    Pearl Harmoni double storey terrace is about 450k, but Pearl Saujana is 540k++.. Reasonable?

    The information provided by admin is totally wrong.Just called and been told that the price will be lower that RM480K. Please make sure the source of information is correct before publishing it to public.

    Pearl garden & Pearl residence with more larger land area with lower price more attractive!! Pearl Residence is gated and guarded concept.

    Pearl residence 435k to 460k (some owner offer include lawyer fee and stamp duty)
    Land Size: 22′ x 65′
    – Built-up: 22′ x 40′
    – 4 spacious bedrooms

    Pearl garden RM500K
    Land Size: 22′ x 66′
    – Built-up: 22′ x 42′
    with full renovation

    Please search it online. I think pearl saujana not worth to buy

    Seberang perai house is only suitable for seberang perai people. Seberang perai really not a good place to live. Kampang style shopping mall, food not good, place ulu, not place to travel, air is dirty. Better live in penang island. Seberang perai just left for seberang perai people.

    You think all the people staying in Penang Island are with higher standard meh !
    You think all the places in Penang Island is so called “CITY” meh !
    Penang Island is even more polluted especially those areas surroundedby electronic factory, contaminated with heavy metal.
    Jam everywhere is more air pollution on the road.

    Yes, penang island is high class. you can see simpang ampat, jawi, nibong tebal alot of fly, pig or chicken shit smell island will not have this issue.
    some more you can see the pearl city mall is a kampong style mall not like gurney plaza or queenbays mall is a high class mall.
    penang island got heritage, escape park, dome science, much museum, cafe, high class mall, even the public bus also better, seberang perai have nothing just call say is ulu nothing say.

    First of all you must know, Penang island and mainland have no barriers or custom checkpoints in between to bar each other from visiting, so people from mainland who want to go visit the places you mentioned,can simply drive there and enjoy it.

    2nd, island now has become city status where many districts of Seberang Prai are still town status, beside Butterworth,Prai and Bukit Mertajam, the rest are still in developing stage from ummature town to mature town stage. These have been positioned many years ago, some even can trace back to Penang history during British time, island had been positioned as key harbour for business trade, tourism, commercial and financial centre where majoriy of mainland are for industrial,logistics,poultry and agricultural activities. Don’t make it sound like you “useless” man who made the island better and outstanding..

    3rd, people buying property is not just simply looking at where more developed and prosperous is, if like that, everyone should just go buy in KL,Spore,HK or Taiwan. The daily activities & affordability & conveniency are the key to determine where to buy their property. People who work on mainland, grow up there with many friends of course their top priority to buy property is where most convenient to them. Also, while average income of island and mainland are the same, why bother to spend another additional RM200K~RM300K just to buy a property which may not be convenient to mainlanders? If you are really that capable,you can continue with your arrogant attitude while you cannot change the fact is some interested islanders are also getting more to purchase their property on mainland,be it own stay or investment,that’s the fact you cannot stop.

    4th, living on island will make you look higher class?My uncle,business partner and few classmates they all own island properties but never go stay, mainly renting out as investment, does that make them poor or lower class?

    5th, this is also your most stupid opinion, island got so many attractions and high end shopping malls, may I know if they are owned by you?Or you developed them? Or you go there everyday? I’m pretty sure you are no difference from us, will only go occasionally…High end malls cater for rich man where small malls are for average income earners, if you are rich,you can choose not to go only, what’s the big deal?Does it bother you? You failed to get married or find a proper job and you can just blame that?

    I don’t know who you are and not interested to know too,one thing I’m pretty sure that those always making derogatory comments on mainland properties while mainland properties got zero cent to do with them, perhaps they are suffering alot from properties downfall now as property agent and some investors even more willing to buy at cheaper price and waiting to grow, you should groom yourself with more helpful skills rather than talking big here, it won’t make you useful from useless, you are still useless…

    Dear Useless, I assume that you are an adult since you visit the page here for properties. As you’re an adult, I think you should learn how to comment in a matured and polite manner. Regardless of which area we’re staying in Penang, all of us are Penangites. If you’re living at Penang island where the place is high class as what you mentioned, then you should behave classy, and show the civilization which you should have. I’m staying at one part of Penang island and I don’t look down on Seberang Perai. Before Penang island becomes a city, it was a small town, gradually became an astonishing town, then turns to be an exciting city nowadays. Who knows there is a day in the future that Batu Kawan, Simpang Ampat, Bukit Mertajam, Raja Uda, etc. will also be more developed compared to the current condition? Please think twice before speak, don’t simply criticize because you like it that way. Thanks. :)

    You are really nice..happy to see nice people..I still think that it’s individual,not most islanders because my buddies,classmates,colleagues and relatives from island never behave like Mr.Useless…This is clearly attitude problem only..Arrogant..

    有钱也要有品。。Worst case is he isn’t even rich but like to talk big only as if he is from royal family or he dedicated alot in Penang island development..Haha…If he doesn’t like mainland properties,he should just stay away from mainland properties post, so he is probably property agent from island…LoL

    this place is heavily jam especially in the morning.
    it can take 30 minutes just to get out of the pearl city… for just a 2,3km distance…
    developer is not capable to do anything on traffic, smell and lalat. But they can build house real fast.

    good point is that there is a well established international school GEMS.. but not cheap.. 20-35k a year…

    any serious buyer, seem that the earlier completed project sub sales (eg. Pearl Residence) is worth a lot more than this new project. Bigger land & build-up area, Gated & guarded, with facilities and nice garden, as well as quite a number of houses nicely decorated, including an unit belong to our YB deputy CM of Penang…

    I just booked Pearl Saujana 2 weeks ago. Market price is RM520k. After discount RM465k, downpayment RM5k, ZEC… ok ma… GEMS International is there, IKEA going to open soon, many commecial lots going to launch soon… so for now, this price is reasonable…

    Even it’s 20 x 60, park 2 cars (camry size) are no issue (I visited the demo unit). The design is good, just minimum renovation required. Tiles included as well..

    If not buy now, hard to get a terrace house for 460K in the future..

    If Pearl Saujana 20×60 is selling at RM465k, Pearl Residence 22 x 65 is bigger size & should be able to sell at higher price. Am i right ?

    Nope, there are Pearl Residence owners selling their units below RM465k on propertyguru.com.my . The lowest selling price for Pearl Residence is RM419k.

    I am currently staying at pearl residence.
    The time i bought pearl residence from developer is about 395K . Seems like house value doesn’t increase a lot .

    here are some information for anyone who interested in Pearl City Project.
    1.Fly issue still have , just not as bad as previously . Pearl Garden is still out of control.
    2. Still facing traffic jam issue ( 7am -9am every weekday , 5pm-8pm every weekday ).
    Developer tell us that they are consider to build another fly over for us to cross over KTM railroad. (not sure when but is planning ).

    3. I work at Penang , so traveling time for me is about 30 minutes (7am depart, reach Bayan Lepas ; 530pm depart 630pm reach house) .

    my brother house in pearl garden, your statement saying fly issue is still out of control in pearl garden is not right. a few lalat on and off is completely normal in any landed property in malaysia.

    in the early day, yes there are really alot of lalat in that whole area.. over the years, it gets better.
