    10 days ago went to the site, there’s no changes. regarding the cable re-route, the office person told me only for the bungalow and super semiD. anyway, the cable still like spider web. Now, any updates from anybody? just hope they wont delay the OC again.

    look like they have some problems lauching the next phase. not sure what is the reason. usually entrance road to any new taman usually are very wide but BM Permai is bit small. did anyone notice that the road is not wide enough compare to any new taman. this will make the place look very messy in the future. WHH is not a branded or high class developer, so, don’t expect too much from them. Permatang Sactuary, I guess is another good choice. Developer is IJM – very famous in Penang, KL. Land are is much bigger that BM Permai – but the build-up area is samller. Location is near Alma, Tesco. Not yet launch but most of the houses already sold. Show house ready in May 2012.

    Back Yard: 32.8 * 21 feet (688 square feet)

    IJM in penang also got people complaint la…. example the Platino, Vertiq anf the Pearl regency. so far, the best developer is boon siew group, but they only built and sell. so, the houses are very expensive.

    At last, the sign board of the Taman had been put up in front of the office. The size is very tiny 3ft by 5ft only. If you drive to fast, you might not notice it. Next will be Guard House?

    Haha the taman sign board so big wo, even d bm utama is bigger, ok la, i knw dont compare with DNP DEVELOPER, but u may compare with the kindergarden school name MELODY, AT BM UTAMA, WAHAHA EVEN KINDERGARDEN SIGN BOARD BIGGER THAN US BM PERMAI.
    And i suggest remove the sales office and make the road bigger

    Haha thx permai, SAY THX TO WHH, I COMFIRM PHASE 2 not much ppl wil buy, see d lao beh landscaping, n at nite u all try go see d light, wahaha, damn funny wahaha, same dark, haha set up so damn many tnb tiang, but at nite d street damn dark, maybe they (WHH) scare the thief no business to do, so help them set up d light so little so tat they can easy enter our house. Haha

    That why as i say before, for WHH ONLY BANGALOW IS RICH PPL, THIS DEVELOPER IS MONEY FACE, ONLY HELP THEM TO RE-ROUTE THE TNB WIRING, AS D TERRACE IS LOW CLASS PPL, SO THEY WONT EVEN SOLVE OUR PROBLEM. THIS DAMN (GOOD D DEVELOPER WHH TARAF RIA)

    actually, BM Permai house is not bad. I like the design. But, one thing I need to comment is that the entrance to BM Permai. The developer should make the road wider so that the taman can look better. I heard from the sales person that WHH do not plan to built super bungalow bcos they have some problem selling the existing bungalow lots. Phase II will only be launch after a few years. is this true ?

    Recently went to ask the officer again,she said OC may be will pass at May or June due to TNB problem.When I done the booking,she said march.then when sign SnP,she said may be April.last month said April or may.then now become May or June.Really disappointed when heard about excuse and excuse.Why can’t give a confirm date?

    I sign since last year, i ald pay the house loan for quit a period, tat y i feel vry dissapointed with this developer. Since last year i heard d same sentences, delay n delay n delay d OC, so since they keep lying to us, and keep delay from end of the year 2011, til b4 chinese new year, til after ner year, til feb, march, april, may, jun, and this end of the year. This developer will keep say the same word, they never get the OC PASS, b4 u sign d snp, wat they oso promise u, wil do tis do tat, widen junction bla bla then start singing bla bla black sheep haha…..

    After u sign they straight wont care about ur ccomplain, all this taman owner know this, haha. Jz sharing u here, dont put too much hope on the OC. we ald wait the OC TILL MALAYSIA CAN FEEL THE EARTHQUAKE BUT NEVER CAN GET IT, HAHA.

    You should feel glad about the small taman signboard. If the developer use 100k to build the signboard, it will take 1000 ringgit from each house. No businessman will do lose money job. Landscaping and tnb poles is important but it will not affect the house price much. The most important is the location and development surrounding. If school, bank, high end shop lots is built, the property price will appreciate. Overall BM Permai still good. Location is good and 90% of the house is sold.

    Actually the developer have 2 years for the houses to get OC, as stated in the SnP. i hope May and June is the last delay…as starting august they will need to pay back to some owner who bought during the launching period.

    Seriously, I don’t know why some people get so annoyed with the “signboard”….are you buying house or buying signboard???
    You can’t compare to BM Utama or other G&G projects, as their residents need to spend on monthly fees. BM Permai doesn’t collect any maintenance fees!

    With Zero maintenance fees, they still spend time designing some landscaping and build up a small signboard, what else do you expect???

    Yes, like Jade mentioned above, the Sales Gallery office will be completely removed once the projects is done.

    Take it easy guys, if you don’t like this project, no point keep bomboard on it, if I were you, i’d rather spend time searching for better place….. go get life~

    Yes, I visited the fair last month (not homedec), one of the gate builder told me they already received order from BM Permai owner, they told me which unit but it’s not convenience to say it here. :)

    and I visited Perfekta in Prai for kitchen renovation. Where do you guys go for Kitchen?

    I think I’ll go Perfekta for Kitchen. They seems professional in kitchen, and they price they quoted me is reasonable. and better yet, they don’t charge for drawing. :)

    There’s another one name ChingKwang in bukit tengah, but the sales person wasn’t that friendly when I visited last month….you may try your luck there.

    Another one is Renova or Revano, in Prai, price is abit high….

So, maybe you can go there to complaint. sometimes the sale office people didnt convey your complaint to the boss, so the main office dont know your concern lo.

    FYI – Jesselton hill by DNP is not under G&G, it is just a guarded only project and no gated. If you’re looking for new housing project in BM that having G&G concept, then you can look for Orange Villa by Tah Wah, Carnation Villa by Oriental Max, Gemilang Permai and Residensi Harmony by Airmas.

    BM utama(Phase 1, 2 and 3) by DNP also a guarded only project and no gated.

    I’m not the owner of BM Permai, last time i plan to buy BM Permai but changed my decision at the last minute cause of BM permail is not under G&G. I preferred G&G housing concept :-) .

    Thanks @mega. I went to carnation villa’s sales office and Orange Villa’s show house opening today. If look on the location, the house’s build up with its pricing, the swimming pool and club house’s overall design, Orange villa will be my first choice !

    I’m not intention came to BM permai’s blog site to comment on the good side of other housing project, I belive this is not fair to BM Permai’s buyers especially. I just coincidently saw the @Jade’s comment on Jesselton Hill is an G&G concept, just wanted to correct Jade’s comment, no other meaning here. :-)

    WHH already bought the land beside the show room. They plan to build shop lots and apartments. I think this is a good move. The traffic flow is high. People live in BM Utama and Jesselton need to pass thru this small narrow road anyway. So, they can have dinner first to avoid the traffic jam.

    Make sure you don’t have dog. Or else you have to break up with the doggy. No worry, the house looks nice if you cover up the stair case. If you don’t want to put the lift, make the cover up area as a store rooms.

FYI it is very common that project got delay. The developer just need be honest a tell the truth. Jesseton hill not yet build… You will have same problem 2years later. Go and ask people in taman Bukit indah, how long the developer delay the projects.

    visited the orange villa show house yesterday…..yes, agree with you, the staircase is really a headache issue, it’s a problem that hardly be solved…
    I can hear all the visitors complaining about it during the visit….
    and it’s so embarrassing when “rubbing” with others when going up/down the staircase….

Go ahead to buy Jesselton hill, but becareful on the location. Choose the house not too close to the factory area. Wait and see how the sale react after you signed the SnP…

    Oops typo error, I think is Taman Bukit Minyak Indah. The sink and crack taman behind carrerfour. Go and ask how long they delay project and what the developer do to help the land sinking problem. Sometime buying a house is depending on luck. You are lucky to buy BM Permai and sell it with profit… Good luck !

    Majlis Perbandaran only give OC every every 3 months.if you miss the slot, you will delay by 3 months. May and Jun is another time slot.

    I went to the site this morning, saw almost all the house’s external wall and gate’s wall having cracking marks everywhere, the cracking issue might cause the OC’s delayed i think. But why so much cracking there? land slip?

    The house workmanship and quality really suck!!!

    The delay is due to theTNB cable re-route in the main road. They are replacing the old wooden poles with new concrete poles. The new poles are few feet inside. This is plan for future road widening project. The minor crack on the pagar is normal because the pagar is not build on piling. This should not delay the OC. Btw, The workers are repairing the crack and repaint the pagar.

    Not only cracking on the “pagar”, almost every house’s wall also having lot of the cracking marks. Pls go and inspect it yourself. You’ll be shock when you see the cracking marks which got paint on it.

    Actually this project is not that bad, the developer has agreed to re-wire the cables.
    try go Orange Villa forum and read…..the price is already so damn expensive…plus monthly maintenance fees….
    If BM Utama, I don’t even bother to visit their show house, coz it’s repeating my current situation: DNP + Swampy Land.
    Juru Area, Traffic Problem plus flies issues….

    i think in orange villa’s blog, more sabotager than genuine buyers in there lately 😉 …Orange villa located in a strategic location, that is why the price also high. This is normal and acceptable. if i plan to buy a house, i will go to the site to do own survey first, commenters views in the penang property talks website just can act as a references only, cause commenters can freely used the nicknames that they like to post their comment here. :)

    i went to the BM Permai site yesterday, noticed the cracking on the walls and fence that claimed by @koko, this is fact after i saw it by my own eyes! so, do own survey before making decision to buy or not is most important for a smart buyers ! :)

    and the housing price for BM permai also expensive too, 700k++ just for 2 story semi-d..i mean new launched semi-d which is shared same road with mini bangalow ..wow !! The main entrace also too small and only one entrance in this taman, this will post future issues on the traffic, the TnB cablling also looks eyesore too, later TM cabling will be come in as well…will looks more eyesore i believe ! This taman having over half millions pricing of mini bangalow and semi-D but still cannot have the underground cables, i think BM Permai’s developer will sure earn a lot on this project ! 😉

    I just visited Megahomes, project opposite Megamall prai. The project is somewhat similar to BM Permai. Phase 1 about 100 houses and also plan for phase 2&3. Phase 1 going to get OC soon also. It is not a guarded project. The developer told me they are going to build a guard house after obtain the OC. The developer will pay the guard for 3yrs then transfer it to the resident. I think this is good idea.

    Hi all, refer to comment above. We shall also request BM Permai developer to build a guard post and fund the guard for 3yrs. This is very important for the security. If the taman is safe, the house price will also appreciate. This is win win for buyer and developer. Residents feel safe and the developer able to sell the phase 2 & 3 at higher price. If you agree with this suggestion, please reply yes. I believe the developer is also following this forum.

    All the housing project are having crack which is normal as long as the house not crack due to sink.
    The crack is pasted on wall and will be repaint by developer after VP stage.
    Visit the site, I found the place strategy for those working in island and carefour nearby as well.
    not many left except few units of semi-d and banglo. Even got money also no supply for terrace and smaller semi-d type. too bad!!!!

    To know if the land is sink or not, just check the house body and the land surround have gap or not? To be fair, anyone can tell if there is a housing project does not have crack issue?

    Please go to Jusco in mainland and look for yourselves for the crack and sink on nearby house there and think why or ask someone who are expert from property talk. You will learn up more from there.
    You may asked the contractor of the developer from other project. They will even tell u more.

    In 2005, double storey house at bayu mutiara cost less than RM250k. In 2010, double storey cost RM330K nearby bukit minyak. Now, it has cost more than RM400k in Tambun indah.

    If you don buy now, prepare to buy in jawi for RM500k for double storey house in next few year time. The penang island property has gone up to RM500 per Sqft. Awaiting to sell off my house in mainland in next few to earn ths ROI. :-)

    I have a friend who bought BM Utama early phase unit. She told me the road in the taman sink badly just after a few weeks they moved in, and the developer cover it up ‘immediately’….
    so, i’m just imagine the road can sink, what about the land that the house sitting on…..

    The land is sinking. As long as you didn’t build extension, nothing to be worry. If you don’t want this happen to your house, don’t buy property build on lower land that need to be filled.

    Called office couple days ago, updates, here you go:
    1) Ms. Irene is no longer working there.
    2) OC was told in Month of June, delayed earlier due to TNB matters, now settled, and working on Indah Water. Estimated June. (Keep fingers crossed)
    3) Guard Post, forgot to mention, will call and talk to them again.
    4) Visited the site personally weeks ago, meet some TM Workers setting up the Unifi cable? I have no idea wat’s that about, anyone?

    That’s all. (Dun shoot me, I’m just telling what I know and what I was told, that’s it.)

    Went to Permai last weekend. The workers were doing re-painting outside of the terrace house. Such a long wait….until the house looks old now… :(
    Now only i aware there is a small play ground for children behind semi-D… not bad, at least there is something for my kids to walk around…..

    hi j, you may consider the phase 2 semi D. Under construction 70percent completion. Cost from 600k to 750k. You can also consider the phase 1 mini bungalow at 698k. When you want to buy, do ask the developer to build the guard post.

    Actually, you might need to take a look at Mini bungalow original unit, instead of the show house, as they have done too much work on the show house….

    Yes, the mini bungalow is smaller compared to the Super SemiD…

    Just an opinion on why i’m considering mini bungalow instead of super semiD:
    – Cheaper! :)
    – smaller land outside the house, so easier to maintaince..
    – wet kitchen is already done, Super SemiD needs extra wall/renovation to cover it up…
    – Super SemiD – 3 bedrooms sharing one small bathroom in first floor….
    – Mini Bungalow master room has separated designed walk-in wardrobe.
    – Super SemiD facing main road for the whole taman..while mini bungalow has better privacy..
    – more spacious living area compared to super semiD
    – and finally, you are buying “Bungalow” instead of “Semi-D”…lol

    those are purely my personal opinions :)

    It looks like we could be potential neighbor in future. I have been looking around for houses in BM for sometimes already but haven’t really decided. I am not in a hurry and that’s why take thing easy and slow.

    I also went look around Bukit Indah (behind St Ann Church), kind of like the location there but all units sold out.

    Do you think the property price may drop? Many people keep talking about bubble, bubble and bubble, but in fact the more bubble people talk about…the higher the price goes up…

    I also thinking to invest in KL, but my lawyer friend informed me that the property transaction in KL / Klang Valley areas already drop for 20%.

    What do you think?

    I went check around with some bankers on the loan details, they offered me 90% loan etc, meaning, if I want to buy a house for example RM 500k, I probably need to upfront RM 50k for the downpayment etc and will serve the installment for RM 3k-4k per month for the next 25-30 yrs. Also, I may need to keep a side another RM 100k -150k for renovation etc, agree?

    That’s normal circumstances…

    but I am more concern and interested to know…there are many people who may team up and put down payment for booking few units (here and there) for new launching projects, they would probably make 20-40k profit by re sell the unit (each unit).

    What if these people who may got jam up financially? do you think they may just let go their booking with cheaper price?

    Also, its almost impossible to see the fact that all the new launching projects – all almost fully booked. They will tell you…oh…all sold out liao…..only the middle unit available…..how can it be possible? I think very high chance some insiders (inside developer company or the developer himself) play some game there.

    any comments?

    This is why the rich guys become richer. Obviously, investing in house have higher return rate than putting the money in the fixed deposit. The risk is very low. The currency will drop but the house value had never drop in malaysia history. Malaysia population is increasing and we are developing country.

    If you have 100k extra money, you can hold a 500k loan for 3 years. The house price will recover by then.

    If your pocket not deep enough, good luck!

I invested on a SemiD in 97 and bungalow in 2003, the return also not very high, that’s why I am spectacle about investing in such a high price property. What do you think of shop house? any comment? I also heard the property transaction in KL also dropped as compare with 2011. Have you heard anything like that?

    Cheaper house such as apartment and terrace house is good for investment and Easier to find buyer. Just take BM Permai as example, if you invested in terrace a year ago, today you easily earn 40k and you can easily sell the house. If you invested in bungalow or semiD, although you have earn 100k on paper but you can’t find buyer to buy the house.

    Location is very critical in KL. In penang, any location is also good location.

    Regarding the shop lots, do you think Icon City or Sunway Wellesley is better? If you know any shop lot going to be build along Jalan song bang Kheng?

    Btw, you may consider the shop lot going to be built at BM Permai.

    Hi All,

    my experience tells me, you need to play hard ball with the developer, team up and claim for your right.

    I had bad experience with a developer in Lunas, when I talked politely, they just push things around and hope you just fix the problem on your own at your own cost.

    Long story short, I had no choice but play hard ball with this developer and finally got the problems all fixed.

    Housing developer all the same, blood sucker and bully small buyer like we all are.

    Team up and claim for your right and get ready to go to court!!!

    Trust me, that’s the last thing all developers need is to go to court!!!

    Take the mid point. Some sales are over commit and some are under commit. So, should get OC by mid of June. I heard the Indah Water testing is need 1 Month to make sure there is no leakage. Still got 1 week to go. Be patient. I wonder who will move in immediately. I just hope 50% will move in by end of the year.

    Things to do:
    – Get the OC ASAP
    – Build the guard post and hire the guards. Pass the responsibilty to the residence committe later.
    – Improve the wood flooring
    – Repair the play ground fencing that been damaged. ( If you have hire the guard, this will not happen)
    – Repaint the wall that already grow moss.

    If working at island, the farthest location i can accept is BM/Bukit Minyak area. Alma for me is a little bit too far. This is just my opinion.

    BM utama double storey phase 3 already selling at >400k with smaller size compare to BM permai. You may judge urself 400k worth anot.

    Permatang Sactuary is very near to the main road. Compare to BM Utama, the distance is almost similar to Penang Island. You can try to drive to both site and make your own judgement. Once the Second Bridge open, you will 2 choices to cross ythe sea.

    I went to the office, trying to understand some question from them. The officer explain slowly one by one. I asked why there isn’t a guard house. they told me there is pros and cons to have a gated area. Before the project is launched, the developer need to decide whether it is gated or non gated. If gated:
    Pros
    1)Residential will be feeling safety and every unique visitor will be gone through checking.
    2)In side the Gated area,facilities will be service and maintain by the employed gated committee

    Cons
    1)If there is crime happened inside the area, case still will be handled by police
    2)Those rubbish need to be handled by employed committee, the rubbish truck will not enter into the gated area
    3)need to pay hundreds of maintenance fees monthly
    4)The main security will be very clear to every houselord in and out time table which is don’t know good or bad thing..

    Overall, i am looking for strategic place like Bayu Mutiara but they are not available, so this is the next best location and autocity seems at the center heart of penang island, BM, prai, south of prai and second bridge. Heard that ikea will be at BM in the future, anyone know this is true?

    Frankly speaking, I not quite prefer BM Utama or Permatang Sactuary place. I always travel the main road(simpang ampat road -BM) . It is always jam at few location
    1)Traffic junction- Juru – Bukit Minyak Junction (KFC)
    2)Traffic junction – Juru – Simpat Ampat (where left turn to BM Alma)
    3) Bottle neck at Simpang Ampat one lane road (near police station)
    4)from Alma to Kota Permai (currently building fly over),will improve but still got lot of traffic jam due to in front of school and too many hawker centre spot.
    Best is to use Bukit Minyak Perindustrian high way (two roundabout).
    I more concern on the most critical point is the juru -simpang ampat got alot of heavy transport from all the factories Especially the taman sukun junction always got accident due to fast lorry crash. u can try ask those stay at taman sukun ..

    Hi FB, no need to be gated, guarded is good enough. The developer still can build a guard post after obtaining the OC and hire the guard for first few months. Once the residents move in and form the residence commitee. The residence commitee can take over. The fee to hire the guard is very minimum, each house only pay less then $50/month. This is a common practice for many taman in BM. The developer also able to sell the remaining house and phases at higher value.

    You should consider top up to RM467k and get a semi D at nearby Titi Panjang. OC might be earlier than BM Permai, haha.

    called the office today, the office told they already pass the indah water, awaiting for the letter from indah water to proceed with the OC. hopefully end of june can get OC.
