    Sg ara current market price is 420psf. Don’t think can sell at 500psf so soon.

    That place traffic much better than OI, Garden Ville, and Setia Pinaccle lar. Do you guys ever been there or not, or knowing the new road is ready to connect SPI directly to Jalan Tun Dr Awang and continue to Airport roundabout. All housing projects there SPI, One Residence, Clover, FV…if want to compare traffic traveling only, would be better than those OI, Pinaccle,SR…

    Thats what the SA told me when i went for Setia Pinnacle preview. February 2013. Saw their progress pic in SPS website, showing sewerage work is completing. Looks like they are on track.

    Price wise i hv no idea as i am frm KL. this is my 1st investment in pg.

    Is RM500 per sft worth buying? I heard The Clovers is only asking for RM450 per sft. Setia Triangle around the same price range as well. Completed project can be so much different in price?

    The layout is much better than Setia Pinnacle especially the kitchen. It is more airy and bright.

    Huat Ar! Those bought during launch will make around 100-150k at least

    Think market price for 1260 sf is around 560K-580K already…

    The market price for 1260 sf easily reached RM600k and above, thanks to new project development like Orchard Ville, Setia Tri-Angle and Setia Sky 8 with average prices around rm500-600 per sqf. Interesting part that MacDonald has booked a commercial unit on Tri-Angle with drive thru facilities which i foreseen the rest of other franchises will be following the trends. Glad to be part of the community :)

    Now 1077sqf already sell 500K+ .

    But I actively looking at that area, any one selling less than 550K, I can pay booking fee now. Looking 2 car park, middle and high floor Thanks!

    630k I will go for other 5 years old tenanted condo with renovated closed to 100k and yet selling lower price with bigger sqf. more choises than a empty unit

    5 years old condo with noisy aircond unit, squeaking ceiling fans, outdated kitchen design and faucets & etc. AND I am just want to make it clear that if you are looking for a property, please don’t calculate the profit that other ppl going to make, because the price incresing exponentially when the market is HOT. However there is an exeption for Tambun, because the price increment is so slow.. Anyway, 630k should come with 2 car parks.

You buy subsale property, is depend on your judgement whether worth or not to buy at current market price, not by judging how much the previous owner earn. If previous owner can earn 200k, then you feel not “syiok” even you know it is worth to buy? And previous owner earn very less, then you will buy though you know that property is suck?

    You will only see the money only you sold it off regardless it’s 600k or 700k.
    You won’t be able to reap the profit,if there is no buyer or for own stay.You
    can only imagine the figure.

    Can anyone explain to me why is this subsale is so expansive for this location? Am I missing anything? with this price, can get the light linear, pearl regency that area, also can get gelugor USM area plenty of condoss, ivory, iregency, vista gambier etc better location no? I’m just surprised…

    Hi greener, you are right. It’s all about choices when it comes to buying property for own stay or long term investment. For own stay, you would surely take into consideration the location, and neighbourhood, while for long term investment, rental yields and potential upside would be the main factors. You mentioned light linear & pearl regency as better choices, but some might find that location too noisy and the air too polluted, being situated next to a highway.

    I partial agree on the statement. For investment is always base on ROI, rental yield and not the difference between original & subsales price. I don’t mind to spend 630k if the condo can rent for 5k.
    We also should known the original price and asking price gap so that we know how much can we nego. That’s why ppl kept shouting 600k, 700k laio, profit 200k laio….actual transcation done? To get this, pls ask the agent, banker, valuer for the transaction done for the pass.

    There are few thousands of unit(trianble, pinnable, one imperial, green, etc) to be built completed in 2017 from the entrance of relau to sg.ara.
    With this price I would rather top up a bit to get Bayswater or Vertiq for better location…

    Hi greener, different people have different needs and priorities. There is no one size fits all. However, the difference in prices for different areas are normally the result of the financial background of a particular group of people who have similar preferences. For example, those who prefer to stay up north are NORMALLY (not all) financially better off, therefore are willing to pay more for the limited supply of properties there. A better rental returns due to the preference of expats to stay up north also supported the high price. But that doesn’t mean it’s hellish to stay down south….:)

    I don’t think SPI is not good after all, just shocked that a piece of reflection is asking for so much as compare to other already matured/better location in penang, the trend is scaring me.. haha

    Talking about investment, there are basically 2 categories:

    1. Prime area: Already expensive and the profit margin may probably lower if enter now. Good thing is the developments there already matured.
    2. Sub-prime area: Cheaper and those investors are foresee the potential future growth of the area. The risk is higher and ROI could be longer. Good thing is, the entry price always lower.

    So, no point to compare between the category. It is sorely depend on your strategy.

    Agree with you those are more convenience. I used to stay in Sg Ara (Springfield condo), then around Queensbay, then hopefully will be back is southern Sg Ara (SPI, 1R area) by year end. While Queensbay (including Sunhine area and all) area closer to ammenities, you will never get the smell of the forests, and the after rain like smell in those area. But it is not too bad la for SPI, 1R, Reflection to go to Giant.. I would say night time takes around 7-9 minutes.

    Emm…. take your example:

    Reflection is selling 450-500psf (someone above mentioned 633K for 1260sf, 500K+ for 1077sf)
    Bayswater is selling ~600psf (I excluded 50K for renovated unit ~830K – 50K for 1313sf)

    Reflection is still selling ~20% cheaper.

    Southbay Plaza is selling ~800psf for 1200sf unit, just check yesterday.

    Relau junction new projects is already selling at 400~450psf.

    So, I think Reflection is just slightly above the projects in sub-prime area, and still a distance with the projects in prime area.

    I’m not the real owner but my aunty……anyway this is her first property. I was asked to become her so call ” free consultant” from buying, renovation, furniture, move in, A to Z related stuff.
    I done all this b4 so can say have some fundamental experience…

    Anyway Reflection is a good project from my point of view on location, surrounding.
    Invest or own stay is worth.
    Quality wise…don’t know yet….lets see how’s inside after get keys.

    The first batch of SNP was signed on April 2010.. so SP will need to deliver the OC by April this year the latest.

    If not mistaken, Reflections is selling at 370-380Psf when I signed snp 3years ago. Stamping date is end Apr. Setia needs to obtain OC by end of Apr2013. Even though time is running out, but base on my observation last Saturday, the whole building is not completed yet. There are still some hacking and drilling works inside the building. Perimeter fencing still in progress, guard house almost done but not finished. Can it meet the timeline, I doubt so. I can only say the progress is very slow. Besides, any insider info on the ceiling height?

    There will be “gangster contractor” rent a unit & station there.

    Don’t know which “style” they will use……but it should be around this few……

    1) contractor for defect works
    2) contractor for upgrading works or
    3) collect entry fess from outsider contractor

    “Again, don’t ask me how do I know…. P&C”

    If their price is just slightly higher & workmanship OK…then let them do…I’m definitely not a “gangster contractor supporter” but it will save a lot of problems & time by using them.
    Let see how when my aunty got the keys & enter the site…..everything will be clear.

    If they allow outsider contractor by just collecting “entry fee” then we can talk further….
    But bear in mind, outside contractor will have to markup the ” entry fee” inside the cost & eventually will be absorb by the owners.

    For furniture….go to Homedec, Megahomes, Penfurnex, Perfect livings to do survey & buy…..Custom make furniture cost a lot….. remember in Penang, labour cost is higher than material cost.

    Gangster contractor happens because buyers all keep quite. If a group of >50 house owners go to make police report, make it big news in newspaper, make huha a lot, see whether those gangster still dare to be gangster , and see whether those developers still keep quite and step aside.

I heard frm SPS the vp letter will b sent via registered mail sumtime 3rd week of march. does anybody know of good interior designer contacts to remodel my unit fully? you know like the show house concept?

    Yes…..Unless a lot of people complain, then Sp Setia boss will pay them some compensations & ask them to leave. If not, you will have to engage them…….
    Every projects in southern region Penang also same.

    If anyone want to see how gangster contractor operate……. please go to Siara 81…project by Iconic development….. just next to Setia Green, 2 storey terrace house… gangster already open business by arranging all the tiles & tables outside one of the units…….big advertisement banner hanging in front… their base of operation….. doing monopoly business officially!! yeah!!

    This also mean Setia Green will also kena……opps

    Well, you will have to engage the “gangster contractor” assigned ID……
    If not, you become the ID your own.
    Pay a visit on site once you get your key…..You will know what i mean.

    To my great surprise…..
    This gangsters contractor things also going to happen to Sp Setia Reflection condo…..they already rent a unit inside…..moving in condition on April.
    The good thing is….the gangster promise Sp Setia boss will not kacau the owner or house at all… they will only ask for “entry fees” direct from the outsider contractor.
    Don’t believe?…..time will prove everything.

    There goes my hard earn money. …

    The gangster of course won’t kacau the house owner, they will charge premium fee to the contractor you asked and the contractor will pass the premium fee to your bill.

    Yes, this is very usual especially for condo. I “kena” once also, and that was about 7 years ago. My contractor said he paid 500 as the “rubbish fee”, plus had to buy sand and bricks from them, at hike-up price. It is hard to escape even if u renovate 1 year down the road coz they virtually “camp” there. If u are lucky enough not paying, probably becoz ur contractor has charged u up-front without ur knowlegde, rather than no gangster contractor

    We should gather all the buyers together at SPsetia office and demanding the explanation from SPsetia management if this is happened in reflection as i was being told by the salesperson that they won’t be any gangster activities at these project during the sales.

    I bet you won’t find anything in the S&P stating there won’t be gangster contractor. So you can’t do anything with SPSetia. Want you can, and you should do is to make police report.

    Now, of course you do not have to make the report yourself. I am sure there is an interim condo management who gets paid by SPSetia before the JMB is formed. Inform them of the issue (black & white), and make sure they take action, failing which you can request SPSetia to sack the condo manager (black and white). There is no need to be afraid, you just have to make sure you do the right thing.

    if you have purchaed with only a small downpayment, I would threaten to walk away or inform your bank you won’t pay the mortgage. Let the bank step in, they have more power than the developers

They can rent, they can sell, they can leave it empty…. .Bank only can follow the facilities agreement. They only can take over once the owner break the rules in the agreement.

    If you keep your money under your bed, you are also a slave for inflation. You work so hard to earn the money but the money inflated > 5% every year.

    So, no that bad to be bank slave because of housing loan. At least for Reflection, the owners already gain ~200K on paper.

    I am just wages earning person, but now I invested 1 property in Penang and few more in KL. If bubble I will have to declare bankruptcy cause without my salary I cannot afford to pay the loan, I just take very big risk hope to have a big return in the future.     Just collected the keys. Here’s my review:

    – high quality finishing
    – almost no rectification required accept minor paint touch up work
    – high security especially ip video communication (can control alarm from smart phone)
    – heavy duty entrance grill
    – superb skydeck view
    – was told that sps pg office is spending additional 2mil just to upgrade grand lobby entrance before tan sri liew’s visitation

    Con

    – place is extremely dusty esp with setia tr-iangle construction
    – too many sitting benches in 3rd flr, 12a and 12b floor that is not serving any purpose

    The Second Penang Brigde taken from the Reflections Condominium at Setia Pearl Island, Sungai Ara Penang. The feng shui of the condominium is pretty good with the main entrance faces NE1 丑 (八运阳宅, 旺财旺丁), period 8 building with is good for the people and wealth.
    Need to clarify that SP Setia does not pay me a single cent for doing the publicity for them and it is solely for knowledge sharing purposes.
    The Bayan Lepas Airport taken from the Reflections Condominium, which is one of the entrance gate 纳气口 to Penang. Thus, it is an important for Penang in term of feng shui.

    Any one knows the standard guideline for car park lot size in Malaysia? My parking lot is right in the middle of 2 concrete walls and i can barely squeeze out from my car. Already complaint to the management. Just want to have documents to back my request to change the parking lot.

    Wow, I foresee Setia-Triangle will be very difficult to sell out since so many Reflections owner going go let go their unit with price lower than Setia-Triangle.

    Wrong. 1st Setia-Triangle units considered sold out with SnP signed. 2nd. Reflections subsales selling price doesnt lower that Setia Triangle.

    Difficult for sub sales now…..if can afford…better hold and just rent out…..or else be ready to earn just a little or maybe break even… worse….. lose money…..so sad….
