Hi friends, I am back. Just visited the site. They are modifying the road. The design looks good to put a guard house there. Indah water test passed, OC is anytime from now!
I went to Titi Panjang . The place is actually strategic but the bad is u can only turn into your taman by using the one way lane,if you are at opposite(carrefour) lane, you must go a big round and do U turn . One more thing don’t know true or not, my friend told me this taman got alot of crime due to many foreigners workers stay at the low cost town house…
Guard house for BM Permai is must. This will make the project better and more sellable. Hope the developer hear this.

Actually mine is the 2nd Row of the Mini Bungalow and there’s only 1 Entrance and 1 Exit. If the main entrance has no guard house, I’m thinking of sharing with all related residents to build a guard house there. Otherwise, you’ll have to pay some Private Security who ronda the area every hours during night time.

Just my opinion, Titi Panjang is considering sitting on lower ground compared to surrounding area and there’s a river next to it….if heavy rain…….errrr….
And Yes, the traffic is a huge concern there…

I also hope the MPSP can upgrade the park opposite desa titi panjang. The government should also expand the carrefour junction for the time being. In future, they should build the fly over. Then desa titi panjang house price will appreciate.

i have a friend staying at titi panjang townhouse for 2 years. Yes, he said he experiences crime 2 times before. 1. The water tab outside his house missing. 2. He saw someone went in his neighbour house and grab mobile phone and run.

Blocking one side of the road is good for security. I wonder the developer will build a guard post there. It is easy to control the traffic in and out. Indah water had passed just waiting for the letter. Once they got the letter, the will request bank to release full payment = OC .

When you collect the key, remind the developer to build the guard house at the main entrance. Even better if they can hire a guard for beginning. They still have 2nd, 3rd… phases. The guard house is good for their sells.
How much is the renovation budget nowadays? 20% 30% or 40% of the house price? I found the renovation price also increase a lot! Any good idea to share?
according to the office person, phase 2 maybe launch at the end of the year, 3 storeys terrace and semi D. the price sure more than rm 400k for the terrace. when ask about building a guard house, the office girl say the boss (developer) never mention about it.
i agree with TL, nowadays renovation also costly. i’m still wondering to keep the big glass window or to built brick wall. i thinkrenovation cost is base on personal budget, some like to have big reno, some just do the basic reno.

anybody know how is taraf ria’s project quality? for example in penang BoonSiew group, and IJM is well known about their good quality, so normally buyers don have to really check the house after getting the key. how about taraf ria? good, moderate, bad? anybody from mainland can provide any infomation??
As one of my banker friend told me, taraf ria is very low profile and do not do advertisement like other developers, their houses are proven quality rather than other hang all the banners along the whole street.. Heard that the boss purposely build a gated area of houses in Alma and only sold to his good friends/biz partners..

If the developer provide kitchen top with black color tiles then i think most will use it. the current color tile not nice… the toilet bowl(Johnson Suisse) seem nice, anyone know about the quality of this brand?

Collected my house key yesterday. During a brief discussion yesterday, I was informed that the developer would be converting the electricity load supply to 3 phase and shifting the meter out to the gate post within the next 2 weeks. Hence, was advised not to do anything at the car porch area. Also enquired them about the possibility of setting up guard house and get the entire project compound gated.
According to them, their boss did approach the relevant authorities about this and was told that there would be a new ruling announced by the Penang government about gated communities soon. In this regard, the developer would encourage the community residents to form a resident committee first while waiting for a clearer guidelines from the state government. Hope that this is true.

if the developer really intended to convert the electrical load supply, the office people SHOULD inform all the owners not to do anything to the car porch when they collect the keys. Why only when YH have brief discussion with them only they tell him/her? i don believe the developer want to do anything about the electrical cable…. what will happen to those who were not inform about this changes and start doing something at the car porch?!?!

regarding the electrical that YH comment #101, it’s all ONLY for BUNGALOW & SUPER SEMI D. just bcoz the developer have more friends buying that kinds of units, then he can change the underground cable for those bungalow and super semiD, how fair is that for those Anthurium Garden? RM 500K is not consider $$$? RM 600K and above only consider $$$?? if that so, then better make another bigger entrance for those bungalow and super semi D owner, why sharing the small entrance with semi D and terrace residents? So, bias…. i suggest that the developer, Ang, to make another entrace with guardhouse only for those bungalows and super semiD, as he has lots of friend buying that kind of units….

The defects that I’m going to file in are minor wall crack, defective main door, letter box is out of shape, a few switch buttons in the house are not in proper position…..

The kitchen top provided by the developer in the bungalow is really something wrong. I don’t know what their designer is thinking. They didn’t dig the hole for the hood. They expect you to buy the old fashion hood that place on top. This is really unacceptable!
They might as well don’t build the top. 100% of the owner will tear down the original top and rebuild. Waste money only! They should give the top as per the showroom arrangement.

Guys , just to share ,beware of a bangladesh contractor name Toufa(pronounce) he rides motorbike yamaha, looking for contract he is from Raja Uda butterworth, i came to know his work is not so good and tell lies, he say he can do all the renovation work, but know nothing ,he hire others and disappear, right now he is doing renovation at some houses…….all i can say is becareful.

Developer won’t live there! If you are next door to this ambitious neighbour (semi-d), there are 2 things you can do. Do nothing and your house will be like a little poor man’s hut attached to it like a sore thumb. Or you can out do your neighbour with massive renovation but you will need very deep pockets. The final outlook…..anyone’s guess???

S.O.S………..dear friends please be informed that our BM Permai Taman is under attack by thieves, they have entered a few houses and stole contractor’s tools and owner’s pipe and destroy the renovated cabinet……guys we need to call for a meeting and start to have gated security or hired our own security…..no point start to do renovation all the furnitures and electrical appliance will be stole…….

I saw the land beside the taman is been clear off and start to plant grasses. Is it for sales or landscape?
U all never realise that setting guard house in the main entrance is no point? U think the thief only have 1 road to enter to the taman. Today when i visited to that taman, i found that behind the terrace house, which is open to a jungle with 2 container there. There is a small road which to the another kampung. Beside that, at the ending point of the road, also link to another jungle. The developer if dont wan to gated, but at least need do some fencing for the landscaping.
I do not think BM Permai can be gated due to registered title, only Guarded is allowed.
The two ended with jungle as second phase not started.
The road end near the tower will build the bangalow.
The road end near to terrace will be build semi-D.
The bush of main road is clear to give way bulding link road from main entrance to build to 2nd phase of semi-D.
