You see, I posted the question to both WBK n Crstal Ball, and only WBK responded, but I never gave WBK the hard time after he revealed his choice. I respect his guts. Further more I do think also BM is a better place to stay if you have your life there, meant, stay there, work there, kids study there, retire there etc. Although it may not be a good investment.

Visited the recently obtained OC’s One World, the design looks nice & pleasant. Density is just right, hopefully it will attract more newcomers to settle down in Bayan Baru. The shop lots outside are just as brilliant, the rental markets there are good, saw someone are already setting up businesses there, such as an international school. Hope these are the good factors to bring up the image of Bayan Baru, and to prepare for the future of Arena before it gets into the market after completion in 2015.
Be supportive a bit lah, bank loan package all almost same one. the commision is not even can cover 5% of the bus interchange building cost. Some more the cossimision not pay from your pocket also. don’t be so calculative like market aunty.

PBB loan was capped. Left with Affin, really lousy bank, giving me that kind of take it or leave it attitude. I had been given no choice but to take loan from the lousiest bank of all. Will change right after 3 years when Arena is built.

who know when will be the bus interchange completed? the PC expo always caused a lot of traffic jam & parking problem, and very annoying. I do hope that the bus interchange can be completed before the condo so that it can ease the traffic before people move in.

I believe there are some genuine sellere out there in mudah, but they are put up their price $40k to $80k higher than their purchase price. And according to the developer, they will not be able to sell their units directly without giving back their units back to the developer.
initially said don’t have people sell, given proof then said not geinune sellers even the advertisements is start put up 2 months ago. why need to urge people hang on? isn’t you all got brother-sister-friends all interested to buy??? cannot transfer? know so many details, may be the adv are put up by developers ler…
put 5k, sell now and get 40K, in a year. sounds like an ok deal. put for another 3 years, 5k –> 100K (or more, better deal right?)

If you had bought any sensible project on Penang island 2-4 years ago, almost 75% of them can yield ~$100k more than the original selling price. I can name some which are just around the corners, Golden Triangle, D’Piazza, Zan Pavillon, Idaman Lavender, Ixora Height, Reflection, etc…
But, it can be risky if you choose to enter the market now.

If they are trying to sell more, should not be so lansi. I believe they really had sold most of the units.
Was told they may have to change the residential title block plan to a floor lower due to the land level too high, gamen disallowed them to build more than 29 floors. That’s the reason why all the commercial tile units had signed all SPA, but not for the residential title units. With this they will have to rugi by another 6 units.
For the separate discussion, the sPICE is progressing very well, I can see the whole carpark building was gone, the size of the perimeter will be expanded, & the swimming pool is under renovation too. Anyone has the detail plan info of sPICE? I am very curious with the retails, FnB, hotel & recreation parks plans.
I think ARENA is moderately high density population with the biggest commercial lots in Bayan Baru.
Then the bus depot will be the busiest station.
Then, the Arena will be the best lepak place for Bangla and Indon during the weekend.

Whatever is it, I think the developer is very smart punya la, their aim to make ARENA commercial become the new icon in Bayan Baru area. If I had a big big money, I will invest in Arena commercial lot rather than residential condo. Making a link bridge to PISA and big bus interchange will increase the commercial lot value, less likely for condo value.

Any idea when is sPICE be ready?
It will take another 2-2.5 years. They are elevating up the whole people park, build a brand new hotel + commercial + convention center, renovating the swimming pool, new multi-storey carparks, overhaul the indoor stadium & install a few more FnB outlets. Huge project leh. With the rappo of SP Setia, I think they will deliver on time. I’m excited about it.
