    One Residence owner Beware EDDIE WOO “China Steel” / with Jiabaoyi Industrry S/B truck. Took my the deposit and can’t deliver the grill door he promise. I have talk to a few owners affected by this BIG lier. At first he looks like a good guy after getting the deposit turns ugly.. car no plate: PKH7355 white BMW share by the a Singh & Eddie. Will launch a police report and write to Ideal and management.. i just don’t want to see this people in the area. Others affected pls write to management too… will joint to take legal action towards Eddie Woo.

    The cracking problem in Dua Villa is very serious. May I know any commitment from Ideal to fix the issue?
    Is Sathu affected by the cracking issue as well? Think I will consider Sathu after seeing the condition of Dua Villa

    You might want to ask the owner fix the crack before pay them the booking fee. Or choose the unit that does not have crack.

    Developer will fixed the problem . The process is as such: drill two holes at back yard , insert concrete pilling , tie the backyard to main building and jet the building structures on row by row basis.

    I don’t think developer still have any unit. If they have, below is the reference price for you:

    Ideal Haus: 22X70 – RM958K : Still got a few units left.
    Tree Residency bumi lot: 22X70 – RM938K : Sold Out
    24X70 – >1M: Still got a few units I guess.

    I don’t mind the crack, as developer guarantee 20 yrs. If I found two below 880k, I pass one to you..heheh..

    I’ve seen people mention Ideal Haus at 958k. I thought that’s after bumi discount?? Correct or not..?

    Guarantee 5 years also laugh till cant sleep.
    Got official letter or not?
    Then can guarantee the company will not change name? even listed company also cannot be sure of its existence. M&A is very common nowadays.

    Anyway my 880k offer is based on normal very little crack (before it grew bigger la) situation….so that i can resell at RM1mil ma.

    I think we all must make sure that the 20 yrs warranty is not just covering the original owners who bought direct from developer. If so, the subsale buyers will not be eligible to claim warranty. This is quite a norm in housing projects. So must make sure that they cover the house, not the specific owner.

    Cracking?? Is that dangerous? Isn’t there a place in KL where the whole toilet sinked when the person was in toilet? Even with micropiling, wouldn’t that still get worse?

    Why not just go for SP Setia? On the hill overlooking this place.

    DuaO…. I agree. The reason I bought the place is for the uniformity. I think the management just wanted money and doesn’t regulate all these. Some residents just want their houses to appear bigger than others and therefore extending their houses despite buying a house in a regulated environment.

    I will support you on this. If not after we take over the management, let’s have them demolished and restore to original condition.

    This is bad of getting the approval for strata title. Guess most buyers still could not differentiate strata or individual title nor Ideal is strict on renovation rules. Who would restore back to original condition? They rather burn the renovation deposit. Please act fast else every buyer are impacted.

    Developer is the land owner.. instead of you owning the land directly. So developer can make decisions on the appointment of management, charges etc.

    Not really. The property will be under a master title, so you need to get developer consent with a fee whenever you want to sell your property. But developer has no right to appoint the management and decide the maintenance fee once the JMB took over, normally in 1 yr time after VP.

    Strata play an importnant role when comes to subsale. Of course the first 2/3 years will be fine without strata title as Dev could produce a consent letter while still waiting for Land Dept to release. But once a property >5 years and without strata title could hurt the selling price and most buyer would avoid that since legal would charge more on reassigment.

    no bank will offer loan to those > 5 years properties that still not yet get strata title approved. you all can see those projects done by Goh Chun Lai after 20 years still no strata approved and the price drop like no body business. Prangin mall is the best example of failing to get strata tile approved till now.

    so i want to suggest onwers form up a group in very earlier stage and give the preassure to the illegal rework onwers, else everyone will sink in a same boat. unite we fight.

    Land settlement continues for many years. Since there’s such an obvious sign… Good luck! Just make sure you are fully clothes in the bathroom so that when the floor collapsed, you are not naked!!

    Just viewed Dua Villas unit 2 days ago. While waiting for the owner to arrive, the opposite unit’s owner thought i am one of the owner as well, and asked whether my “unit” has crack issue for the main building or not, as his unit faced the issue, after developer repair the car porch area for him.
    Perhaps you can go and view it yourself
