    While Sierra Residences nearby was sold within 1 day like a hot cake, people queued 72 hours to get the queue number 1. I believe this will help to appreciate the price of Zan Pavillion furhter. For Zan Pavillon, with no shoplot at the ground floor (better privacy), much lower density, much cheaper in maintenance fee (per sf), much better in layout design & nearer to main access road, has all the advantages to perform better in subsales.

    when it launch 2 years back, it was sold rm400k only. maintainance fee > rm330, it will added a burden to most of the people for such a big layout.

    I will not buy zan pavillon at all due to below consideration

    1)high monthly maintaince RM330 up
    2)sharing entrance base with low cost project next to it
    3)original launch price RM400k only
    4)big layout with no practical utilization

    The maintainence in RM198 inclusive of sinking fund.

    The so-called the low cost project is asking about 250k now in the market, about RM360/ft. Whether that is low cost is very subjective.

    Zan Pavillon original launch price from RM458K the lowest floor onward.

    The only drawback is the surrounding area not yet spruce up and a little messy but sure will be improved with the completion of Setia Green ans Siara 81 etc.

    Thare’s different entrance for Zan Pavillon and Zan Ara. BTW, Zan Ara RM250k for 700sqft is no longer low cost.

    Wah… market is crazy already lar… low cost flat sell RM250k. For me, regardless how much they want to sell, as long as the developer build it for the government, they all low cost lar…. inside outside nothing one wor… hehe…

    But hor, got people want to let go at 580k at Mudah still nobody want ler… Mr Loh should call them up.

    so that you can purchase a unit at a lower price here?

    The maintenance fees is just 0.10$ and total of RM198 inclusive of sinking fund regardless unit.

    RM400k launching price and after 2 years want to sell RM730k ? RM300k nett profit no need to sweat at all? anyway I surveyed the area, I not comfortable to the so called low cost flat so close to it.

    @centipede i heard from my friend that investor of zan project will start to burn their hand if their unsold unit remain for 6 months as the monthly repayment of RM400k is killing them as most are factory workers. so my advise is can sell at orginal price +10k profit already good enough lo.

    blooger you must be new in the market,

    this project was launched on year 2009 4th quarter,

    the project was selling at RM230 per sq ft,

    now sg ara is selling at RM400 per sq ft AVERAGE,

    the 730k im selling is 2.4k sq ft which is considered dirt cheap already.

    which area doesn’t have low cost flat? the low cost flat has only 56 units only, and they are selling at RM250k per unit.

    blooger are you some people who regret that u didnt get a unit in the past?

    This Zan asking 600k for 1990sft seems reasonable lar…. but so many units wanted to sell still nobody want create a big question mark on what’s going on lar… Demand slow down already? No investment value because have to pay interest immediately? Too big for own stay? So so facilities? So so location? Or all of the above? Really no idea lar…. hehe….

    Maybe owners have to rethink their strategy already lar, cannot just talk how good how good lar… Unless you have plenty of cash to burn lar for the interest. Hehe…

    You turn into Lintang Sg. Ara 5 you can see the soon to be completed new road.

    This project is value for money for own stay. As for own stay, it serves certain segment and niche market as the floor area ( 1990sf, 2071sf, 2398sf ) is spacious, not yet seen in this part of the island, even the newly launched or soon to be launched projects such as RF, MR, FV, SR, GV, GT, Clov, platinum, Qdee, Palmx TK, pav tower do not see these sizes for the floor area, in this sense, even at 600k (RM300/sf ) is still pretty much a bargain, and if you stay in a while, the price will shoot up in tandem with the rest in Sg. Ara.

    Yes, you need a bit of initial outlay to renovate and if you don’t plan to stay, the interest to the bank will chew you up. Speculators have to bite the bullet under current economy condition, no risk no return.

    we are seeing people rushing to buy new launching, but have you seen people are rushing to buy subsale unit ? so the new launching sale created a wrong image housing are very good demand because people can hold it for 3 years at the lowest cost. after the house completed, buyer will mark up 150K to hope for water fish to come, now zan pavillion will be a good example case, after 6 months buyer are desperated to sell.

    I am holding cash vs buyers zan pavillion holding bank liabilities. who got more time to wait ?

    Their holding power is still very strong, so, can keep long long. Just don’t know why, Zan Pavillon is just simply not a favorite for many ppl, especially after view the site. That area will just simply not perform well, and more and more condo from GSD are going to build here. Sierra, Garden Ville….

    Engineers couple to buy RM400k very chia lat already, somemore want them to take out RM650k ? you wan them to eat sand every month ?

    Managers couple to buy RM700k also very chia lat, somemore at this location ? they rather save few more year to add 300k more to find for landed or seaview.

    so zan pavillion who will buy ? I can’t think of any pun

    facotry worker holding power very strong ? RM400k loan interest = per month RM1500, installment min RM2000, how many factory worker can hold that amount per month ?

    Toyota what are you talking? who cares about serving RM400k loan? in Penang, it’s not easy to get RM400k house already, for 2,000 sq ft somemore.

    come let me teach u something, every single house is calculated by per sq ft,

    nowadays penang market had reached RM400 per sq ft,

    thus, the market value for zan pavillon will be able to increase to 800k (of course u will say have to wait long long, but this is the actual fact)

    so toyota, perhaps you shuold start apply for LMC apartment and you can sometimes park outside of zan villas and “curi-curi” masuk and have fun with the facilities like u said.

    either way, if it was design as low cost, it stay low cost housing eventhough you could sell it at 500psf.

    I think high class or low class is hugely influence by the sqft …generally all high class or super condo is large in sq ft ….. So does zan pavillon count ?

    The initial layout may be low cost for some project, limited or no facilities, no tilies in the walkway, close to dumpsite, limited lift serving high density, car park shortage and of course tiny floor area are the common issues in these project.

    Later on, some low cost flat may stay low cost, but the price in the later stage is also determined by the overall improvement of the surrounding area, what kind of people move in that area, the overall image of the area, any projects by branded developer in that area etc.

    Example the property price in Sg Ara start to pick up after Palmex (IOI now ) start building, further escalated after SP Setia movie in, the rest is history.

    Now we see Sunway, Asia Green also move in not to mention local like Ideal and RID. Overall the price in Sg. Ara is moving up fast either low cost or high cost.

    what tick trying hard to explain is that the “low cost” stay low cost but can sell high because of the surrounding push the price high. for example like D’pizza, the quality is bad but compare to Elite it is better because,

    1. ready to move in state – can save on rent if currently still renting.
    2. bigger square feet, ie 1300 for rm500k

    zan pavillion layout is nice lar, 4 rooms total, the living is huge approx 400 sq ft.

    i just came back from the zan pavillion site with a seller agent, the opening price was 620k for middle floor. I went around and see, nothing impress me at all for this price. after see the unit, I just tell the seller that I need to consider first, but immediate the seller say if can confirm let them know now they willing to let go at 520k fast, wooow can feel they are so desperated to let go the unit, dont know how many units will be the same, but still I didnt make my decision as I still have many options to view other completed units at that price.

Just called the agent this morning, the cheapest I can find is 580K at 5th Flr , that’s the only unit below 600k. I called another agent , 615K at 13 flr, that unit is opposite pump room and some floor with management room. I don’t quite like it. That was the cheapest I can find.

    Seriously, if RM260/sqft, i don’t think you can get others around Sungai Ara area. You can try to ask around next door – Zan Ara, how much the selling price now. :)

    No more below RM300psf already la, even Zan Ara already RM340psf. RM300psf for Zan Pavillion, quickly grab if you’re ok with that area and don’t mind the entrance (no extra road side parking). I think the main entrance road there not really bad for Zan Pavillion residence, if you have 2 car parks, but your visitors need to try luck for visitor car park, else, need to park far away and walk to you.

    Last week I was there, and I saw 3 banners. 3 units out of 132units, that is 2.2%. For a project people say cannot sell, that’s is pretty good.
    Not believing my eyes, my called up a few agencies, the most they have in their hnds is 5 or 6 units. if you check out the local paper Kwang Wah, ther is one project inear to airport, advertised consistently even though the project is very long after launching and before construction, That I will say not selling well, if we go by Penang standard. Anyway, my friend ask me to wait, she said her freind told her later on some despearte seller will offer BUY ONE FREE ONE. Good day and so far for the joke.

    While Sierra Residences nearby was sold within 1 day like a hot cake, people queued 72 hours to get the queue number 1. I believe this will help to appreciate the price of Zan Pavillion furhter. For Zan Pavillon, with no shoplot at the ground floor (better privacy), much lower density, much cheaper in maintenance fee (per sf), much better in layout design & nearer to main access road, has all the advantages to perform better in subsales.

    With $630k budget, I believe you can easily get a decent unit from Mudah. Tons of 1990sf units to offer, just a bit short for a 2071sf unit, just add ~$20 more will do (but there could have some desperate sellers out there, rare loh).

    Fake, i found out and i actually viewed like 4-5 units from property agents. The least i could get is RM635k to RM650k for 1990 sq ft, for 2071 the cheapest is RM690k which is out of my budget already.

    RM635k plus agent fee is around 641k

    all the ads from mudah which states cheaper than that is not real, i called up many agents and they used to come back to me with the answers “That unit is sold, now left 635k – 650k” grrrrrrr, not sure whether is real or fake also.

    My friend had just sold his 2071sf unit last month June. The price was about $655k+agent fee. About this range.
