Difficult to categorised this funny half-breed project ..1 tower commercial title share common facilities with the other residential tower. Somomore got free exhaust smoke from buses in and out from the 2 stories bus interchange nex to it. The swimming pool size like a big bath tub. Good thing is can walk over to SPICe to enjoy the Olympic size swimming pool.

Hope Arena Management reconsider their car park design. Shouldn’t have front and back car park and this is very unfair for the people whom get it. Appreciated Arena Management able to benchmark one of project in Mount Eskine where they successful re-design and now non-longer have front and back car park.
Front and Back car park = 1 car park. This is very inconvenience to all the owner.

the car park system is not fairly done. It should have been done based on your buying order. those who buy first should get a chance to select (not ballot), followed by the next. definitely unfair especially for those who lined up overnight and bought the unit first, but didn’t get a chance to select.
That piece of land is so small and expected developer to squeeze in every inch to $$$.. what do you expect from a totally new developer and don’t see there is 2nd project upcoming.. at such market condition, probably an hit and run case. More worry about the build quality whether up to satisfaction, rather than the car park.

I heard from Golden Triangle buyers that actually can get help from KPKT if S&P stated 2 car parks but only been given a front-back carpark. Front-back carpark is only consider as one car park per KPKT.. You can enquire KPKT and try to load a complaint and negotiate with GVC, may be at least to get some compensation. Hope it help.

No change. It is still “mixed breed” of 1 block commercial+1 block residential in order to avoid requirement to build LMC, but ended up to build a bus terminal beside. Good luck dude.

Go search and analyze first before making any comments. MPPP has already defined how the assessment is calculated.
The assessment depends on the “Annual Value of Property” x “Annual Percentage Rate”.
Since Arena Commercial and Residential blocks sit on the same land just adjacent to each other, hence the “Annual Value of Property” of both blocks should be fairly the same. If there is a huge difference, then this is largely contentious as it does not make sense at all.
“Annual Percentage Rate” Commercial = 10.30%
“Annual Percentage Rate” Strata (Residential) = 7.50%
So, if the assessment is fairly calculated, the main difference should be just 10.30% – 7.50% = 2.80%.

time has already told, commercial title will pay much more. residential will be much lesser. the basis for charging comercial more is because they supposedly can do business there, thus pay more taxes. simple as that. you will see huge price difference later commeercial vs residential units though same community.

Commercial title units will share the same facilities and same access as your residential units. How come your residential title units can sell much higher price (other than lower water & electric bill)? The may be selling price difference a bit, but definitely commercial units can fetch better rental since can rent without restriction/ do business/ become SOHO as well.
because of these reasons of supply and demand. you will get less demand for commercial units because :
1) there is not so many people want to open office in an aparment
2) making it a homestay is not attractive too due to its location and lack of facilities
3) mean 90% of residential tenant will stay there, not commercial people
4) residential tenant however don’t want to stay there because people do business there and it’s not safe having people coming in and out your apartment (strangers, customers, etc)
5) cukai pintu is high, 2K + looking at 1-sky example
6) electric bill 30% higher
summary : commercial unit price will not be attractive, less demand
Both commercial and residential will have their own market due to the price different by unit size, 1250 vs 1450. The smaller one is more affordable, while the bigger one is good for larger family. No point to compare until cows come home. Cheers

Agreed on point 1, 5 & 6, but not others. For 2 & 3, I think it is good location for homestay as next to PISA, the new bus interchange, & near to Pantai Hospital and supermarkets. For 4, it is not much difference whether you stay in the commercial block or residential block, as both share the same access & door way, and share the same common facilities. So may be a bit premium for residential title due to the cukai pintu & electrical bill, but not huge price gap.

This is commercial title, suitable for homestay venture.
Tower 1 is Residential title and Tower 2 is Commercial title. Both are freehold. Total units around 320. Developer don’t allow selling and buying until OC obtained.

Location is good. I think psft will be around RM550 for 1450 sqft (free hold + residence title + 2 car parks). OC will be around September 2015. The condo in penang is over supply, developers finding it hard to sell new projects, the price will be stagnant or scalding down for condo.

Need to wait until OC obtain, then only can sell and buy. Landscape area on level 6 is quite small but location is superb and foot bridge link to spice and connecting to bus interchange and shop lot will be completed soon. Tower A is residential title (1300 & 1450 sqft) and Tower B is commercial title (1250 sqft). I think it is a good buy for sub-sales if price is reasonable.

All speculators who bought property in Bayan Baru/Sg Ara/relau area really need to worry, be very very worry. There are just way too many newly completed, and going to be completed projects in the market. Supply is definitely far beyond demand for the subsale, it will be tough to sell off the units, not to mention with good price. There is no market for rent neither, foreigners will not choose this area, and local would rather buy their own rather than paying the rental.
Those speculators who do not have solid financial background and holding power, be ready to get themselves burnt.
Should be the other way round. Commercial title generally commands higher economic value. You can actually turn it into homestay legally. There are many investors in Elit and 1-world turn their units into hotel.
Don’t need to worry at all, Arena Residency’s location is superb. Still making profit if sell at below market price of 500 sf. Surrounded by 3 landmark, Spice Arena, D’piazza Mall and Olive Tree Hotel. so many people wanted to buy as indicated in this blog.

Tower A is a residential title, 6 units per floor. 2 units balcony facing spice (1450sf), 2 units each facing D’piazza and Olive Tree . All 4 units 1300 sf. Tower B is a commercial title. 10 units per floor. All units 1250 sf. 6 units balcony facing sunway residence. Each 2 units balcony facing D’piazza and Olive Tree of Tower A. I think so..

Cheng, if the developer is SP Setia, Eco-World, Mahsing, based on their product quality, maybe we can consider RM550 for this project. But remember the developer is Golden Virtue Capital, you may go to check your unit first since now already VP. Some more for the bus interchange is a disadvantage, it will be the foreign workers gathering place like Bukit Jambul, create more security problem. Remember now the property market is down trend and everywhere have affordable condo below 500k. If u are lucky, maybe u can sell max to RM500 sqft, else get ready to pay for huge loan interest.

Eco World is over priced even they are branded and give many good package, most of the booking buyer from KL and just simply put sticker, it should be a fake buyer. They are using the strategic same like Ideal Property, first few days most of units sold out with sticker. When you personally ask with sales person, slowly drill down and you will noticed more and more units are still available even the units are with sticker. My friend still able to bought a unit from Ideal after the project launch more than 2 years ++..
If you are monitor closely, the property market start down trend few months ago. The approval rate for the housing loan in Penang now only 30%, means 10 persons apply only 3 persons can get approve for the loan, really bad. In fact, if the property is sell at 600k++, your salary need to be at least RM10,000 above, so that can pay loan monthly installment at least RM3000, maintenance fee, quit rent, etc. Nowadays, not many buyer affordable to buy for own stay, investor also won’t buy as rental for this area not able to cover the loan installment. Some more, there are many properties build this area, so a lot of options to choose, let’s the price to compete.

Passed by Arena, I was so impressed by the rooftop side wall combination lighting. The blue and day light color really make the Arena Residence lively and stunning. Thump up for Golden Virtue Capital. The management is so creative and willing to spend more than RM100K to make this condo spectacular and fascinating. Due to this condo structure design, it has 3 different levels, the view at Sunway Tunas will be eye catching. I hope all new projects developers are more creative to add value to customers by making their condo outstanding. There are condos with rooftop lighting but I have yet to see rooftop side wall lighting. This Arena Residency will outshine the existing condos in Bayan Baru and Bayan Lepas. Dropped by olive tree hotel (beside arena) to book buffer dinner but too late, Buy 1 free 1 seafood grille & buffet dinner from 5th august to 6 september was fully booked. Adults net around RM93 for two. Good business for this hotel.

Alexander, why not you consider Elite or Fiera Vista project condo? These 2 project unit size are around 1450 sqft and the facilities better than Arena. The recent actual sold out price for Elite 1465sqft only 640k. If you manage buy Arena 1450sqft with 720k, it is not worth. You pay extra 80k for same area condo. The different between Elite and Arena only the residential and commercial title. The max different amount you need to pay for the assessment fee is within 1k if compare the residential and commercial title.
If you put your extra 80k in bank Fixed deposit, you can get 3,2k interest and use the 1k to pay the assessment fee for commercial title. Mean that you still have extra earn 2.2k per year if you buy Elite project.

I think it is the Feeling that make you buy. When I like something very much, my $ will end up in somebody pockets.
Elit location quite good. convenient store, hardware store, pharmacy, clinic, restaurant and cafes all there. Don’t know why the price can’t go up further. Place also very clean.
Go get any contact from housing agent and ask them what is the final deal price. Or the easy way you can check from Mudah website even it is markup price. If you still don’t believe, check with your friend that working in bank loan department. For the past few years, the property market is good because that time property price range around 500k. Unfortunately, the buyer now can affordable for condo property above 600k are very less. Foreigner also only allow to buy for condo property above 1 million. If the buyer can afford to buy higher price, why not go for double terrace house in sungai ara which around 850k.
Overall Elite is better that Arena especially the shop lot. You can compare the shop lot design and layout between Arena and Elite. Nowadays the market have the price, but no buyer. That is why the price can’t go up further. Most of the buyers that willing buy for own stay now all is looking for the government affordable project. No buyer support for the condo property price range between 500k ~ 1million.
