Hi guys, vp in feb 13. what can the indicative sell price be then? overall can say a good investment?
Any updates?
VP is OC? Confirmed? I tot should be Jun 2013 only.
bad location wat do u expect to sell ? 800k?
Sg ara current market price is 420psf. Don’t think can sell at 500psf so soon.
That place traffic much better than OI, Garden Ville, and Setia Pinaccle lar. Do you guys ever been there or not, or knowing the new road is ready to connect SPI directly to Jalan Tun Dr Awang and continue to Airport roundabout. All housing projects there SPI, One Residence, Clover, FV…if want to compare traffic traveling only, would be better than those OI, Pinaccle,SR…
project description in this page mentioned this project in sg dua?
Thats what the SA told me when i went for Setia Pinnacle preview. February 2013. Saw their progress pic in SPS website, showing sewerage work is completing. Looks like they are on track.
Price wise i hv no idea as i am frm KL. this is my 1st investment in pg.
Anyone bought from this project? How much>
Is RM500 per sft worth buying? I heard The Clovers is only asking for RM450 per sft. Setia Triangle around the same price range as well. Completed project can be so much different in price?
@Ah Keat
New completed project of course higher than new launch project that “only can see it from brochure”.
@ezalor
Even Bayswater is asking for around RM520 per sft, don’t you think the asking price is too high for apartment in this area?
The layout is much better than Setia Pinnacle especially the kitchen. It is more airy and bright.
Look like the building is almost done and completed but the VP should be right after CNY or earlier month of April if not mistaken.
Anyone here plan to looking out for ID???
Awesome. Thanks.
Nice photo. I was told by SP Setia office that OC in April. Looking forward to that!
@Listen
How much Reflection can sell?
@Adult, The price starting from RM600k and above
@Reflection_Condo
RM600k for 1077 sq ft, with how many car parks?
The guard house entrance area seems a bit narrow.
@Adult, Only one car park allocated by default.
Agreed, The Guard House entrance is bit narrow. Nothing is perfect thou.
Hi guys, appreciate if you could upload the picture of the guard house. just wanna know how narrow is the guard house entrance. thanks.
last 2 years it launched 1077sqf with 330k only, 1200sqf sold for 400k with 2 car park
@Indo, good luck in your hunting then
hello Indo, 1077 with 330k 2 years ago? During pre-launch preview 3 years ago already 330/sqft. LOL.. don’t distort the pricing here.
Huat Ar! Those bought during launch will make around 100-150k at least
Think market price for 1260 sf is around 560K-580K already…
The market price for 1260 sf easily reached RM600k and above, thanks to new project development like Orchard Ville, Setia Tri-Angle and Setia Sky 8 with average prices around rm500-600 per sqf. Interesting part that MacDonald has booked a commercial unit on Tri-Angle with drive thru facilities which i foreseen the rest of other franchises will be following the trends. Glad to be part of the community
Anybody know what is the ceiling height for Reflections?
Any one want to let go their unit? Please email me onered86@hotmail.com. Prefer two car park. Thanks
Wonder the OC application already started or not?
Hi, i have one unit to let go. 1260SF with 1 car park lower floor, pool view. 633K nego. Plz call me 0176432946 if anyone interested. Tq
wah 210k profit in 2 years ? hope no water fish will fall into it
@Tambun
For sure there’s 1 or 2 water fish geh…
Now 1077sqf already sell 500K+ .
But I actively looking at that area, any one selling less than 550K, I can pay booking fee now. Looking 2 car park, middle and high floor Thanks!
@Tambun
Yup can buy Semi D @Tambun already.. You can try ya luck @ tambun area there
@Tambun
haha Tambun will be forever stick to tambun. If you are real buyer, please don’t compute how much the speculator going to profit, else you will not buy any property and the price will keep appreciating. good luck to all the wait and see buyers.
630k I will go for other 5 years old tenanted condo with renovated closed to 100k and yet selling lower price with bigger sqf. more choises than a empty unit
5 years old condo with noisy aircond unit, squeaking ceiling fans, outdated kitchen design and faucets & etc. AND I am just want to make it clear that if you are looking for a property, please don’t calculate the profit that other ppl going to make, because the price incresing exponentially when the market is HOT. However there is an exeption for Tambun, because the price increment is so slow.. Anyway, 630k should come with 2 car parks.
“please don’t calculate the profit that other ppl going to make”. I like this statement. You buy subsale property, is depend on your judgement whether worth or not to buy at current market price, not by judging how much the previous owner earn. If previous owner can earn 200k, then you feel not “syiok” even you know it is worth to buy? And previous owner earn very less, then you will buy though you know that property is suck?
Very nice project…wish I knew about this project last time and for those who have bought it earlier that all the best and for those who are planning to buy subsale, it is still a good project for personal stay as the area is well kept by Setia…
@Reflection_Condo
You will only see the money only you sold it off regardless it’s 600k or 700k.
You won’t be able to reap the profit,if there is no buyer or for own stay.You
can only imagine the figure.
@Believer
Let’s see how but for sure i got a places called home to stay.. good luck in your hunting
Can anyone explain to me why is this subsale is so expansive for this location? Am I missing anything? with this price, can get the light linear, pearl regency that area, also can get gelugor USM area plenty of condoss, ivory, iregency, vista gambier etc better location no? I’m just surprised…
Hi greener, you are right. It’s all about choices when it comes to buying property for own stay or long term investment. For own stay, you would surely take into consideration the location, and neighbourhood, while for long term investment, rental yields and potential upside would be the main factors. You mentioned light linear & pearl regency as better choices, but some might find that location too noisy and the air too polluted, being situated next to a highway.
good points from condomana, a like for you + the conveniences like groceries, new wet market nearby, concept stored, macdonald and etc..
Ya, very nice. Drove through that area last Sat night and the lights of the condo was on. Really standout in that area.
I see.. just feel a bit pity for those ppl who need for own stay. But I think metroeast tesco area or the sunway sunshine area is better in term of convenieces.
@1R junction
I partial agree on the statement. For investment is always base on ROI, rental yield and not the difference between original & subsales price. I don’t mind to spend 630k if the condo can rent for 5k.
We also should known the original price and asking price gap so that we know how much can we nego. That’s why ppl kept shouting 600k, 700k laio, profit 200k laio….actual transcation done? To get this, pls ask the agent, banker, valuer for the transaction done for the pass.
There are few thousands of unit(trianble, pinnable, one imperial, green, etc) to be built completed in 2017 from the entrance of relau to sg.ara.
With this price I would rather top up a bit to get Bayswater or Vertiq for better location…
Hi greener, different people have different needs and priorities. There is no one size fits all. However, the difference in prices for different areas are normally the result of the financial background of a particular group of people who have similar preferences. For example, those who prefer to stay up north are NORMALLY (not all) financially better off, therefore are willing to pay more for the limited supply of properties there. A better rental returns due to the preference of expats to stay up north also supported the high price. But that doesn’t mean it’s hellish to stay down south….:)
agree with david and cola, even buying for own stay I think it’s still better to consider the value, as next time you want to upgrade or use it for retirement is in a better position.
I don’t think SPI is not good after all, just shocked that a piece of reflection is asking for so much as compare to other already matured/better location in penang, the trend is scaring me.. haha
@greener
@cola
Talking about investment, there are basically 2 categories:
1. Prime area: Already expensive and the profit margin may probably lower if enter now. Good thing is the developments there already matured.
2. Sub-prime area: Cheaper and those investors are foresee the potential future growth of the area. The risk is higher and ROI could be longer. Good thing is, the entry price always lower.
So, no point to compare between the category. It is sorely depend on your strategy.
@Bryan, can i consider reflection as sub-prime area? and yet the asking price is about the same as other prime area.. that’s why I’m just curious about the selling point as it’s not any much cheaper..
I
Hello greener,
Agree with you those are more convenience. I used to stay in Sg Ara (Springfield condo), then around Queensbay, then hopefully will be back is southern Sg Ara (SPI, 1R area) by year end. While Queensbay (including Sunhine area and all) area closer to ammenities, you will never get the smell of the forests, and the after rain like smell in those area. But it is not too bad la for SPI, 1R, Reflection to go to Giant.. I would say night time takes around 7-9 minutes.
@greener
Emm…. take your example:
Reflection is selling 450-500psf (someone above mentioned 633K for 1260sf, 500K+ for 1077sf)
Bayswater is selling ~600psf (I excluded 50K for renovated unit ~830K – 50K for 1313sf)
Reflection is still selling ~20% cheaper.
Southbay Plaza is selling ~800psf for 1200sf unit, just check yesterday.
Relau junction new projects is already selling at 400~450psf.
So, I think Reflection is just slightly above the projects in sub-prime area, and still a distance with the projects in prime area.
Like or Dislike, the selling prices of properties has been growing strong and will growth whether the banker/broker providing evidences or not oversupply bla bla bla, the longer you wait, the pricey will goes..
Few of my friends who bought this project going to move in on April.
Anyone else in here who is genuine buyer & plan to move in on April as well?
The project haven’t obtain the OC yet, but i heard from rumors its due on next month.. how true is that statement?
I pretty sure owners able to move in & do renovations by end of April.
Don’t ask me why? P&C.
Time will prove what ever “penang100percent” talk here is correct.
@penang100percent
good, time to hunting for some bargain on reno.. are you one of the owner for this project?
I’m not the real owner but my aunty……anyway this is her first property. I was asked to become her so call ” free consultant” from buying, renovation, furniture, move in, A to Z related stuff.
I done all this b4 so can say have some fundamental experience…
Anyway Reflection is a good project from my point of view on location, surrounding.
Invest or own stay is worth.
Quality wise…don’t know yet….lets see how’s inside after get keys.
@penang100percent
Do you have any contact for reliable and reasonable prices contractor for kitchen cabinets, wardrobe and plaster ceiling? can share with me? Thanks.
The first batch of SNP was signed on April 2010.. so SP will need to deliver the OC by April this year the latest.
Need to check the stamping date, not signing date.
@Bryan
Probably is stamping date..not sure. But that is what SP staff mentioned, OC by April.
If not mistaken, Reflections is selling at 370-380Psf when I signed snp 3years ago. Stamping date is end Apr. Setia needs to obtain OC by end of Apr2013. Even though time is running out, but base on my observation last Saturday, the whole building is not completed yet. There are still some hacking and drilling works inside the building. Perimeter fencing still in progress, guard house almost done but not finished. Can it meet the timeline, I doubt so. I can only say the progress is very slow. Besides, any insider info on the ceiling height?
now selling 500psf… more 30% increase … Wah!!!!!
Sure or not 500psf, those are seller siok sendiri only.
@Reflections2
Sure but no buyer.
U guys wake up yet ?
Comparing condo base on sq feet ?
What about other factors ?
Location, worksmanship, design, after sales service ?
Too shallow ?
Wait for cheap condo ?
Good luck !
Face it !
Ringgit Malaysia is falling !
Salary is not increasing !
..and no one is going to buy your condo because it is overpriced….
buy for own stay great for u – if you do bought during launch time, but buying from subsale really ki siao liao. Apartment penang is selling RM756k for 1260 sf.. wawawa…
There will be “gangster contractor” rent a unit & station there.
Don’t know which “style” they will use……but it should be around this few……
1) contractor for defect works
2) contractor for upgrading works or
3) collect entry fess from outsider contractor
“Again, don’t ask me how do I know…. P&C”
If their price is just slightly higher & workmanship OK…then let them do…I’m definitely not a “gangster contractor supporter” but it will save a lot of problems & time by using them.
Let see how when my aunty got the keys & enter the site…..everything will be clear.
If they allow outsider contractor by just collecting “entry fee” then we can talk further….
But bear in mind, outside contractor will have to markup the ” entry fee” inside the cost & eventually will be absorb by the owners.
For furniture….go to Homedec, Megahomes, Penfurnex, Perfect livings to do survey & buy…..Custom make furniture cost a lot….. remember in Penang, labour cost is higher than material cost.
I just heard from radio about “gangster contractor” this morning…. But i thought that only happen for small developer. Will it happen for SP Setia?
@penang100percent
Gangster contractor happens because buyers all keep quite. If a group of >50 house owners go to make police report, make it big news in newspaper, make huha a lot, see whether those gangster still dare to be gangster , and see whether those developers still keep quite and step aside.
Guys, i bought a unit in Reflections for my staff retreat/hostel as my company is based in KL. I heard frm SPS the vp letter will b sent via registered mail sumtime 3rd week of march. does anybody know of good interior designer contacts to remodel my unit fully? you know like the show house concept?
tq
Yes…..Unless a lot of people complain, then Sp Setia boss will pay them some compensations & ask them to leave. If not, you will have to engage them…….
Every projects in southern region Penang also same.
If anyone want to see how gangster contractor operate……. please go to Siara 81…project by Iconic development….. just next to Setia Green, 2 storey terrace house… gangster already open business by arranging all the tiles & tables outside one of the units…….big advertisement banner hanging in front… their base of operation….. doing monopoly business officially!! yeah!!
This also mean Setia Green will also kena……opps
Well, you will have to engage the “gangster contractor” assigned ID……
If not, you become the ID your own.
Pay a visit on site once you get your key…..You will know what i mean.
Anyone know if Sathu and DuaVilla (One Residence) also had this gangster problem?
There goes my hard earn money. …
The gangster of course won’t kacau the house owner, they will charge premium fee to the contractor you asked and the contractor will pass the premium fee to your bill.
Yes, this is very usual especially for condo. I “kena” once also, and that was about 7 years ago. My contractor said he paid 500 as the “rubbish fee”, plus had to buy sand and bricks from them, at hike-up price. It is hard to escape even if u renovate 1 year down the road coz they virtually “camp” there. If u are lucky enough not paying, probably becoz ur contractor has charged u up-front without ur knowlegde, rather than no gangster contractor
We should gather all the buyers together at SPsetia office and demanding the explanation from SPsetia management if this is happened in reflection as i was being told by the salesperson that they won’t be any gangster activities at these project during the sales.
Hi Reflection_Condo,
I bet you won’t find anything in the S&P stating there won’t be gangster contractor. So you can’t do anything with SPSetia. Want you can, and you should do is to make police report.
Now, of course you do not have to make the report yourself. I am sure there is an interim condo management who gets paid by SPSetia before the JMB is formed. Inform them of the issue (black & white), and make sure they take action, failing which you can request SPSetia to sack the condo manager (black and white). There is no need to be afraid, you just have to make sure you do the right thing.
why would anyone put up with this bullsxxt, its blatantly illegal and no person has any right to tell you who you can renovate your home. What next, they charge your friends money to come and visit your house for dinner
if you have purchaed with only a small downpayment, I would threaten to walk away or inform your bank you won’t pay the mortgage. Let the bank step in, they have more power than the developers
I though SP Setia were one of the more reputable developers !!
Let’s just wait & see if it happens. As a public listed company, I bet SP would not want their image to be tarnished. If all the buyers are united, we can have our voice heard.
Since the EPF and Khazanah now are Setia biggest shares holder. If there is a gangter contractor in Reflections, then we should raise this issue during their AGM.
Just came back from SP office. Was told not possible to get VP letter in the month of march. The official answer is still April.
@1R junction
Then you must make sure you are their shareholder before go for their AGM.
Furthermore, the big company will not really care any concern on miniority shareholder…..(most of the time)
HAHA. we are so minority, that’s why all the purchasers are slaughtered by the big developer. However do you have another other channel to raise concern gangter contractor issue other than logde police report?
Hello all the Reflections owner.
I went to the site a few times since Jan2013. One problem I noticed on the sky desk/viewing deck at the middle of the building. The landscaping architect is not selecting the RIGHT plant. You can see the palm tree on sky desk is hitting the ceilling now. This problem is too obvious, and the landscaping architect is not doing a proper job to resolve this issue. I hope you all can voice up this issue to SETIA. Because after OC obtained, the residents have to fork out money to settle this issue.
@Reflections2
you may want to snap few pictures of it and post it here so the resident can bring it up to
setia management. This might help/
The picture snapped using my handphone is too small. I will bring my zoom lens to snap it next week. However I hope all the owners should visit the site to scrutinize the external finishing. Please voice up your concerns to the management together !!!
I believed the gangster issues need to be tackle as well if they are stationed inside the premises.
did anyone noticed…?..entrace only @ guard house, so which way out?…
shitttt..the palm tree root later will crack the base concrete of the sky deck and causing a lot of issues later!
@nazario
I believed that entrance is for “IN” & “OUT” quite narrow i would said. Unless someone would give a light on this..
@Fengshui Guru
Let’s raise the concern to SPS management at sales office. I believed someone at the forum are taking the initiative to screenshot the tree and paste in the forum.
@Flyboy
That’s bad, even reputable developer can’t get this resolve..
I have one friend who is doing renovation & true enough, he is facing the ‘gangster contractor’ problem – developer is Idxx – project is Dua Vixxx (Oxx Residence)
@Flyboy
Flybox you missed a another “x” on the developer..
How about projects from Ijx and SP Sxxxx?
@Reflection_Condo
Ha ha….. very sharp…..
What do you think:
1) owner takes this up & confront the management & gangster contractor (“GC”)
OR
2) everybody just keep quite, pay extra & “tahan” with the GC.
Well its really depends as most of the units are bought by investor, unless we can form a group of owners to counter this gangsterism activities..
@Reflection_Condo
follow the footstep of Central Park.. the residents united and filed police reports and held press conference..no more gangster contractor issue..This is a successful example which worth to follow.
well… i have uploaded the sky deck picture in my “muka buku”. check it out.
@backcum7
hopefully we can gather enough residents during that period of times. Well let’s create private community forum for this, so we can share our thoughts and finding on our new home.
@kentz
Great job bro!!! can send a copy to the forum admin?
@kentz
link?..wow.. u got special pass to enter?..
anybody receive letter from sp setia?
May i know what letter and in regards of what matter.@OC
to collect the key. as i know, they are sending letter by batch
@OC
where you getting this info??
just call to sp setia
guys/gals … not sure you noticed … but i saw the swimming pool filled with water 😀 and there’s grill doors installed already too…
yup, all units will have the same grill door design. Can’t wait to get my keys..
that’s great, no need to spend additional on the grill doors then. btw, anyone should take @kentz words into consideration.. the palm trees on the deck is reaching the ceiling heights.
Should SPsetia do something on this?
depending on the palm trees type and upkeep of the palm trees … those corner lots will get extra greenary should the palm trees grow taller and taller
nazario, i just snapped it in front of the SPI traffic light. outsiders are not allow to enter the condo. however due to some reasons, not able to share here.. if you don’t mind, please google reflections condo, sg ara. you might able to find the picture.
Reflection_Condo, may be we need to file an “action item” to SP Setia regarding the palm tree issue. I think we should receive the VP letter by early next month.
yeah, the security is quite tight, i tried to go in to have a look, but the guards did not allow.

Sifus,
Can i know why VP letter is given in batches? I am yet 2 receive mine, my unit is lower floor. Should i call SPS offic n ask?
Finally, I can collect my keys this weekend
@jin
congrats future neighbors
Did you receive the letter from SP Setia?
@Justin Tan
Proud owner, ka puii…. you buy using cash? Else bank is the proud owner not you…
@sPICE
You can call the office and ask. It is the credit department that handles the sending of ‘VP’ letters (or just an appointment letter to collect key).
Hi AES,
I think you jealous. Don’t bother people buy cash or bank loan and you are not IRD officer.
I am too proud owner
gong kia, nothing to proud la, be bank slave for 30 years
@Tambun
Who idiot buy house with 100% cash one?
@AES
Nothing wrong to claim as the owner as the buyers are legally the owner. Only owner have the decision authority on what to do with the belongings. They can rent, they can sell, they can leave it empty…. .Bank only can follow the facilities agreement. They only can take over once the owner break the rules in the agreement.
@Tambun
Anyway, you will be a bank slave. If not housing loan, maybe car loan, or credit card debt. Event you save your money in FD, you are also a bank slave because you working so hard to provide the fund to the banks, so that ppl can borrow to buy house. Bank earn 4%+ give you 3%.
If you keep your money under your bed, you are also a slave for inflation. You work so hard to earn the money but the money inflated > 5% every year.
So, no that bad to be bank slave because of housing loan. At least for Reflection, the owners already gain ~200K on paper.
@Bryan
Frenz, Well said.

Thank you for your good comment.
Key hand over is in progress.

Dear All,
I have one unit to sell for 1260sqrt one with one car park. I have the key now and able to open for buyer or agent to visit now. Just call me 017-4793633 for viewing the unit.
Actually, I encourage the people to visit the unit first before negotiate the price here because I believe you will feel the values of the money for the price offer.
I satisfied for the unit and the environment which SP Setia invest a lot of money for their design.
When you all have the chance to visit, you sure like it especially their design of the garden and the view which can see the Second Link.
There have Garden on Ground Floor, Garden with the nice view on 14, 15 and 25 in Rooft top.
I will be interested to negotiate the price after viewing the unit since you can understand their values after visit
@onered86
2015 1512 sq feet for sale 530sq feet
@Dr danesh
Hi Dr, You should re-quote to rm600 per sqfeet.. dont bring down the market price
@tonton
How to re-quote? rm530 per sf also hardly anybody call to ask. Might have to further bring it down to rm500 per sf if situation worsen.
@tonton
you think u r the project owner izit?
go n buy fr dr danesh since he is selling rm70psf cheaper. u can easily gain 50k after flipping the unit.
rm600 x 1512sf = ~900k, i would rather go for sathu residence or kelicap double storey terrace house. lu tou siao eh!
@Sahja
Sahja, then please go and buy yourself the sathu then, by the way no one is stopping you
@Uncle H
Uncle H, please check out the relau new development asking price first. All new condo starting price from rm450-550 per sqft and above depending on floors and views.
Hi all, i have a unit for sale 1260sqft 1 CP, 23rd floor, expected to collect key in the beginning of June hopefully, please feel free to contact me if you’re interested in the unit email: iamwiltsen at gmail dot com
Hi,
I have a 1260 sqft high floor unit with 2 CP for sale, contact me at reflec23 at gmail dot com if you are interested. Prefer genuine buyer.
When everyone tries to flip at the same time but potential buyers are more interested in new properties with dibs, situation will get worse no doubt . Subsale will go stale .
@yeahright
You may look around in the bayan lepas area any other DIBS packages offered for property below RM600k.. and only limited unit available if applicable, Jelutong still got chances..
Owners: If you are planning to sell your Reflections unit(s), please contact me Sharon Lee @ 0174793850 as I am a full time property agent. Thank you.
@sharon
Whats the market price 4 1260sf medium flr unit now?
Can share last transacted price? Heard 1 owner who owns 7 units on low floor sold off 5 last week upon collencting keys. Is sale really tht hot for this condo?
For 1260sf…Transacted price is around 630K at the moment…
@Cardevect
I am planning to buy 1 for investment 630k not too bad, can buy for investment or not? Do you think will be able to rent out or the price will appreciate more? Please advise thanks!
@eric
there is no definite answer for this.. for long term investment the answer is yes..
@tonton
Thanks for your reply, but long term investment… what is the duration of the long? 5 years, 10 years, 20 years. Will there be any property bubble soon?
@eric
at least 5 years will see some differences.. If you are well prepared, bubble is just the pass thru..
I am just wages earning person, but now I invested 1 property in Penang and few more in KL. If bubble I will have to declare bankruptcy cause without my salary I cannot afford to pay the loan, I just take very big risk hope to have a big return in the future. Pray to god no bubble in 5 years time, then I will earn more.
Just collected the keys. Here’s my review:
Pro
– high quality finishing
– almost no rectification required accept minor paint touch up work
– high security especially ip video communication (can control alarm from smart phone)
– heavy duty entrance grill
– superb skydeck view
– was told that sps pg office is spending additional 2mil just to upgrade grand lobby entrance before tan sri liew’s visitation
Con
– place is extremely dusty esp with setia tr-iangle construction
– too many sitting benches in 3rd flr, 12a and 12b floor that is not serving any purpose
That’s all folks. All the best to all investors.
@Sahja

The lowest transact for reflection after OC is RM650k with one car park.
do you know that Reflection can see cemetery right in front less than 2 km away? bad feng shui
@yl
I wouldnt agree with you until you show up with the hardcore evidences on the views part.
Even the fengshui master provided good feedback on the fengshui on this premises.

The Second Penang Brigde taken from the Reflections Condominium at Setia Pearl Island, Sungai Ara Penang. The feng shui of the condominium is pretty good with the main entrance faces NE1 丑 (八运阳宅, 旺财旺丁), period 8 building with is good for the people and wealth.
Need to clarify that SP Setia does not pay me a single cent for doing the publicity for them and it is solely for knowledge sharing purposes.
The Bayan Lepas Airport taken from the Reflections Condominium, which is one of the entrance gate 纳气口 to Penang. Thus, it is an important for Penang in term of feng shui.
@yl
I guess most condos at Tanjung Tokong and Tanjung Bunga also consider bad feng shui liao.
how much can the rental fetch for reflections now? anybody secure any tenants already? thx
Hi all, i have a unit for sale 1260sqft 1 CP, 23rd floor, please feel free to contact me if you’re interested in the unit email: iamwiltsen at gmail dot com
Any one knows the standard guideline for car park lot size in Malaysia? My parking lot is right in the middle of 2 concrete walls and i can barely squeeze out from my car. Already complaint to the management. Just want to have documents to back my request to change the parking lot.
If not mistaken is 8ft. (Cannot confirmed)
Wow, I foresee Setia-Triangle will be very difficult to sell out since so many Reflections owner going go let go their unit with price lower than Setia-Triangle.
@David
Wrong. 1st Setia-Triangle units considered sold out with SnP signed. 2nd. Reflections subsales selling price doesnt lower that Setia Triangle.
Difficult for sub sales now…..if can afford…better hold and just rent out…..or else be ready to earn just a little or maybe break even… worse….. lose money…..so sad….
