    1 month 21k maintenance fee can’t cover the entire expenses in GP. Must change the management like this…..

    1 manager 4k, 4 bagla cleaner 6k, 3 guard 6k, swimming pool maintenance 6k, eletrical & water bill 2k, so every month rugilah.

    How come suddenly increase the maintenance fees? Sound like cheating……it is different a lot when we purchase. They thought purchaser are all water fish? Better they don’t do so…they shall follow whatever agreement when they sell the house. If not we can report to local / state government as this become cheating when they sell the products. They can just tell the actual price when customer purchase so customer can judge but not change after customer purchase.

    Maybe the developer provide more quality job with fee increase. If not, maybe the guard also need bagla cleaner to represent for cost saving.

    when they said is 10sen psf,that hv to be calculate not only ground floor ,they added up three floor area, so 1500*3 —-4500 sft–that how i think

    Nope, whenever people telling about maintenance fee, it got to be include the sinking fund. Normally sinking fund is taken frm the maintenance fee, in 10-20% and reserve for future major maintenance.

    Small developer normally behave in such way, coz their image not worth much, let’s make them popular if they wanna cheat us…..

    Any minor and major defects have to be rectified, borne by the developer.
    This is because new property is under a warranty period. So it’s only
    proper to be included in the maintenance fee to be fair in protecting the
    buyers.

    “This will prevent errant developers from not applying for strata titles after
    having received the full amount,” . It is not “coz their image not worth
    much ” that has been poited out.

    As long as is well maintain and secure, pay more expensive is worth it.
    It will make he house value grow due to here is a perfect place to stay.

    Thing that is not ready are the Gym facility, sauna, cctv, water pump for swimming pool…
    They will build the road and few cement chair near the playground before can plant the glass, i don’t think 1 week can complete.
    There will be no more big tree, need to wait few years to let the tree grow big.

    Taman name will be just beside the guard house, the design is exactly the same you saw in the brochure or you can refer to the 1st photo post in forum.

    Base on current progress, I don’t think before CNY developer can complete everything and get the OC pass.

    Maybe the contractor not able to collect the payment from developer, so put low priority to complete GP project. Better complete other project collect money and able to celebrate CNY.

    Provide you the wrong information, the tree lying on the semi-d is actual plant beside the chair around the playing which the contractor will built in next few day.
    The one beside the side gate is anothe type that similar to Estin hotel.

    Everything will be complete before CNY.

    The one advertise at this website is near to germilang permai.
    I heard got ppl already ask them to quote.

    Base on the boss feedback, they will try to complete before CNY, i think should be possible.

    Hope Airmas can keep thief promise after OC pass they will upgrade the retaintion pond with a nice landscape for GP resident.

    Airmas should do a CNY house warming to celebrate on the OC pass and gather all buyer to meet up in GP :)

    Good news OC already pass.
    Airmas preparing the letter to inform bank to release the remaining balance and then will arrange the key hand over to buyer.
    Starting March we have to start pay for the maintenance.

    Time to think of the renovation =)

    Actually their progress on the landscaping and club house facilities are slow….anyway, are they gonna clear up the grass on every house? Seems like it grows like a jungle now a day…..perhaps u buy the house, they free snakes for every house…..hahahahaha! Snake year!

    Base on the developer feedback, Clubhouse is not part of OC inspection list.
    The clubhouse will be ready in march, that why they start collect maintainance in march.
    The Gym facility is ready, I saw the equipment is there.

    The guard also change people, I think they will be the future people who take care of our taman security. If you close to them, maybe can ask them open door for you kua :)

    Ya, pity owners….we’ll not enjoy any free maintenance fee even 1 month….Anyone knows how to fight for it? Or atleast they should provide free for 1st 6 mths …. otherwise, who is gonna swim in that dirty swimming pool?

    Any idea is there any sauna in the facilities?

    Received letter too….called up to verify…they said we can only get the key after bank fully releases the balance….so, expect another 1-2 weeks.

    Inside letter mention you need to pay 4 months maintenance fee before you can take the key.
    Damn shit….

    Anyway, the letter written tht the Management is by Allied Group…..which i heard before with their lousy manager and irresponsible way in management. They were managing The Spring b4 and just being “fired” by the committee, with very bad comments on allied Group…..so, what can we do now?

    Can we request to change it?

    Wow! Now we can see there are many non-residence of Gemilang Permai here……wonder why everyone got their letters but not those particular residences….

    FYI, renovation Deposit is refundable, RM1000. And the fire insurance is depends on the land area of ur property. Around 3-400/yr.

    Those are not hidden charges, but are common for Strata title property.

    I didn’t read the letter properly cannot meh… Inside the letter also didn’t mention how much we should pay for the renovation deposit and fire insurance.

    When we buy house fire insurance already include in the bank loan, i just curious why need to pay extra.

    Fire insurance isn’t compulsory for housing loan, if not wise, got cheated lor. Hope as consumer will become smarter. N, the property under con, definitely no fire insurance needed, coz if burnt down, developer bears it, wonder why spent money also donno how it goes, got such “rich” people still?

    OIC, perhaps too rich until no time for reading….no wonder lar…..

    Last time i heard someone in this posting wanna let go the SD Clustered, facing club house, std unit, wanna sell at 1.25 Mil b4 OC, he said after OC might increase some more…..U can check back the posting if interested.

    Current bank values around 1.1Mil for std unit, if u got longer car porch or land area, should be higher value.

    Last chat with my bankers, they said reasonable is 1.1-1.2 for std unit. My friend’s unit with land area, corner units value around 1.35mil.

    Who say fire insurance is not compulsory, your borrowed bank no need doesn’t mean other bank not require. Don’t comment much if you don’t know.
    If entire taman burn, you think developer will bare? Developer will not make rugi business, they will declare bankcrup and cabut end up bank will look for the buyer to pay for it.

    You are 2nd hand buyer buy expensive house lagi get con by the Telekom.

    We just go there and makan, chit chat, and knowing each other then. According to Airmas, we must ensure our bank has fully released the balance, then only we can get the key, and the house keys are with the Management, which is Allied Group.

    The wall is crack seriously…saw they had already touch up with the white cement but still crack. What can we do with this? If in the future the house continue keep cracking what can buyer do?? Don’t understand with this kind of house quality why the oc can pass? Had buy property from others developer but non of it give this kind of cracking quality…of course it will have some but here seem too serious from exterior to interior. And they just simply use white cement to touch up…line everywhere looks so ugly…so sad…charging high but give shit quality…what can do with this? I believe all buyer have the same feeling…

    Wow! Doubtful on Pgking’s comment……pls give details on ur unit no, as we don haf any access into the house except exterior only. We’ll go and have a look how “SERIOUS” is the cracks…..

    Cracks categorized into 2 main category, Structural or surface crack. If Structural, then think they need to reconstruct the part, if surface, of course using white cement (or u prefer black)?

    So far, didn’t visualize any “serious cracks” except those surface minor cracks on my unit….and this is quite common on concrete as our climate is variable day n nite.

    And, pls tell which developer had sold u a property without any cracks…..and pls define what kind of “shit quality” u refer to……coz we really think tht the workmanship is not up to the level u mentioned tht bad.

    As for “line everywhere”…….errrr……maybe u can show us?

    Lastly, i, personally don’t share ur feeling (pls do not quote me), and u always haf 24 mths for the quality complaints on the building, which some are only giving 18 mths……

    And last last, why suddently u “pop out” here n never see ur “nick name” appears b4?

    Something fishy……

    U meant which door “is not locked”? The guard house gate? Ur own unit gate? Or the main door of ur unit?

    Don’t think the developer left the house door open……u better call the developer, or later on 3rd March, everybody getting keys but u only see the contractor “renovating” ur unit.

    Have not gone inside my unit becoz it had always been locked. But definitely have to go check properly to see if there’s any cracks. Have seen some ..err..i called it “hairline cracks” but dont think those are a concern.

    Last Sat i do see the electrical & plumber work installation in the house, so some of the house is open and can go in see.

    Previous? I thought this is the 1st project after they decided to evolve to a modernized developer and moving upwards to higher end property. Don see any previous better project. Anyway, i don need to polish their apple……pls quote the fact, so tht we can go and have a look…..which unit were opened and we wanna see how terrible.

    We can always complaint within 24 mths…..

    Hi w, 100-120k wil not enough? Of course there are many choices to choose for id reno. Some may want quality stuffs, like Bofi kitchen can reach up 80k just kitchen set. It’s up to you to choose.

    Noticed ground floor main door as well as master bed room door cannot close perfectly. Crack lines, low quality touch-up, sliding door cannot lock & etc….. super disappointed. Will not buy any of this developer future projects.

    somebody told that the developer will put some decoration at the fencing gap,but yesterday they told taht they not going to put the thing to cover up the gap.dog and small children can go in and out of that gap.the guard just simply let ppl in without checking,if like that,no safety at all,must demand for better safety…

    Once they complete the CCTV installation and given us the smart tag, we should enforce the security to tighten it.
    They will be no reason to say house owner or wave hand can go in.

    Let give more pressure to the management to ensure they deliver a secure home to us.

    when i asked why access card not issue the management said contractor need to come in lah and don’t know who are they so all motherhood story like i just born yesterday. Ask airmas staff she said not yet ready. That sound logic. so future need to record down conversation with management they give the impression they are pro making roti chanai.

    Pls read this. I think GP only obtain VP but not the OC yet.
    If without OC, we are not allow to move it. Can anyone clarify on this?
    If this statement is true then Airmas should not charge us maintenance fee too.

    Vacant possession includes the connection of water and electricity supply to the unit. However, this does not mean that the unit is ready for human occupation. The Certificate of fitness must be issued before one can move it. Otherwise, the risk of danger is borne by the occupants themselves.

    Yes, you cannot change the exterior look, including color and not even the house number plate. You can refer to the residence handbook.

    Anyway, this is a known facts for G&G (strata title)

    Actually the workmanship is not poor, but just donno why the developer did everything right, but at the end, image spoilt due to some technical issues hanging around…..i.e. landscaping and club house facilities not yet completed but wanna collect maintenance fees…..why so rush for OC or keys hand over?

    And Airmas also making a huge mistake by appointed Allied Group as management, worst is, assigned the wrong ‘person’ to liase with the owners.

    Cracks, small little issues not handling well, it becomes great issues!

    W, i mean the exterior renovation. For any G&G property you are not allowed to do any changes on the exterior. This include building extension, change color, raising up the middle wall in between 2 houses etc.

    Photos/perspective brochure normally will have some error compared to real buildings. Pls go and have a look at THE LIGHT by IJM compared to the finished building now; Paragon also another…..

    Just like how ur marriage photos look much better than the real look…. (Mostly)….no offense if u’re still single.

    Anyway, u’re considered as trespassing if you go in now….unless you are the owner. But ur nickname is …..

    The image in the brochure is just an artist impression only, u can find artist impression wording in the brochure, that word is very small, font size of 1.5 i think. :).
    Developer can change the design anytime they want, especially when they want to cut cost and earn more !

    At the moment, we don’t see any successful transaction done. And, we never see any valuation at 800K. According to OCBC, the reasonable value for Semi-D is now around 1.1-1.25 Mil, depends on the type and size of units. This value is not applicable to Bunglows.
