my friend bought one, commercial unit, being stamped eventually. But will advise him to check if more than 36months, whats the compensation GVC will be paying…
checked the spa now. it’s 36+6 months(buffer period) from the date of piling starts.

So, we should say: My bought an apartment in Arena Condo.
And… BJ Court, to me is a condo without good facilities.

I thought GVC advertised full DIBS.. how come after dragging for 1.5 years, now become buyers still have to pay loan interest? really not trust worthy.

You are wrong. Every buyer need to pay extra while waiting for OC, regardless of own stay or speculators.. each month may need to folk out RM1.2 – 1.5K (depends on loan amount) just for loan interest. , and the BIG problem is, we don’t know how long GVC will take to obtain OC! I think just 2 blocks building is very fast to build, then after that interest will be paid by buyers. But giving their track record on the “dragging” on SnP, I am very worry about OC date… especially OC will need a lot of documentations to various government departments, and obviously GVC is very new to these processes and requirements…
@linux, I strong agreed on what u said!!! I was worry don’t GVC will taking long time to submit OC documentation. Coz they will helping us to pay the interest untill OC obtain. While, we have to pay back the interest GVC (the period from completion till OC obtain)

Scary since Milan Doshi and other Prop guru always suggest buy from reputable developer. Maybe Triple Kenny Ken Kent know this fact and looking for other opportunity. And I also agree with BeEnds that you can’t be too picky or you are going to miss the boat. Come up with say 10 criteria and if it at least fulfill 7 or 8, then grab it. There is no property that is perfect 10..

Healthy senior citizen could walk and run without falling down. You have higher confident that the chance they fall flat on the ground is small.
Baby learning to walk first time, high chance will fall down. Maybe too long to be able to walk due to not enough nutritions.

If the developer decided to scrap this project due to case flow issue, may I know whether buyers need to wait till the 10 years grace period past before the new developer is allowed to revise the project? Do we have to pay new market price if the new developer decided to build luxurious condo here?
My apology for the typo, which casue you so much pain. I was thinking whether this developer has serious cash flow issue, that’s why not be able to start the pilling work even all units fully sold 2yrs ago. And I am sincerely worried for those who have bought The Arena.

10k might be small money for some investors, but your loan eligibility will be severely impacted with 300k-400k loan tied up there. Unless you terminate the loan agreement and pay some penalty to the bank.

They should not fail, as they have no additional liability. They don’t own the land, so no financial liability. They shall only take the money from bank and just ask the sub contractor to build accordingly.

“They don’t own the land”, that is the problem… it means this is only sendirian berhad with minimum asset. If it close shop then the land owner can easily find another developer and work out new project and sell with higher price, while you ban-ban chase for your 10% deposit…somehow some earlier report said developers only profit 20+% from completed projects, and now the minimum wages has further erode the profit margin..

Wrong, you sign spa not only with developer, and with the land owner too. Why a company without liability will go bankrupt? They don’t own the land, means they can’t pawn your land too. Once land is not pawned, it’s a lot safer for house buyer.
A project with free land, bank approval, government approval and sold out. I don’t see the risk is high.

Sound like a RM2 company that does not hold much asset, Some more need to chunk out money to build the bus interchange, and you said it is low risk company?hahaha.. The land owner just agree to develop the project on the land but never hold any liability to the purchasers if anything go wrong..

Still wrong, the land owner will not be able to resell the land again, if anything goes wrong, so that the land owner will have to ensure the project is successful. There are 2 vendors in SPA, developer and land owner.
Sorry to disappoint you, I had just come back from the site, the ground work were completely done. Goods crank was installed, whole project is moving.
