one imperial owners already got the keys while some minor work still going around like they have yet to fit the car park roofs. I don’t know why developer allow this due to safety reasons. My friend only serve loan interest for one month after VP already received the keys in one imperial. Arena owners already paid loan interest since July (after 80% completion) until now still waiting to collect the keys. Very slow and hopefully owners can receive the keys in beginning of December.

OC already obtained in Arena Residency since last Thursday 12/11/15. For residential title, S & P stated 1450sf but actual floor plan layout area is 31 sf x 50 sf = 1550sf . They didn’t count in main door entrance area (around 100sf). there are around 500 sf of common area after you exit from the lift. This will be enjoyed by 46 units of 1450sf because it is in front of their units. For high floor, you can view the bukit jambul golf club, the green hills and penang bridge. The workmanship of the condos are excellent, facilities might be limited but are well design like swimming pool, sauna, gymnasium, barbecue are and etc. I would like to give Thump up for this Golden Virtue Developer. The Arena residents will be very happy to receive their keys.
The main hall of 1450sf unit is around 18sf x 20sf=360sf. Almost like a square, the ceiling height is around 9.5sf. Materials given slightly above average like toilet bowls, showers accessories and etc.

If you exit from the lift in Tower 72A, the actual common area facing the 2 units of 1450sf is around 850sf and not 500sf. sorry for the error. Very big space and children can cycling or having fun with friends in this area. For the bus interchange, it is well plan whereby the bus is not allowed to enter the arena residence and the shop lots. There is an designated entrance and exit points for the buses. There will be units for sub-sales for 1250sf in Tower 72B (commercial title) and Tower 72A (residential title) for 1300sf. For 1450sf, there will be few units going for sub-sales (total only 46 units). The actual layout plan and built up area is almost the same. By 31sf x 50sf and additional of around 20sf protrude area in master room. total area is 1570sf. There are 3 toilets, 3 rooms and one study room. You will be lucky if you can own the 1450sf unit as stated in S & P. The lighting at roof top in arena is eye catching at night, the SP Setia Spice is still upgrading the PISA area with F & B shop lots, water sports games and colorful lighting. This will definitely add the value of Arena Residency.

What is the current selling price for 1450 sft,
Between 500sf to 550sf. After viewing the 1450 units, owner reluctant to sell because passage way after exit lift around 1000 sf. This will be enjoyed by the 6 units in that particular floor. Actual floor plan is 31 x 50 plus 20sf at master room protrude area. Total area is 1570 sf but S & P stated only 1450sf. There are >80 camera installed in this condo. There are no rubbish throwing area. Residents need to pack and throw at basement rubbish area. Facilities are up to expectation and landscape is beautiful

Arena has the same gangster contractor as One Imperial, we residence will gang up to making police report on this errant contractor. Arena Residence good luck!
They look friendly, easy to approach and never talk about rubbish fees like what is happening in one imperial. They encourage us to wait and view the show house in one month time with NO OBLIGATION. we are allowed to compare with other contractors before deciding to renovate. This is what I experience in Arena. Maybe, this is still an early stage in Arena.
So far, they are only few units doing minor renovation to rent out as soonest.
@Cheng did u ask them explicitly if it’s ZERO charges for rubbish fee and ZERO charges for bringing in own contractors? They don’t mention doesn’t mean they won’t charge all these. No doubt they look friendly lah, need to do business what. I already have quotation from them, over 30% market price lah.

1450sf is Tower 72A Balcony facing Spice Arena and is under Residential Title and not Commercial Title. Only Tower 72B (1250sf) is Commercial title.
Could someone advise the half yearly assessment fee for commercial title? With what condition the commercial title could be converted to residential title? I’m interesting to know.
Here is something interesting about Arena.
1450sf residential title selling for RM780k = RM538psf
1250sf commercial title IF sell at RM538psf = RM672k.
However, market price is now only RM550k as we can find in advertisements.
Hence, there is big difference in the selling price of RM672k-RM550k = RM122k.
So a difference RM122k it is. Let’s give it a discount RM50k because Cheng said 1450sf has advantages in his posting above.
Price difference becomes RM122k-RM50k = RM72k.
Let’s say the assessment fee (cukai pintu) = RM2500 per year. (Refer to Elit Heights).
RM72k/RM2500 = 28 years.
The huge and glaring difference in the selling price between a residential title and a commercial title at Arena can allow commercial title owners to pay 28 years for assessment fee at RM2500 per year.

Phang, what Interesting means is whether it’s worth to pay high price for Residential Title unit vs Commercial title unit when huge different in term of higher price of Residential unit’s price can support 28 years of assessment fees. If Interesting factor in the assessment fees that Residential Unit need to pay, example RM500/year (assuming), then it’s will be RM72k/(2500-500) = 36 years. This is just an estimation only for discussion and sharing of ideas. There are more to just comparison of assessment fees. There is always pro and con for either Residential or Commercial. As a consumer we have to do enough research and consider all factors and eventually know and decide what we want before a purchase. Good luck !

It is a reasonable price if 1250ft selling at 550k. In year 2014, 2 units high floor were selling at RM450sf x 1250=RM562,500. The buyer did enjoy free S & P, stamp duty and DIBS. That was in year 2014.

Today I just applied the PBA and TNB for new meters. Found out that the TNB deposit for Arena Residence is RM700. If I compared the condominiums around, the deposit is RM500.

Based on the MBPP new calculation and information I get from them last time, I believe the assessment fees between commercial and residential for Arena project not much different. The main different is the AVP (equal to rental), but the commercial and residential units are from same land and building, so it not much different or it will be same value. Let say the monthly rental for commercial 1250sqft unit is RM1300 and residential 1450sqft unit is also RM1400. AVP for both are equal to RM15600 and RM16800. Then another different is the rate ( commercial ~11% and residential ~11%). That’s mean the assessment fee for commercial 1250sqft should be around RM15600 * 0.11% = RM1716 and residential 1450sqft should be around RM16800 * 0.08% = RM1344. For Arena project, the different is only ~RM500 per year for both title. So, actually residential unit do not have get any advantage from this project. If anyone receive the assessment fee, pls share out.
Yes, Arena is one of the Ideal boss project and the building are all with OneImperial staff, that’s mean it’s same gangster with OneImperial. Normally if you bought any Ideal project, you won’t escape from the gangster. I followed my colleague to view her units today, she have 1300sqft and 1450sqft. Overall the 1300sqft is pretty nice, but I dislike the 1450sqft layout, it have big waste area in the entrance foyer, the kitchen is superb small and too many toilets, really waste space. Anyway, my colleague only doing minor renovation becoz she only use her 2 units for doing homestay. She might not using the Ideal gangster.

the AVP cal wrong lah….commercial would not taken residential rental rate as baseline. 1250sqft of commercial easily at RM2300/months = Rm27600 and the tax is RM3036/year Vs RM1344 for residential. That’s why One sky jmp to sky.
Do you really understand what is AVP first before comment out??? For Arena project, MBPP told me that this project is special as it is using the same land for commercial and residential. The rental rate not much different between commercial and residential. 1250sqft of commercial can easily rent at RM2300 per month??? Are you drunk in office? or are you want rent it or not??? The assessment fee for One World commercial 1260sqft this year is only ~RM1450. So, the Arena 1250sqft commercial should be around RM1450 per year or less. Please check first before simply comment.
Assessment fees for One Sky Commercial unit of 1400sf is around RM1700/annum only.

Developer give free foyer area of 6 sft x 19.5 sft=117sft with (2 x 2 tiles) is a waste area?? Buyers of 1450sf are smiling and thankful to the developer. There is also nearly 760sft (40sft x 19sft) walkway in front of foyer area. Children can have fun or cycling in this area. It is a waste area?? Utility room + kitchen + yard is around 165sft (30sft x 5.5 ft). It is enough to have a nice kitchen with a little bit of brainstorm ideas

No offence, Cheng. I am not owner and just voice out my observation during visit my colleague units. I think 3 toilets is more suitable for more bigger size unit like 1650sqft. Yes, you can combine with you kitchen and yard, just need pay few thousands to gangster contractor to hack the wall and renovate the tiles to combine, but why the developer during initial design, it should give more space for kitchen. As long as you are satisfied with your 1450sqft unit layout, then everything is fine and happy staying, no need hard promote.

Oh…. no.. why so many using the condo for doing homestay? Including your colleague 2 units, so far I know that now totally have at least 7 units renovate to be homestay in Arena. This is not a good trend, I don’t hope my condo will be same like Penang Time Square condo, there have at least 30 units use for homestay. Everyday have different stranger face of ppls come in/out, using the facilities, it is not secure for us that stay in the condo with family. We have to try stop this when form JMB committee.
I passed by that night but cannot enter to Arena because in front of the road is full with water, the water level is quite high and this flood area quite serious. If raining heavily, we really no need to go out from our condo. The state government need to fix this problem.

THE Penang Municipal Council has decided the reduce the annual property value (APV) for One World and One Sky small office/ home office units by 10%.
Council Financial Management Committee alternate chairman Joseph Ng Soon Siang said the 10% APV reduction had no bearing on the property’s 10.3% annual assessment rate.
“We reviewed only the APV. The 10.3% assessment rate for commercial property stays,” said Ng.
He urged buyers of commercial property to be prepared to pay commercial rates.
“Future buyers should know what property they are buying so they can know the category of their assessment,” he told reporters after the full council meeting at City Hall yesterday.
He said One World and One Sky residents were told at the dialogue session between the council and the residents committee on April 11 that the council’s decision would be final.
Owners of the 538 units in Bayan Baru, Penang, had been disputing the APV determined earlier by the council.
They had claimed that the APV was very high compared to that of some other commercial units in the municipality.
Citing the example of a commercial centre in Bukit Jambul, spokesman Brandon Oon said the APV there was just RM3,100 for a 730sq ft unit.
This was lower compared to theirs which was between RM22,800 and RM28,000 for units from 1,160sq ft to 1,450sq ft in size.
U know what is commercial or not? Regardless u use ur condo to be home stay or chicken farm. Council still count this is a office rental rate, my krystal point 1000sqft rent out for RM1.9k/month also need to paid RM1337.49 for AVP =RM11,580 which consider cheap laio as most of the unit is empty for 2nd floor onward is empty. U think 1250sqft bayan baru area office will be cheaper that krystal point area? Suntech 700sqft how much rental? Council will take the surrounding rental market for assessment. Pray hard and get ready to go out to street to demand like 1 sky once obtain OC….god bless u

Even if it doesn’t happen so often, once it happens den your furniture will all gone. Just pray hard that it wont happen in the coming 10 or 20 years so that you could move on to other area.

seems that All the quotation from the tunas décor is slightly more expensive than market price, example grill, kitchen top (unless market price has gone up recently that we not aware)…anyway maybe just plan do master door grill only, curtain rail and install fan, light enuf

Fyi, between child pool and adult pool without gate/ fancing, child may fall into adult pool when child walk across that area. Some agents are no good either cos they are the one who are actually stopping the deal from taking place by setting their own commission above selling the property.. Your statement above is a pure example of why agents stop deals from happening.
Money is in the buyer’s hand. Besides that owners can advertise themselves at MUDAH easily. Dont really need agents who put priority in themselves. At the end of the day, owners cant sell, buyers cant buy. Owners go busted and agents dont care. No?

The true is most of the agent is too greedy to earn just 1% of the housing price, they mark up the price for their own commission and profit.
I was once encounter an agent mark up price to 550k, while the owner is just want to sell at 420k. Some more act very arrogant.
And when there is some argument between, they don’t really care, nor they can do anything on it. Same things happen on rent out a house through agent.
I’d said, if you want to make profit, you should put in effort by yourself.
Penang agents seems are not practicing Trust, honesty as the key in providing service…
Some?? if you ever encounter a problem with agent, there is a proper channel for you to file a complaint which is Board of Valuers and Estate Agency. But is only valid for those licences estate agent. If you guys accept the service from those broker who is not registered then sorry for you. I don’t really categorize those unregistered broker as estate agent.
Impossible to have force selling or force buying either in property transaction. When you talk about mark up, do you expect owner will not aware how much is the final selling price of their property when signing SNP? Or buyer get trap when they want to do undertable to save stamp duty? or Owner want to escape from RPGT??
I doesn’t like those agent either, please log a report to board if you met any of them acting like this. Just visit the board website and file a complaint….only few minutes work. This will help everyone of us either owner, real estate agent or buyer instead.

@Dan, last time without rpgt, agent can buy n resell. Some of the agents talk owner into non-realistic selling price for their own commission. End up owner cannot get their house sell, neither buyer can get house they want.
This few day i met one agent, she told me that sierra residence selling for 460k, there is recent transaction sold at 430k. That really puzzled me as many advertised in mudah is 410k or lower.
fair price rm580k for 1250 sqft and rm600k for the bigger one
but got greedy owners/agents asking up to rm720k . So just laugh and give it a pass. Need to look around hard and can get direct from owners at much lower price
but this are very jam nowadays… not so suitable to stay already. too high density for the area with too many condos. and heavy rain the road floods…
