.
Once you step out from your unit, the corridor is open due to only one side of building with units. the other side wide open with view of the hill and Orchardville, Mutiara perdana and a low cost block. But they were quite distance away so it is always windy.
You don’t have to walk in enclosed common corridor.
density is low.
pure residential only.
all amenities is functional.
reasonable location and close to industrial zone…

how is the condition of the entrance now? is it heavy traffic or blocked due to the low cost construction next door? very dusty?
No heavy traffic going in and out at all for the roads on the hill here.

LMC but starting Indicative Price : RM450,000 onwards in 2015 (not RM120K). Meridien Indicative Price : RM430,000 onwards in 2011. Only difference is the year….our buying value drops with weak RM, smaller sqft but higher price.
