    I am more interested in the new banks that you had just mentioned. Are they in for this project? Shed some lights if you have more info.

    As far as I know sPice Arena is progressing very well. I saw the SP Setia workers were planting the new grass beside the road, right opposite the Arena.

    And there is another 1 small piece of land in between Hotel Sri Malaysia & the mosque, put up a project sign today, called “Uptown Bayan Baru”. Viva Bayan Baru, very prosperous town in 3 years from now.

    TGT was on sale ~7 months earlier than Arena. But it doesn’t give Arena the reason to delay any longer. Arena is in fact way behind schedule if vs all the nearby projects.

    those are not new banks,,they have been the panels since day 1. All four of them were there during soft launch and pass name cards. you can get their contact from Elise (the sales person who still works there)

    I think bayan baru is a great bargain in penang recently compare to tanjung tokong and sungai ara area. lets cheers for that! yo

    Arena’s commercial shoplots will be successful, but residential will sink. The bus interchange will attract crowds, good for business but bad for residential. May be this is already in the developer’s plan since beginning.

    Thanks for sponsor the bus interchange to Penang. I think the commercial lots should do better than D’piazza shoplots with the boost of bus interchange. May be the developer already planned for that since the beginning. Just feel sorry for those buying for own stay. I just wonder whether there will be 2nd project from this joint venture developer, or just a hit-and-run project?

Abandon or empty shop lots might become potential hidden criminal area especially at night. Commercial shop lots very successful also disturb a bit residences daily activity.
    Imagine what happen if Pakatan Rakyat has ceramah or conventions in PISA-sPICE?

    Just like what @Clock had said. sPICE is in fact progressing very well. Their speed is just incredible, the outlook is taking the shape, piling started, whole car park building is gone, lots of tree n grass planting around the compound. Look very promising.

    crime cases can be anywhere, but higher risk at places like link bridge & parks..especially got many hidden places and easy escape routes. Pity your parents old already but still need to risk their life daily. Better buy Golden Triangle with landscape for them to morning walk, if you really care about them. Condo without proper facilities is only higher class apartment nia.

    lol..sure i am the buyer la, i never comment on another project as well..Of course nobody welcome the bangla… Due to budget, i can only take more risky project as my 1st house. No 1 will help to solve our problem, except developer or government..As i said, so far only left gurney area won’t have too much bangla there and that’s why price always the highest in penang..No doubt, how much you paid and how much you can get. Thus, only gurney area punya properties holder got their right to complain about this issue. Other than gurney area, I think Arena still a good and cheaper condo compared to others, especially sungai ara (damn expensive now). So, if Arena price can reach to same level with other new properties after 3 years, then we really huat liao..haha…

Heard that TGT project also many issue like Arena..haha…TGT not bad mah, help other developers to widen the road as well.. Will TGT cut your building cost or not?     i don’t see any company information or past project at GVC website. Don’t know whether is a RM2 company not. Come on lah, only Affin Bank & Bank Of China (what is this bank??) on panel, and bank don’t care if developer runway, the buyers are default to pay back the loan, not developer.
    Practice your common sense please, where do you think the money to build bus interchange come from? of course from your condo price lah.

    and also public bank as well. Public bank also lousy bank? As promised in the SNP document, buyers only will start paying back the loan once OC obtained. If OC never obtained, do buyers need to pay? lol.. May be you never read when u sign ur TGT SNP. Or may be you never buy a house.
    Do you think buyers and government so stupid, and wont detect the problems before renovate our house? I think TGT also spend their own money to build more lane, right? Heard that TGT still got available unit even built up to 2nd floor for so long ad.

    You are very naive & wrong if you think no need to pay back loan if developer runway halfway. Bank will only chase after you for any released money and interest, not developer. Bank is very smart, very difficult to take back money from a RM2 sendiri berhad company in case it close shop, but you bear the debt for life, cannot runaway. Go & ask around if you dunno, dun gong-gong think that you are risk-free for DIBS package. I think typical term is must start instalment payment after 36 months from 1st drawdown by developer, regardless that time OC or not. It may be never OC but you still need to payback.

    But, honestly speaking, Bangla/Indon problems are everywhere. But, I seldom see them lepak in groups in the people parks during day/evening time, not in Relau Metropolitan, not in Youth park & not in old PISA.

    Frankly speaking, TGT is even closer to the hives of Bangla/Indon. It doesn’t mean they will come to lepak at the commercial shops below. I only comment based on what I saw, not through what I predict.

    Let’s verify the possibility once they are all built. Remember the new sPICE will also be guarded tightly by SP Setia who runs the show there.

    If he had really bought it through subsales, i still won’t call him water fish. As long as he paid for it with reasonable price. I still believe Arena has it’s potential to grow.

    By the way, @Win could be interested in Arena, but, I still believe he didn’t buy Arena, yet.

    Is the bus interchange piling first or Arena piling first? If Arena piling first then the structure may be cracked affected by bus interchange piling later.     You don’t own a house before so don’t know lah. Developer without track record is very risky. They may argue the crack & leaking issue is caused by your renovation work. Some leaking problem take long time to surface out. Outer wall crack they just patch up with cement and after the 18 months warranty period, then bye bye to you and leave you argue with your neighbours upstair & downstair. Lim Guan Eng also cannot help….very very concern about crack…

    The commercial lots are all sold once the plan for bus interchange is known..you guys who bought the residential condo may condemn it but it is a great selling point for the commercial lots! The developer really know how to do business, just one thing too bad, the commercial units are sold (not rent out like Juru auto city) so no guarantee for what type of shops will open there..depends on the nearby market need..

    Auto city shoplots all owned by the same owner, so can control the type of tenants. If shoplots being sold, then no control and all kinds of business can be there… you know lah, next to bus interchange & Relau, what kind of customer source then come the related business….

    commercial properties not govern by Housing Act and can be very tricky, may not guarantee to complete within 36 months depends on fine print. Residential title has to follow Housing Act to complete in 3 years after SNP stamping, so sure residential sign later lor.
