    this pg guy always think pg properties only can grow ,but certain area mainland started to pick up oledi,raja uda,bm and alma area.and still the price is not even half of what u get from pg island.

    As what I said… prices in mainland will never appreciate like island….. there is sooooooo much land on mainland…..as far as the eye can see……who is laughing? The developers constructing mainland properties ……. laughing all the way to the bank….. mainland is no different from Sungei Petani or Kulim….. the ‘exciting Penang’ feeling is not there on the mainland…..

    By the way, semi-D in Villa Lagenda (https://www.penangpropertytalk.com/2012/07/villa-lagenda/) which is further inside from Gemilang Permai is selling around 1.1M, not many units left now.

    If u really have that seller, I don’t mind paying you 2% brokerage. Pls. send me the info. here….I surveyed around and bank values is above 1 Mil for sure…it ranges from 1.05 – 1.15 Mil now a day….it depends on the units.

    Sorry, the best price I can go is 1.25M. It’s a intermediate Semi-D. I can say location is almost perfect. easy to go to bridge, and just less than 2km away from jit sin secondary and peng beng primary.
    I don’t think you can find any similar semi-D (G&G) around 1million within the same area. Even G&G semi-d in area like BM Utama also more than 1million already. Somemore mine is facing swimming pool with ~28ft.(depth) car porch. standard unit is only ~21ft.

    I really interested to know who able to buy your house on that price you mentioned above. I got property agent call me they have a standard Semi-D in germilang permai want to let go 0.89M and still no buyer yet.
    Economy now is not looking good and what do you think? Your selling point is good (easy to go to bridge, and just less than 2km away from jit sin secondary and peng beng primary.) But normal worker will not affordable on that price. Businessman will prefer better living environment. (like Tropicale Residency). Germilang is in perfect location, because of perfect location, will not get good living environment, heavy traffic jam, noisy, polluted air and etc.

    Compare Apple to Apple, pls show me any property at PRIME LOCATION like Tmn GP liked, at Island which is selling lower than 2.5 Mil. Pulau Tikus, Greenlane, Georgetown, Bayan Bay, …..

    4 legs up to support u….some island guys, thought they stay at a PRIME location, but they don’t know their land area is as small as their “balls”…..and their brain isn’t big enough to justify the reality.

    Perhaps “he” enjoys his “goh tiao loh” flat house where a lot of “acid dumping” issues…..or the flash flood….

    Well, let him stay at his “JUNGLE” peacefully.

    Well, I strongly express my sympathise to some comments, especially those “who thought” they’re so “PRIME” while will get lost even at their own states only across the bridge….that, there’re still plenty of land at BM area.

    Kindly show me that there still “PLENTY of LAND” at BM area…..or I’ll show him that, Balik Pulau, Teluk Kumbar, Batu Maung, Teluk Bahang, Penang Hill areas, still full of Jungles, Orchards, and development lands. Don’t forget, the islander still have a HUGE Jerejak Island and tonnes of reclaim land along Jelutong Highway and Bayan Mutiara areas…..

    Island is full of “EXCITING FEELING” coz’ u need to park your car and carries tonnes of documents/shopping groceries and walking 1 km back to your units…I think this is “REAL FUN” to those “GUYS”. Not always, their car which parked “1KM” away from their door, will be scratched by those CCTV can’t tracks criminals, punctured tyres by those jealous car parkers, liase with those Bangla Guards……these are the “Exciting Feeling” that we can’t really found in mainland…..where we all have to “CUT Grass and maintain our landscaping” every weekend, cycling at our Tokun Hill/parks, free parking everywhere without “lock up tyres”, best hawker food, and worst is we all have no way to walk 1km back to our door…..pity Mainland People….no “exciting feel” at all….

    Different people has different preference.
    Germilang Permai is a good place to stay. Near to school, highway, food and soon OCBC will be move to there :)

    You may consider BM Permai. The area is very potential. Jalan song ban kheng is now too expensive and congested. However, if within your budget get one. The new project at the Kota Permai will be 1KK plus.

    BM permai too close to the Malays cemeteries and the access road also very narrow, single lane at each side. Everyday congested at Blt Minyak roundabout as well as Kota Permai near BM Utama area. If talking about the access to North-South Expressway, GP nearer. And i can also see the Jalan SBK is expanding, heard will expand to 6 lanes at end stage.

    Well, expensive or not, is all about location.

    Visit the site, why can’t see any nice landscaping even the project almost complete…. disappointed.
    Without nice landscape, I don’t think the price can go high after OC pass.

    BM Utama is one of the good example people get attracted because of well planned landscape.

    Heard my friend said that this place is not safe… lots of crime….. wonder how true but yesterday I drove pass and saw many foreign workers hanging around the place due to Deepavali off day…… some even whistled when girls passed by…. wun want that to happen to my family…. looks very unsafe to me

Do u think other area no have foreign worker. One more things, most foreign worker will stay in juru, alma, bkt minyak because they can’t afford to stay in this area. Too expensive for them. Unless they are millionaire foreign worker who hire local.

    Semi-D is very noisy especially near to lot8~12 due to behind has 1 grill factory.
    Everyday include weekend you will hear the grill cutting, hammer knocking….

    Hope one day they will be developer buy up behind land then the factory will force to move out :)

    True! Try to seek for a bunglow at KL area with 1.5 mil, see what kind of unit u’ll get? Pls see properly, just beside the Federal Highway as well as the NS Expressway! And also the most happening area at mainland of BM is just here…..all the international franchises as well as TOP SCHOOL also within 1-2 km diameters.

    It’s confirmed 40ft measured from gate to gate. This is standard. Other G&G project may have only 26ft, gate to gate too.

    There is no big signboard shown this is Taman Germilang Permai at the entrance.
    The landscape is not impress like the DnP, IJM, SP setia….
    Seem like not tally with what we see from the brochure.

    We pay extra $100k compare to other G&G project but this is the quality we get from Airmas, a bit disappointed. Really hope they can improve it.

    The building and wall also see a lot crack, really poor workmanship.

    Wow, already 80% done…anybody letting go any units? Always heard about the price only but not really have anyone email me.

    Anyway, I passed by and dropped by….saw the whole project impressively neat and nice. As for the “NAME” of the Taman, I believe they surely will have one soon….perhaps that’s the last stage.

    As for the Landscaping…..still yet to be done….wonder why so many people so impatient for that? Why compare a local small developer with those listed company? and I also hope tht Airmas can do it better….as this is their 1st G&G at BM Area.

    Crack? any DNP or IJM or SP Setia projects not have any cracks? I’ve seen so many projects and the workmanship at Gemilang Permai is not bad….up to 85% of my requirements. And tht definitely better than some of the IJM or SP Setia’s projects.

    Perhaps we should give them some moment until they accomplished everything.

    look like u going to upgrade to a better house,gp certain will be the best place ,last time i went to gp to see the progress of my house ,that time still no interlock brick road yet, i meet one uncle he told me that his unit is for sale if i am interested,his unit i think should be somewhere facing playground.
    yesterday i went to the site,saw that they started to plant grass outside some of the the house there,and some exercise machine/swing etc ,i think by 1 month everything will be ready.

    look like u going to upgrade to a better house,gp certain will be the best place ,last time i went to gp to see the progress of my house ,that time still no interlock brick road yet, i meet one uncle he told me that his unit is for sale if i am interested,his unit i think should be somewhere facing playground.
    yesterday i went to the site,saw that they started to plant grass outside some of the the house there,and some exercise machine/swing etc ,i think by 1 month everything will be ready.

    So many ppl said wanna sell, but, nobody email me…..think most of them lying one. They probably just wanna push up the market price by spreading rumours. ANYWAY, the banks are not dummy, they have their own professional valuers.

    I found some of the Semi D with very short car porch…..about 20′ ft in length. Is tht reasonable for a house worth 1million?

    Anyway, i heard from the bankers tht the property price for GP is around 1.1 Mil for std Semi D. And for those corner units and banglows are frm 1.3-1.6 Mil. Anybody has any info on tht? Pls correct me.

    GP is too close to commercial lot. less peace of mind staying here… unless you are looking for a place to sleep. If you are looking for HOME.. GP might not be suitable.

And, pls. be more rational, Tanah Aman (which the name isn’t look nice) is Banglow LOT + wider compound, is not like “terrace-typed” Banglow…and it is on top of the hill which is closer to the highway….pls. go and survey the Bukit Damansara price, which is located beside the highway….

    Rational means compare Apple to Apple…..pls don’t compare low land to hill-typed residence.

    Well, it depends on which type of businesses of that commercial area perhaps. At GP there, seems like most of the shops are cafe, bank, offices. Less mamak stalls or pub-liked activities. Therefore, should be less noise.

    This is the place where Tan Sri Robert Quok builds up his empire…..and he is the richest man in Asia now.

    Sometimes, feng shui is very subjective, it might harm some but brings the other way round for others. Perhaps those who wanna immortal not suitable for here.

    Tmn Tanah Aman located at bad ‘feng shui’ area i.e. surround by 3 cementeries & the mosque in the back hill. Furthermore the selling price is very expensive i.e. RM780k & above for semi-D (devloper sell this price 2-3 yrs ago), therefore 20 units of houses, less than 10 units sold.

    I think RM780k for a Semi-D is no longer considered expensive given the price today.
    The only downside is the cemeteries which is actually quite subjective. So many projects in Penang island are beside cemeteries or even built on ex-cemeteries land, but yet are selling very well. I went to the Tanah Aman site and found that you can’t actually see the cemeteries when you are inside the taman.

    GP is gd in value coz of location, and also very limited units, if not mistaken, only 60+ units. demand vs Supply theory….,makes it gd value.

    Tanah Aman, the Semi D are mistake……think the developer realized about it.     1st, Villa Legenda is located further deep inside.
    2nd, it is located by the riverside, which might have unfavourable smell.
    3rd, Mosquito breeds closer to static water, which i think tht river is.
    4th, The price is higher (initial), and have to wait for another 2-3 yrs. 1 mil loan haf to pay 3-4k/mth, with 3 yrs down the road, it costs 120k++ more, meaning the initial price is around 1.2 Mil.
    4th, NEW DEVELOPER with illegal businesses track records.
    5th, Size smaller……location not tht strategic.
    6th, Property with “hot demanded” shoplots around, normally will appreciate faster n higher.
    Bla bla bla…..

    I prefer GP coz it’s not tht noisy yet easy access to city. anyway, it’s my personal opinion, and not owning any GP property yet.

    I not so rush, wait more people only move in. But defitenally I will go use the clubhouse facility.
    Have to fully ultilize it, cilaka developer didn’t give 2 years waive on maintainance fee.

    How you know is close to snowy, there are few house with same number.

    Some ID will provide free 1st drawings/layout but some ID will charge. Is your ID the one who give FOC or charge? Same as BM : any good ID to recommend?

    I think different individual has different taste. Some may just like simple landscape. It could be even better if have a koi pond with fountain :) but more things more difficult to maintain.

    Landscaping along the house is boring and i also complaint too.
    But yesterday i see they plant a lot tree at the garden there, really a different feel. Not sure it is we complain too much and they plant more tree at the garden to improve the overall landscaping.
    Good have a look :)

    Last time I did ask developer (sales ppl), they say still under negotiate on the land behind.

    I did check with Bank, the valuer give less than 1M for GP house.
    The buyer need to have more cash on hand as bank will not able to approve 90% loan.
    Well, many rich guy in BM and they don’t bother to borrow much from bank :)

    I don’t think people will pay expensive price to rent house here, mainly will look to buy.

    I think is pecah lot, that why a bit hard to success too.

    Dunno yet. Valuer usually value a property based on past transaction and surrounding housing. If I managed to sell at 1.25M, then it will set a higher valuation result in the future :)

    So far the best offer is 1.08Mil. Still trying to aim for 1.25Mil. I am quite confident that after OC, i can easily sell it at that price.

    Anyway, who knows, i may join you guys if it is just too nice to stay :)

    So far never heard any transaction over 1M.
    If 1.25M got market, really a good margin. Don’t make me gatal want to sell too. :)
    Sometime after think back, if I go other good location buy Semi-D, it also cost me 1M above. End up no profit and have to wait another few years only can move it.

    Facing playground not bad, they plant a lot tree there.
    After few years you will enjoy the view.

    facing garden will be the best,1 st thing wait up early in the morning ,can enjoy the greenery around the clubhouse , can walk to club house swim/or do exercise in the club house,or even the garden got some exercise machine.what a wonder ful life,steve join us la…

    why they suddenly plant so many trees there? Meaning there’s no more field of green for kids to run around? or the kids might end up with banging trees always?

    Really don’t understand why they top-up the land at the middle of the field and put a “temple-liked” pondok there….can’t they just leave it flat, coz’ it might look wider….

    Anyway, the valuer are all value using their own perception…..sometimes it depends on the rarity of the units available….and also projects surrounding.

    Let’s look at Villa Legenda….not even sees anything, ONE MILLION onwards for Semi-D! I don’t understand why this project values lower than 1 Million?

    Ask the valuer to try to get a unit below 1 Million! Perhaps he can gets the unit behind….the kampung houses….

    The tree is not so close until kid has no place to run, is good to have tree so that it will reduce the temperature and make the surrounding more greenery.
    I admit the pondok is not really nice in shape, but is a good place to rest or “ka teh”.

    GP still have another empty land flat and without tree (at the junction road between 2 semi-D), you can ask your kid run over there.

    Perhaps you need to refer to DNP’s landscaping at Jesselton Hill or Taman Impian or BM Utama….

    Or perhaps TOKUN is more suitable for you? Don’t forget more trees will bring also some side effects, more mosquito.

    FYI, tht piece of empty land is for you to run on….coz’ your area, not mine part.

    Perhaps elect him as the Penghulu of GP lar….seems like whole community belongs to him. Pls comment and talk on the facts n figures, no personal attack please. This blog is not belongs to any single person, let’s just voice our opinion n suggestions.

    Asking people’s child to run on other places isn’t makes anyone look gentleman. Indeed, the whole landscaping looks weird n too crowded, not green at all. Those stupid playground equipments, really not fun to play.

    Airmas, pls don’t leave such messy things behind for future maintenance.
