The whole area is full of flats, it can never be low density in Perak Road
nowadays perak road oso need 650K onwards…geng!
In town area it will be more expensive but to me in Perak Road, it’s not my
preference and many others too. Moreover it is near to the market and Perak
Road is too “Fantastic”, a 2 carriages way with many junctions and traffic lights.
Imagine a two ways traffic lane, sharing with pedestrians and people crossing
across the road, bicycles, hawkers pushing their 3 wheels carts,cars,lorries,
buses and the “king of the road”( Motorcycles ) coming from left and right.
Believe me a few more traffic lights will be added in the near future of the “glory
and wonderful road system” in Penang. The main reason and excuse was lack
of financial aid from federal govt.and this thought were successfully impregnated
in the brains of Penangites.
Walau eh…Jelutong also so expensive liao…Central Park launching for 2600sf also less than RM600k nia…view all see flats…

This cost around 448 per sq ft, still consider reasonable. If it hits 500 per sq ft consider expensive at this moment.

FYI, i had just sold my unit (700 sqft) which is built by Belleview for RM380k and RM 448 p/sqft, i still consider this project is relatively cheap if its to compare to other projects nearby. To those who is still in doubts whether to buy or not to buy, please grab before its too late. It is better to be late than never.The property prices will only go up up up. Trust me.

I am missed the boat. The apt in penang that cost 300K now (e.g. Npark) only can rent for RM900. I think i will stick to renting as i really cannot afford to buy a >500K apt. How much do i need to earn monthly in order to buy a 600K apt?@false

today went to developer office, for unit 1250sf only left @3 unit for above 40th fl, price @480/sf for 1 carpark, my friend had book a unit there.
No worry. By end of 2014 or 2015, a lot of new projects will completed. By that time, it will be supply > demand.
You can ask for more discount from the first buyers….hehe……
There are only 2 ways stabilise the selling price:-
1. The longer loan tenure (most probably Msia will follow HK or SG)
2. There is increase population in Penang or holding power. How?—> Job opportunities or high income.
3. Govt to take extreme action to prevent speculation. —> currnetly, only 30% for 3rd loan with low RPGT.—>After GE, you all willsee govt will take action….hehe…..!!
For me, option 3 will be taken sonn within 3-4 months.
If not, property prices will be collapsed…….!!
Penang properties never collapsed. Gone through 2 to 3 times so call economy crisis. The worst was in 1995 ( currency attacked, Asian crisis ) , 1985 ( electronic industries crisis, bank rate up tom15% ) , 2007 is the minor one. Almost all crisis doesn’t make Penang properties devalue. Just minor adjustment 10% cheaper but pick up again in very short time. Buy now never say late. Don’t join ” miss the boat club” .

I don’t think skyview project is worth for buying since this area is surrounding by multi unit of apartment and traffic car is jam all the way. Too crowded. Location is convenient for eating purpose as that is alot of stall and coffee shop. Location as a condominium is not ideal place for skyview residence
Today get letter & call frm developer, on mid Aug will arrange panel bank to apply our

I bought a unit for own residence. For people who say not worth buying, i want to share my experience. 8 years ago when i want to buy n park at RM130k, a lot of my friend advise me not to buy. Luckyly i ignore it, now how much is npark? Every things increased nowaday, a bowl of laksa is RM4 in penang. Can u stop eating and wait for the price drop? Your theory is correct but not everyone hv same thinking with u. No doubt the property price in penang is high, but still a lot of demand.

Perak road market is matured area. serounding mostly medium and small build apartments.. Average unit mostly below 900sf. This is only one project above 1200sf. With the Condo status, the unit price already reach RM700/sf. The demand of above 1200sf unit is extremely high and supply really limited. many new buyers willing to get it even paying higher price.
In order to have affortable unit, more developers should biuld bigger unit in this area. Familly whom previously stay in small unit wanted to upgrading to bigger unit due to children grown and income improved significantly.

New road linking Jalan Jelutong and expressway opens. It dilute the congestion of road especially Jelutong and Perak road. Many outsiders never think of buying property in Jalan Perak but now the situation change due to the strategic location of living here. It is so convenient to go out of Jalan Perak via this new road link to expressway either to Geargetown or Penang Bridge. Most of the home buyers in jalan Perak are local and they don’t want to move away from this area just because it’s strategic location. Foods, plenty of hawkers along Perak Road from morning 6am until 3am mid night. Schools, within 200m radius there are more then 4 Chinese primary schools. You have secondary schools as well as private school just stone away. Many parents just send their childrens to schools by walking distant. Suiwah supermarket will reopen again in Jalan Perak. All old folks no need to have car to survise here, it a self contain town itself. I just like to Pasar malam here where more then 200 stalls and it had been name as Penang biggers Pasar malam ever found. Happy staying.

I not staying here but just wonder so many local love gangsters so much and sapu all properties before even launch. Who affortable buy without doubt and doubted don’t buy, 1st rules of investment. Investment 2nd rule, when people fear you sapu , when people greedy you fearful.
3rd rules, look forward and can see what the future is going to be and not look back what been happen.

Gema Intan Super slow. From the date of down payment until SnP took 1.5years. SnP signed with 4 years construction periods. Buying Gema Intan property need to plan 6 years. Alamak.

gema intan developer such a liar..got offer letter from state government for rm72k low cost medium unit.after meet up with developer the selling price is rm180++.this is not acceptable for low medium class people.

OH.. Then buy 1450sf it seem like cheaper per square foot and the design is semi-D conner units, at the same time, there is no flat, condo, appartment with 4 rooms design in this area. It is unusual condo with 4 rooms in Penang indeed.

i am one of the buyer of Skyview garden for me this project is one of gangster-ism concept,the developer appoint contractor who simply force all owner to do the renovation with higher price quotation, once they catch someone buy the cement or mosaic from outsider they will send their people to threaten the owner.Got one cunning lady named Stephanie work in Gema Intan also bought a house at skyview garden but they simply provide the highest floor to her without any “draw number” and she can do anything without follow the strata rules.but if other owner do something different then she will bark like a dog to ask us follow the strata rules.Dato Teh also just closed one eyes to this lady which is not fair .sHE afford to buy the condo next to us skyview residence but how can state goverment given this offer to her because there is so many people still waiting to get the LMC project due to medium range salary.And for your information the maintenance fee for the LMC project is in Malaysia is rm 250-RM270. RIDICULOUS!!NEVERMIND DATO WE WILL GO TO HIGHER LEVEL!TRY US
got other neighbour claim that the so called boss of the Gema Intan will bring his Gun along with him so that none of us will try to spoke out or raise voice to him.State government offer the LMC project to Dato sister,Dato Staff easily without them applied from state and they got the highest level and renovate their house to the maximum level and got their owned garden inside so that they no need to use the normal facility provide for normal people like us at 8 & 9 floor.

非常不公平的管理!两百块多钱的月管理费只允许用户用7楼的停车电梯!我知道是隐私问题,那你也没必要封电梯起来吧?我租了别楼的车位还需要走楼梯上七楼才能搭到回家的电梯骑摩多的也非得上到七楼可笑不?说怕低级住户破坏高级住宅住户的车,普通区收一个月两百多的管理加上高级区一个月三百的管理费是不够你们装摄像头吗?连大门都是后门区,第一次去的时候我都找不到入门处。
This is one of the worst condo i ever seen in their management so far. Chapalang location together with chapalang management. This condo won’t appreciate if situation remain in this condition. We should’ve any discrimination to any unit as all are under a same root & plateform. AGM should call up to solve this issue immediately. What a shameful act.

I think this is going against Strata Management Act by-laws. The MC do not have the power to set new rules stopping a proprietor from using the facilities (including the lifts). All proprietor should have the equal rights as per what’s stated in their original SPA.
Anyway, the best is to this up to COB.

We have to follow. But usually a condo & affordable house in same platform &development.. The value & management of condo definitely will fight for their own right.. Wondering during VP, i don’t think developer did seperate between apartment &condo entrance which at hidden behind even lift also..

Landed you can get in mainland. Got pro & cons.
If for investment in Penang, you got to spot carefully. Majority are not worth to invest. For island, it takes sometime to appreciate. In mainland you will get something miss out in Island. For me, i prefer island. For mainland investment it may take a very long time & don’t expect you going to get easy buyer in subsale market. Supply very much more than demand. In mainland own stay is good.
