Too many project in this area for commercial! D’Piazza, 1World, One Precinct. Upcoming Spice, Arena, Elit, Golden Triangle. Spice and Golden Triangle has better chance of prosper IMO.
i look at those 900+ / 1000 sqft unit (with 2-3 bedroom) on Elit 3 block, the layout really weirdo….. macam macam funny layout pun ada……looks like the developer want to maximize their profit for that last Elit blocks……good luck to those smaller unit owner…
I agree on Spice, but why Golden Triangle? Because Relau, Balik Pulau and Sg. Ara residences easier to access to it, while need to make a big turn to reach Bayan Baru area? but because if this, it will has less business from FIZ during lunch hours. I think 1 World is a good one, as well as Arena because of the bus station. Elite will really depend on which anchor tenant to move in.
And to add on your list, there are also Sierra Residence and Garden Ville commercial lots. Further a bit, Southbay Plaza and Setia Tri-angle.
Bayan Baru too many commercial lot. Golden Triangle is for Relau but I don’t think it can be like All Season in Farlim.

Anyone knows when it would be completed? I was there this afternoon looking at the construction site. The workmanship (exterior) seems to be pretty good. All the plastering and structure are done nicely and evenly. No cincai job.

Just checked further with Seal on the AEON/Jusco deal.
– AEON signed contract with Seal, no cancellation heard, dunno where the rumors came from
– even if AEON wants to cancel, Seal will just manage the mall by themselves since it is one of their company business
by the way, check with them also on the remaining units – penthouses are still available if anyone still interested.
btw, checked with them on completion (E1 as far as i’m concerned), will be completed by end of the year. Hooray!
I have friends who bought multiple units for this Elit and now hanging there, there are too many bulk buyers for this project, good luck in the sub-sales, minus this and that, interest charge, sub sales can’t earn much, own stay will enjoy the emptiness in the block

Ehm, do you think, the rest of the places will not be impacted if BB is “flooded” with traffic? Places like Sg Ara, Relau, Sg Batu, Sg Tiram? I don’t deny that traffic will get bad to worse. And this will be the common problem to all not restricted to only. As BB is the central way to access to FIZ, 1st bridge and 2nd bridge etc.
Really hope the gomen will improve the public transport system, and BB will be the future center of the depots, if any of them is approved, I bet.

If you are Jusco tauke, will you move Jusco out from QB to Elit Height? For what ler? BB more prime area than QB? BB more tourist/outsiders than QB? BB more high income people than QB area? The answers are all NO.

I have my opinion on the “Jusco coming or not discussion”.
Today, if we look at the near coming future (which due to complete projects) in this area.
Bayan Baru will attract higher income group (mid to mid-high) of residents and medi tourist.
But this moment Bayan Baru in only having large groceries store, departmental store(Sunshine, Giant). Not a mall.
2nd, if we look at how AEON setup new mall nowadays, they are no longer using their “Jusco” brand. But switch to “AEON mall”. The difference is, there are moving themselves as an departmental store to a more packaged lifestyle mall which is comprehensive and inclusive than previous “Jusco” could offer.
Ultimately, my point is AEON Mall should have higher chance to come to this area, if compare to that ‘Jusco” brand. Because, we are lack of this kind mall in this highly dense vicinity which has high sustainable population of families and demographic population.
this is good location, near to Precint One a happening place, D piazza, close to wet market, hospital, Giant, bayan lepas, airport, QB mall and school. Regret do not get one unit last time due to Elite 3 layout is really horrible…

I think higher income group of people will not prefer to stay in this hectic center of traffic congestion…no peace of mind at all.. higher income group will prefer to stay in more well planned new township like Southbay, The Light, Sungai Ara. Bayan Baru may be suitable for rental to the sales promoters working in nearby malls. I agreed BB area should be good for commercial growth in the future.

Sad thing is.. i went to the setia green. Around 7PM+, Inotice few bus kilang drop those factory workers outside setia green. Though I din manage to see where they headed to, but from the direction, i think they walked towards zan pavilion terrace house..
I may not happen only to setia green, i notice the same in setia pearl island and mahsing southbay as well..
I think for SPI, workers go to the low cost apartment opposite.

We won’t know what will happen once an area is fully developed. As for Mah Sing, Setia Greens, and IR are currently still progessing. Most of foreigner is nearby because of ongoing construction. We could only judge when all phases are completed for Southbay. Same goes to SPI when RID is done with their project, 1R with their Sathu, Dua, etc…

The bus kilang at SPI is transporting factory workers, not construction workers..they already stay there long time, and will keep doing so.

Please go and verify the fact. SPI & Seta Greens are not strata-title G&G, and the roads & parks are belongs to MPPP/public. It is difficult to take action if any owner refuse to pay the maintenance fee to maintain the guard post. Go for a real G&G with strata-title, then the land is private and no public access, and compulsory (by law) for owners to pay maintenance fee. Setia projects are some how overpriced per my opinion.

Woooow, do you really know what is Zan Villa? They are situated infront of Zan Pavillon & Siara 81, all the semi-D there. You can see the factory workers being ferried in and out by bus load at shift change time. I think you must have driven into Bayan Indah area instead to have missed that,

Some of the Zan Villa semi-d are turned into worker hostel. They even have some sort of daily duty timetable stick in front their hostel. Those who thinks this is april fool jokes, just go there around 630pm to witness it yourself. This happens when some investors does not have strong holding power and need rent for loan repayment.

I am sure you dont know what you are talking about. Try to observe and ask business owner in One World, and i can safely say majority is not making money. Infact a few have close down recently, a Malay satay outlet and a Chinese food outlet. The only outlet making money right now is the Sarawak Pan Mee and western food.

renting at similar price or higher should not be a problem. don’t spoil the market and listen to those that intend to push down the price for their own secret agendas. there are some that intend to rent or buy and purposely spread some rumors here just to gain from it.

E3, this package only open for those left over unit which bank load rejected…. launched end 2012 and developer intent to clear all the left over units. But definitely the psf selling price is higher.

There are many group of flippers. If one group consist of cash rich people then it is safe. If it is bunch of professionals then still consider safe. If bunch of agents and insider, so sorry. Time to pay for your greediness. Good luck on your property you hold. Soon auction will be very interesting subject.

Flippers tent to have the urgency to sell fast and most of the time lack the ability to hold for long term.

The thing you can do is form a group and contact bukit aman police or wait them 1 year plus to move out b4 start any renovation

Use your brain lah, Bukit Aman won’t be interested in gangster contractor one lah.
Just talk to your local ADUN, can be easily solved. Small matter. And also, remind your contractor not to give in to the gangster, let your contractor know if you find out they are giving in, you will deduct 20% of the bill. If the gangster come up to your unit to disturb you, do not confront them. What you do is :-
(1) Tell them nicely you will discuss with your partner about it and get back to them.
(2) Make a police report
(3) Stick a copy of the police report in front of your unit
Remember, always be nice to them. Do not confront. Let them know indirectly you are not trying to make things difficult, but they have a lot to risk if they start to involve police. They will soon realize it’s not worth it to pursue you.

You can refer to I regency. They contacted bukit aman police and this is a good example.
External contractor will not confront the local assign gangster la. Local police, they will only come once too look see only.
But the gangster will stop you/your contractor every time. If you piss them off? your cable window might be break by them. Please refer to regency height as an example.
