    Yalor for those already signed SnP then no choice lor, for those not yet sign SnP can still take it as reference mah. Developer should be very happy lah if people release back the units because they can hold until complete/OC and sell at RM600psf mah (if they are so confident), why not? should be selling like hot cake lah…hahaha.

    You see, I posted the question to both WBK n Crstal Ball, and only WBK responded, but I never gave WBK the hard time after he revealed his choice. I respect his guts. Further more I do think also BM is a better place to stay if you have your life there, meant, stay there, work there, kids study there, retire there etc. Although it may not be a good investment.

    But as for the Crystal Ball-less, it will be hard to say about my response to his reply lor. If he dares to reveal.

    How about sharing more info of Arena. I saw the land clearing & some barricades had be done on yesterday, was told the signage will be up within July. I had signed my SPA, to be stamped within 2 weeks.

    Actually I not anti Arena one lar… I never anti project one… I only voiced out my dislike on some of the features only lar… those dislike might be your dislike also lar. But you have no choice but to accept because you have already bought a unit. It is naturally to defense until the roof also come down one… take it easy lar… hehe…

    However, for commercial title, normally it’s 85% only.

    Visited the recently obtained OC’s One World, the design looks nice & pleasant. Density is just right, hopefully it will attract more newcomers to settle down in Bayan Baru. The shop lots outside are just as brilliant, the rental markets there are good, saw someone are already setting up businesses there, such as an international school. Hope these are the good factors to bring up the image of Bayan Baru, and to prepare for the future of Arena before it gets into the market after completion in 2015.

    Be supportive a bit lah, bank loan package all almost same one. the commision is not even can cover 5% of the bus interchange building cost. Some more the cossimision not pay from your pocket also. don’t be so calculative like market aunty.

    said earlier already, he can’t get a unit in Arena while his Fiera Vista cannot finish selling until now. He cannot see that lor. bad mouthing other people’s success…

    PBB loan was capped. Left with Affin, really lousy bank, giving me that kind of take it or leave it attitude. I had been given no choice but to take loan from the lousiest bank of all. Will change right after 3 years when Arena is built.

    Heard there is bus depo and link bridge from Arena to Pisa.I m really regretting ofbooking a unit here.Sunway Tunas residents have also started selling their houses due to this bus depo.What a real dissapointment to all Arena buyers.i am looking at selling my unit if can..and get either one world or the new modern condo Promenade which looks more impressive.anyone interested to buy,pls email me at arena2@hotmail.com

    who know when will be the bus interchange completed? the PC expo always caused a lot of traffic jam & parking problem, and very annoying. I do hope that the bus interchange can be completed before the condo so that it can ease the traffic before people move in.

    If you had bought any sensible project on Penang island 2-4 years ago, almost 75% of them can yield ~$100k more than the original selling price. I can name some which are just around the corners, Golden Triangle, D’Piazza, Zan Pavillon, Idaman Lavender, Ixora Height, Reflection, etc…

    But, it can be risky if you choose to enter the market now.

    Popular for wrong reason..so called luxury priced condo next to bus interchange!cant imagine the air pollution and noise pollution.not forgetting a link bridge that spoils your privacy to a convention centre.those who bought in a rush before they finalized the plan are in big regret..sigh.

    No need to regret lar… Where can find other investment that can earn RM150k just by paying 5k booking fees? Even the Light Linear also earn RM20k only by selling the Q. Arena might become the best property investment lar for the whole of Penang… hehe…

    I think the Penang Gamen also sees their “potential” lar, that’s why asked them to “vomit out” a double storey bus interchange lor… No need to worry about the noise or smog or heat or dust from the in and out buses one lar… location so good. People said location, location, location is not play play one lor… hehe…

    I really regret did not book early lor… really sour grapes already lar… if I booked a few units early, sleeping also can smile lar now everyday.. hehe…

    If they are trying to sell more, should not be so lansi. I believe they really had sold most of the units.

    Was told they may have to change the residential title block plan to a floor lower due to the land level too high, gamen disallowed them to build more than 29 floors. That’s the reason why all the commercial tile units had signed all SPA, but not for the residential title units. With this they will have to rugi by another 6 units.

    For the separate discussion, the sPICE is progressing very well, I can see the whole carpark building was gone, the size of the perimeter will be expanded, & the swimming pool is under renovation too. Anyone has the detail plan info of sPICE? I am very curious with the retails, FnB, hotel & recreation parks plans.

    Did the VST Developer mention about the bus interchange and link bridge upon launching?
    Whatever is it, I think the developer is very smart punya la, their aim to make ARENA commercial become the new icon in Bayan Baru area. If I had a big big money, I will invest in Arena commercial lot rather than residential condo. Making a link bridge to PISA and big bus interchange will increase the commercial lot value, less likely for condo value.

    What is the motive?

    Don’t behave like a loser politician la…! syok-syok saja ma!

    It will take another 2-2.5 years. They are elevating up the whole people park, build a brand new hotel + commercial + convention center, renovating the swimming pool, new multi-storey carparks, overhaul the indoor stadium & install a few more FnB outlets. Huge project leh. With the rappo of SP Setia, I think they will deliver on time. I’m excited about it.

    For own stay this may not good lah due to environment and privacy/security, and may be long long delay. But investors please continue to support this project and don’t let it die, Penang really need a new bus interchange. No other developer willing to build bus interchange, other rather build LMC..investors, let’s contribute to Bayan Baru’s community service..
